Very unprofessional and feels like they look for ways to charge extra. Before signing the tenancy, I was told at the viewing (by Sunil) not to worry about the agreement, that if I ever needed to leave early I could provide a replacement tenant or give one month’s notice. After moving in, the office behaviour was completely different and the conditions kept changing. Due to urgent visa and job relocation reasons, my family had to move out early. I paid the re-letting/remarketing fee and continued paying rent as instructed. Even after moving out on 1 December 2025, I was still charged rent into January. Later, their system showed a different move-out date and raised an additional “overdue” rent charge that did not match what was previously confirmed. They also forced an early inspection while still charging rent until January, which makes no sense. Today is 10 January and I still have not received my final gas/electric meter readings, despite informing them on 5 January. Because of this, I cannot close my utility accounts and may be charged incorrectly. Communication is poor, information is inconsistent, and everything feels disorganised. Get absolutely everything in writing and double-check all dates, charges, and promises. I would not recommend dealing with this agency. UPDATE (11 Jan 2026): The owner replied to my review, so I’m adding this for accuracy. Thanks for the reply. I want to clarify a few points because your response doesn’t match what I was told in writing, and I wasn’t kept informed. You confirmed my liability only until 5 January. I have an email from your office saying my rental liability would only cover 25 December 2025 to 5 January 2026 (£315.61). That’s the timeline I followed. I emailed on 5 January and got no reply. On 5 January I emailed your office about key return and final meter readings, and I did not receive any reply or confirmation. I also wasn’t informed of any change to the move-in date or my liability end date. If I’m not updated by your office, how am I supposed to know what is happening? Keys and communication I posted the keys on 5 January and expected confirmation. Moving out and inspection pressure I moved out on 1 December 2025. Your team pressured me to have the property empty early and mentioned inspection around 15 December. My concern is simple: if I’m still liable until January, I need clear written confirmation and proper access/communication. Being pushed to return keys early while still being financially liable is not reasonable. Rent and deposit Regarding rent, I already stated in writing that you can deduct the outstanding amount from my deposit (as your email also offered). Please confirm the exact amount you believe is outstanding and provide a full breakdown. Meter readings You say readings were taken on 9 January and will be forwarded “in due process”. Today is 11 January and I still haven’t received any readings or photos. I need them urgently to close gas/electric/water accounts and council tax. Please provide: written confirmation of the final liability/end date, the rent/deposit breakdown, and final meter readings/photos. Once I have those, I’m happy to close the matter.

Thank you for taking the time to share your feedback. We’re sorry that your experience has felt frustrating - that was certainly not our intention. We’d like to clarify a few points for accuracy: • At the viewing, it was explained that if you needed to end the tenancy early, this could be done once a suitable replacement tenant was found, with rent remaining payable until the new tenancy commenced. This is also stated in your tenancy agreement. • Upon your notifying us that you needed to move out, we swiftly advertised the property and sourced a new tenant within 6 days. The new applicants wished to move in on 5th January 2026 which is our first working day back after the Christmas break. • The new tenancy eventually commenced on Friday 9 January 2026 (yesterday), and you were informed of this. Your rent liability therefore ended on 8th January 2026 in line with what was agreed and your tenancy agreement. Rent up to this date is not an additional or unexpected charge. • Furthermore, we only received all of your keys back on 9th January 2026, and you did not pay your rent due in December 2025. Regarding inspections and utilities: • We requested that you vacate the property in December to allow us time to inspect the property and perform any repairs before the Christmas break to ensure a smooth check-in on 5th January 2026. This is standard practice in the lettings industry. • If you had delayed moving out, this could have jeopardised the new tenancy and simply put, you would still be liable for the rent if the new tenancy did not go ahead. • Therefore, we have always acted in your best interests. • Final meter readings were taken yesterday by a 3rd party inspector when the changeover of tenancies occurred. It could not have been done any other day. These will be forwarded to you in due process so you can update your utility accounts. Utility companies understand this process and allow sufficient time for meter readings to be passed to them, you will not be penalised. We appreciate that moving under urgent personal circumstances is stressful, and we’re sorry if you feel any of our communication added to that pressure. Our intention throughout was to apply the tenancy terms fairly and consistently. If you would like to discuss any part of this further, we’re always happy to review the matter directly, please feel free to contact us on info@ukroomsforrent.co.uk. [UPDATE 15th Jan]: Mr Akter, thank you for providing an update to your review. Please note, reviews are not a place to conduct communication on a case. The 5th of January was a proposed start date. You were informed on 6th Jan in writing that tenants had not yet moved in and then on 9th Jan that the tenants had moved and the tenancy had now commenced. A response was sent to you on 11th Jan as this was a Sunday and the office was closed. The inspector sent us their report on 13th Jan and the meter readings were sent to you the same day. ⭐️⭐️⭐️⭐️⭐️ A Genuine Lifeline, Outstanding Team! I can’t thank UK Rooms for Rent enough for being there during one of the most stressful times in my life. I was in a really tough spot, and Matthew, one of their lettings negotiators, truly came to my rescue. He didn’t just help, he saved the day. Matthew is a rare kind of man, genuine, kind, and sincerely helpful. He went above and beyond in ways most people wouldn’t. In a world that can feel cold and transactional, he showed real heart and made me feel supported. And let’s just say… he left quite the impression, both professionally and personally. 😉 There really are still a few decent men out there, and Matthew is absolutely one of them. During my tenancy, Mike, the office manager, was just as incredible. From start to finish, he was attentive, efficient, and always willing to go the extra mile. His support behind the scenes made everything run smoothly and gave me peace of mind when I needed it most. Together, Matthew and Mike made a difficult chapter feel manageable, and even hopeful. Before moving into the property they told us that everything would be fixed and they’d get a professional cleaner in and when we got there it was clear that hadn’t been done. There was still a leak in the kitchen, draws hanging off, no heating or hot water because boiler pressure was so low which we had to fix ourselves and the place was a mess. After only living here for 6 months the boiler has had a leak which they didn’t do much about and the washer machine has broke 3 days ago and they haven’t sent anyone. The only person to look at it was the guy who was supposed to be checking the fire safety of the place which he also said was shocking. There’s also mold in every room of the house, the bathroom window is smashed which loose pieces of glass still there and a plug socket that trips the whole house when on. These people clearly couldn’t care less and if you’re thinking of renting with these people, dont. You’d be better off homeless where’s there less mold

