Blossom,The Croft

We’ve been living in our Blossom house at The Croft, Kerseley for just over a month now, and we’re really pleased with our new home. We love the layout and overall finish, and it’s been a great place to settle into. A special mention to Alice and Jack, who were fantastic throughout the buying process and made everything feel smooth and straightforward. We’d also like to thank George for being so helpful and responsive whenever we’ve needed anything after moving in, including promptly helping to fix any snags quickly and efficiently. Overall, we’ve had a really positive experience and are very happy with our Blossom home. We’re looking forward to making many happy memories here.

Wonderful Buying Experience

We moved to The Croft two months ago, and the whole process was incredibly smooth thanks to Alice and Jack. They were both extremely helpful throughout, liaising with all parties involved to ensure we completed on time. Since moving into our new home, the team has continued to provide excellent aftercare support. We looked at a lot of new homes in the area, and we're so glad we chose a Lioncourt Home. We couldn't be happier with our experience and would highly recommend them.

A Latent Construction Defect and a Disappointing Response

I chose Lioncourt because of its reputation as a five-star housebuilder, so I expected the quality of workmanship and customer care to reflect that standard. Unfortunately, my experience has been very different. Recently, we used the upstairs bath as a bath for the first time since moving into our home. This bathroom has only ever been used occasionally as a guest shower, and the bath itself had never previously been filled. I even provided photographs showing the bath and its fittings were still in almost new condition. As soon as the bath was used, a major leak occurred. Water poured through the ceiling into the downstairs bathroom, damaging the ceiling, paintwork, light fittings and extractor fan. After investigating, it became clear that the bath waste/overflow connection had not been installed correctly during construction. This was not damage caused by wear and tear or misuse, it was a latent installation defect that had existed since the property was built and only became apparent when that part of the drainage system was used for the first time. I contacted Lioncourt, not because I was unaware that the developer warranty had expired, but because I believed a five-star housebuilder would take responsibility for a proven construction defect. Instead, I was simply told to contact my home insurer because the warranty had expired. I replied explaining the distinction between a warranty claim and a construction defect, asked what their decision was based on, and requested an explanation as to why they considered an incorrectly installed drainage connection to be entirely my responsibility. That email was ignored. I appreciate that warranties have time limits. However, I was disappointed that Lioncourt chose not to engage with the facts of the case or even respond to reasonable questions about a clearly defective installation. Based on my experience, I would strongly encourage prospective buyers to carry out a thorough inspection of all installations before the developer warranty expires, even those that may not have been fully used, because defects may only become apparent later, and in my experience, the response may simply be to refer you to your insurer.

Wasim · 3 August 2026

Agent replied · 24 September 2026

Thank you for taking the time to share your feedback. We’re sorry to hear about the leak and the damage caused. As the property is now more than two years outside the Lioncourt Homes warranty period, we’re unable to investigate or undertake the repairs. The warranty provides a defined period in which defects can be reported and assessed. As previously advised, any repairs and associated damage will need to be addressed through your home insurer, who will be best placed to assess the damage and advise on the next steps.

The croft-Keresley

The Croft - Keresley. ASK FOR JACK! Jack is an amazing sales advisor, not only that but a great person. Jack made us feel welcome and at ease throughout our whole experience. Jack was amazing taking the time to show both sides of our families around the plot, sitting down with us to explore the different opportunities we would have as new buyers. It's unfortunate that the other sales advisor failed to meet this attitude and overall led to us falling out of love for the plot.

The Green, Rushwick

I couldn’t be more excited to move into my new home on the Lioncourt estate in Rushwick. The whole experience has been exceptional. I got an instant feeling from my first visit, and knew I wanted to purchase a house on the estate! I was really impressed with the build quality and fell in love with the open plan design of the poplar 2 bedroom home. A huge shout out to Natalie, who has been the most amazing support throughout. Thank you for being so patient and welcoming! Nothing has ever been too much trouble. I would highly recommend Lioncourt homes.

Myself and my partner purchased a 3 bedroom house on the Lioncourt development in Rushwick and we couldn’t be happier with our experience. From the first time walking into the sales office we had a really good feeling about the site and the quality of the build. Natalie from day one was extremely helpful and very thorough in every detail about the site and the properties for sale. She helped us design our home and always updated us on the process of the build. We can’t thank Natalie and Lioncourt enough for giving us a great experience in a usually stressful time.

The Green Worcester - AMAZING!!!

I purchased a 2 bed house at The Green in Worcester and I was sceptical at first due to it being further from family but from the moment I visited the site and viewed the style of house in my budget I fell in love with it! It was amazing being able to watch the house get built from a square on the ground to having all of my finishing touches put inside! Natalie was amazing throughout my purchase, she was always patient with me and willing to help whether it was contact professionals on my behalf or help me choose a bathroom tile. Natalie was always welcoming to me and my family making the area feel like home before I had moved in. I couldn’t recommend lioncourt homes enough, everything has been amazing! Any issues I have had since moving in they have sent someone to look straight away and everyone on site is always so helpful. My 2 bed home from lioncourt is perfect. It is the perfect size, perfect location and the finish on the home is fantastic. Thank you all so much for making it such a wonderful and enjoyable experience!

