AVOID AT ALL COSTS!!

The flat was absolutely rancid. Massive problems with hygiene and smell of tabacco and weed from downstairs has also made all my things smell I can still smell it now on things. I complained multiple times to reeds rains and that’s the reason I moved out now they are charging me for moving furniture that was already there! £150!! Dosnt even cost that even if I was liable. £200 for a clean when the flat was filthy when I moved in please find all the complaints I’ve made regarding the state of the flat! End of tennancy clean is £40 not £200. Landlord is money grabbing! The flat was infested with fleas! Boiler broke due to flat having no maintenance ever and I was just constantly ignored! Wouldn’t pay for contents insurance excess when boiler exploded! Please refur to dates on emails as I show how awful this flat was and not maintained, NEVER CLEANED FOR MY TENANCY MAY I ADD still photos of previous tenants in draws! Nantwitch are just clueless, Stephan is rude/ sexist and mansplained regarding the boiler breaking with next to no help provided. AVOID THIS COMPANY.

Selling my Mother’s property as a POA.

I would recommend Reeds Rains. I was amazed on how professional they came across. Tom came to value Mum’s property looking very professional and smart. A good rapport was instantly there. Mum had gone in to a care home and Tom had empathy with my situation and took his time to talk about the value of the house. He proceeded to take photographs which looked very good. Tom was positive the property would sell and there would be a lot of interest. There was a lot of interest, and Tom kept me updated at all times. The other staff are also very professional. I cannot thank Reeds enough for everything they have done. They absolutely are the best Estate Agents, they work very hard and deserve the 5 star review.

House was put on the market in june

House was put on the market in may. Accepted an offer on property in July. We was then offered to use there in house solicitors (oniell patient solicitors )was told it would make things quicker. The buyer was a cash buyer so straight forward. Well here we are in the middle of october and still waiting on sale to go through. All down to the solicitors we was given. Me thinking them been local no they on an industrial estate in Cheshire. Even had buyer calling my estate agents complaining on how slow things are going as they are living in a caravan ready to move in and have been for months. Well its no luxury here all packed up ready to move out. Cooking from camp stove. I would never have taken there advice and used there supposedly in house solicitors. Mental torture. Should not be put under this . Something so straight forward made difficult. Leaving 2 familys in limbo..

bad customer service

They have been my estate agents for more than 5 years. I had requested them that I would pay the contractors directly for some works inorder to reduce the price. But despite the fact that they agreed in writing that I will be paying the contractors directly, they still paid the contractors which led to loss of money for myself. There is no one point of contact. They charged me twice for renewal fees in 1 month. Whenever you ask them they just redirect to renewal team, accounts team, local branch, maintenance coordinator.

Macclesfield branch are the worst…

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase.With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis. Private tenants AVOID ! BULLIES

Private tenants AVOID !! Never in my life have I felt intimated by a company until my dealings with reeds rains. Absolute bullies. Staff are disgustingly rude. ( Apart from Ellie, I think she is the only one who seems to have undergone any customer service training ) One lady just turned up at my house with a front door key and told me shes coming in to inspect, I asked for half an hour as I was in an important phone call. She told me that doesnt matter, she needs to come in she isnt waiting half an hour and she has a key so WILL be coming in. Alls I was asking was for a bit of time to re arrange my phone call they cant even respect that. She was made up to exert her power that she had a key for my house and was coming in. Hope that made you feel good you horrible woman. House was dirty and an overflowing bin in the living room on my 1st day, therefore caked in flies each window was a graveyard of dead flys. Oven thick with grease. (Despite being told this was being professionally cleaned before I will get the keys) I was told any maintenance issues, reeds rains sends someone to complete then charge landlord. No I sent an email with some maintenance issues and got a section 21 back! They want the house back. Landlords friend came and did some odd jobs after a long while. Not the service I was sold.

