TrustpilotTerrible letting agent.
Been renting from them now for near on 6 months and the service is terrible.Getting any maintenance done is a complete farce and the communication of the staff leaves a lot to be desired. It seems common practice for them to just lie and or pass the blame on for everything.Reeds Rains Staff member Ms. Lorna Fieldson has done nothing but lie and change excuses since day 1 of tenancy. Even lied to the council / environmental health who eventually got involved after 5 months of excuses from Reeds Rains and the Landlord.I WOULD ADVISE EVERYONE AVOID LETTING FROM THIS ESTATE AGENT.

TrustpilotAvoid like covid
Was going to wait until the end of our tenancy to write this but honestly today has had me in tears.Might not seem like a big thing but after this year it’s all added up and I’m so upset. It started originally with them waiting until the day before we were supposed to move in to do a gas safety check. The boiler then failed and we had to pay for hotels and find alternative accommodation for a few days. The company they then had to fix it, clearly rushed the boiler , and the whole heating system has been broken all year. In winter it shut down completely and we’ve had around 8 different engineers come have a look. One said it was the worst job he’d seen, another said there was cement in the pipes and another came cut a hole in the ceiling and left ( the hole is still there and drafty). The radiators still rattle very loudly at random times and have not been fixed a year on. We were treated so unfairly over email and accused of lying about the problem .. until we sent a video and they promised to have it sorted. The radiators are still broken and one still leaks .. When we first moved in, the house was filthy , it stunk of damp and mould and there was huge DIY issues such as leaky pipes , bad filling over holes and muck all over most walls. They said sorry , but frankly it’s not good enough. We moved in with furniture that was falling apart , broken and stained. They did replace the sofa and 2 mattresses when we asked. Most of the furniture looks like it was found in a skip. There’s a crack down the top wall , the carpets are old and mucky and in general the house has been a huge disappointment. We’ve been in tears multiple times this year with reeds rain. Today they rung me and told me that the new tenants wanted to come look round again in about an hours time. I explained that I was going to be out and would prefer they come tomorrow ( 24 hours notice and all that) and was told that wouldn’t be possible. The arrogance and disregard for the tenants rights that reeds rains have is gross.I want to warn anyone from renting with them in Manchester City centre.Update - interesting a timely manner according to you is a year on and still not fixed. Accusing us of lying about the issues, and not giving tenants 24 hours notice is professional ?

TrustpilotI was checking for the flats and…
I was checking for the flats and approached Reeds Rain and immediately I received a call from the agent and her name is Abby. She explained to us about the flat and did the smart viewing and finally on the same day she sent us a security deposit document to pay the amount and back to back she called us and asking us to sign it and pay the amount. Finally, we signed the document and asked her to send the account details or a link to make the payment for the security deposit. But she asked for my complete card details and CVV. Here I took a backstep. Who will ask for the CVV and card details? It was completely fraud. We asked her once again if there was any other option to make a payment instead of sharing our card number and CVV details. She said no we are a big company and we do have our branches worldwide and you have only this option to make the payment. OMG STAY AWAY FROM THIS AGENCY.

TrustpilotIf I could leave minus stars I would
If I could leave minus stars I would. Word of warning, if you are looking for a fully managed property service, please do yourself a favour and look elsewhere. I can not put into words how poor Reeds Rains fully managed property services are, from the lack of communication, to the inability to sort out repairs at the property. I've been basically paying for a fully managed service but since a local branch was closed down I certainly haven't received what I've been paying for. You'd expect that there'd be local tradesmen and woman contracted for repairs and work, but no, expect them to be from another city or town meaning that no doubt there'll be extra costs for call out charges etc. Don't expect Reeds Rains to sort out issues or jobs that need doing in the property. It took literally years to get a quote for a repair to be done, when I received it, the cost was practically double what I would expect to pay. In the end I've had to say I will sort out the issue when tenants leave!! I could go on and on about all the negative issues I have had dealing with Reeds Rains, but there wouldn't be enough text space.

TrustpilotContractors and Tenants - AVOID THEM!
This is a long one, sorry. We've both done work for tenanted properties through RR and been tenants of theirs. Warnings on both sides.Contractors: Don't work for Head Office! It took us 10 weeks to get £30 payment for a job our company did for them. They struggle to get local tradesmen and end up having to subcontract through nationwide groups. If you do any work for them, try to deal directly with the homeowners. Tenants: Avoid like the plague. We were tenants for nearly five years, we had a good relationship with the landlady and made sure that anything that needed doing was either done by us or reported to her, and we looked after the property. When we were given our eviction notice due to the landlady wanting to sell (in the middle of a pandemic...) there was nothing on the rental market available so we had to jump through multiple burning hoops to try and get a mortgage, which we were finally successful in doing. We completed and moved in the middle of our final month but retained the keys for a week to complete a full property clean, and we were told to hand the keys back on the 1st of the following month (as the last day of the month was on a Sunday). From then, we had the utmost struggle with Reeds Rains Head Office. They charged us for one day of holding the keys (having told us to hand them back that day) but didn't tell us up front otherwise we would have handed them back earlier. They also finally decided to charge us £40 to clean the windows (this took them nearly a month to decide...)We initially agreed to the window cleaning charge but disputed the 'rent arrears', but Head Office are so ridiculously bad at communication, they pretended to listen to us, 'agreed' to talk to the landlady or supervisors and then never called us back when they said they would. We'd chase them multiple times and they'd finally come back without having even bothered to do what they said they would. We never received confirmation that the window cleaning was done, nor a receipt for that, and to this date (nearly five months down the line) the property has been sold and no tradesmen have been in there, so we have paid for a service that was never done.We tried to raise a dispute with mydeposits but in their infinite incompetence, Reeds Rains only put half my maiden name on the original tenancy agreement and deposit certificate, and despite us getting them to rectify this immediately, it has now come back to haunt us. Mydeposits won't accept the dispute unless I provide evidence of my name change (marriage certificate etc) which I can obviously provide, but not with the incorrect name originally on the deposit certificate...I've given up. Reeds Rains do not give a damn about tenants or supporting them, they are merely a money-making machine and only look out for themselves. Head Office staff are shockingly bad at communication and the whole experience means we are extremely glad we're out of the renting game and certainly sure to avoid them like the plague in the future. We don't owe them any further money than what was withheld from our original deposit and even now I feel physically sick whenever I see an e-mail come in from them or mydeposits.Thankfully it was only a small amount in the grand scheme of things. I can't imagine what it would be like trying to claw thousands of pounds back from them. Five months of trying to fight and I'm willing to admit I just can't do it any more. I'm exhausted, fed up of the stress and I can't bring myself to waste any more of my time on this, so congratulations Reeds Rains. You win. Enjoy your £120.Edit in response to reply: you believe we've 'come to a solution'?! Where did you come up with that? You can't even be bothered to reply to e-mails or phone calls, you just ignore us! Don't try and make yourselves look better by lying.

