Right from the initial visit and photographs, Mark was warm, clear and concise about what we could achieve with our property, and he was spot on. His honesty and guidance set the tone for the entire process.
From this point on the whole team went above and beyond throughout our sale which certainly had a few challenges!
Jack kept everything on track with professionalism and reassurance, and Nicole was exceptional, her communication, dedication, and support made such a difference during some of the more stressful moments. Sam was always there to step in when required, offering great know-how whenever we needed that extra bit of help.
I don't think we will be moving again in a hurry but when we do we would absolutely return to DPSH Morley.
We must apologize to you all for taking so long to write this review but it was an exceptionally busy year.

GoogleIf I could give you a 0, I would. The main problem I had is you tried to extortionate me for online Money Laundering payment saying it's a legal requirement, it isn't (solicitors have to do this not estate agents). Yes I have to provide ID and proof of funds which I did. To add insult to injury you also lied to say you don't profit of the £30 for online Money Laundering checks even though it's a company which is part of your group. Finally you and said you wouldn't proceed with the sale unless I paid this. I have this in writing so there is no he said she said.
Not one occasion did you do any sales progression.
As a company you give Estate Agents a terrible name.
There were other issues which I just can't be bothered with.

I have purposely waited for HMRC to update us with the latest list of estate agents who do not/have not complied with their strict Anti-Money Laundering Risk Assessment rules set out for estate agents.

I’m going to be very transparent and very open with you so that you can see the truth.
Anti Money Laundering Risk Assessment checks:
It is absolutely law that we as an estate agent perform this check, whether a solicitor has or hasn’t done one of their own when we perform ours.
It was brought in as part of the large clamp down on money laundering, of which the world of estate agency is very open to.
As a minimum, these checks can be performed manually on paper, meaning the agent could easily be liable for a case if they miss something, as well as not having a complete history available to them of a buyer or seller.
So, to protect our buyers and vendors, as well as our business, we use a company called SmartSearch, as they are highly recommended by Rightmove and HMRC.
This service costs us an upfront fee of just over £2,500+VAT and for that fee we are allocated a sum of credits. When we perform searches multiple credits are used for running a search on any individual.
If we exceed the pre-paid credits allocated, we then have to purchase a further package at a cost of £2500+VAT, even if we need 10 credits. The unfortunate thing going forward is we can not roll these credits over so when the annual contract expires, we can be left 1000's of £s out of pocket.
What’s more, the 3 HMRC officers who came to our office 18 months ago to look through our AML policies and practices, told us, not advised us, told us that it is ‘a government requirement for all estate agents to perform AML risk assessments' and that if we didn't adhere to their ruling we would be fined and would find ourselves on their list that I mentioned above.
We take anti-money laundering and our responsibilities regarding this very, very seriously and when we charge £40 incl. VAT for this service, it is done so to protect the buyer, the seller and our company, as well as the country.

I have decided to do a follow up review on the back of my wife’s original on Google .
DPSH have represented us on 2 occasions and have been excellent both times -Nicole and Sam, supported by Mark, Jack, and Millie, this time round. This latest sale was very stressful due to a 6 month time waster, and the patience and support shown by DPSH was amazing throughout. In fact I find it incredible that the person responsible for messing us about for 6 months has actually put an extremely negative review on Google against DPSH. Trust me, some of his detail is laughable, and DPSH did suggest that I relist after 3 months of dealing with this character and I didn’t take their advice - more fool me!
Our ACTUAL buyer gave a glowing report of how DPSH operate.
I could really go to town on the poor review but won’t because tbh I can’t be bothered, DPSH did a great job at dealing with a difficult process. - thanks guys.

When we found a property the progress was taken over by Kyle - the new manager. He was absolutely great at his job - updating us on a regular basis and always happy to have a chat.

The first time renting my property out through Tanya, she handled everything to the last detail and even told me things that I legally have to do but didn’t even realise.
