Josh ..Norwich...SO RUDE

Josh who deals with rental renewals in Norwich is the rudest person ever. Absolutely disgusting. He spoke to me as if he'd just scraped me off his shoe and then put phone down on me. Management..you need to do something about him

Do yourself a favour and make another choice

The person who valued the house and did the sales pitch was nice- shocking. Thereafter it was a shambles. My calls were actively avoided, I know that because when I rang from different numbers they picked up instantly. They arranged viewings for times and didn’t confirm with me. They did this on multiple occasions and when I raised it they couldn’t care less. They refused to do any viewings themselves, knowing that I suffered from a chronic pain injury and insisted in organising 6 back to back viewings even though I asked them not to. I was desperate to get out of the house and they capitalised on that. 2 buyers pulled out and it took months to sell. We would have lost our new house if it weren’t for help from parents- we were lucky in that. Their communication was awful and their customer care was zilch. 4 months after completing I was called and emailed about the new owner claiming that the gas and electricity company (they couldn’t be specific on which) was claiming they had threatened legal action for bills I hadn’t paid. They did that without any evidence and when I asked for some they said they didn’t have it. They didn’t respond when I asked for an explanation. I provided evidence my account was closed and asked them to let me know what was happening as it was fairly important and they didn’t reply to my emails. It’s been over a week and they’ve not responded to calls or emails- which I shouldn’t be surprised about. The only time they responded quickly was to tell me I owed someone money. I resent giving the company my time, attention or money for the sale. Avoid the Castleford branch. They don’t care about you or your property, nor do the rest of the company. No business should be run like that.

Never in a million years would I rent a…

Never in a million years would I rent a property off of these so called estate agents.. my friend was in the process of going to rent a property from them, signed all the paper work, took the money, now they are saying he can't have the property, ignoring all his calls, email and texts.. what an absolute joke of a business you are, you have left my mate homeless with no where to go as he let his other property go thinking he was all set to move in with these, he paid for van hire and everything!!!! You should be ashamed of yourselves.. SCAMMERS

You will be able to buy a property from…

You will be able to buy a property from them only if you use their mortgage advisor. Very unpleasant experience. We viewed the property and then multiple estate agents harrased into talking with their mortgage advisor even if we already said that it has been sorted out and we do not need one but at the end I agreed to have a chat. I did say to their mortgage advisor that we are all covered and I have been told directly that if I do not choose their financial services they will not put our name on a board to be considered as a potential buyers. We even gave an offer but it wasn't good enough. Avoid this agency.

Wakefield Branch

I hope I never have to deal with this unprofessional set up again. Run like a franchise with no care for buyers offering no help or support even after they recommended DC Law as solicitors who they said could complete the sale in 28 days they took 107 days.I hope the next property I want to purchase is not with this agent, if it is I will ask the vendor to change agents.Would not recommend at all.

Absolutely awful experience

Absolutely awful experience. I was trying to rent a house with the Sudbury branch and I was in the middle of the reference process when I saw the house had been put up for sale without me ever being told. Their excuse was they assumed I already knew when how would I if I had never been told? The landlord agreed to take it off sale eventually but that is not where the unprofessionalism stopped. They stretched the reference process out for almost a month all the while still holding my deposit and telling me just to wait a bit longer every time I called telling me it was my landlord holding it up but when I contacted her she insisted it was not and have now seen further evidence that it was not. Now I don’t even know if I’ll ever see that money again after stopping the process in such despair and anger. My agent seemed more interested in sending inappropriate flirty emails then doing his job. I have tried to speak to management on two occasions but never received a call back so the problem is at every level.

This is about the Norwich branch

This is about the Norwich branch. Unfortunately I have to agree with all the comments about them below. Highly unprofessional and aggressive with students. They do have a lot of properties and so you are forced to go with them and landlords don’t seem to care about this. Their contract is very one sided and they will not change one point. If you can find a property with another letting agent I would strongly suggest going with someone else or finding out from current tenants who their landlord is and dealing directly with them. We dealt directly with the landlord as this company was so incompetent and aggressive and even complained to the manager who couldn’t care less. Kerry the landlady agreed and we dealt with issues between us. Try to avoid

It was a total rubbish with mould , bugs , and landlord staff everywhere like shoes , makeup staff , shaving machines , unclean bathrooms and broken lights etc . And they told me thay inventory was done !! I did not receive inventory yet and it is a mess . I have photos of every word I said .Huddersfield branch.

