I cannot stress enough how horrendous Robins Estates are. The service was far below any acceptable standard, and the staff, particularly Angela, were nothing short of appalling. Angela's attitude throughout is absolutely disgraceful. She was dismissive, unprofessional, and just vile. Every interaction with her left me feeling disrespected and ignored. She seemed to go out of her way to be unhelpful, and it was incredibly frustrating trying communicate with her. It's clear that customer service is not something she values, and her lack of basic courtesy made what should have been a simple process an absolute nightmare. As if that wasn’t enough, Alex’s behavior was also disappointing. He, too, showed little regard for professionalism or respect, but it was Angela who truly took the crown for the worst customer service experience I’ve ever had. I would strongly urge anyone considering Robins Estates to look elsewhere. The experience I had with Angela was not only unprofessional but downright rude, and I would never recommend them to anyone.

I recently moved into my new apartment, and I honestly couldn’t have asked for a better experience, thanks entirely to Mr. Alex, the incredible agent who made it all happen. From our very first interaction, he was professional, kind, and truly committed to helping me find the right place. What stood out the most was his patience and humility, he guided me through every step of the process with such genuine care that I felt completely supported throughout. Mr. Alex went above and beyond to ensure I felt comfortable, well-informed, and confident in my decisions. His communication was always prompt and clear, and nothing ever felt rushed or transactional. It genuinely felt like he had my best interest at heart the entire time. If it were possible, I would give him 20 gold stars ,that’s how exceptional his service was. I highly recommend Mr. Alex to anyone looking for not just a great agent, but someone who truly values people and takes pride in doing his job exceptionally well. Thank you again for everything!

Very badly managed agency! This company is not willing to listen and get repairs done in a timely manner. We had mould in the bedroom which was causing health allergies. We even got a GP letter to support this fact. This was still ignored - work was still not done. We had to vacate due to the poor standards and risk to further health problems. They are quick to take your money but do not keep to their side of the agreement to maintain the property properly. Greedy and uncaring agency....just don't go near them! There is a lot more to good Customer Service than a box of goodies to sweeten you when you first move in. Its also about good after care and we just did not get this.

Probably one of the worst Estate Agents around. Please, students looking for accommodation try to avoid them if you don't want a constant headache because of the incompetent people working there, specially Angela. We, parents, have done everything it was requested from them, we paid the deposit when the girls signed the contract, so, for months, Robins E had our money. The last month before having to collect the keys, they pretended they hadn't received 3 of the girls, in 3 different occasions, the paper work that they asked for. If you see their office, I have seen garden sheds bigger than that office so, how the manage to loose paperwork 3 times from 3 girls is beyond me. Says a lot about how they work. We collected the keys on the 8th of September and went to the property to find out, as soon as you open the gate, the bi s were full of rubbish including a broken chair and, quite disgusting, a tampon!! We went in the house and the smell of dump was overpowering. Of course it was!! There is mould everywhere!! To our surprise, the living area was covered with bags and belongings of one of the students who had left at the end of the student year. Not just all the belongings were there, but also the washing machine had been left with clothes and also the tumbler dryer was full of clothes. When we opened the washing machine, we'll the smell of wet clothes that had been left there for weeks was actually revolting. Also the filter in the dryer hadn't been clean for months looking at the state of it!! Nice fire hazard left there for our girls!! The garden is the most disgusting place you could think of. Disgusting is actually a compliment!! Not just is full of rubbish, broken fences, pigeons mess all over the window but also the kitchen bin was in the garden FULL of food. So, our daughters are living in a place full of mould and vermin paradise! Probably rats everywhere with that bin full of food left there for weeks. We called the Agents and Angela came, put the belongings of the student out and sent someone to collect the rubbish. They did come but by the way, they left the tampon there and today, 13th of October, the tampon is still there!!! Angela also took pics of all the complains. It was very obvious by then, they had not lost the paperwork from our daughters, but they pretended because they new the house wasn't ready. It was very obvious too NOONE in that Estate Agents went there and inspected the place to see if it was ready to live in. I asked Angela why the bathroom didn't have a shelf were the girls could put their stuff and she said the landlord didn't want to replace it because of health and safety, being glass in case the students cut themselves. If Angela had done her job, she would have seen the bathroom on the second floor HAS a shelf so not concern about health and safety for the girls on the second floor???? The first bedroom had a hole on the wall, quite a big one because the ventilation cover was gone and no one bothered to put a new one. The fridge was new. Well, it is a fridge good for a single person, not for 5 people leaving there!! There was not light in the living area (not just the light bulb not working, it was something else) and a couple of the lights in the kitchen didn't work. On that day, the 8th of September, we, parents, had to go out and buy a second fridge, a new bin for the kitchen, a bell as the one there wasn't working, and change the light bulbs in the kitchen. Today, 13th of October, so over a month after the girls moved there, every single issue is still there, apart of the light in the living area. They painted over the mould but of course it is coming back again as it hasn't been treated! Yesterday, Angela went to the house and let herself in. She obviously didn't know one of our daughters was there and Angela was on the phone blaming the girls for the dump and mould because they had some juice cartons on the table!!! If you look at the videos and pics from the 8th of September you can see the place was already covered!! 5 Walter Street

