AVOID THESE LETTING AGENTS!!! Martin and Co have been out letting agents since late 2022. Unfortunately we have nothing good to say about them. They have been difficult from the start to the end. We moved in and were told that the property had been professionally cleaned and it may well have been at some point within the last 10 years but was definitely not done so recently, my partner and I had to clean the house top to bottom, the kitchen cupboards were filthy and the property was full of dust. Less than a month after we moved in, I received a call asking when a convenient time would be to put scaffolding up for the roof repairs. This was a complete surprise as Martin and Co failed to mention anything about work being done to the roof. As you could imagine we were off to a poor start. As expected with rented, appointments were booked in for works without consultation with us and we just had to make it work. The communication has been poor and it feels like they only seem bothered when they want something. They also like to conveniently reply at 5pm on a Friday, wonder why that could be… We tried to discuss ending our tenancy early as we were in a position where we could by our own house, they couldn’t have been less helpful if they tried. They failed to mention that we could have had a break clause in our tenancy but this would have had to be done at our request. The responses we had from them felt generated and I don’t think they actually ever answered a question directly. They mentioned we could request early release but made this out that it would cost us a lot of money and would be unlikely to happen. We later informed them that we were in the process of buying a new property and would be leaving the house when that is completed but as stated in the tenancy would remain responsible for looking after the property. It wasn’t until the landlord visited and I assume told them off that they were remotely interested in ‘helping us out’ so we weren’t paying out money for our mortgage and the rental. All of a sudden they actually seem bothered and they did find new tenants. Their interest in us soon dropped when they would give us estimated check out dates and not inform us of any progress. I emailed them on many occasions asking for updates including 2 days before the planned checkout for them to return with ‘references haven’t come back yet so we cannot give you a time frame’ There was a bit more back and forth but we finally got out. The final part of our story with Martin and Co is regarding our deposit, as requested we had the carpets professionally cleaned and myself and my partner cleaned that house top to bottom, bar some small bits of wear and tear the property was near spotless. The inventory clerk even commented on how well the property had been maintained and parts of it were in a better condition then what they were when we moved in. Obviously they found things wrong, from our experience with them we knew they would pick some things, they seem the type. Dust on a lampshade, a small mark in the drawer where a saucepan has been, some limescale and some patchy grass. They have tried to charge us £50 for this which is absolutely ridiculous. We have tried to come to an agreement with them and we would be willing to contribute to the grass however not £50. Even though we have been good tenants and have taken great care of the property and have caused no problems they were not interested in coming to a compromise on this and if we did not go through this adjudicator system they threatened a court order. They have been unprofessional and at times rude and don’t seem bothered about you unless they want something. Avoid this company at all costs!!

Dear Charlie, We are sorry to see that you have left this review. We always try to have good working relationships with both our Tenants and Landlord clients. With regard to the points you have raised, there was unfortunately a small roofing issue during your Tenancy, which required the erecting of scaffolding to address and repair the matter. We are sorry if this had caused you inconvenience but it is much better that these issue are addressed rather than left and even further problems arise. Looking back on our file, contractors contacted you directly to make arrangements for the erection of the scaffolding and provided you with sufficient notice of their attendance. In respect of your request to end your Tenancy early, our files show that after speaking with your Landlord, we had offered you the opportunity to end your Tenancy before the expiry of the fixed term subject to reasonable conditions. Despite several attempts to assist you with this, you initially declined the opportunity to do so. It was only once we had contacted you again a few months later, inviting you to terminate early and explaining again it would save you considerable costs in not having to pay rent for the remaining term of the contract, that you actually decided to take up your Landlord’s offer. Finally with regard to the deposit matter, your Landlord wished to seek reasonable costs for items highlighted in the independent check out report, which included re-seeding the lawn area. Acting on their instruction, we pursued these deductions on their behalf and when it was clear that an agreement would not be amicably reached, we suggested using the Dispute Resolution offered by the Deposit Protection Service (DPS) to resolve the impasse, This would have allowed you to receive the undisputed amount without delay. Unfortunately, it was yourselves that initially declined to use this free to use service offered by the DPS and therefore we pointed out that if you were not willing to resolve via independent adjudication, which requires both parties agreement to use, the only way the deposit could be released would be by either party obtaining a court order. Again, we are sorry that you felt that you needed to leave this review, as we felt that we had tried to assist you with both ending your Tenancy early for your benefit and also guiding and making you aware of the dispute resolution service to resolve the disagreement with the deposit deductions, which would allow you to receive back the large majority of your deposit without any further delays.

