This is turns out to be my worst…

This is turns out to be my worst letting experience as a landlord. I signed a contract with sanderson james, when I am dealing with genesis ltd all this time. for almost a year the rent was on time every month the same week, but as of the start of the new year something changed and I needed to chase my rent everytime. with delay for 2-3 weeks and received it only when I asked for it, nicely. I have asked on what is the issue and all I got is that they are very sorry that there was an accounting problem. This month I have not received my rent again on time from them (tenants paid of course) again so I am chasing it and Caroline from the Genesis, is telling me that it is very serious and many landlords did not get paid, that I might not ever get my rent, and that I should start claiming it with landlord insurance. And that she is ending her job anyways as this is too stressfull...

DO NOT RENT WITH SANDERSON JAMES! We're now on week 8 (HALF OUR OVERALL TENANCY SO FAR) of having a broken washing machine with no end in sight. Despite weekly emails chasing for updates, the story changes every time as to what they're doing behind the scenes to 'help'. Ultimately, we've been told they can't even send a member of the Maintenance team out to inspect it, because they can’t get in touch with the landlord to approve this. I’ve today been told there's absolutely no cut-off time or procedures in place should the landlord just never feel like responding, so there’s absolutely nothing they can do to help us. We’ve also now got a double leak between the bathroom and kitchen, which has left two large, yellow stains on the kitchen ceiling, and even have bouts of water bubbling up through the cracks of the tiles in the bathroom floor - they literally couldn’t care less because they can’t reach the landlord. But when we report a fault with the dishwasher, they jump into action emailing to let us know that they’re going through an internal restructure (that we’ve never been told about and can’t point us in the direction of where said information on this restructure could be) and that they don’t have our 8 weeks of chasing the washing machine break on their system! Until I remind them of this, and suddenly they do. This doesn’t even include the keys not being ready for pick up the day we collected them because no one told them we were coming, nor the boiler being broken on move in which they’d logged on their property itinerary and did NOTHING about until - you guessed it! - we had to chase them. I’ve filed a formal complaint with them that has also gone ignored and been told I can’t speak to the Branch Manager at Gorton Lane because they’re not the Property Manager, and therefore don’t deal with the property itself. What does that even mean? And if that’s the case, why do you even bother having Branch Managers at all? I’ve been renting for nearly 10 years and never had issues like this anywhere else - and that includes when I lived in London over Covid! Don’t waste your money here no matter how good a property looks. Absolutely infuriating and reporting them to the Property Ombudsman/Redress Scheme today.

I am writing to share my deeply disappointing experience with Sanderson James, an estate agent located in Gorton, Manchester. As a long-term tenant who resided in a property managed by your agency for five years, I feel compelled to express my dissatisfaction and raise several concerning issues that have marred my tenancy. Throughout my occupancy, my family and I encountered numerous challenges within the property that were repeatedly brought to the attention of Sanderson James. Despite my efforts to address these issues and seek resolution, the agency demonstrated a lack of responsiveness and concern for tenant welfare. One of the most significant issues we faced was a persistent leakage problem in the toilet, which was reported to Sanderson James on multiple occasions. Unfortunately, despite these reports, no action was taken by the agency. This negligence culminated in a severe incident where the ceiling plasterboard collapsed into the kitchen floor due to water damage, posing a serious safety hazard. Furthermore, it is disheartening to note that essential maintenance tasks, such as painting, were neglected throughout our five-year tenancy. Despite our diligent efforts to maintain the property in a clean and tidy condition, we were unexpectedly served with a notice to vacate. Upon our departure, we ensured that the property was left in pristine condition; however, our deposit was unjustly withheld by Sanderson James. The failure of Sanderson James to address critical maintenance issues and uphold their responsibilities as property managers has been deeply disappointing. The unjust withholding of our deposit without valid justification reflects poorly on the agency's professionalism and commitment to tenant rights. I implore Sanderson James to rectify this situation promptly by returning our withheld deposit and addressing the unresolved maintenance concerns. Such actions are essential to upholding ethical standards and fostering trust between tenants and estate agents. Based on my distressing experience, I cannot in good conscience recommend Sanderson James to prospective tenants seeking rental properties. It is crucial for agencies to prioritise tenant welfare and adhere to ethical practices in property management. I trust that this feedback will be taken seriously and prompt action will be taken to address these issues effectively.