Extremely Disappointed, Avoid at All Costs My experience with Robins Estates, and specifically Alex, has been absolutely awful from start to finish. Firstly, the move-in process was a complete nightmare. We had agreed on a Sunday move-in date, yet when I called Alex multiple times on the day to collect the keys, he simply never answered. I was left completely stranded and without any assistance. Once I finally got into the property, I was shocked at the state it was in. There were countless issues that should have been dealt with before I moved in: • Light bulbs not working. • Balcony door that wouldn’t open. • Stove that didn’t function correctly. • Bathroom sink hole that wouldn’t open. • Shower with no temperature control, blasting water so hot it was burning my skin. • No electricity in my bedroom, meaning I had no lights for almost two weeks. What made things worse was the complete lack of urgency in resolving these problems. Basic issues like the sink and shower dragged on for 5, 7 weeks before being sorted, which is completely unacceptable. Alex offered no help throughout the entire process and showed zero care or responsibility for the condition of the property or the tenants moving in. It has been one of the most stressful and unprofessional rental experiences I’ve ever had. If you’re considering renting through Robins Estates, my honest advice would be to stay far away.

Really poor service from start to finish. They said they would add to the property before we moved in but that never happened. The floor was dirty, carpet had stuff over it. There were holes in the floor, rusty mirrors and marks on surfaces. In the first week one of the doors broke and trapped one of us in a room. This was not fixed for weeks. The back door also wouldnt unlock and would have been a severe safety hazard as it was the exit for the kitchen. Again they didnt resolve this for weeks. Our shower leaked and they did an attempt to put a temporary fix in but as there was paint on the roof below it is clear they have had this issue before and not rectified it properly then. After all of this they were pressuring us to leave as quickly as possible. They also charged us a deep cleaning fee of £180 despite it being cleaned beforehand. If you go with Robins Estate I would expect them to add this charge as standard at the end. Given how poor it was when we arrived I would be surprised if they actually have it proffesionally cleaned. If this is the normal experience i would avoid them at all cost.

There was a leak in my apartment. The mattress was heavily damaged with brown water. Myself and my partner had to vacate the room and sleep on the sofa - the two of us which was not ideal. The issue was raised to Robins Estates with urgency. We were told by Arjun that we would be getting a replacement within weeks - this ended up being 2 and a half months!!!!! We were told we had no choice of selecting a similar mattress! As their supplier only had one kind, our mattress cost nearly 1.5k. I managed to find out who was supplying Robins and they sent me a brochure out by email that day. When I asked for a specific mattress i was told they were out of stock, then it was that they had problems with the stock, lie after lie, because i called the supplier and they denied this and Robins Estates were known for doing this. When I saw Arjun face to face he said he had been in contact with me and he had already told me that there was no fabric (as he put it to make the mattress i required). What an absolute poor excuse, and shockingly cheeky when he had made no contact. i have spoken with both Iwona and Arjun at Robins Estates and both have been particularly rude,.....Arjun is one of the most incompetent, cocky, and unprofessional persons I have ever come across as a professional. I highlighted to his female manager (i think it was Iwona).... about his attitude and lies and she became defensive, aggressive and said i was basically lying. She said she would listen to all the calls made between myself and Arjun (as they record them all) and then get back to me.... surprisingly this never happened. Avoid at all costs, they are the worst letting/sales agency i have come across! Being an ex Estate Agent myself i find their professionalism even more shocking!

