GoogleI rented a property using this agent. Which was filthy when i moved in btw.I lived there for 2 years, always paid my rent on time. This time around my contract ended on the 5th of December and JULIE got onto me in october to ask if I wanted to renew my contract. I said yes for 6 months. No mention of a fee until the last week in November. They wanted 150pound to renew even though the cost the year before was only 90pound. When I queried why it had gone from 90 to 150 Julie would not explain to me why. I was still in communication with them about this when my contract ended on the 5th. They took my rent money but would not release the contract until I paid 150pound. Also to piss me off even more they OWED ME 160 quid but refused to balance one with the other.They then served me with an section21 eviction notice on the 30th of December via email. I asked again and again for my landlady's details which they ignored. Julie couldnt have been more smarmy about it if she tried. Absolute joke of a place.A bunch of incompetent greedy vultures AVOID AVOID AVOID!! They also reported this review and got it removed because they are scam artists

GoogleUPDATE:this relates 2 Denis flat 1 yr b4 I don't particularly like to point out bad service, but the service from Martin&Co when it came to issues was by far one of the worst experiences I've had , and even after pointing out poor service to them it didn't do much to change.
I moved in to a flat my friend had tennanted for 4 years already.
The set up process wasn't great, with private emails meant for other people (who were also complaining about phone calls not getting answered) and when I arranged on a Friday for the WhatsApp call that I'd be available any time the next week but tell me prior as I work in an office and won't have my passport on me unless I know I need it that day, a last minute (can we have the call) was put in the Tuesday afterwards.
The day before signing they try inform the new contract was £300 more a month.This was rebuked back due to soon to start building work blocking light from the building.
Things were initially fine and a first issue of a broken oven was fixed pretty quickly. No form of online tracking system for the issue did suprise me for an estate agents.
The next issue that was big was a broken toilet where the button was broken. This took a week where I was left speaking with the contractors, they came went away, and weeks of trying to get updates about it where it was up to. This happened 18th October, in amongst this they replaced a part left it actually running water into the cistern to be propped to stop it running. Still had no updates.
On 30th had a leak, no representative came out from martin & co to assess damage, no timescales for work given dispite asking clear questions about it got stock one liners about contractors to contact me, I was away on bereavement after a family illness, I had the leak all over the bedroom carpet and it stunk, in the week away in trying to find out information of "we can bring the tenancy to an end" no updates in the full week about cleaning the floor , it was asked if my flatmate could be in the Saturday for access which was agreed but as standard zero follow up off that email, I'd to hire a carpet cleaner myself the week afterwards.
Also to note in this we had to inform the agency "the kitchen floor is damaged from the leak" which was met with a "the contractors didn't mention anything" and after getting them out again the floor was to be replaced. Might have helped if the company was actually managing the property for the landlord.
The next issue of no hot water in January, well no need for an agency to respond to the email, they didn't acknowledge it and it was "the contractors will let you know so you can arrange access" . They came, tried a few things to no avail. Without following up on a non reply from Julie from the initial email the week after I then chased up again, and again. I was then met with the usual"did they not contact you is it not sorted". Zero apologies, zero customer service. After a second visit of the contractor I paid my own money for a second opinion who pointed out it was the mixer tap probably . This second opinion plumber no longer would work for Martin and co due to him not getting paid before and only up front. Julie sent out another contractor, who agreed to my found issue, didn't address the timer being broken , this still took 2 weeks from ordering, and I "I couldn't get intouch with the contractors" it was funny when I texted I got a response within 30 min and they came the next day to fit after waiting an additional 2 weeks and over a month without hot water.
On check out as every other review has said , overcharged for cleaning services and although it was said I would agree with receipt of bill 5 times no receipt ever came and took a lot of chasing to get whatever deposit we were allowed back dispite no visits taking place before or during my time renting.
No phones are answered, there is rarely anyone in the dingy office I tried to go in good time during the issues on a Wednesday and there was nobody there.
Run like a plague if you've looked at this review and thinking of renting a Martin &co property