Avoid these agents if you want to keep your sanity, make every excuse in the book why they didn’t come even though I know my landlord has paid for the repairs, 12+ months of being passed from pillow to post with excuses, now ring the emergency line for out of hours maintenance, surprise surprise the phone number isn’t in use . Absolute disgrace, back on the phone to my main landlord as my next step is environmental heath …

Do not rent with OR rent out your property with this company.

Landlords I would urge you not to rent your property with this company. Tenants do not rent with this property. We as tenants had nightmare from start to finish, and our landlord also had his property damaged by negligence on Sanderson James part. We took them to the ombudsman and received comoensation but never got any acknolwedgement. so much to mention here, but highlights of their bad service includ over the 7 years: ignoring repairs that we reported, leading to thousands of pounds of repairs for our landlord telling the landlord that the reason why his house was a state was because we as tenants were 'argumentative and uncooperative', we finally managed to make contact with him and have been dealing directly with him since to the end of our tenancy. they left us and our two young children in black mould and damp. they left us in freezing cold temperatures winter of 2021 with no central heating. they sent round lots of poor quality contractors who over the years deteriorated the property. they change the locks of the house when the lock broke and didnt take any keys for themselves.... only we as the tenants had a set... which must have been quite concerning for our landlord! they recommended a cleaber who does all of their end of tenancy cleans. so I hired them to make sure there was no dispute with our deposit. at the end of the insolpection they said the cleaning wasn't good 😂 they refused to give deposit back. it took me three weeks of emails abd raising disputes with TDS. interestingly we bought a house off their sales team, who are all fine. so after I got them involved, then we got our deposit back.... no apology... no acknowledgement. I get the feeling they aren't doing so well as a company and may fold in the next year... the standard is not good so would suggest using somewhere else for renting.

UNLIVEABLE CONDITIONS

I visited my aunty residing in 12 Fairfield Road, to describe her apartment as a sorry excuse is simply an understatement. I was made aware that this flat was let to her by Sanderson James. Firstly, the number of windows is abominable. There are no windows at all in the living room and in the master bedroom (and also the bathroom), this has lead to my aunt recurrently battling mould due to a lack of air circulation and also chest pain. Several items of hers are covered in mould, it is horrid to look at and she is doing all she can but has had her needs neglected and ignored. When my aunt viewed this apartment it was at night and all the bulbs were “not working” so it was not clear at all that the doors in the bedroom and living room did not double up as windows. This is pretty alarming to me. Secondly, the oven. My aunt is someone who has baked all my life so I was shocked to arrive at her place and to see her despondent that she hasn’t been able to bake since she moved to this God forsaken apartment (almost 20 months ago). The oven (when switched on) begins to start dropping some form of black soot-like substance onto items being baked, this is a powder I can only describe as carcinogenic (I am student doctor). To just be candid, I believe this is an agency operating without any integrity or care and does not have the wellbeing of their tenants at the forefront of their actions. I am ensuring my aunt can move out as soon as possible but DO NOT FALL FOR THEIR TRAPS, this apartment is not liveable.

I have recently sold a property with Sanderson James as my estate agents. There were many problems and delays with the sale and the work of Dougie Mcallum was exceptional. He dealt with the delays and lack of response from the buyer with a high level of tact and perserverence and was always helpful and supportive.PositiveResponsiveness, Professionalism

*WARNING* Never go with this estate agents if you value your life !! they have left us homeless !! Shortly after signing the contract we discovered a mice infestation in the property they rented us , which is apparently in the contract that we have to deal with them. They had loose laminate over carpet (to cover dry rot) which caused me to fall down the stairs ! My partner and I felt really funny upon waking up and after demanding a safety inspection we discovered we'd been left with a gas leak for months ! The stress of the state of the property and how unsanitary it was I feel aggravated my heart condition and I ended up spending December in hospital following and aneurysm! Obviously after life saving surgery you have to have a bit of time off work (to recover from surviving and a provoked stroke) and we had inevitable rent arrears waiting for housing benefit to come through. So they issued us with a section 21 , which because it would cost the landlord money they decided to not pursue. We went back to work in order to start clearing arrears and rent a new place but they refused to give us a good reference even after paying off ALL of the arrears. Now at the end of our contract we've been asked to leave and clear out all our stuff , meaning it's all in storage and we now have nowhere to go !! I have no idea how they sleep at night. Stay away.