IF YOU RENT WITH THIS COMPANY DISPUTE YOUR DEPOSIT. These clowns tried to scam us for hundreds of pounds, when it came to them submitting evidence to support their claims they infact only managed to reveal that there were more working lightbulbs when we left than when we arrived. Comfortably the worst experience I've ever had with any company. Rude and incompetent. The sofa had gotten damp in a leak before we moved in and for the whole 1 year of our tenancy we were promised a new one, it never came. Scheduled expceptionally loud building work (you couldn't have a conversation with someone in the same room as you) during exam period with one day notice. Paid for a bills inclusive package and throughout the year we received lots letters from bailiffs as the estate agents were not paying the bills. Tried to force us to move out weeks before the end of the contract by claiming there was no availability for key drop off, we of course refused to book one and dropped them off on the last day of the CONTRACT. They also tried to delay giving us the keys on the move in date asking us to move in later so they can redecorate whilst we still pay for the building. I could go on but the bottom line is avoid Robins Estates.

Would not recommend renting from here if you are a student as this was a very stressful experience. Issues were very slow to be fixed and was met with dishonesty and blame for issues that were already in the property such as damp and mould. Their nice demeanour soon changes if there is an issue to report.

Robins estates more like Robbing estates

Robins Estates, exhibited shocking neglect during our student house rental. Issues ranged from a power outage, misdiagnosed as a fuse box problem, to a collapsed side gate, fallen fences, and a freezing loft. Despite complaints, the company delayed repairs until April 2023, disrupting final year exams. Viewings were conducted without notice, and promised amenities like a lawn mower and gardener were never provided. The company consistently opted for cheap solutions, resulting in frequent breakdowns. Upon lease conclusion, stringent cleanliness standards were imposed for deposit return, leading to its full retention. Seeking a tenant-focused agency is advised to avoid the distress we faced.

A very disappointing end to our son’s Uni tenancy year….two student couples rented the property for a year together and kept the house in a very pristine condition, they even found new tenants for the landlord and gave the house a clean when they left yet we are still faced with Robins Estates trying to retain the majority of the deposit. When questioned about this, they said it was for cleaning, removing some freezer bits that were forgotten (fair enough) and not putting the bins out (when they left it wasn’t bin day and they’d have been fined if they put them out early). When you look at the supposed cleaning bill, it would equate to one cleaner on a usual rate of £12 ish p/h being in the house cleaning for 2 and a half weeks!! Which planet are people on? This is a two up two down student house. Ridiculous. And they are blatantly trying to rip off students who they think won’t complain. Let’s hope the Deposit Protection Service sees sense with these scams. Future uni parents beware - take photos of everything when the students move in so you don’t find yourself in the same position. A disappointing end to the tenancy and a shame Robins Estates could’ve have a reasonable conversation around a realistic cleaning cost. No need to apply to Goldman Sachs it would seem for the best grad salary - just become a cleaner in Nottingham.

Shocking agency please save yourself the time and stress of going through with them especially as a student. They seem to reply to all their reviews with "can't seem to find you on our system as a tenant" so before you waste your time with this reply, I moved out August and am happy to provide you address and list of tenants. Had damp in the house our whole tenancy that they still up until the last day didn't fix and just painted over - we then got the blame for the paint coming off as it's obviously still damp. Had an agent come to our house and loudly talk about us while thinking we weren't in the house - even blaming the damp on a carton of orange juice that was left out. It's also not surprising that they can't get good reviews from their clients as I can see a 5-star review from a Freya Parsons which funnily enough is the same name of the person who sent us our check-out at the end of tenancy. As I now currently work for a top real estate agency in London and having colleagues look over our deposit charge list they've noted the random prices they've made up for different things. Each cleaning price and removal of item price was different so clearly don't have a price list and just like to make up outrageous charges.

