We have no record of you being a tenant under the management of Fraser Grant. Reviews posted under a false name are questionable.
For clarity to anyone reading this review. A full photographic inventory is completed and agreed by our tenants on entry, which includes conditions of furnishings and cleanliness (with photographs), and video footage of damage and cleaning issues is taken at the end of the tenancy. All deposits are protected in the DPS custodial scheme and all tenants have the right to contest any retention from the deposit.
If you have not receive a full return, this will be fully justified with supporting video footage, and you either chose not to contest a claim against the deposit because the evidence supporting the claim was overwhelming, or you did and the arbitrator found in the favour of the landlord, in which case posting this review is in breach of the agreement where each party agrees to abide by the arbitrators findings.
Any costs recovered from a deposit are incurred through independent third party contractors, meaning if a bill is large, it is because the house was returned filthy or excessive damage was done to the property.
We take a deposit that is much less than a monthly rent in all cases and return 85% of deposits in full.
If you would like to provide the details of the property in question, we would be more than happy to provide links to the video footage taken at the end of the tenancy and then the public can make an informed choice as to whether a retention is justifiable.

GooglePlease read this email from Faser Grant! When we requested a rolling contract after our initially on year contract, they rejected it and instead insisted we signed a fixed term contract again. We then asked to have a contract made up until the end of May the following year (as this was when we knew our work contracts would end in Newcastle), and Fraser Grant replied with this:
"Charles Grant has some concern that receiving the property back at the end of May is not the best time to be looking for potential buyers or new tenants if he chooses to re-let the property and therefore he would be exposed to a potential loss and there is the Council Tax liability for him to also consider.
As such he is not happy to grant a new tenancy until the end of May and has proposed that he would be more comfortable in any new tenancy ending at the end of June, which is a much better time for selling or renting.
If you are agreeable to this new tenancy, please confirm by email or call to our office and we will draft up the new documentation."
How bad must you be as an estate agent if you are unable to re-let or re-sell a property during the months of MAY? Huh? It's is like going to the doctors on a Monday and them saying please come back on Thursday, I don't work well on a Monday!
The other side to this is we had let TWO properties off them the previous May and now they were claiming to be unable to relet during that month.
We were left with no choice but to pay an extra months rent (until end of June) and bills and pay the £350.00 renewal fee.
Friends of mine who rented with other agents only pay £25 renewal fee!
Be very careful when dealing with this estate agent. They are sly and will take as much money off you as they can, or kick you out of the property.

Another false review by the same person as Apee. You made an offer to the Landlord to renew your tenancy, which wasn't agreeable to him. He wasn't under any obligation to grant a new tenancy, but was happy to offer a longer one, which you chose to accept. I note that you have chosen to publish in a public domain a private email sent to you that gives an explanation as to the reasons why he wasn't willing to grant the shorter tenancy. What you haven't published is that you took the longer tenancy, paid to May and then defaulted on the rent.

Hi Holly, thank you for your review and we are sorry we have not met your expectations, which is our aim in all cases.
We have reviewed your tenancy records and are very disappointed with your comment about issues throughout the tenancy. The last maintenance you reported was in October 2024, which was resolved, and since then you have had no cause to contact us in the remaining 9 months of your time in the property, and neither have you ever expressed a dissatisfaction during that time. In the interest of fairness, we did have to deal with rent arrears during the tenancy and the tenants failed to return all keys for the house at the end of the tenancy until 5 days after it ended.
Regarding the deposit and the "trust" issue, for transparency, we use the DPS custodial scheme to protect deposits, so we are hands off. There is no benefit to us not returning or delaying a deposit return, but we must ensure that tenants have complied with their contractual obligations - there is an outstanding matter with your tenancy - and that any damage caused during the tenancy is accounted for. Our preference is for deposits to be dealt with quickly, but in this case we were let down by maintenance contractors not providing invoices for the work they did in a timely fashion. This is something we have taken onboard as a review of our processes and discussed with them, as it impacts on tenants and our agency's ability to function.
Your deposit has now been returned in full and we wish you all the best for the future.

GoogleFraser Grant did not return ANY of the deposit despite the place being left as it was found. They kept making excuses and changing them as to why the deposit was not yet returned. When I spoke to them on the phone they were rude and dismissive.
Needless to say, I will be taking legal action against them.
I wrote to them asking for the deposit and they made a complaint to the police for harassment. So, asking for the stolen deposit to be returned is harassment? It is criminal that companies such as these steal money from innocent students who are struggling on student loans. Do not give your money to these people, you will not get it back!!!

