We recently worked with Abigail Griffiths at Butters John Bee, and the experience was excellent from start to finish. Abbey clearly has a wealth of experience in lettings, which really shows in the way she manages the process. Her approach is seamless, from agreeing terms through to making sure all parties’ expectations are aligned and met. From a landlord’s perspective, I would highly recommend working with Abbey. She is incredibly thorough, ensuring properties are set up correctly from the outset, and she has a strong understanding of the local market. It’s clear she has her ear to the ground when it comes to rental values and current demand. Overall, a 10/10 experience, professional, efficient, and easy to work with.

Disgraceful is all i can advise

Disgraceful is all i can advise. Arranged an appointment to view a house, received a phone call at 12.01 pm to see if i could change the appointment from 15.30 to 16.00. Arrived at the house to see the estate agent leaving with another viewer, both got in their cars and left and yes, the estate agent did see me pull up. Waited 10 mins and then noticed a sold sign in the garden. Called the estate agents who advised the house had been sold earlier in the day & one of his colleagues should have called me!

Don't trust these people especially James keeble this guy doesn't work for the seller but lies to you about house prices and lies about discounts lies about everything don't trust them at all. James would say one thing then when confronted he would lie and say he never did we recorded his lies. We thinking of suing them as he worked with the buyer to make sure to push our price down as he new we are living in the USA. Jacob and James worked together to talk lies and to get the price down. Unfortunately we did fall into his con. We all think his been paid under the table as we have recording text messages emails but he denies everything. Please people stay away

So I’m a landlord and wanted to sort something out. The first agent who I talked to informed me to leave it with her and she will get back to me around the 24 hour mark, whilst knowing she will be leaving for annual leave the next day! I had been phoning for a week and trying to chase up with no luck until I had a chat with another agent Abu who not only managed to have my issue sorted the very same day but was considerate and listened to my concerns. He also updated via phone as well as email to ensure I received an update asap. Thank you Abu for all your assistance!

We are not a customer of Butters John Bee, we chose to sell our property with another recommended Congleton Estate Agent. Despite having no recent contact requesting any assistance from this company we have had FOURTEEN calls in the last two months soliciting us to cancel with our existing agents and give them the opportunity to sell the property. Despite having a call yesterday again from them where we told them the property is sold we received another call today, unbelievable. We are taking advice and have been told to report them to the Property Ombudsman for harassment and unprofessional conduct. Be warned! We have put one star on this review because we can’t give a negative score.

The sale of my late Father's bungalow completed today . I don't think the sale would have been as smooth and uncomplicated if it wasn't for Ryan . He kept me updated and 'in the loop' constantly and when I asked him to chase something up, it was done! His communication skills are first class ; he explained things to me in ways I could understand and he fought my corner constantly . Ryan is an absolute superstar. I highly recommend him and BJB . I recently went for a viewing and was accompanied by Gabriel, and I couldn’t be more impressed with his professionalism and helpfulness. From the moment we arrived, Gabriel was welcoming, knowledgeable, and attentive to all of my questions. He took the time to walk me through the property, highlighting key features and offering insightful details that really helped me get a feel for the home. We had a great experience with Harriet. From the initial contact she was friendly and professional and was able to work out what we were looking for, enough to be able to recommend a second property which I hadn’t seen. She managed to arrange back to back Saturday appointments for the 2 properties at late notice and accompanied us on both. She was a great mix of showing us around and answering questions, and allowing us space to look and talk together. She was very personable and got a measure of us quite quickly, enabling great conversation about other options moving forward, giving good perspectives and local knowledge, as we are moving from Newport. We are looking forward to hearing from her when anything else appropriate comes up.

Kristianne Edmondson did a fantastic job at BJB. My rental property was sold through auction and Kristianne was my first point of contact throughout the whole process - she is efficient, clear, realistic with valuations etc and always extremely helpful. I contacted butters John bee on Monday 30th of September 2024 for a valuation quote for probate and I spoke to a very nice gentleman called Ryan cheetham who said he would do a desk top valuation for probate purposes send by email also send a letter attached to the email as I need the quote on letter headed paper .which Rayan did and he did it in the same afternoon I carnt fault the service I'm really impressed thank you Ryan for being so helpful and friendly would recommend butters John bee.

So bad its frightening

So, you decided tp go with a new agency only to find that the agency who were so excited and promised so much were list as bad as the rest, Thats Butters John Bee Northwich. Today is a week since signing up and still no board outside and thats after three calls asking where it is and given excuse after excuse. Friday last week they go live online without informing me and without getting my approval for the pictures, some of which do no justice what so ever. Today, I speak via phone to Ed at the Northwich branch who tells me that an automated email was sent informing me of being live on line, er no it was'nt. Then ask about property owners approving pictures for online again, Ed states that he will need to check the policy and get back to me!!!!!! Thursday last week when my confidence was sliding I ask that the branch manager speaks with me but no conversation takes place. Today I ask to speak with Emily Wheat the MD of Butters John Bee only to be met with the response 'I can help you' when I have made it clear what i want. Butters John Bee take the universaly bad reputation of estate agencies to a differant level. Within the next two days a mock Butters john Bee board will appear outside my house advising not to use them under any circumstances. As a media owner, it is also my intention to flood social media etc with this issue. Please, Please beware and do not use Butters John Bee Northwich of indeed anywhere.

I used the Newcastle Under Lyme branch of Butters John Bee to find suitable tenants for us. They did this in 3 weeks, which was highly impressive given the time of year. Big shout out to Abbie Griffiths the lettings manager. But Butters John Bee are a well run outfit, providing a great lettings service, including add ons via approved 3rd parties like deposit scheme and landlord insurance cover.

With her you have a professional counterpart with whom you can have a value-adding business discussion. She is easy to contact for further information and fulfils her promises perfectly. We bought from Cannock branch last year. I found communication with them poor, when putting offers in they were not getting back to us to say if offer had been declined or accepted, I only found out if I chased. Once our offer was accepted, the advert stayed online, for sale for two months after. The advert was in the window of the shop up until a month before we moved in. We later discovered they had a special agreement with the seller that they would leave it live just incase they had a better offer. Disgraceful behaviour and very immoral. We’ve moved and happy now but I would encourage others to not deal with them.

Inspection done by Stacey went great today and all of the issues we had before have now been noted and I’m super confident that left with her then things will get sorted out now ☺️ UPDATE - 7 months down the line, more than half of the issues discussed have only been fixed due to us sorting them on our own backs and footing the bill for the work done and there’s still things that need doing that were noted down which have now resulted in a fly infestation in our bathroom and also a back door in the kitchen that you can see daylight through on the sides… During the inspection it was made very known about safety concerns with the decking which we have since had to rip out ourselves as my foot went through and injured me and also a very cracked kitchen floor tile from before we moved in which had cut my foot multiple times and also injured my partner and pets which we have since had to do ourselves. Really unhappy with the ‘service’ provided by BJB and even now with the flies in the bathroom, I don’t know how long it will be until the issue gets sorted, if at all. Like seriously, we’ve been waiting 7 months now for proper plugs or anything for the bathroom sinks rather than just a straight hole where they used to be before they corroded away…
