We had Carlton estates manage my familys property for letting as we didn't live locally any more. It started well but as maintenance work needed doing on the house the problems started. They used unqualified 'Handymen' to carry out essential electrical work. This handyman also did not do a great job and the job had to be redone again at my expense. We asked Carlton estates to carry out simple jobs like getting a tradesman in to change the rear entrance door prior to the tenants moving in. When I came to inspect it after Carlton estates had said they had completed the job and inspected it themselves, I found they had made mess all over the floor and walked through the house with dirty shoes. We had to get the floors cleaned throughout the house again. After many more times of there recommended tradesmen doing bad work i found myself having to sort out the work to be done. The amount of money we paid each month for them to manage the property and I ended up having to do most of the managing myself. They did checks on the property twice a year and everytime they did we got a letter saying that the house was in reasonable condition. When It came to me doing my own checks on the property the house was filthy with stained carpets, mould in most rooms, maggots in the kitchen and the kitchen and the kitchen ceiling covered in grease amongst lots of other problems with the property. This lead me to believe that they did not check the property at all as they should have informed me of this. Overall I would not recommend this company to manage your property as they are happy to charge you a large fee but not to do the basic requirements for managing a rented property.
