I had a really awful experience dealing with staff at this estate agent. Archie and Mark were not helpful in the process to buy a house. There was a lack of communication from them and the service we received was very impersonal. And though our bid for a property didn’t go through, the process was very stressful due to their behaviour. I will not be looking at properties through them again and wouldn’t recommend them to sell your house.

Hi Stephanie, I'm sorry you feel you've had awful experience but if your best offer is £15.000 lower than someone else’s offer there isn’t anything we can do about it , it’s the vendors decision which offer they accept and to leave a negative review because of this isn’t really fair …but we’d like to wish you luck with your property search.

We have been living at a rented property for almost 6 years, and Charrison Davis, Harlington office, has taken over the original contract over the last two years. Since they have taken over, we still don't have a valid legal contract to say that we are living at this property. Also, every time,WITHOUT EXCEPTION, that we try to ask for this, or any other issues regarding our house, being issues with plumbing, heating, problems with the floor, etc, we use their website to report all of the issues, but never hear back from them. I have to keep calling asking about it and when is going to be acted upon, and the answer is always the same: Brian is in charge of this rented property and he is the only one that can tell you what has been happening! I have to keep calling the office day in day of out for months and no answer at all?"! Ask for the manager to have an update, only to be told the Manager is Brian, and he will call me, or he will email me, and it never happens. I marketed my property via Charrison Davis last December, which at every viewing I got a call from the agent concerned as they couldn't remember the code to get into my flat, despite them all being emailed to them! (Tiresome and tedious when you purportedly are instructing professionals). An offer was agreed in February. From there it all spiralled downwards, there appeared to be no control of the sales progression, by Charrison Davis, usually upon agreement of a sale, you give the Buyers milestones such as booking in HomeBuyers surveyors, should you opt for this, and giving them a deadline to have their solicitors instructed, mortgage survey booked in, and manage the Buyer's to ensure that a sale actually progresses, and the Buyers are serious, otherwise you re-market the property. Not with this company, 10 weeks down the line, and the Buyers did not even have a mortgage survey booked, and this was not been properly progressed and managed by the agents. Michael originally dealt with the start of the transaction, and then the transaction was passed to Mark. Mark was the most ineffective, and ineffectual, estate agent I have ever worked with, and this is coming from a Residential Property Solicitor of 13 years, who works In -House at a Estate Agency company, so am very experienced on the good, poor, agents out there, working with 50 plus different estate agents each week. It was evident that Mark did not have an idea what to do, or progress a case, or ask the right questions or the Buyer's and their broker, in respect of the mortgage offer, and he is apparently experienced agent. Mark's communication was poor, and he didn't even respond to emails for 10 days, emails asking for a new update if the Buyer had booked in a survey(surely this is a quick yes/no response), and when pushed Mark didn't know even what to ask of the Broker's or challenge them when there were contradictions in the information that was being supplied. I literally had to email a script of three basic questions for Mark to ask the Broker, to ascertain the information I needed. Needless to say, after 10 weeks of nothing being achieved, and no discernible update, and my serious concerns about the financial viability of these Buyers' to actually buy my property(Charrison Davis' key marketing skill was that they financially verify all Buyers before progressing) this evidentially was not the case. 10 weeks to establish the Buyers that they had failed their credit check and could not get a mortgage. Whilst that in itself is not Charrison Davis' fault, don't market yourself as a company that verifies Buyer's to then take 10 weeks to establish that they had failed a very simple experian credit check, and had never had a realistic prospect of getting a mortgage. This should have been established before an offer was agreed, or at the very latest within 2 weeks of an offer being agreed. What made this case frustrating was that, I was pushing Charrison Davis throughout, and they simply failed to ask the right questions, and Mark taking 10 days to get back to me (he only did so eventually as I had to get his boss Michael involved to respond to me). The time wasted because Charrison Davis did not do their basic job, was more than financial, as I had to pull out of a purchase also, and lose the Stamp Duty exemption, it was so much more meant, it meant that I couldn't relocate to be near my ill father, the whole essence of need to sell. Maybe if you don't know the conveyancing process or what an estate agent should be doing for you as Sellers, you may be happy with this company, and their lack of progression, and communication of what they ought to be. However, I did, I pushed to get communication once a week, so I did not waste my time, and that of the parties in my chain. Charrison Davis' did not do what they needed to, Mark was simply clueless, and when discussing the shortcomings of Charrison Davis' Michael said he couldn't disagree with me that they had failed to deliver what was required. If you want to sell your property, don't use these agents.NegativeResponsiveness, Professionalism

CM, Thank you for you feedback albeit somewhat misleading, You were only asked once for the entry code to the communal door after your email was sent although that is 1 too many times. An offer was agreed late February and you are correct the buyer did have financial problems, originally he wanted to purchase your property along with his partner but after approx 8 /9 weeks we were informed by their broker that the partner had failed her credit check, I appreciate the time this took was extremely frustrating however please remember many financial institutions / mortgage advisors were working with reduced staff and many were also working from home which would of course had an adverse affect on timescales. The original buyer then proceeded to try and purchase the property solely in his name and as such needed to fill out a second application form so the whole process had to be repeated, and as it transpired because he had previously been furloughed for several months his lender insisted on a lot more paperwork and also a higher deposit in order for them to consider offering him a mortgage. I understand you withdrew from the sale because it was taking so long to get this information from the mortgage broker and mortgage lender. When we make a viewing for an applicant to view a property we do financially verify them but there's only so far we can go. When we put the offer to you we told you specifically what we knew about the buyers, we told you exactly what we had been told by the buyer's financial advisor and you were perfectly aware that neither of the perspective buyers had completed a recent credit check. We also informed you on numerous occasions that it was our company policy not to send out sales memos until a survey had been arranged, this is to save the Vendor from losing any money paid to their Solicitor if the sale falls through if the buyer can't get a mortgage, I'm astounded that a property lawyer practicing for 13 years has never come across this before !! Many Solicitors and Vendors have commended us on this....You mentioned you missed out on the stamp duty exemption.....but to agree a sale on a leasehold property and have it exchange and completed within 8 weeks.. especially during a lockdown period with reduced staff is unrealistic although not impossible.. as many property Solicitors would agree. You will recall that I did contact you by phone and apologise in person that you did not receive our normal high level of service and you should have received more frequent updates from my staff and you will also recall... although you made no mention of it in your review that I made a financial payment to you towards any costs you had incurred.... Anyway i note the property is still for sale with another agent so would like to wish you luck in your continued search for a buyer.

Having had a very unsuccessful 4 months with a different estate agent, we appointed Charrison Davis June 2024, for the sale of our property. From initial meeting with Chris Lenny, we immediately had viewings arranged, that week. With an offer we accepted 1st July, and will complete first week in October. Special thanks to Archie Degun, who managed the sale, from start to finish. Arche is very professional, attentive and helpful and was always on hand to advise and answer any questions. Mark Armstrong went above and beyond to help me and I could not have stayed sane at times without his help and support. I had a very disappointing experience with this real estate agent team. Despite confirming my appointment 20 minutes prior to the scheduled time, no one showed up for the property viewing. I called 10 minutes after the appointment time, however no one answered the phone and their office hours showed they should be open. After 20 minutes, I drove around the corner to see the office was closed. I was left waiting for 30 minutes and this caused significant inconvenience as my husband had to leave work early and travel some distance just to attend the appointment. Poor communication and lack of professionalism were evident and I would not recommend their services.