Agent replied · 7 June 2023

Dear Rachel, I am saddened to read your review, we were extremely sympathetic to your health condition, after personally visiting your partner at your home, and you requesting to be released from your tenancy early, because of your change in circumstances due to your health, we negotiated your release from the tenancy with the Landlord. This was agreed so you wouldn't be committed to paying the rent, you couldn't afford. We re-marketed the property and quickly found tenants to take over the tenancy for you, all of which cost us money, but then when you were due to move out, and the new family move in (after they had giving their notice where they lived), you didn't move out and all calls were blanked. The family was very upset and they were left without a home and we made arrangements for them quickly (they are still tenants of ours today). As you remained in the property for a further 7 months, the arrears built up, and as we advised at the time, it was with a heavy heart that we had to serve you with notice. Once the notice was served you then went to the council and reported repairs, but the complaint was not pursued by the council because they hadn't been reported to us, and you were not communicating with us to gain access to the property. We have to give a truthful reference and even though you were making payments towards your rent, you never cleared all your arrears although we managed to bring them down significantly and you still owe some rent as your deposit didn't cover it all. Your tenancy was very difficult and i am sorry for your circumstances, but i honestly believe we did all we could to help.

No one has responded to me even though I have sent emails and called. My tenancy ended on March 21, 2024. Despite the tenancy having concluded, I have yet to receive the deposit. I went to their shop, but the staff mentioned that the office staff would contact me. However, I have not received any call or feedback. If any Sanderson James staff see this, please contact me. Thanks.

Poor service provided by Genesis City & Sanderson James

I recently had a troubling experience with Genesis City Limited and their agent, Sanderson James, while renting out my property. The tenant agreement, received only after the tenants moved in, contained a completely incorrect landlord name. Despite our repeated efforts to address this, it took weeks for any feedback, leaving us frustrated. Genesis City Limited, having previously handled our agreements correctly, failed to ensure accurate information when working with Sanderson James. A complaint to Genesis City resulted in a phone call where, despite acknowledging the mishandling, the customer service representative's laughter during the conversation left me questioning the seriousness with which my concerns were being taken. After an extensive delay, we eventually received the correct agreement from this property agency, but the nightmares didn't end there. The operational and communication standards across both companies involved are abysmal. Mistakes persist, accompanied only by a generic "I regret..." statement with no explanations, root causes, or plans for improvement. There's a noticeable lack of acknowledgment of their errors, creating an impression that they don't recognize their own shortcomings.

Thank you for taking the time to share your review. I have discussed your situation with my colleague. It's regrettable that your reference did not pass due to unjustifiably negative feedback from your previous landlord. Our colleague is currently making every effort to find accommodation that accepts such references. Meanwhile, in accordance with the agreement you signed for the holding deposit, which is refundable if you have provided honest and accurate information, we made the decision to refund it to you due to the unfair situation. We apologize for the delay in responding to you promptly due to staffing limitations, our colleague will be contacting you soon.

This letting agency takes a lot of time to respond to any issues reported by tenants. But the biggest issue is their lack of cooperation after the contract is terminated; tenants' contents insurance company was not aware of my contract's termination up until six months later and Sanderson James explicitly refused to cooperate to get this issue resolved.

Fantastic experience with Sanderson James!! Especially my travel agent - Louis Cave. Communication was excellent, went above and beyond to have all my queries, questions and concerns addressed. Didn't have to wait more than a day for a response via email and were great with frequent updates. Was able to move in to my new house as a first time buyer with confidence. Would definitely recommend going through this estate agents for any property purchases! Thankyou sanderson james.

I let my flat from Sanderson James and picked my keys up last week. They have been so helpful and friendly while remaining professional, they are happy to respond to all queries no matter how trivial they may seem, and they really understand how important it is that you find the right place for you. Also when I picked my keys up I was given a New Home card and a little gift box of treats for moving in, which is something really unique I've never seen before with a lettings agency and a lovely touch that made me feel at home in my new place already. Everyone was so helpful on the lettings team and if I ever need to rent again I'd be more than happy to go through them.PositiveResponsiveness, Professionalism