Myself and my family moved into a place in September 2022 it was a lovely place to begin with, we then had a few problems that accrued such as a slab outside the back door leading it was very wobbly and was dangerous for our little child when going outside. We contacted the landlord and told them about it which they asked for photos to be sent to them which I did and it took over a year just for someone to come and have a look but nothing ever got done. The same as we had mould coming through the ceiling in our bedroom and I complained about this as it was effecting our health so I rang them again and one of the ageing came out and she looked around the property and said it was due to the guttering being full, nothing was ever done about it in the end. We had cracks in the walls appearing which we asked why this was and we got a response saying it was the age of the property (it wasn’t old at all) after a few month in the property we received a letter about having to pay a standing bill from energy company for substantial amount. We had nothing but problems with the property with the agent nothing ever getting done, quick enough to take the money. Not good agency wouldn’t recommend them at all….

I would never recommend this agency to anyone. The staff are rude and Matthew & Mike White are insufferable. My dealings with them were simply terrible. It seems the agency aren't doing too well, given they have hardly any properties on the market. Hopefully, landlords and tenants alike can see that there are much better and friendlier agents in Norwich. No doubt Matthew will respond to this review using 'big' words in an attempt to seem clever, however this is my personal opinion and one that I can share publicly. I would rather rent my property out to a nest of rats than undertake Martin & Co's services.

Awful awful awful. They delete negative reviews on Google so don't be fooled by their current rating. In my experience the staff and in particular Matthew and Mike are very very rude. No customer service skills whatsoever. Very unpleasant to deal with. If you want an agent that will bully their way around everything and cause problem after problem then use these. There are far better agents in Norwich, do not make Martin & Co yours. Would give 0 stars if I could.

In the case of the former tenant who has posted the above review, the relationship began to breakdown when indisputable evidence of their multiple breaches of tenancy became apparent with a total refusal on their part to acknowledge such. Of course Data Protection laws prevent us from detailing such evidence so instead recalcitrant tenants like these are enabled to besmirch our personal and commercial reputations with little recourse. Tried renting a place off this company constantly ignored emails and I’m pretty sure it’s because they don’t like Universal Credit applicants as soon as you mention it they just ignore you Response- yes I think that’s the right thing to do not add names as that would be silly, but this is a personal opinion on your service and you were not helpful in the slightest and even though we would qualify to rent this property and provided necessary documents you still proceed to dodge the bullet by the end of the no responses I thought I’d leave a review with my honest opinion on how I felt on the situation and that was you didn’t want UC applicants but not to worry sorted it out with someone that is understanding and helpful!!! I can only advise people on my bad experience with yourselves if you had have been more helpful I would have left a positive review

Dear J**** & C****** It is disappointing that you have left such a review and is not at all an accurate representation of your interactions with ourselves. You enquired about a property we were listing and we responded to you by email within 13 minutes of our office opening. Our initial communication attempted to ascertain your position in terms of the property you had expressed an interest in, this included basic information regarding your financial position. This is a standard question which is asked of every person looking to rent a property and is intended to make sure that anyone viewing the property can pass through the reference and affordability checks which are undertaken, should you submit a formal application to rent the property. By doing so it ensures neither party is wasting their time by undertaking a viewing. Based on the initial information provided by yourselves, we would be unable to successfully pass you through the referencing stage and we politely advised you of this. You subsequently had a telephone conversation with one of my colleagues a few hours later, where again you were informed of the reasons we would not be able to offer you a viewing. At this point you advised that you had further income that you hadn’t previously disclosed and advised you would email us with details of this to see if this could change the position on being able to pass referencing. As we had not received any such email from you, my colleague who you had spoken to the previous day, emailed you again to remind you that you would provide this information so we can see if you would pass through referencing. To this date, no response has been received by ourselves. Instead of communicating with ourselves, you have decided to leave a fictious and defamatory Google review. First time ever that I had to write a bad review. Tennant for 5 years same property, in the last year loads of problems with water running inside the kitchen nothing much was done about, we decided was better to move out , but in good terms, house was left clean, all in good condition, we never failed a single inspection done by this agency during our 5 years in this property, our contract finished on the 31st May we gave the keys back on the 27th , the check out of the house was done on the 31st, but they allowed people into the property to do some repairs on the 30th ( which obviously shouldn't be done ) before the check out is carried out by a third party, but we were just ok let's see ,now nearly a month after we can't get pur deposit back , we are a hardworking couple already on our 60 , we certainly didn't deserve this treatment, try to call , email no response , we just want make people aware that this agency do not look after tenants, all the good reviews here mostly are from landlords who do not have any consideration for anyone. We are absolutely devastated with this outcome.

