In searching for a new home in Norwich we have experienced a number of agents. We have found that agents consistently know very little or nothing about the property. The standard questions being left unanswered. It is this lack of professionalism and laziness which let's down the industry. Toby was a breath of fresh air in comparison with his knowledge and expertise. We were not even clients just prospective buyers. Highly recommended.

Our experience with this agency was disappointing and unnecessarily stressful. The property was handed over in poor condition, which we improved at our own expense, and we reported maintenance issues properly throughout the tenancy. Inspections raised no concerns, and we were even described by the agency as good tenants. Despite clear check-in records and inspection evidence, the agency pursued multiple deposit deductions at the end of the tenancy that were later largely rejected by the DPS as pre-existing issues or fair wear and tear. These were matters the agency could have resolved by reviewing their own documentation, but instead they chose to support the landlord’s claims. It felt very much like the agent and landlord were aligned against the tenants, rather than the agent acting as a fair intermediary. This forced us into a lengthy dispute process that consumed an unreasonable amount of time and energy and could have been avoided entirely. Future tenants should document everything carefully and be prepared to rely on independent adjudication.

As buyers, we were disappointed with our experience dealing with Websters. Communication lacked professionalism. Most concerning was that, despite both myself and my partner clearly stating during a phone call that we did not agree to a proposed completion date, our solicitors were later informed that we had agreed. This was not the case and caused unnecessary stress. Based on our experience, I would not recommend dealing with this agent.

Fantastic team. I had a good feeling about them from the moment Alex responded to my initial enquiry about selling my house. Selling from the other side of the world seemed tricky, but Alex and then Chris were super helpful and very responsive. I rented from Websters for two years. I never thought I'd be writing a glowing review of a letting agent as a tenant but Websters (I worked with Jennifer, Rebecca and Nadine) really deserve it. Why? They were always warm and welcoming at the office, they were responsive via email, they were always professional and empathetic, they acknowledged and resolved issues with the property promptly, they were always fair when any damage etc came up. If it comes time to sell up or rent out my property I know for sure who I'd want to work with.

We have rented through Websters for nearly a year now and they have been great. The initial viewing and sign up process was smooth and communication has been clear throughout. We’ve mainly dealt with Rebecca and George and they are both always very friendly, polite and prompt when responding to any queries or maintenance issues. Although we haven’t rented from any other agents in Norwich, we have in Suffolk and London and the service received from Websters has been outstanding in comparison. We recently had our house valued and marketed by Websters. At the valuation and pre-marketing meeting, Alex seemed to do a good job....he promised to look after our sale personally and sounded knowledgeable and trustworthy. We therefore chose him, as opposed to 2 other estate agents, to sell our house. However, after this meeting and a photographer's visit (not as good as the current photographs), we didn't get any phone calls from Alex or see him at all after the house had gone onto the market. Alex over-valued the house by more than 100k (we stress that this was HIS valuation price, not what we wanted to achieve at sale) and only once were we given the option of a viewing being carried out by someone from Websters, so I ended up doing them all myself. When I sent an email asking why we had received no feedback whatsoever from any of the viewings, he got a colleague to call me instead of calling me himself. We previously had a good opinion of Websters and if Alex, but after this will definitely never use them in the future.

We chose Webster's as Alex was extremely professional and gave us a realistic valuation of our house, we knew they would do the best job at marketing our terrace house to its full potential. The professional photos really showed our property to its best. Ollie was very professional on the open day conducting the back to back viewings. A very special thanks to Chris for his dedication and persistence keeping the sale on track, being a constant point of contact in what could have easily been a collapsed chain. My partner and I started renting with Websters at the start of the summer. The communication ahead and after the house viewing was excellent, and once we got confirmation of landlord's conformity for us to be their next tenants (yay!), the paperwork was very easy and straightforward. Once we moved in, we realised there were many things that needed attention if someone was to live in the house - including a rather big water leak leading to the main bedroom, that was only reported at the end of the previous tenancy. While it hasn't been a smooth start with quite a few contractors being called to come round, communication with our account manager has been incredibly good from the start. Jennifer has been very thorough in ensuring that everything is rapidly actioned and solved, acting with professionalism and empathy - a combination not that easy to find these days! Contractors and incidents aside, we're very happy with Websters and would highly recommend the agency to anyone looking to rent long term and wanting a "home" rather than a "house", because they certainly help you to get there with their service!