GoogleI would strongly recommend AGAINST Martin and Co. I would give 0 stars if possible. Before our tenancy started, we were told we couldn’t do an in person viewing - when we moved in we saw why. The flat had an awful smell of smoke and mustiness. The carpets were pulled up completely and needing replacing, there was mould and cigarette burns in the property. The property was filthy even though we were told it had been cleaned. They failed to respond to any of our concerns over 30 times, and any response we got was inadequate. We ended up out of pocket having to try and better the flat ourselves. We were at the property 2 months until there were faulty electrics, an urgent issue, that was not dealt with. We decided to leave the flat as it was not fit to live in, having to stay elsewhere at a cost. The agency eventually decided to allow us to end the contract but withheld our deposit for a few weeks. This was stressful with it being Christmas time. To save any stress and money please do not ever let with these people.

Highly recommend people to avoid this agency wouldnt even rate them 1 star. i had an issue with my bank card since it got stolen and i coudnt access my online banking since the card was cancelled and was waiting for a new one. so gave them a call and alex was there the most disgusting person i have ever talked to and told them i couldnt get it he was like no standing order no moving in i was like i couldnt i had university all day long couldnt even go to the bank he was like ur problem not mine in a shitty attitude. so i asked him to talk to me properly but he said " you keep calling if i have to talk to u this way i will talk to u this way" called the agency twice btw told him i was coming to the agency he said no dont come i wont let you in i insisted on going but 5 mins later i got a call from jessica who i believe works there and they voided my contract even after i have paid everything there and to this day they still didnt give me back my full amount yet.

GoogleRUN AWAY FROM THIS AGENCY ASAP.
I just have a very poor experience with this agency during my process of renting a property. Sameena Rashid (letting supervisor) required us to pay 6-month rent upfront without letting us to see our apartment. We told her that we are willing to pay full amount of money, as long as we can see our property, but she say no. Who is going to pay more than £5000 without seeing the property?
They communicate with us via Whatsapp and we are unable to contact them by phone. It seems like they’re doing something wrong and affraid of picking the phone up.
Really dont understand how they can exsit with this working style. Very unprofessional.

GoogleThe worst letting agents I've ever dealt with. We spent 12 months living in a mouldy flat which they did very little about, despite dozens of emails and phone calls. We were left to try and treat this at our own expense, leaving us out of pocket and causing us a significant amount of stress.
Staff were extremely slow to respond to any sort of communication, with many concerns we raised often getting ignored completely. When we informed them we wouldn't be staying in the property they initially tried to blame the mould issues on us but then backed down once we pointed out how little they had done to address our concerns.
We're now renting in the same building with a different agency and our experience could not be more positive. To anyone thinking about letting with Martin and Co, based on our personal experience I would recommend avoiding them at all costs.

GooglePlease read carefully if you are considering Martin & Co. as your letting agent.
I started an agreement with them in November 2024 for a flat that was going to be vacant in December, after I passed all the reference processes, a contract was made after I paid the holding deposit, but I was unable to view the property as it was occupied (and they probably had issues with the tenant, so there was only a video tour provided).
Almost a month after, and a week before getting the keys the apartment was finally empty. When I went to visit I found a lot of issues, from cleanliness to faulty appliances, soiled carpet that needed replacement, and awful overall conditions of the painting, bathrooms, and furniture. I asked for a deal to get the place fixed, painted, and renewed, on my own, but, the landlord didn't accept it, and now, 2 days before getting the keys with everything packed they just canceled my offer and said they would return my holding deposit.
They don't answer the phone, ignore e-mails, and never speak to you clearly and have no empathy at all, even though they knew I had given notice where I currently live and was going to be homeless in a week, and because of holidays break, it will be nearly impossible to find another place in a suitable time.
It was in my contract that the apartment would be cleaned before the move in date, and not even this was done. Please find some example pictures of the property they were going to let below (just a few examples).