IPSWICH branch is terrible

The people I have dealt with at the IPSWICH branch REBECCA, RUTH, DAN C are a complete joke! From the moment when I first called to view a property I shouldve guessed. After I have eventually managed to rent the property they have given us just one key although there were 2 in the agreement. When I flagged this matter they said I need to call another company to order one and pay for the key myself. I had to remind them its in the agreement and its their obligation to sort it. It took them over a month to give us the 2nd key. Imagine the incovenience!!! When we moved in we flagged that the property is not properly cleaned; Ruth said at the viewing that the previous tenant will clean before she moves out. That didnt happen. When I complained Ruth said our standards are too high and the property is clean at a satisfactory level. What??? I recently had to chase for a renewal agreement to be sent to us. Again I had to call lots of times and lots of lies and stupid excused about why we have not received it sooner. Plus a couple of other issues. We have reported a maintenance issue 5 weeks ago and they still havent sent anyone. When I called a few weeks ago they said I need to chase the contractor, not them. When I called the contractor, they said they dont do windows anymore and have already notified the property maintenance management team. When I call the maintenance management team again, they havent even apologised, just stupid excuses. Still waiting for someone to contact me about the window issue. Hopefully by Christmas. We like the property otherwise we wouldve rented elsewhere by now. But would NOT recommend them AT ALL!!!! Riverdale are so much better.

No Interest in Selling Houses

WHB around the Suffolk area (Stowmarket, Woodbridge, Framlingham) are useless liars. Myself and my partner are cash buyers and we were treated terribly in our first house purchase which caused the purchase to break down. We then made the mistake of falling in love with another property on their books. We offered the asking price in cash right away and found out that our offer was never presented to the owners. They only care about selling their mortgages, have awful communication, would promise to call back but never did. We have now seen that the first house we were trying to purchase from them has had another 2 failed sales and is back up on rightmove again! Avoid them at all costs it’s not worth it! If we see a house is up with them, we do not bother looking.

Avoid at all costs; they do not honour promises made in writing.

Short version: Avoid at all costs; they do not honour promises made in writing. Long version:I moved into a flat in Lincoln last year; the condition of the flat when it was handed over to me was beyond disgusting. Drugs left above a door, which prompted me to contact the police, dust covered the flat, brown marks decorated the toilet, and toothpaste marked the sink. The walls were in terrible condition. The window latches were rusted, resulting in the windows not closing properly and it being freezing during the winter months. The floor had chunks missing, and one of the sockets had a large crack running through it. They promised before I moved in that the floor would be fixed and the flat would be cleaned; it wasn’t. I stayed for 6-months, during which time no attempts were made to fix the issues with the floor. As for the windows, they sent out a guy who stuck a towel in it and called it fixed. After complaining, I was informed, in writing, that I would not be charged for the cleaning of the flat after I left, nor would I be charged for fixing the damaged socket. However, once I left, I received a claim totalling £159.72: £96.00 to clean the oven, which was barely used, and £63.72 to fix the socket. I cannot stress enough how terrible the experience was and still is dealing with this company; in all honesty, avoid them at all cost. I wish I could give them minus stars. This is the single worst estate agency I have ever had the displeasure of dealing with.

Such a rip off

Such a rip off! Never answer the phones or if they do sales team can’t help with any queries. Always asking for money for “ cleaning fees” when the properties are full of mould or dirt. Do not use under any circumstances if you don’t want to regret later.

Dangerous sharks. Avoid

Booked a valuation with the Colchester branch, assistant manager turned up, insisted on an unescorted viewing, then when he'd given the priced started writing out paperwork and when told we didn't want to sign up immediately kept asking why not, refused to take no for an answer from my elderly mother. Pretty sure had I not been there he would have made mum sign up. I felt the agent was ignoring everything we said and was disrespectful and didn't care about anything except getting a sign up. When he finally left he then continued to call after and when we blocked his number, other offices then tried to call as well to get us to sign up. Avoid this agency at all cost as they are clearly dangerous sharks. Piranha would be less dangerous than this agency.

