⭐️⭐️⭐️⭐️⭐️ Excellent service from Able Estates. A special thank you to Ruth Wonnacott and Carly Lane for their great support and kindness while helping us find our new home. Communication was always clear and quick, and the whole process was very smooth with no waiting. We visited the property three times, and Ruth was very patient and happy to arrange each viewing, which we really appreciated. The house was also very nice, and they made sure our new home was clean and presentable before we moved in. We are very grateful for their help and highly recommend Able Estates to anyone looking for a reliable and professional estate agent.

Able Estates was recommended to me by a good friend of mine who said he was happy with their services. I tried them after experiencing challenges with a different agent and I can confidently say this was the best decision ever. Ruth was very warm from the onset and walked me through the process. The Property Management team from Able Estates has been nothing short of wonderful, from the start of the tenancy, and continuing. They have supported us in many different cases in very short turnaround times, from boiler change to fixing the radiators, changing the broken oven and many different things. Always very responsive and helpful, and in all honestly they have restored our trust in estate agencies, having had bad experiences in the past. I’ve had (and have) a very positive experience as a tenant with this management company. They are professional, well organised and always quick to respond to any queries or maintenance requests. Communication has been clear throughout and issues are dealt with efficiently and without fuss. It’s reassuring to deal with a management team that takes proper care of the property and treats tenants with respect. I both bought and rented out my property through Able Estates and had great experiences both times. Most recently I rented out my flat and the lettings agent Sarah was really friendly, set realistic expectations and was happy/able to answer all of my questions. Sarah was really responsive to my emails/phone calls and I felt supported throughout the whole process. There was a real emphasis on finding the right tenant, which as a first time landlord helped me to feel at ease and made the process relatively stress free. The property was rented out quickly, despite there being a few hold backs from my end. I would highly recommend Able Estates if you are looking for honest estate agents who will take the stress out of renting.

Over 15 years we have been renting 10 properties, but we have never experienced such a good service, such a response and such a good management as Able Estates have provided. Every email, every complain or issue was resolved in hours. We have never seen such a professionalism and care towards tenants and landlord. Before we moved into Able Estates property, we didn’t have any trust in any agents. Non of them was so good as Able Estates. I have no words to describe how greatfull and thankful we are for Able Estates. Property was always maintained and looked after. Any issues was fixed in hours. I meant to write this a while ago. Having used dozens of estate agents all around the country over past 20 years - buying selling and renting, I've found Able ( I've used them for a tenant find) to be amongst the best. I've mainly dealt with Ruth and she is very efficient and helpful. Other staff I've dealt with have also been very good - they actually answer the phone and return calls which is better than most! Would definitely recommend.

Really poor service with this agent. We have been letting a flat through them and paid for full management service. Little did we know about it as it looks like no 'management' service was every provided past the sign of a contract. They didn't check anything with the tenant during their tenancy period, so they moved out without giving any notice or doing inventory, or providing the meter reading. We have lost out on a month rent. Have been chasing them for money owed to us since August 2023! But the woman there is doing everything possible to avoid calls, never replies to emails unless chased on a daily basis. Keep coming up with excuses why she can't return the money. She clearly knew the process and did not start the money recovering process until 2.5 months later when we stopped being nice and started demanding. As a client you don't have to be chasing the service provider. They seem to have a different view. Do not use them for property management unless you have cash to waste.

If you're a tenant avoid at all cost, they are not on your side!

As a tenant, they will do nothing for you, ever! You have to suffer their benign inspections, which are never beneficial to the tenant, as repairs are ignored in favour of the landlord. I was even told by one of their rare but honest agents how cheap my landlord was! Agents will suffer sudden bouts of amnesia even when questioned by Environmental Health. You will likely never see your deposit again, so consider taking your money to a more reputable Estate Agent unless you want to swim with Sharks. I wish I could give them a minus score.