Madison, We have investigated your review and found some of its content to be false. While we acknowledge that you encountered maintenance issues when you first moved in, none of these rendered the house uninhabitable. The house was professionally cleaned, and we have contractor invoices to prove it. Our cleaners even returned after you moved in because you were unhappy. They were on-site for a mere 20 minutes, indicating that only minor corrections were needed in the four-bedroom HMO. Our contractors attended multiple out-of-hours callouts during your tenancy following your reports of no heating or hot water. They confirmed that the boiler pressure needed to be topped up - a basic tenant responsibility. You reported your concerns to Salford Council, and an inspection was conducted. The property was deemed perfectly habitable and compliant with their standards. The council also confirmed, in the presence of your co-tenant, that topping up boiler pressure is typically the tenant's responsibility, even for students. Kind Regards, UK Rooms For Rent

Would usually reply but don’t appreciate being called a liar. So in response: 1) late review was due to a family tradgedy 2) we do have timed stamp photos. If the property was ready to move into why did you send the cleaners back (who had already supposedly deep cleaned it) and agree to re paint (which ended up being one coat of watery paint no ceilings or woodwork) 3) You stated the tenancy start date not us we would have loved to save a month or twos rent and move in later. 4) We weren’t aggressive with staff at any time (this seems to be a standard response to all your reviews) 5) still await the damp report no one’s seen Hopefully people will heed the reviews with the same complaints and the same old response from yourselves. If it saves one person from going through the same it’s been worth while doing. I won’t be responding to any further comments Only gave one star as zero wasn’t an option. PLEASE PARENTS AND STUDENTS AVOID AT ALL COSTS DO NOT LET YOUR CHILD RENT FROM THEM. You wouldn’t let your dog live in the properties they rent out they are filthy and mouldy and not upkept. Photos show how we found it day we moved in after a supposed deep clean. Came away in tears it was so depressing. All bins and yard also overflowing with rubbish Left by previous students and took them weeks to get them emptied so there were rats in yard. Had cheek to deduct money from deposit for an unclean oven which was in a better state than when son moved in. Scandalous I don’t know how the staff there sleep at night. Something needs to be done landlords charging a fortune and accommodation is shocking. AVOID AT ALL COSTS WORST COMPANY IVE EVER DEALT With. Read all others reviews

Dear Kerry, We have reviewed your recent feedback, and while we always value and consider customer input, we are confused as to why you have chosen to leave a review in January 2025 regarding a tenancy from 2023. Additionally, we have concerns about the authenticity of the photos you provided, as they are neither dated nor time-stamped. Our own inventory photos, taken on 8th September 2023 at 14:53, show the property in a condition that contradicts your claims. It is important to acknowledge that some maintenance issues were noted after the student group moved into the house. These delays were due to a tight turnover period between the previous tenants vacating and the 2023 group moving in, which was a date the group specifically requested. However, communication regarding these issues was clear and consistent between the tenants and our Portfolio Manager, and we worked to resolve matters promptly. Unfortunately, our ability to communicate with you directly was hindered by your conduct on the phone, which was aggressive towards several staff members. As you are aware, working in the property industry yourself, maintenance requests can only be approved by the landlord, and agencies like ours operate within a set budget for emergencies. Furthermore, advising tenants to withhold rent until repairs were completed only exacerbated the situation and delayed resolution. One of your claims regarding damp in the property was particularly concerning. You instructed your son to remove the wallpaper in his bedroom, allegedly to expose dampness for reporting to Salford City Council. However, after an inspection by Salford Council on 29th November 2023, your complaint was dismissed as unfounded not only by the council but by the agency also. We hope this clarifies the situation. Alex - great property manager

Alex was really helpful and considerate in dealing with the issues I was having with the property. He was very patient and kept me informed at all the stages of getting the issues resolved. He was efficient, polite and overall a great property manager.I was very unhappy due to the issues, however these appeared to be the fault of the landlord, and Alex worked hard to try and liaise between us and resolve them.