Historically we have also assisted with various queries for yourself over the phone and been able to resolve these in a professional and timely manner. Our process as an estate agent and by legal requirement is that we are instructed on behalf of the landlord to ensure that routine inspections are carried out and performed within a timely manner throughout the tenancy to ensure their property is being kept in acceptable condition. This visit also allows for any maintenance issues to be reported/pointed out by the tenant so we can take the necessary steps moving forward. Our routine visit assistant is on time constraints to conduct the routine visits in a timely manner and does hold all management keys for our fully managed stock, therefore if a tenant advises we can gain access on keys we have that option. All routine visits are given notice via email/letter which we can confirm was delivered to the email address we have on file and have received emails from on the same email address following this notification. As we are instructed by the landlord, if they have chosen to provide you with a Section 21 we will issue this on their behalf. In regards to our routine visit assistant, she has a proven track record of providing exceptional customer service to all our customers whether this be tenants, landlords, buyers, or vendors and this is the first occasion that a situation like this has occurred and this feedback has been dealt with internally. ReedRains and religious beliefs

I tried to apply for a mortgage adviser position with Reed Rains. Due to my religious beliefs I was not able to work on Saturdays. Reed Rains were not able to accommodate my religious beliefs despite the fact I offered Sundays , they have many advisers and several estate agency offices in the area and we are in the 21st century. They claim Saturday is a busy day at estate agents (even though appointments were telephone calls only and could be any time) and would not budge to consider even a part time role. The discussion was with an area supervisor in the North West. Reeds Rains are now beginning to address the issue!

I am a landlord that's worked with Reed…

I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter.Our experience of this company and lack of customer service here is shocking, in this case, there certainly have not operated in the best interest and on behalf of the client.

I am landlord, I was on fully managed service with RR. RR selected some bunch of thugs as tenants for my house, Tenants never paid rent on time and stopped paying after 3 months completely. RR did literally nothing, RR failed to effectively do the pre-tenancy checks, referals, failed to notice that tenants had dogs at my property, RR also made blunder when sending S21 notice, it was rejected by solicitor. There is no dedicated property manager, it keeps changing and you need to keep explaining to the new property managers. its big NO-NO agency, avoid yourself a horror and choose some other trustworthy agency.

Having looked into this matter I can see we carried out adequate referencing checks prior to the tenancy commencing through one of the UK's biggest referencing companies, Experian. The checks were passed as satisfactory with no indications of poor credit history or previous grievances with renting. As per your 'fully managed' package, Reeds Rains assisted with the legal proceedings in evicting your tenants through the correct process via the courts, this was further aided by our legal department. Reed Rains - Hazel Grove

I am a tenant, now normally you hear horror stories of the landlords but oh no our landlords are incredible but Reed Rains are awful! Every month they say they haven't picked up half of our payment even though all payments for rent are made on time and correctly. When we moved in they said about a maintenance app to log our issues neither of our showers work we chased this with reed rains for 6 weeks and nothing, text the landlord one day and the next day he sent someone out!Reed Rains only provided us with 1 house key when there was 3 of us again chased this for 4 weeks and nothing finally just had to go out and get them cut ourselves.We signed an extra 6 month contract after our 1 year was up and it took them 6 weeks to send over a new contract...Will never rent a house or buy a house from Reed Rains again

Rude estate agent

Today I accompanied my mum to a house viewing and the estate agents showing us around was awful. For the first few minutes that we were in the house she was perfectly pleasant and professional. However, after a conversation between my mum and I where we indicated that the kitchen and garden may be too small for my mum’s needs, the member of staff very quickly became rude and dismissive of everything we said, and her entire demeaner changed to one of irritation. After seeing the downstairs, I asked my mum if she wanted to look upstairs. Before my mum could even answer, your member of staff cut her off with a very sharp “What’s the point in looking upstairs if you’ve already decided it’s wrong?”. Firstly, we hadn’t decided that it was “wrong”, we were just commenting on things as we saw them (we also made lots of positive comments). Secondly, I was addressing the question to my mum because she has mobility issues, and what I was really asking her was “are you physically comfortable enough to go upstairs today?”, which my mum knew, but didn’t get the chance to answer because she was very rudely cut-off. Thirdly, if we’ve travelled there to see the house, we’re going to want to see all of it. That should be common sense. After seeing the rest of the house and making lots of positive comments, we were discussing it in the downstairs hallway. It was obvious that the estate agent just wanted us to leave, she had clearly decided that we were wasting her time. When discussing the garden, mum said that she ideally wanted something bigger. The estate agent asked where mum lived, and then snapped “Well, the garden you’ve got is like a postage stamp!” which was very rude and totally irrelevant. Mum had already explained that she has mobility issues, and now she explained it again, stating that the reason she wanted a bigger garden than what she has now is because she’s struggling to walk to dogs and she wants them to have a big garden to be able to run around in. My mum shouldn’t have to explain her motivations of her criteria for a house to the estate agent, especially when she had already told the member of staff that she has a disability. That is none of the estate agent’s business! We both loved the house and mum is considering putting an offer in, but staff should be trained to a better standard than that.