GoogleThe BEST Letting Agency I have come across during the last 10 years or so. I had very bad experiences with other popular letting agencies in Manchester. But Martin & Co was the best from the beginning. I had some issues when I moved in in 2016. The apartment was not cleaned properly. But it was only a matter of letting them know, and the next day a professional cleaner came and did the cleaning well. Next, I had some issues with the Sofa (it had torn surface), the two mattress were damaged and strained. I informed them about these. Within 2 weeks the agency replaced the Sofa and mattresses with Brand New ones. Next, there was a damage near the kitchen on the wooden floor. It was very badly damaged and looked ugly. In fact, i noticed these damages when I came for a viewing, so I did not think that they will replace it as I already knew the damage before I moved in. But the Agency was so great that they contacted the Landload and the Landlord was the best, because he decided to replace the entire floor with brand new wooden flooring. Which might have cost him 1000s of pounds. NEVER expected such a great service. Later on had some issues with the heating control unit, within just two days it was replaced. NO Questions asked. Had an issue with the kitchen sink tap. Replaced within days. Had an issues with the main door lock, repaired the lock within few days.
I truly loved this apartment, and never wanted to switch the apartment because I have been treated extremely well. I lived there until I had to leave Manchester.
On 23.01.2021 I terminated the contract and vacated the property. I did a professional cleaning and handed over the keys (put them through their letter box as the office was closed). Despite the disruptions to normal business work, I could not believe they processed my end of tenancy and returned my DEPOSIT Back in to my Account on 26.01.2021. That was unbelievable. It was so fast that they might have carried out an inspection as soon as I vacated and refunded me immediately.
They DID NOT deduct a pence from my deposit. They were extremely generous and great. I would like to make this an opportunity to thank both Staff at Martin & Co. Manchester Central Office and my Lovely landlord for such a wonderful experience from start to end.
If I ever move in to Manchester again, I will definitely rend a property from Martin & Co.
This is my story. And its the TRUE Story. Believe me, I wouldn't be bothered to write this Review if I wasn't truly happy.

Long story short I viewed a property and I paid the holding deposit and arranged to move in to it, they made no effort to contact me or inform me on anything after they received the payment. The day before the “move in” date i called them to get an update on whats going on and they tell me the property is no longer available. How is that fair. Wasted my time when i was in a rush to find somewhere to stay.

GoogleAs a current tennant I had a seemless move in with the application process being simple and quick. The issues that definitely need improving are communication with tenants and resolving issues much quicker when they are logged. However Joe Savage is the saviour of the review in that I spoke to him about the maintenance issue and another contract issue and within a couple of hours had resolved both issues! He was informative, polite and incredibly helpful and kept me informed of the progress of both issues. I would use Martin & Co Lettings for future rental properties if only for Joe Savage.

However having been with Martin and Co 6 months before I can say they are a very difficult agency to deal with. Communication is a real problem in that office and some of the staff I have had to deal with have been very difficult. If I had worked with Joe from the beginning I would be able to give 5 stars but because of the service I have received over the last 6 months it has to be 3.