Dear Paul & Joaquim, Firstly, it is disappointing to receive such a review. As you have stated your Tenancy ended on 31st May, with the independent 3rd party check out taking place on this day. As soon as the report was received from the inventory clerk a couple of days later, this was shared with both yourselves and your Landlord. Unfortunately, as you are fully aware there were a number issue recorded on the report by the inventory clerk including cleaning, holes in wallpapered walls and a light fitting pulled from the ceiling. As explained to you at that time, costings to remediate these issue would need to be obtained and confirmation received from your former Landlord on what deduction they wished to make from the deposit. When there are such issues the process is not instant, however costings and your Landlord’s instructions have now been received and a proposal for the release of the deposit has been submitted to yourselves. Your comments regarding a contractor attending the property prior to your check out are disingenuous, as pressing repairs need to be carried out and this was arranged with your full agreement for 30th May. For the avoidance of any doubt, none of the deposit deductions proposed relate to any aspect of the work carried out by the contractor or any areas in which they were working. You also mention that we did not respond to your calls and emails, however you left this review less than 24 hours after sending an email to my colleague who was then out on appointments for the rest of the day and when you had already spoken with my other colleague a few hours before, who provided you with an update. I am sorry you feel that the process relating to the release of the deposit has not gone smoothly, however given the issues recorded by the inventory clerk and the need to remediate these, the matter has been handled in an appropriate and timely manner. I've just completed a tenancy application/process with Martin & Co and cannot speak highly enough of them. From the initial enquiry to moving in, the whole team have been excellent - queries and questions were answered promptly and fully. Nothing was too much trouble and everyone went out of their way to make sure I fully understood what was happening and what needed to be completed, and when. All of the team members that I dealt with (Gemma, Jade and Emily) are an absolute credit to Martin & Co. I would absolutely recommend them to potential tenants and landlords.

I realized Martin co is only recommended by landlords. There's a reason. They are not professional and Emily is a fox. They are very rude. Avoid them at any cost. I saw another review regarding Emily. Sorry to say it's true. 4.4 stars from landlords not from who took their service.

Given our primary Client is the Landlord (hence why there is a weighting of reviews by landlords) we are bound by their requirements and restrictions as to who they are looking to let their properties to. I appreciate this sometimes can leave a prospective tenant feeling slightly aggrieved but when explaining such to them, I am wholly confident that all team members here are polite and courteous. Everything has always been communicated well and the staff are always happy to help and answer any questions I have had. I have been using their services since 2017 and still happy! From my first meeting with Mike White and his team, I was impressed with the professional and friendly way in which my requirements were handled. From the very first steps of the possibility of purchasing a buy-to-let in terms of what I ultimately wanted to achieve, to actually achieving it, Mike guided me through the process. He made a daunting task for me much easier. His vast knowledge, "no waffle" and "saying it how it is" approach, gave me the confidence to go ahead. Mike and the team always make time to answer any questions I may have and always follow up promptly. I am also kept informed via Newsletters with all the latest legislation/news regarding being a landlord. Mike and the team are of course on top of all the legislation and will unravel anything that I don't understand! I want to be an excellent landlord and have excellent tenants in my properties. Mike and his team at Martin and Co Norwich are the bridge between the two and have made this possible. Customer Service/communication is outstanding. I highly recommend Martin and Co Norwich.

I have started a new tenancy managed by Martin & Co and I'm very pleased with their customer service. Since the time the viewing was arranged until the completion of tenancy setup, I have interacted with them on email, phone and in person. Every interaction has been positive, transparent and attended fully. Even though I was talking to 3 people Gemma, Bria and Emily on different days, they worked in tandem to give me a courteous, consistent experience handing-over from one another which was a delight. I truly appreciate their service and hope to work them again in the future.

**TENANTS BEWARE** DO NOT RENT A PROPERTY FROM THIS COMPANY YOU HAVE BEEN WARNED. Having been a tenant for 3 years we have had a several problems with the agents not responding in a timely manner to repairs needing to be done to the property. Also received threatening emails when COVID struck about rent payments, along with anyone who was renting from this company at the time. And finally trying to get the deposit back from the property which we have left in a much better state than when we arrived. It has been a month since we vacated the property and they are still yet to advise of any relevant deductions. And today the person in the office put the phone down on me, as I was trying to get some resolution as to why nothing has been done since we vacated the premises. Yes I did raise my voice understandably. This is not a professional or reliable company if you are a tenant.

Mr Ellis, This review is not only malicious but disingenuous given it is factually incorrect. You had been made aware of issues regarding the condition of the property at the end of your Tenancy (which is not the month ago as you stated) and you had been notified we were awaiting costings for tenant incurred remedial works to enable a deposit proposal to be submitted. We never wish to unnecessarily delay the release of any deposit but you must surely appreciate during the current global situation, many things are taking longer than they would have previously. Contractor’s are extremely busy currently and are prioritising urgent matters over general remedial works as was the case here. Also factoring in the Easter Bank holidays, in reality only several working days had elapsed since the independent check was undertaken. With respect to your telephone call, it is not acceptable that a member of our team be faced with a grown man shouting down the phone at them. I fully support how the call was handled and terminated by my colleague politely and calmly advising you they were not prepared to continue a conversation when faced with your aggression. In any event, all of the remedial requirements were entirely within your own control and had the property been returned with only fair wear and tear, then no issues would have arisen. Everyone who I've contacted have been very quick to respond, never had to chase anything up, very professional and organised and also have all been very friendly and approachable people. They helped me find my perfect flat as a first time solo-renter (after leaving a house share), and everything went so smoothly.