Macclesfield Office - Impressively bad service for a renter...

Macclesfield office and maintenance should hang their heads in shame!After 3 days in a rented property the plaster fell off the wall of my twin 2 year olds bedroom - the next day we had Reeds Rains contractors round who declared it was damp from a hole in the roof. I offered to pay for the fix on the day to protect my children but was not allowed as it had to go through our landlord and Reeds Rains.For 4 months we chased Reeds Rains, their maintenance team (based in Southampton with no access to a phone for 3 months despite never being available as they were 'on another call' when we contacted the maintenance team). Children were sick regularly, we taped the wall up, took our sick children into the office to prompt action...lots of sympathy and promises from various people but zero action or communication to explain why nothing was happening. We escalated our complaint after researching (as nobody in the process shared our possible next steps), 3 months later our landlord told Reeds Rains maintenance company he would not be fixing our roof or wall and he was angry at us as previous tenants hadn't complained. The maintenance company disappointingly told us this was the end of the process and there was nothing they could do - despite him obviously breaking his contractual obligation to four rot free walls and a roof.After almost 4 months of a young family living in a damp house and paying full rent whilst chasing people on a daily /weekly / monthly basis it got fixed for less than 3/4 of our monthly rent.Ongoing issues after 5 months include:*Bath not attached to the floor and fell on my mother in law 5 months ago - not fixed*Washing machine broke - not fixed*Dishwasher broke - not fixed*Fireplaces not attached to floor or walls - not fixedStill paying £1200 a month for this bargain and service - as a renter I suggest you avoid this company as they have not supported us, shared any information, expressed an interest in our welfare beyond taking our money and passing on our landlords cut.

When a maintenance issue is reported, our Maintenance Department have to take steps to gain the authorization from the Landlord to proceed with the works and then engage with a contractor. In this instance, this process did take longer than we would have hoped and was due to the original contractor having to be removed from the job. This meant that we had to begin the process again with a new contractor. I am pleased to hear that these works are now completed. Regarding the other issues that you have raised, I can see that we have approached the Landlord for the authorization to get these issues resolved. I'm a tenant

I'm a tenant, so not a "customer" of the service that Reeds Rains provides freeholders and investors. I have had some issues within a shared part of the building and have found that mechanisms for making the landlord and maintenance company aware was not in place. If I were the freeholder or investor I would be uncomfortable with not having this in place to make sure health and safety issues reported on a property I was accountable for were fixed. I also found the Reeds Rains staff to be combatative when I bought this to their attention.

Avoid.

Regarding the Salford Quays branch.They refused to comply with a request for our landlords address in line with Section 1 of the Landlord & Tenant Act 1985. Explicitly stated that the request was in line with this act and still declined.Requested a "relisting" fee, we came to an agreement to move out of the property early due to antisocial and criminal behaviour from a behaviour. When asked for an invoice and an itemised cost of the fee, this was also refused. £350 + VAT was requested to "relist" the property.Money was taken from our deposit to pay for a skip so a new drive could be laid. We were informed that "Rubbish had been left in the bins and a skip was needed to remove it" (unsure why the bins couldnt be put out for the bin man). We have since been back to the property and have seen a whole new drive has been laid. We are now being threatened with small claims court for the relisting fee. We are still in arbitration regarding the outstand part of our deposit that was not returned.Complaints have been made to Salford City regarding there practices and inability to follow tenancy law.Avoid.
