Cannot speak highly enough of Jodie at the Aylesbury branch. Was recently relocating back to Aylesbury for work and looking for a good rental property, and Jodie was absolutely amazing in organising online viewings and sorting all the necessary paperwork for me. Every time there was a problem she was there to help and support. Have dealt with many of the local agents in the past, and Brown & Merry are by far the best, 100% would recommend.

Unexpected Charges and Poor Transparency

I used this company to manage my property in Hemel Hempstead. At the beginning, Stephen and Elliot were very convincing, but they did not clearly explain that there would be additional charges on top of the monthly management fee. After one year, I agreed a rent increase directly with the tenant and simply asked them to update the contract. For this, they charged me £300, even though it only involved changing a single number. When I saw this charge, I gave notice to terminate their management service, which unfortunately requires a six-month notice period. When I informed them of my intention to cancel, they first offered to reduce the £300 fee to £200, and then to waive it entirely, on the condition that I did not terminate the contract. This suggests that even they recognized the fee was not justified. During those six months, they charged me for as many items as possible. For example, they charged £60 for deposit protection, even though the deposit is held by a third-party scheme. Then, the following month, they charged £102 for an Income & Expenditure Statement, which added little to no value. In a very short period, they charged an additional £462 on top of the £100 monthly management fee. If you are a landlord in Hemel Hempstead, I would strongly advise you to review all terms carefully and be cautious about potential extra charges.

This is why I thoroughly recommend Alex to support the property letting and give supreme confidence in her future management service for my tenants: Alex has a really engaging uplifting personality oozing with enthusiasm for the potential landlord. After her really supportive walk-around my house and full of encouragement to jump into letting I went with the process. Even before any photos had been taken and within the week a first potential tenant had been encouraged to visit. Alex confidently walked them around creating a perfect picture for them. I cannot praise or recommend Brown and Merry Wendover enough. I have never been one to leave reviews, but I felt incredibly implied to do it in this case. Our fantastic experience began with viewing the house we were purchasing. We viewed the property two times, firstly with Sylvie and secondly with Ruby. Both were absolutely fantastic experiences, and they both did as much to sell the house as the property itself. On both occasions we were handed beautifully presented brochures, which were fantastic additions to the viewing and more than anything, fantastic memoirs for the house we were purchasing. They were knowledgeable, kind and not in anyway overbearing, completely contrasting all other experiences we had had with estate agents. We submitted an offer for the property, which was accepted, and were immediately given all options in relation to conveyancing, processes etc. Once again, a really thought through stage. During our purchase, through no fault of Brown and Merry's, we began having issues with our solicitors. And in particular, issues with an enquiry from our conveyancers. We were advised by them to call Brown and Merry for advice, and upon doing so were passed to Claire. Claire took it upon herself to liaise with us, the sellers, the sellers solicitor, our solicitor etc. to assist in organising a resolution that would allow exchange and completion. She chased everyone almost everyday, updating us throughout and creating communication between both sides where there never was before due to incompetent solicitors. We had a point of contact for which nothing was too much to help with, and the purest example of someone going above and beyond where they were in no way obligated to. I truly believe without Claire's assistance, we would not be at the exchange stage we are now. Thank you Claire. In summary, if you are thinking of buying or selling through Brown and Merry, you'd be hard pressed to find anyone better.