The place was not left as found that is for certain, including a hob that was only installed 3 months before the end of the tenancy being returned in an awful state. 1/2 the keys were not returned, so the locks had to be changed, which accounted for a large portion of the deposit - I'm sure anyone reading this would understand and appreciate steps were taken to provide security for new tenants.
As for the Police involvement, the truth is that you made threats to staff, including finding one members personal social media and contacting them through that wishing ill health to their families (we have all the screenshots of the contact).
The deposit was not stolen, another lie. The deposit was returned via the DPS, where is was correctly protected, and you were told you could dispute any claim via their dispute resolution service. You chose not to, because you knew the claim was correct and justified, and instead post libellous remarks here.
The deposit returned was accepted by another, more reasonable, co-tenant.
We gave you lots of advice about the previous deposit held for a different house through another agent, not knowing what you were like, and given your conduct around this deposit I am now unsurprised they ignored you and refused to return it, given the way you deal with people and the condition the house we manage was returned.
And I notice you haven't mentioned the constant chasing of rent arrears we had to do.
We have all the dialogue and video footage of the state the house was left, so are more than happy to put it into the public domain if your wish.

GoogleLong term tenant on behalf of the owner, The Cottage at the heart of Jesmond, Newcastle upon Tyne. Located in the St George’s parts. I have had a wonderful 2 years and not for the first time. The Cottage is a comfortable 1 bedder with full amenities and utilities, both a joy in the summer and winter alike. Not far from where it all happens yet more than private enough. I would highly recommend and make much gratitude to all involved especially the team at Fraser Grant, that I see. Easy entry and exit conditions. A very wise investment both in terms of finance and time. Very grateful, hope to do again in the future.

GoogleMe and my friend went for a viewing of one of the properties today as we had been struggling to find somewhere to live for our third year of university. Could not recommend this company more, after having multiple bad experiences with other companies, we were very grateful to have finally been treated with respect and like adults. We had a wonderful man named Simon showing us around the property, he was very professional and was able to answer every question we had about the place as well as being able to inform us of the local shops, restaurants and parks. The viewing did not take long as he was straight to the point and prepared unlike other companies we went through who turned up without the keys! GoogleDon’t know where to start with this one, from threatening and patronising emails getting charged almost £500 for cleaning. These guys are are horrible estate agents treating their tenants/customers like they are beneath them. Rather than a good customer experience. AVOID AT ALL COSTS.
My other review was actually for a friend which they took pictures of a fly on a wall which they tried to charge them for.
I actually lived in liberty quay student accommodation before this property and was returned a FULL £200 deposit. Would highly recommend liberty quay student accommodation for students in the Newcastle area.
I do believe there are some alright staff at this place but multiple people dealing with one property often contradict eachother.
This is still ongoing but will update the review fairly with the final outcome.

Ryan, your comments regarding our integrity appear to correspond directly to the outcome to your deposit and while we can appreciate that deposit returns are contentious, the way you returned the property at the end of your tenancy was extremely disappointing.
We highlighted our concerns throughout the year with how you were living in the house and you were given a full and extensive guide as to remedy all the issues at our pre-end of tenancy inspection, you did not act on our advice which would have prevented any retentions from your deposit.
While this is not the forum for a full and frank explanation detailing the tenancy; to provide the reader with some context, we found this tenancy particularly challenging. We offered flexibility when met with persistent rental areas - yet had to deal with Police intervention and extensive complaints from neighbouring properties, this being the only tenancy in 35 years of our experience that has received a Good Behaviour Order for anti-social behaviour.
We do hope the reader notes that Ryan’s only other review relates to an instance of being ‘scammed out of his deposit’ by an Agent and are able to draw their own parallels.

GoogleRUDE TO STUDENTS, PATRONISING WITH NO RESPECT. DO NOT USE IF YOU WANT YOUR DEPOSIT BACK!!
At the beginning of the tenancy we had to wait nearly 3 months for overflowing bins to be moved from the garden from the previous tenants and were faced with rude correspondence when chasing this.
At the end of the tenancy we were charge for over 17 hours cleaning of a house that had been cleaned so would require no more than a few hours. We were charged for marks on a mattress that was not actually used during the tenancy as it was a spare bedroom. Also tried to charge for rusting of a microwave which is within its nature and general wear and tear.
Threatened to be charged for trying to gain further information on the charges to persuade us to back down and lose the deposit.
We have used Nextmove properties this year, Nextmove are absolutely lovely, communicate via text and email for easiness, always kind and welcoming- never rude unlike Fraser Grant. We also got all of our deposit back after conducting the same clean as with Fraser Grant.