GoogleI have been using Reeds Rains as a landlord for the past 6 years or so, primarily their tenant find service. Everyone I have ever dealt with on the team has been friendly and professional, many times going above and beyond to help answer questions and, on more than one occasion, returning to the office to ensure keys are made safe after tenants have dropped them off after working hours.
Today, Sid Chowdry, coincidentally rang out of the blue to ask how things were going with a tenant they had recently sourced for me. This was a nice touch but also saved me having to call in to modify the tenancy agreement as the tenants partner was moving in. Always helpful and apparently telepathic! Cheers guys!PositiveResponsiveness, Quality, Professionalism

TrustpilotUse someone else
Reeds Rains appointed a solicitor for my buyers to use, for which Reeds Rains will receive commission. The solicitor has deliberately held up proceedings and refuses to move to exchange just because employees are on annual leave. They're accepting substandard attitudes and approach to work just to get a commission; they're not working with my (their clients) best interests at heart. They're allowing the entire chain to collapse because they didn't properly investigate the credibility of the solicitor they've instructed my buyer to use. Absolutely disgraceful.

TrustpilotShocking support for tenants
Maintenance issues were never resolved in the property we rented. Records have not been passed to us regarding permission to update at our own cost and now the property has been vacated the landlord is seeking funds from our deposit as the work that was done is "damage". To get early release we were also asked to pay a £500 fee for re-registration, administration and advertisement. This seems outrageous given the property was rented for less than a year and a new tenant found before we had left and without the need for advertisement. We were also left without lighting over a weekend as a emergency electrician would not be paid for.Just to highlight that despite the reply posted on this site none of the issues have been discussed by reeds rains. Having used Zero Deposit it also turns out that the company only submitted evidence in favor of the landlord. Allowing him to further take advantage of us.

TrustpilotThe personnel are unprofessional
Probably my worst ever experience of trying to buy a house, both persons I dealt with at the Evesham branch were shocking. The girl that showed me the properties seemed away with the fairies and providing very minimal info at all viewings. Eventually when I had an offer accepted on a property, I had to deal with an arrogant bloke that had called my solicitor and then lied to me what my solicitor had said! A dreadful experience that contributed towards me pulling out of the property. Their communications in reply’s were shocking, never use again.

TrustpilotAwful company
Awful company, very shady business practices and not compliant with rental laws. 0 communication by email and phone and a complete lack of understanding of what their obligations are.Do not use to rent, sell or any other type of property business. If a tenant you will not get your deposit back even though your landlord agrees to it without taking legal action against this company as they keep it for themselves. Shocking

TrustpilotAwful service
My husband and I have been chasing the maintenance team of Reeds Rains to have a job fixed in the property for over two years now. The latest inspection again has highlighted the damage and my husband has asked for a resolution to the problem and still had no response. The money was taking out of the last tenants bond and the job was never completed. Our current tenants have now lived with the damage for two years which is totally unacceptable . We have a full log of dates and times of when we have chased this job and we are now considering taking legal advice as we don't know how to resolve this. We are paying for a fully managed service but yet not getting the service agreed in our contract so much so the tenants ring us directly as they are so fed up with Reeds Rains poor service.

TrustpilotYou don’t get a second chance to make a first impression
I got in touch with this agent as I have a property to sell and therefore wanted their view on how they would market the property. I had three interactions with staff over 10 days and on each occasion the interaction was poor. I note on your responses below you say customer service is important to you but with near 50% of the reviews being left with one star it feels like you have a lot of work to do.I am not going to list all the points that lead to this score as I feel the staff members were only doing what has been asked of them. Their behaviour reflected the business culture and investment (or lack of it) in their staff in my opinion. As Head of Customer Experience for a FTSE 100 Financial Services company I do have high expectations of how any organisation treats its customers. Thankfully another agent has exceeded my expectations and I will be using them instead. If Reed Rains want to hear my views on my experience I am happy to discuss. I am pleased to have had this experience though as it has provided me with a great customer experience case study to share with my front line staff.

I’m just sorry I didn’t read the reviews before I used Reeds Rains, You can report repairs until the cows come home, barely anything gets done and as for their so called Maintenance department don’t waste your time. I note from their responses to the reviews how good Reeds Rains are about apologising, STOP APOLOGISING AND ADDRESS THE COMPLAINTS MADE. For an agency that has been established for decades, you are typical of everything I hate about estate agents.
