GoogleWise living is lacking people. From applying for the property thought the entire process we only met one person & that was for the viewing.
Before the viewing we was given a moving in date and a deposit was required before the viewing !
Everything was all email & phone calls. It’s fair to say they was helpful & polite. But myself & my partner like face to face. The emailing process failed a few times.
Maintenance:
There was a long list of issues & five months later still not complete.
Every time we called it was a different person. Everyone all had access to our listed issues but not all was helpful until we spoke to a lady called Amy.
She was our go to person who seemed to have taken that extra step to help us. Our boiler broke three times each time Amy was quick to sort this.
We are being pushed to use an online portal to report faults / issues. We don’t want this way of approach, we want to talk to a person.
The property was nice & clean with a welcoming gift. We are happy in our home no regrets renting with Wise Letting.

GoogleI had an extremely distressing experience with Wise Living Homes Ltd.
Despite being repeatedly informed that I am a disabled and clinically vulnerable tenant with serious mental health conditions and terminal cancer, Wise Living failed to make reasonable adjustments to their communication and enforcement practices. Safeguarding concerns were raised clearly and in writing, yet contact continued in an excessive and unmanaged way, often from multiple staff members and multiple email addresses, sometimes duplicating messages within minutes.
Requests for reasonable adjustments, including restricted contact, written-only communication, and a single named point of contact, were repeatedly ignored. Instead, reduced engagement caused by illness was treated as non-cooperation and used to justify escalation.
There were also serious data protection issues, including inaccurate tenancy records and disclosure of my personal and financial housing information to a former tenant who had no lawful connection to the property.
Based on my experience, Wise Living Homes does not demonstrate meaningful safeguarding consideration or proper Equality Act compliance. Enforcement was prioritised over welfare, and statutory duties were repeatedly treated as discretionary rather than mandatory.
I would not recommend anyone moving into or living in any property run by Wise Living or SDL Management (also known as Simple Life). In my experience, they operate as the same organisation and apply the same practices. I did not see any genuine care, understanding, or protection for vulnerable tenants.
I would strongly caution anyone, particularly those who are vulnerable or unwell, before engaging with this company.

GoogleMy review has mixed feelings, in regards of maintenance and property management everything is great - Damian is great to every detail after all of his visits you can see difference and that works has been done! I used to have some issues with my neighbours Damian has helped me to find certain solutions and speak with the neighbours)
Wise living website is rarely updated when I moved in I noticed that I was paying 70£ more every month than advertised on the website - when contacted they mentioned that it was outdated however kept the old price for months(not sure if its updated now)
Rent increases - its once every term - Since I moved in here 3 years ago my rent jumped from 730 to now 910 that’s pretty much 20% increase I feel like if you are living in the property and not causing too many issues your rent should not jump by 20% (I understand its unavoidable- however the % is just too high)

I did not pay attention to the reviews before renting with Wise Living Ltd and now I after renting with them, I have learnt why that is so important to pay attention to. Avoid this company at all costs if you are looking for piece of mind with your property. Pay attention to the recurrent themes in the review. The bad reviews are not one from one disgruntled tenant, but instead a pattern emerging from multiple tenants saying the same thing, hence their low average rating across multiple platforms. Their practices are dodgy bordering illegal (for example asking for rent before being able to view the property in question), to forcing themselves into your property every month to take photos for “inspections” to making up completely fabricated claims on the end of tenancy to try to squeeze as much profit one last time from their tenants. So if you do decide to make the mistake of renting with them, then at least document EVERYTHING- pre and post tenancy conditions etc, because when they make their predicable claims, at least you have to evidence ready for when you need it. Good luck to anyone who has the misfortune of having to deal with this moral-less and corrupt nightmare of a company.

