When having a look for a first time home, me & my partner were a bit lost, trying to think of what all our outgoings, new build or old build & were I would stand with gaining a new job, We were put through to Peter & he made us so comfortable straight away and went through everything step by step and spent time making sure we would know everything before buying a house. What should we do and what shouldn’t we do. Eg what’s negative to a bank on a bank statement/ credit cards ect, He made sure we understood and how to improve this to get more lenders to accept, Peter made sure we understood that not many banks would lend as I had a career change and once my probation period is over I would have a lot more chance. We have decided to wait abit longer and get back in touch with Peter when we are ready to buy, hopefully end of summer. We didn’t feel pushed or rushed, & he advised us if we saved a bit more the price of our house can increase so we would have more choice, overall Peter was super helpful, and we can’t wait to work with him, and for him to help us buy our first home come this autumn 😊Thanks Larisse

After reviewing the services & reputation of several estate agents, we have chosen Reeds Rains. Joe Taylor, our Lettings Valuation Manager, has not only kept us being informed of the rental market situations in Manchester but also provided his advice on the rental & tenants’ selection. It’s great that Reeds Rain has successfully rented my apartment out within one month. :) Joe, you are very nice & friendly. What a great team - over the last few years ( 3 at least ) I’ve used Reeds Raine for my rental properties and the sale of my home. The team works really well together, giving a seamless joint between “Lettings” and “Sales”. Lydia has been a constant, contactable touch point - her assured and local knowledge is a real benefit, providing insights and contacts that have made the “landlord” role easy and hassle free. Lydia has personally formed an invaluable bridge to the Sales team. It was Lydia’s high levels of customer service that formed my decision to use the Rye Reeds Raines Team to sell my house. Stuart pulled out “all of the stops” to get the sale of my property across the line to my set deadlines - leaving me free to focus on the purchase of my new home. Reeds rains is the worst estate agency I have come across. I had a viewing on one of their property to rent in Eccles new road and I have send our interest on that property and they said they will let me know about landlord’s decision. I made 2 phone calls in one week period after seeing no response from the agency. They were very rude over the phone and were not approachable at all. They asked me to wait for their email to get the update. Even after more than a week, my husband rang them today on 26th September 2023 to get an update, they said the property has been given to other people. They made us to wait for their update more than a week , very rude over the phone and not given any update. I won’t recommend this agency to any of my friends.

Our experience with Reeds Rains was second to none. We had a private sale before marketing with Dave which fell through right when we found a property we wanted to buy, this meant either pulling out of our purchase or finding a buyer quickly (which usually comes with a great financial loss). Dave managed not only to find us a buyer before hitting the market, but get us THREE full asking price offers and one £10k over asking price too. Our property wasn’t in the best of conditions or the easiest location to sell so this kind of service really stood out from the crowd. Well done Dave and team 👏🏼

GoogleRented 7 years with Reeds Rains and quite decent experience overall. They are quite accommodating say if they need to send someone to carry out repair work and say time is not convenient for u. Also, landlord was selling and they were actually quite accommodating in arranging the viewings). You can also actually get hold of them on the phone. Ellie, Josh, Sid and Joe are brilliant and will actually sort your problems if u have any. Only thing I didn’t like was their quarterly routine checks which is too frequent IMO. And if u let them do the cleaning etc after u vacate the property, be prepared for an inflated charge (had to knock 1 star off for this). Overall, good experience. Just remember to clean and replace everything that’s broken in the property before you vacate and you will be fine.

GoogleAfter seven months of stressfulness and frustration, my selling fell apart. Not because of buyers or sellers who are keen to the sale, but because of Reeds Rains and their recommended, awful, terrible conveyancers. Never ask Reeds Rains to recommend anything for you. Never use them. They are slow to response, delaying everything to last minute as they can, and utterly incompetent. I used their fully managed letting service for three years as well. In the first year, there was a landlord's portal to communicate and manage raised issues. From second year and on, they scrapped that and you had to call them to get an update of your property. My tenants had changed the door lock twice without letting me know or any communications. At the end of tenancy, whenever you raised any furniture or fittings were broken, they would always tell you "you never gonna win in dispute with tenants." Avoid Reeds Rains for life is my advice.
Hi Mr Dai, I'm sorry you've felt the need to write this review. Our solicitors recommendation was just that - a recommendation however you were not under any obligation to use them. I'm sorry the sale has not completed but as you say we found a buyer who wanted to purchase - the legal conveyancing period is clearly out of the control of any estate agent. Spoken to like a second class citizen any time I needed anything, our contract said we would be contacted 2 months before the tenancy ended to see if we wanted to renew. When I chased this up after it didn't happen, I was told that I had to speak directly to my landlord. We then got a section 21 from reeds rains, but whenever we tried to contact them for help we were told again 'speak to your landlord'. They also copy and pasted my emails to them (Reeds Rains) and sent them to our landlord without our permission.They might not care about us now that we're 'just tenants', but when we are buying next year they will care when we go absolutely nowhere near them.ETA they now have our old property listed for rent with blatant lies on the advert, one being that there is OFF ROAD PARKING (there is not anything of the sort). Don't trust them!