Hi Jasmine, the details of your review (relating to a tenancy from 2017-18) gives an incorrect impression about our business. For absolute clarity, you did have your deposit returned (and we do return deposits). In this case, we had to make a claim against your deposit for cleaning and damages found at the end of the tenancy. The majority of your group chose to contest the claim, as is your right (2 of your co-tenants wanted nothing to do with it, including the occupant of the "spare" room) - especially the cleaning, carried out by a third party cleaning company, and the number of hours it took to clean a seven bedroom, three storey house.
The claim was referred to the independent arbitrator attached to the DPS, who found in our favour on every count (including those you have listed in your review), showing that the claim and charges were correct and justified (The microwave, which was damaged and not wear and tear, had a different method of allowing for age applied, so a smaller amount was awarded). We all agreed to abide by the arbitrators findings, so to receive this review 8 months after his findings is very disappointing. Again for clarity, the balance of the deposit (not contested) was returned before dispute, less validated charges as detailed above, so your assertion that we don't return deposits is wrong.
We are somewhat puzzled by your comment regarding our approach to students, especially given we assisted you personally at the end of your tenancy with storing your belongings until you could returned to Newcastle (we have the emails to this affect), which we facilitated by negotiating on your behalf with the new tenants. This has therefore caused a lot of confusion regarding your comment that we are rude and patronising, when we went out of our way to assist you.
Overall we felt your tenancy went well during your year in occupancy and our dealings with you were always pleasant and friendly and we were very saddened when things turned sour because we had to make charges for damages. We are even more saddened and disappointed that you have chosen to put up a review that is factually wrong and painting our company in such a poor light, when you know that the charges were justified by an independent third party.
Deposit returns are always a contentious matter and can lead to ill-feelings, which we are always saddened by; however, were dilapidation is caused during a tenancy (on this occasion, validated by an independent arbitrator) we have a duty to our client (The Landlord) to make good that dilapidation and recover the associated cost.
We would much prefer to resolve grievances through direct dialogue, rather than in a public domain, but given the incorrect detail in your review (which is damaging to our company), we hope you and anyone reading the review (and our response) will understand the need for clarity.

GoogleI have experience with Fraser Grant as a tenant in a 2 bed property and I cannot speak highly enough of them. Myself and my flatmate chose to stay with them for 1 and a half years before moving on to new cities and jobs. When we moved in, the house had recently been renovated to a high standard and was nice and clean. The team we dealt with, Andrew, Rick and Ellen, are very personable and friendly, and are on hand whenever needed. They were extremely helpful throughout our tenancy when any problems arose (plumbing issues, oven getting old etc.) and arranged flexible solutions without hassle or arguments - which is not always the case with other letting agents around Newcastle! Anything that needed to be sorted was done so smoothly. You really feel like they are on your side and they are reasonable about wear and tear when you move on. If I look to live in Newcastle again, I will go to them first to see what is available. The service they provide is worth it!

They have always provided a good service and have been efficient, reasonable and responsive in dealing with any issues raised by the tenants. GooglePoor. Took ages to respond to queries that involved attention to the house or maintenance, but were quick to communicate when it was something they needed. My flat mate found himself having to sleep elsewhere for 3 nights as there was rain water streaming down the ceiling and walls and dripping onto his bed. When this was communicated a ‘nothing we can do’ attitude was given and no compensation or anything was offered. When it came to end of tennancy when trying to retrieve deposit we were told this was to secure the property and was not to be repaid. Overall poor.

In response to your review; it is a shame you have chosen to post as anonymous as we are unable to review your tenancy and therefore provide a more direct response.
Having checked our records we are unable to find any reports that relate to the reference you make regarding rain water streaming down a ceiling let alone reference to any of our tenants having to sleep elsewhere for 3 nights. However, if such a report was made whilst it was raining (which is implied in the review), roofers would not be able to get on the roof for Health and Safety reasons and as such a repair could only be affected once the weather improved, so there would be an unavoidable delay to repairs and our advice would be to move items away from the area and place a container under the leak to prevent other damage being caused.
We also refute your comment regarding time taken to effect repairs, as we endeavour to ensure repairs are carried out within 48 hours, where possible, and most reported items of maintenance are undertaken in that timescale.
In respect to your comment relating to the return of the deposit, we categorically refute your statement. For most of the properties under our management, no deposit is taken and therefore there is none to return and from the way you have worded your review, it suggests this is one of those properties; however, where we do take a deposit, they are held in the custodial DPS scheme, independent from our Agency, and we would be unable to withhold a deposit without justification.