Unprofessional and rude

Unprofessional and rude. No estate agent turned up for the first property I arranged to view - wasn’t told they wouldn’t be in attendance. I then rang up to arrange a viewing on another property and was told my the estate agent ‘this is cash buyer only sorry’ - how did he know I wasn’t a cash buyer?! Also the ad online didn’t say cash buyers only & It turns out the property wasn’t for cash buyers only! Found this very rude. I kept being offered a mortgage appointment to which I declined on numerous occasions. Even though I declined, I received an email for an appointment that was set up with their mortgage broker and I had to ring back to cancel. Would not recommend!

Mexborough Branch - appalling service, lie to get you to sign on the dotted line

Mexborough Branch - signed up with this branch to sell our house, within a week we realised they were useless. No updates incorrect information all for an extortionate fee. Raised a formal complaint with them direct and also The Property Ombudsmen resulting in a vastly reduced fee, Do not pay for a service you do not get if you have been unlucky enough to sign up with them.

Barnsley branch

Barnsley branch - I have showed interest in a property and wanted to view it with a potential of purchasing it. Staff never came back to me to confirm a viewing. I contacted the branch to speak to the manager to discuss my frustration of not being able to view the property, however the manager never contacted me back. It is obvious that the company are not bothered about selling properties for customers. I feel let down and disappointed in what us do be a fantastic company. Needless to say I will not be buying a property from them. I feel sorry for the customers as they company is not acting in the best interest for their customers.

AVOID

Myself and my partner booked a viewing for a property with the Rotherham branch, straight away they were trying to get us to use their mortgage advisors, despite us telling them we had our own arranged they continued to push. Even just to book the viewing they wanted proof of deposit and a mortgage in principle, which I thought was a bit intrusive just for a viewing. We put an offer in at full asking price and was told they would contact 'everyone involved' when an offer was accepted. We haven't heard anything and seen that the house is sold on Rightmove. I completely understand if the sellers didn't want to accept our offer, but it would have been nice to be updated. We're doubtful that our offer was even put across to the sellers as we didn't want to use their mortgage services (that's not a fact, just our thoughts). If I saw another property that was marketed by them I wouldn't get involved. I don't know what they are like from a sellers point of view but if you are considering selling with them, let me tell you they will drive a lot of potential buyers away, they are in it for themselves and themselves only.

NORWICH + SPROWSTON BRANCH

NORWICH BRANCH - shocking customer service as usual from them. Everyone I know says to AVOID at all costs. They cause unnecessary stress, incompetent, liars and extremely rude. The branch manager is rude and condescending and refused to log a complaint for me when I asked to complain about the multiple issues I had with them. The listing agent made inappropriate comments about my tenant and upset him about his religion and choice of decor in my property. They listed my property without pictures for the full 4 weeks of the contract. They were unable to sell or get ANY viewings and as soon as I listed both my properties with as a joint listing with another agent they sold within days. I have never experienced such awful service when trying to sell and buy properties and I should have listened to the advice of everyone I know.SPROWSTON BRANCH - also shocking service and liars. Incompetent and unable to sell a property. Took pictures ON A MOBILE PHONE to list our property which were shocking and we immediately got calls after the listing went live asking why the pictures were so bad. Unable to sell or get viewings in the 4 weeks contract they had, however other agent managed to sell within days (alongside). They are also shocking when it comes to arranging viewings for properties we wanted to buy. Once they get your details head office harasses you constantly for months after you used them.

Nightmare

Unfortunately the house I fell in love with was being sold by these cowboys. Between both the Aylsham and Hellesdon branch they nearly managed to lose my purchase and the two onward sales. Their sales tactics are disgusting bordering on illegal, trying to pressurise me into using their conveyancer and mortgage broker multiple times. I was told my offer might not be accepted if I don’t use them. They did nothing to move the sales along and my estate agent ended up having to chase everyone as it got to the point where I could not bare to speak to WHB. After 7 months of complete unnecessary stress I would have been happy for the sales to fall through, WHB can’t continue to treat people like this.