Scammers, they made me pay a holding deposit but the questioned they ask my guarantor were very invasive, they even wanted a work reference for my guarantor. They refused to give me back the holding deposit for two reasons 1- “ Withdraws from the tenancy (e.g., changes their mind after referencing).” and 2- “ Failure to take all reasonable steps to enter into the tenancy (Your guarantor has failed to proceed with referencing despite reasonable offers and timeframes, you have failed to offer an alternative guarantor).” These statements directly contradict each other, I was not made aware of this and nor I did agree to it, I am currently in contact with a solicitor to rectify the situation.

The staff do not act on issues promptly and lack empathy. They did not repair or clean the room before my move in date. I had to clean myself and i have been living in the place for 3 months if my 6 months contract and they have not fixed the shower and other major issues. They don't respond to emails, if you don't follow up they never call to update. When you call they say they will call you back with updates and never do.

A Nightmare Experience I cannot express enough how disappointed I am with this letting agent's services. After holding my deposit for three weeks and conducting seemingly rigorous reference checks, they approved my application only to drop a bombshell days before move-in. They claimed maintenance issues, a blatant lie, as the property reappeared on the market shortly after, now listed as a shared house. This dishonesty left me and my family homeless, having already terminated my current lease. The unprofessionalism, rudeness, and lack of consideration for tenants' well-being are beyond appalling. If there were a rating lower than zero stars, they would undoubtedly deserve it. I strongly advise against anyone renting from this agency, a truly useless and unreliable service.

Fantastic response time

Fantastic response time! I rang in with a noise complaint about a property, I spoke to Mike on the phone, he was extremely helpful and conscientious, promising to get the issue sorted. I was then surprised to have a member of staff (Alex) knock on the door the next day. He sat down and took the time to explain the actions the agency had taken and how the issue would be monitored moving forward. Since then, not only have we had no further issues, we even received an apology from the tenants.Thanks for your help Mike and Alex!

Recently moved out of a property in manchester after living there for 18 months.When we first moved in there was a number of repairs that Mike & Alex managed to get repaired within a matter of days.Everytime Alex did an inspection he was always polite and logged any concerns which where again dealt with swiftly.We have now vacated the property and Mike was in constantly communication with us regarding the check out process and we got our full deposit back with 4 days.I would highly recommend this agency and would 100% rent with them again Aslong as Mike & Alex are with the company 💜

I had a good experience renting with uk rooms for rent!

I had a good experience renting with uk rooms, they were very cooperative and easy to get into contact with throughout my entire tenancy. I received my deposit in good time and they also provided my reference quickly as I needed them for my next tenancy. All the employees there are helpful but in particular Mike Boardman was very cooperative and polite. Is spoke to him a number of times throughout my tenancy.Any issues throughout my tenancy were able to get sorted and I highly recommend you rent with uk rooms for rent.

It was a nice experience with this agency. Mike particularly made life easier for me even with moving out. The only reason why it’s a 3 star is because of other housemates and not the agency in particular. The agency was brilliant. My only suggestion is that, people who smoke should not be allowed in a “no smoking property”. They kept smoking weed which normally makes me really uncomfortable. But overall, Mike is fab.

Amazing letting agents

Excellent service with professional staff with a genuine attention to detail

My experience with Greg and Matt and the Manchester branch was a dream.These agents are professional, understanding and accommodating. From start to finish they went above and beyond for me. From organising a remote viewing to enabling me to move into the property at a convenient date. Renting can be hard, especially during a pandemic and I have often felt the agents don’t have time or motivation to see things from a tenants perspective of trying to find a place that can be a home. Both Matt and Greg were generous with their time, clearly explained what they needed from me for the move in process and made it as painless as possible.There is a genuine sense that they see prospective tenants as individuals and the care and attention they put into the process from viewing to move in date reflects this. Mike in UK Rooms For Rent always…

Mike in UK Rooms For Rent always provided speedy responses to my emails. When working on the front line I really appreciated their speedy and efficient service. On one occasion the boiler broke in the house. I rang Mike during my lunch break and he sent someone out to fix it that evening. There was also an emergency out of hours service that I used. Efficient Service and Smart Properties

We lived in a Salford property during our second year of uni, and the responses to any issues or problems we had were efficient, polite and helpful. Mike especially was persistently helpful and forthcoming with options when we had to sort things out, and made life much easier than it might’ve been had someone else shown less attentive care to catering to our needs.Alex was also a helpful and friendly member of staff who came to do inspections, and managed to make them feel uninvasive, which was a nice improvement to student halls in first year. He offered advice and assistance wherever possible and explained potential points of confusion regarding the house that made living in our first house not only tolerable but straightforward.My only concern was the occasional difficulty in dealing with external contractors, though I believe that maybe this is outside of the control of the company anyway. Even then, this was only due to delays in service which were certainly outside of the control of UKRR.Finally, throughout the coronavirus lockdown they were supportive and allowed us an additional week in the property in order to take our time moving into a new property, which was a tremendously useful aid.