If I could honestly give 0 stars I would. Honestly the worst 4 months trying to get our deposit money back, no one responds to emails, constantly chasing them via phone to say there still on the same step the last time you spoke to them TWO weeks ago. I honestly think nothing would move forward if you did not chase constantly which is just absolutely crazy. There was a few minor things, clutching at straws if you ask me that needed fixing ( deweeding of the patio & cutting the grass ) when we’ve been waiting 4 months for the deposit money back anyway , the grass would have been just as high anyway when you actually manage to get people in there because of your lack of incompetence to deal with things in a timely manner. There was nothing they found which has warranted over a 4 month wait to not even know how much they propose to take off us. Honestly, I wouldn’t waste your time with them. We was originally with Alsop who was amazing and then got moved over to these cowboys. We wasn’t even a year in with them & they had put the rent up to £960 for a small two bed house in Noris green in Liverpool ( NOT WORTH THE MONEY ) if you are thinking of renting a house through these, PLEASE DO NOT. they are an absolute joke. Literally STAY AWAY at all costs. With have now had to go through the TDS to get our deposit money back. Should have done this from the start, if you are in this situation and have just moved out please just go through the TDS as soon as you move out & request your money back.

I have rented with Wise Living for the past 18 months, and the experience has been disappointing from start to finish.
The Onboarding Disconnect:
It is absurd that it has become "normal" to be denied a physical viewing before handing over a deposit. Being forced to rely on a "virtual tour" featuring five-year-old photos of a different flat is not just lazy, it’s misleading. Unfortunately, in a squeezed rental market, tenants are often left with little choice but to accept these poor standards. The entire process lacks humanity; it feels like a glimpse into a bleak future where big businesses buy up housing stocks and treat tenants as mere line items rather than people.
Living Standards & Maintenance:
During my tenancy, basic requirements were a constant struggle. Accessing the electric cabinet for meter readings was unnecessarily difficult, and the main entrance door to the block remained broken for the duration of my stay. Everything was handled on the company’s terms, with zero regard for the tenant's schedule. Inspections were never arranged for our convenience; they were simply tacked onto the handyman's cleaning rounds, with little to no notice or flexibility.
The Final Straw: The Deposit Dispute
Having now moved out, I am appalled by the final tenancy report. I received a 2-star rating for kitchen cleanliness, resulting in deposit deductions. The kitchen was left immaculate, in a much better condition that when I moved in. Even looking at the evidence photos provided in the report which I have attached, the rating is nonsensical.
Final Verdict
As someone who works in sales, I know that if I treated long-term customers with this level of clinical persecution at the end of contracts, word would spread and I would have no customer left. Wise Living needs to learn that a deposit is a safety net for genuine damage, not a final revenue stream to squeeze an extra bit of cash out of a departing customer.
If you value being treated with respect and transparency, I would suggest looking elsewhere.

I have found wise living staff helpful and supportive in what has been a lengthy process mainly because our passports were a week out of date. However once all the checking and box ticking and ID checking was done. We finally got the keys. My only complaint which really isn’t a complaint more a niggle in my business managers brain 😂 Is that things seem very disorganised. Perhaps a guide on the website outlining the process. So future possible tenant know what to expect. There maybe one on the website but if so needs highlighting. Big thanks though to all staff they’re all doing a great job.

GoogleWe are extremely disappointed with our experience with Wise Living at the end of our tenancy.
Despite moving out after our rental end date and returning the property in good condition, Wise Living informed us they would deduct one day’s rent from our deposit, which we strongly dispute. This feels unreasonable and unfair, especially as we complied with the tenancy end date.
We also hired a professional cleaning company before vacating the property. However, Wise Living raised minor and nit-picking issues such as a light switch allegedly not being cleaned and small carpet marks that are clearly consistent with fair wear and tear after living in the property for over two years. These are now being used as justification to make further deductions from our deposit.
What is most frustrating is that our deposit has still not been returned, and communication has been slow and unhelpful. Instead of acting fairly and in line with tenancy deposit regulations, it feels like Wise Living is looking for reasons to withhold money from tenants.
Based on our experience, we would strongly advise future tenants to take extensive photos, keep all receipts, and be prepared to challenge unfair deposit deductions. Sadly, this has been a very stressful and disappointing end to what should have been a straightforward move out process

GoogleWe had a few issues when we first moved in that were left over from the previous tenant. But otherwise we love our flat.
Can be hard to get a response to emails/issues raised from the office, but we're really lucky to have Damian that is on site frequently. He's always really helpful, easy to speak to and tries to resolve things where he can. It helps bridge that gap between tenants and the office.
