Excellent experience

I had to sell a property because of financial reasons. It needs work that I cannot afford to take on. I contacted Auction House London and got put through to Georgia, who is nothing short of amazing. Having not done this before, I had loads of questions and she answered every single one promptly and thoroughly. She helped me make every decision with clear guidance and information. She is an absolute credit to Auction House London and the reason I had an excellent experience - the world needs more like her! Extremely good experience

I had already tried to sell the house through two well-known national estate agents, one where I was met by complete ineptitude and the other with lots of viewings by quite unsuitable buyers. I turned to Auction House Scotland on the recommendation of a property blogger after contacting several auction companies.The whole experience was excellent, from quick listing to sale. The Sales Negotiator, Nicola, was outstanding, completely organised, always quick to respond to questions, following up when she said she would and, most importantly, only sending qualified prospects to view the property, particularly appreciated as I had a 200 mile trip to do the viewings.In the end the house was sold via a standard offer (at my asking price) rather than by auction as the buyers first had to sell their own house and required a mortgage. Entry for the buyers was achieved just over two weeks from a conditional offer being made. I doubt this would have been possible without Nicola. Obviously solicitors were engaged by both buyer and seller but when either side needed information in a hurry it was Nicola we called. I hope she is as appreciated by her employers as she was by me.The fee was more than the other estate agents were going to charge but Auction House Scotland achieved a sale, the others did not. I have no qualms about recommending them.

I contacted Auction House in mid-August through their online enquiry form, requesting communication via email due to my discomfort with phone calls. Having owned my home for seven years, it had become increasingly difficult for me to manage the costly repairs and renovations it required. After some research, I noticed several local properties had sold above expectations through the auction method, so I decided to explore this option.Dan Andrews promptly responded to my enquiry, contacting me via email outside of normal working hours. He offered to visit for a valuation and take photos the very next day. Within 48 hours, my property was listed on Rightmove and the Auction House website, with an auction scheduled just three weeks later.The auction process was thoroughly explained to me, and I was kept informed at every stage by Dan and his colleagues, Carly and Rebecca. Any questions I had were answered clearly and promptly. The entire team was knowledgeable, professional, and friendly throughout. Once I handed over the keys to Auction House, I had peace of mind knowing everything was being handled for me. They even recommended a solicitor to ensure a smoother and quicker completion process, saving me the hassle of searching for one myself.The auction itself was an engaging experience, watching other properties being sold, and wondering how mine would fare. The auctioneer did a fantastic job encouraging bidders and adjusting bid increments to secure the best possible outcome for me. Dan had set a reasonable guide price, with my reserve price just 10% higher. Two days before the auction, I was informed that a cash offer at the reserve price had been made. After careful consideration, I chose to proceed with the auction instead. The team was incredibly supportive, explaining the next steps in detail and providing links for me to watch the auction in real-time.I was thrilled when Dan contacted me after the auction to inform me that the property had sold for over £5,000 above my reserve price, achieving the target I had set from the start. I couldn't be happier with the result.I highly recommend Auction House West Yorkshire for anyone considering selling a property, particularly one in need of some work. The process is far more efficient and streamlined compared to traditional estate agents. For anyone apprehensive about the auction process, rest assured, Auction House provides clear guidance and detailed information every step of the way. Watching other properties being sold is also a fascinating experience, reminiscent of popular TV shows. A 5-star service from start to finish, thank you again to the entire team!