GoogleThreatening and Patronising
I let with Fraser Grant last year. They were charging £400 per person per month for a three bedroom ground floor flat in Jesmond. First of all, I'm not going to say that this particularly over expensive, but I do advise that there are far cheaper and nicer flats available with competing companies.
When we moved in, we were speaking to one of the agents and had a lengthy chat about all the things that we wanted fixed. It turns out, Fraser Grant wasn't too keen to invest in the quality of our flat. We never had our beds fixed or changed after requesting it. We had to ask for the door to be rehinged as it was hanging off. All the light bulbs broke within days. Neither of these were welcomed by Fraser Grant.
Every email ever sent seemed laced with a patronising tone underlined by a "We know better than you" pragmatic about the whole correspondence. Don't listen to emails. They don't keep records of what is mentioned over email and they are late to respond.
Upon moving, admittedly the house was not move-ready. But Fraser Grant would hound threats after threats after threats. And frankly this is the only reason why I rated this review so bad. I felt so belittled and unwanted. Even after never missing a payment - which is a significant amount by the way- they would threat court, they would threat insane charges and fines, they would threat to have the landlord call our guarantors. They would not hold back even to come to our house, and say to us in person that they will make us pay hundreds of pounds to have the flat presentable. /- the flat when we entered was not presentable, and in a very poor condition. \- and to me that attitude is unacceptable. That cowardice and insecurity toward their tenants is disgusting. If you don't take our deposits then that's your risk. Do not threaten your tennants.
I would never recommend Fraser Grant. Very unhelpful. Very unkind to work with. Expensive flats. Poor maintenance.

We are disappointed by the inaccuracies in your review and I wish to take this opportunity to confirm that its content is not a fair reflection of the tenancy as per emails from yourself directly.
Following a discussion with you on the phone, I felt that we had ironed out a lot of your comments in the hope of obtaining a factually accurate review.
As an established property management company, we make every effort to offer advice and guidance throughout the course of your tenancy. I have taken the time to check our records and each maintenance request and email from yourself was addressed immediately so I found your comments misleading and not factual.
As you are aware we spent a lot of time with your group giving advice on how to remedy the condition of your property, with specific reference to the cleaning, which you all individually recognised and had apologised for in writing. Unfortunately, we found with each inspection the condition of the property had deteriorated and by the last few weeks of the tenancy we had no other option but to write to you with specific guidance otherwise you would incur charges to put the property back to its original condition.
We appreciate that you acknowledge the property was not in good order when it was returned to us and I can assure you that we never intend for you to feel threatened or patronised but consistent inaction led us to a point where we needed to take a firmer stance in the interest of our client.

GoogleI stayed with Fraser Grant for 2 years. The first year was a bit problematic but the second year was great. I think the first year was that way as we were a big house and looking back didn't look after it very well. The second year went really well, it was very easy because the house was kept clean and our big end of year clean was very good. Compared to some horror stories I've heard with other student letting agencies Fraser Grant is a good one to go with as long as you respect the properties.

GoogleI rented a flat through Fraser Grant for 2 years while a student in Newcastle. Having had a particularly bad experience previously with a different student letting agency Fraser Grant proved to be far better in comparison.
The viewing and application process was simple and clear, and the flat was in good condition upon moving in as well as all the relevant documents being provided along with the keys.
During the two years I rented, we were always given at least 24 hours notice if access was required to the flat for viewings/maintenance though typically more warning was given. While a number of problems with the flat did arise they weren't the fault of the letting agency and were promptly fixed as soon as the issue was raised via phone/email. Communication was always clear and responses came in a timely fashion.
Overall I would recommend renting from Fraser Grant following my experience. The rent did increase ever so slightly after the first year of renting however given the great location and condition of the property along with how helpful and friendly the staff were when communicating with us it was well worth it.

Fraser Grant were condescending, arrogant & rude from soon after we signed. They took a long time to respond to issues with the house (of which there were many which we were told were be sorted before we moved in) & the workmen used often did a very poor job. They often didn't tell us about our rights as renters as well. You'll do best to avoid them if you want any issues in your house sorted or to be treated with respect.

BE WARNED - if you're wanting to stay for more than your fixed term, this agent charges renewal fees and charges the tenant.
This was not made clear to us at the beginning of the tenancy, nor is stated in the tenancy agreement.
Other communication has improved over the past months, all issues have eventually been resolved.

I haven't had the greatest experience renting a property managed by Fraser Grant. I have had issues since moving into the property and most still haven't been resolved despite living here nearly a month.
Emails often feel patronising and unhelpful which has led to unnecessary stress and conflict.

We are sorry that you feel we have not met your expectations, it is certainly something that we do hope to meet from the start and throughout your tenancy.
We note that you say that items haven't been resolved despite you living in the property for nearly a month from when you moved in on 1st July, however, our records show that the minor repairs you itemised were resolved no later than 9th July, with the exception of a blind that was not operating correctly. GoogleI will always recommend Fraser Grant when I hear somebody is looking to reside in Newcastle. I lived in one of their flats for about 2 years and it was a great experience - the property was incredible, with huge windows and plenty of space, and the staff were always very friendly and happy to help at any time. Ellen, in particular, consistently went above and beyond which was greatly appreciated by both myself and my former flatmate.