ALL STUDENTS AVOID! Incompetence at its highest! Don't make the same mistake we did by renting with this company. I booked a time slot to collect the keys from Robins Estates' office, but when I arrived, no one was there at the scheduled time. After waiting, someone eventually turned up, only to hand me the wrong set of keys. Sadly, this was just the beginning of the incompetence we experienced throughout our entire year’s tenancy. Numerous issues went unresolved, emails were ignored, and even after reporting problems repeatedly, nothing was fixed. Robins Estates is quick to collect payments but completely fails to support their tenants when it’s needed. They respond with "someone will pop in tomorrow", and they never arrive. When we moved out, we were hit with outrageous charges for things that weren’t even listed on our check-out report. If you’re a student, do yourself a favor and avoid renting with this company. Recent reviews, including mine, make it clear what kind of experience you’ll have with Robins Estates. And before you respond with, "we don’t have your details as one of our tenants," I can provide names, addresses, and postcodes to confirm my tenancy.

STUDENTS AVOID. Taking extra time to find another estate agents is well worth your time. I had to couchsurf for multiple days as I wasn't allowed in my home due to the company's lack of organisation. I checked out the house the day before my alleged 'moving day', to find the house with worker inside still trying to finish the house, clearly showing how rushed the property was. When I, eventually, moved in there was illegal electrical work in my room. Horrible at fixing issues with the house, taking ages to sort issues. When our tenancy ended and were finally free from Robins Estates, they significantly overcharged and stole our money when the deposit was returned. £15 for a lightbulb that had run out, charging for cleaning mirrors that were left cleaner than when I first moved in. Numerous charges that: A) Weren't neccesary in the first place and B) were hugely inflated prices that aren't proportiional to the job being carried out. Then they failed to send me an invoice till multiple months after I had moved out of the house. Give your money to anyone else.

Avoid! Our experience with them was disappointing from start to finish. First, there was no one in the office on our scheduled move-in day, and when they finally did respond, they gave us the wrong keys leaving us waiting around for hours. Throughout our tenancy, multiple maintenance issues went unresolved despite us reporting them several times. When we moved out after finishing uni, they deducted an outrageous and unjustifiable amount from our deposit. To put into perspective, they charged £200 to empty the outside bins, even though we left on a Saturday and had no access to alternative disposal options. This was on top of extreme amounts of cleaning charges, despite us being really tidy students and leaving the property clean to the best of our ability without needing professional services. From renting in Nottingham for 3 years during Uni, with friends in the same situation, no one has ever heard of the charges we received!!! The level of scrutiny and the severity of these fees go far beyond anything we’ve experienced or heard in student housing. From reading another review, it sounds like they don’t even clean the properties before new tenants move in so what they actually do with our deposit money is beyond me. After trying to resolve this, I was getting extremely slow responses, and my recent email still has not had a reply, showing a real lack of gratitude and respect for students (and if you try respond claiming you don’t have me as a tenant, I can provide the full name of the person I have been in contact with, as well as the exact property address and postcode). This company takes advantage of its tenants and provides poor service. Please go elsewhere if you are a student if you actually want to have a smooth journey!!!!!!!

STUDENTS BE WARNED I'm extremely disappointed with this agency's treatment of student tenants. It seems they're not content with the already substantial profits from student rentals and so they're now making unfair deductions from our deposit. They've charged us £200 for bin disposal - an absurdly high cost that makes me wonder if they're hiring gold-plated removal services! If they're truly paying that much, I'd love to know where to apply for the job. Adding insult to injury, they've deducted money for not cleaning bathroom mirrors that we actually kindly installed and gifted to the property. We left the house in better condition than we found it, showing genuine care for the property. We even went above and beyond by finding the next year's tenants for them - essentially doing their job for free. Did they show any appreciation? Absolutely not. Although we weren't acknowledged for finding the next tenants, it gave us the opportunity to verify if the landlords actually spent £15 on a lightbulb that was already broken when we moved in. Our friends, who have now taken over the property, discovered two missing lightbulbs. It's clear that the landlords didn't use our money to purchase new lightbulbs; instead, they kept it for themselves. Their greed and willingness to exploit students is truly disgusting. Remember that gold-plated removal service? Well, it's no wonder it's not real, because our friends who have taken over the property have reported that the bins are still full to this day. Clearly, the £200 was also just another deduction for their pockets. Throughout our tenancy, they consistently failed to address numerous issues in the property, demonstrating their incompetence and lack of duty of care. It's clear their only concern is maximising their profits at the expense of vulnerable students. I would strongly advise other students to avoid this agency at all costs. Their unethical practices and disregard for tenants' rights are unacceptable.