Westlands View

I’ve recently purchased a 3 bedroom house in Westlands View development and so far I’ve had a great experience. There was a very friendly and professional approach from the beginning to the end. Shout out to Polly and Carol who were helping us through the process and helped with all enquiries. Also Mark the site manager who clearly knows his stuff, is very approachable and helpful. They all went out of their way to help. As expected with any new build property, there were minor snags which got resolved very promptly. I’ve had a new build before but didn’t have the same sale and after sale experience. I love our new home. The only thing which I’m not a fan of is the placement of EV charger as there is a post in the middle o 2 parking spaces which could have been placed elsewhere as we have to be very careful how we park and can’t fully enjoy the parking space. Other than that, everything is great.

Lioncourt homes always 👌🏾

As a first-time buyer, I was unsure which developer to choose. Although I had several viewings booked, I decided to visit Lioncourt Homes property first, and from the moment I arrived, the surroundings felt like home. I was warmly welcomed by Alice, who was approachable, professional, and consistently prompt, providing exceptional service throughout the entire process. The construction quality is solid and neatly finished. I also had the pleasure of meeting Jack(always smiling)😃 who was always friendly, professional, and helpful, and Ben, who carried out the home demonstration and patiently answered all of my questions. I truly enjoyed my journey with Lioncourt Homes and would happily recommend them any day! 😉

A great experience, highly recommended.

I am so pleased that I used Lioncourt Homes to purchase my home at their Abbey Grange development. The staff I have encountered have all been incredibly helpful and determined to make sure I am happy with my home. The development is small and attractive, with lots of nice details taken into consideration. The contractors were very helpful as the development was ongoing, and it was very easy to have issues rectified. The site managers Mark and Chad were very approachable and helpful. They made sorting issues very easy. Post completion of the site, Mary and Paul have been very helpful and efficient at answering queries. It is natural for there to be snags with new builds. They are unavoidable, but the way a developer deals with them is very telling, and Lioncourt have not shied away from making small (emphasis on small, nothing mayor!) tweaks to ensure my home is the way it should be. Although I have no intention of moving soon, I would absolutely use Lioncourt Homes again and have already recommended them numerous times.

Absolutely disgusting that you’re taking a couple to court for beautifying the area that you promised but neglected to do. Everyone should think twice about buying one of your builds - that seem to also generate negative build-quality reviews also. Cowboys and conmen. 🤬

Stay well away from LIONCOURT HOMES

Do yourself a favour and don’t purchase a property from Lioncourt homes. Belfry homes will do you all a much better job ! The contractors that they have actually doing the work are about as useful as an ejector seat on a helicopter ! Because they don’t employ their own trades people, these LAZY IDOIT contractors just come in and do a RUBBISH job then leave site once they have their money. Probably to never be seen again. I had just over 50 snags and to this current day they are STILL not all complete. I could type all day complaining about this half arsed service that they provide, but all’s I would say is you should go a try to view someone’s Lioncourt home property that they have actually started living in. Ask them what their experience was like because I can assure you they would not be satisfied. Once the builders get so far along the project, any problems after a certain time they will just tell you to “ speak to customer service “ as they can’t be bothered to help.

Lioncourt Homes Priory Meadows

We have just moved into Lioncourt Homes Priory Meadows. Tracey in Sales has been excellent in making the stressful process of buying and selling a house much more bearable. The house is very well built with really good finishes and was immaculate when we moved in. We have been told to tell them about any snagging and they will fix them immediately. Really good personal customer service and we would thoroughly recommend them.

Priory Meadows, Hempsted. A truly fabulous developement

I moved into my house almost three months ago, first resident on this site, so I was understandably a little nervous. I can only report the whole experience as being extremely positive. Prior to moving in Debbie and Tracey kept me informed every step of the way. Their professionalism is a credit to this company and when Debbie moved on she made sure Tracey was fully aware of the decisions I had made with her from my kitchen choices to the flooring and everything in between. George, site manager, is also excellent. He manages to juggle the fact that this is a building site as well as my home. I have especially welcomed the way he has kept me informed when my access might be affected or large deliveries are forthcoming. He also keeps apologising for the amount of mud left on the road, but with the amount of rain we have had over the last few weeks I'm not sure he can be entirely to blame. As a company I can only state that the quality of the build, the fixtures and finishes, are of a very high standard. After sales care has been exemplary from the quick response to my 7 day snagging list to the one or two issues that were noted after. The customer care team seem just as quick to resolve the small number of issues I have identified. If you are thinking of buying a new-build house you should certainly consider Lioncourt Homes. They really do provide a personal touch as well as a five star experience.

First new home in 25 years

We only moved in at the end of August and for everyone who has moved house in the past, it can be an extremely emotionally and mentally challenging proccess. We started our purchase at Priory Meadows, Hempsted at the begining of July and had moved in by the end of August. If it had not been for the sheer determination and continued persistence of Tracey and Julie (working in the sales office on the site) calling and liasing with Solicitors, Estate agents and Buyers/Sellers, it is doubtful we would have moved. You can not question their committment to their company and to the house buyer. As for the house we purchased, we have only been in for 6/7 weeks. The house seems very well built (it is holding up to the serious rain we have had in the last 4 weeks) and the specification is very high; solar panels, carpets/lino fitted, turf laid, heatpump, an upgraded kitchen with washer/dryer, dish washer, double oven and upgraded showers in the en-suite and bathroom. The site manager, George, has been exceedingly responsive to our 7 day snagging and even extended it a little further. He even had his own snagging list and these items are also being resolved. 7 days is probably not long enough as the first week disappears when you move into a new home but, all our initial snags were resolved with great communication from everyone at Lioncourt. We are now liasing with Customer Care for house issues and they seem to be pretty 'on the ball' too. It will all take time to see if this excellent service continues but, up until now we can not complain. As usual it takes time for the local authority to get round to recognising a new development but, the sales team keep asking them questions and then let us know where we are in the proccess. As with buying any house, It is a considered purchase and the next 2 years will tell us more about Lioncourts committment to its customers but, for now, all seems to be going really well. Keep it up Lioncourt and special thanks to Tracey, Julie, George and Paul (and of course the house building team who have always been very polite and accommodating to new home owners on what is a working building site)

We recently purchased a house in Hempsted, Gloucester in which we moved into in mid December. Throughout the experience we had great customer support from Tracy in the sales team, George the site manager and Simon from aftercare customer services. Would highly recommend.

Lioncourt's ongoing impact on Hempsted Village, Gloucester

As a neighbour of the Lioncourt site on Hempsted Lane Gloucester, I would take issue with their environmental standards, having recently cleared a brownfield site to repurpose it for housing. It's an ex-MOD site, with polluted land and has previously flooded due to it's proximity to the River Severn. Yet still it was given permission to build 70+ properties. A circular was sent to say they were going to clear the site apart from protected trees. They removed ALL the perimeter trees or cut them down to 2-3m. Why?10m high screening trees, all cut, so all my neighbours have lost noise, light and dust screening. Birds and other animals have needlessly lost habitat. To me this seems to be environmental hooliganism, unchecked by the local council?. I welcome their comments and mitigation to re-instate the environment as was. These trees will take a generation to replace, but seems that is of little interest. My property has been devalued for sure along with many neighbours.11/11/23 The road outside the entrance to the site on Hempsted lane was closed on the 30th October 2023 with a one way system in place, making residents take a 1 mile+ detour through the village. This is a major inconvenience and works are only due to finish after 6 weeks on the 8th December. The Police would do well catching cars ignoring the no entry signs and driving down to the roundabout.25/11/23 The road from the roundabout is now completely closed. There is little sign of works but huge disruption to the whole of Hempsted Village i.e. thousands of people and hundreds of drivers. The local developer claims to be considerate but closing the main access to a village is unacceptable. If there is a fire, emergency services will not be able to pass the width restriction at the top of the village, which I don't think is safe or should have been approved by Gloucester Council. The road should never have been completely blocked at any time.08/12/23 On the day the road closure was due to be lifted it is instead EXTENDED to the 22/12/23 with no warning, no flyer to neighbours. Seems the Builder can DO WHAT THEY LIKE with no consideration for the disruption to THOUSANDS OF RESIDENTS!15/3/24 I did receive an e-mail from Lioncourt regarding the above sent by the site PM, which was unexpected but welcomed, explaining many of the issues, most of which seem due to other services that were beyond their control. Thank you for that. I have adjusted my review to reflect the response and concern. It is good to see a local contractor that does take the time and appears to care. I hope this will continue and the road will be re-instated as it was or better once works are complete.

Throughout our purchasing experience…

Throughout our purchasing experience with Lion Court, Natalie consistently demonstrated an exceptional level of professionalism, courtesy, and commitment. From our very first interaction, she ensured that we were fully informed and supported at every stage of the buying process, which made what can often be a stressful experience feel clear, manageable, and positive. When we purchased our property at The Green, we were the only buyers on site at that time. Despite this, Natalie always made herself available and provided us with the time, attention, and reassurance we needed. She approached every meeting with patience and a genuine willingness to answer our questions, explain each stage of the process, and guide us through the various decisions involved in purchasing a new-build home. One of the most valuable aspects of our experience was the access she facilitated throughout the construction phase. Natalie arranged for us to visit the property at several key points, allowing us to see the progress first-hand and gain confidence in the quality and care being put into the build. These opportunities to observe the development of our home were extremely reassuring and helped us feel fully engaged with the journey from start to finish. Her communication was consistently clear, timely, and transparent. Whether it was providing updates, clarifying technical details, or coordinating with the site team, Natalie ensured that we always knew what to expect and what the next steps would be. Her proactive approach significantly reduced uncertainty and contributed greatly to the smooth progression of our purchase. Overall, Natalie’s professionalism, dedication, and customer-focused approach made a meaningful difference to our buying experience. We are sincerely grateful for her support and would not hesitate to commend her for the outstanding service she provided throughout the entire process.