The previous tenants trashed the place and we were told by James without a shred of empathy a day prior to moving in that we couldn’t move into our new flat. This continued for several weeks as the move-in date continuously kept being pushed back because Martin&Co couldn’t get their act together with their contractors. At first we were given false timescales and then none at all with us taking time off work and the £1000+ deposit, fees and the first month’s rent paid in advance hanging in the balance. Attempts to raise concerns to management were met with evasion and outright rudeness from him. James and his colleague Liam refused to provide contact details for their manager. When we moved into the flat itself he was nowhere to be found and had left the duty of handing over the keys to a junior member of staff named Ed who couldn’t answer any of our questions and suggested we sign an inventory saying everything was perfect “for our own convenience”. Understandably we refused this. And good job because when we actually moved into the flat there were numerous outstanding repair issues and the photos we took of filthy parts of the flat didn’t match up with Martin&Cos, suggesting perhaps they had hired the cleaner BEFORE having the contractors round, a definite rookie mistake.
Admin processes seem to be dogged by a lack of communication and effective note-taking. We felt certain key issues were not logged. Because our move-in date was delayed by several weeks we arranged through Martin & Co to pay on a different date each month; it took several separate accusations that we’d missed our rent for this to finally be acknowledged on the system. For maintenance issues contractors would be round in a few days sometimes, and a few months other times. It took 2-3 months to get a new blind installed owing to a series of miscommunications between the letting agent staff and the contractor. The landlord's spare keys were lost, necessitating one of us having to go in so they could cut another set. They also tried to arrange viewings without the required 24 hours notice; when you work full time this is as insensitive as it is daft. Additionally when we were moving out they tried to charge us £400.00+ in rent for a period we didn’t even lease the flat for! Thankfully we received an apology and an amendment of the mistake from Donna who was pleasant enough to deal with, but I feel the processes of the agency need to be looked at in further depth as this was part of the rule rather than an exception to the whole experience we had had with them.
They charge agency fees which are ridiculous and it is good that they will soon be outlawed. An exit fee of £48.00 and instead of a deposit you are charged a fee to take the property off the market. We were charged a £75.00 “light cleaning” fee on leaving the property, despite us leaving it in a 10x better state than when we moved in. By this time however we had had so many issues from them that we considered this the necessary price for never having to deal with them again.
I have to say the manager Julie is a shrewd businesswoman and any competence that came from within the company was largely from her. It took her direct intervention to get the move-in and maintenance issues sorted, including arranging for our tenancy to start from the day we moved in instead of basically having 2-3 weeks stolen from us. Thank god we had managed to get her contact details (with no help from office staff) because I don’t know where we’d be without her intervention. If I was her I’d take a serious look at the processes of the business and some of the staff she employs. It’s not right for a manager to be cleaning up sales’ mistakes and from other reviews on this page our experience doesn’t seem to have been a unique one.
One wonders just how much communication there was between staff and whether the issues are down to genuine incompetance or something more sinister.

Me and my girlfriend tried to contact with them via phone number from the morning to evening but no one pick up the phone. They only communicate with us via Whatsapp with very unprofessional messages.
We want to see the property before pay more than £5000 but Rashid (agent) refused. Even though we already proved that our total income meets the requirement, she still wants to take full amount of rent WITHOUT LETTING US TO SEE THE PROPERTY???
Luckily that I saw these reviews on Google before actually working with this agency. Now I understand why so many low rates from people.

GoogleDo yourself a favour and DO NOT use this agency. They have literally stolen a chunk of our holding deposit and offered absolutely no explanation why - which in my books counts as stealing.
Whenever I had any questions about the referencing Sameera just told me to reach out to RightMove and ask them - it's literally your job to know this why are you making me do it for you?
We then sent a £288 holding deposit and asked for a 6 month tenancy (which was an option given to us), then the landlord said he only wanted 12 months so Sameera offered to return our holding deposit. We then received £218 back and not £288. I sent MULTIPLE emails asking her for an explanation and she completely ignored me!!!
I don't even know how it's possible for a registered and reputable business like this to just take some of our money without even specifying why.
I'm not someone that ever leaves reviews really but this is just shocking on so many levels, I had to.

Googlethey're discriminatory and incompetent. I thought you needed some sort of a license to work in property?
1st. - when I said i wanted the property during my viewing the agent said 'he needs to check with the landlord as he might not want to rent to a pregnant person due to potential damages' - this is discrimination and it is disgusting, it's also blatant ignorance as exactly what damage can a new born baby do?
2nd - maintenance takes weeks. we needed the washing machine replaced (after not having a working one for over a month) and a pipe broke while installing the machine which led to a leak under the floor boards that lifted the floor boards and completely damaged the floor in the kitchen, part of the living room, and the hallway. they left the leak for weeks even with me sending pictures and videos regularly showing the damage to the floors (never mind the waste of water that I'd have to pay for also!). This was during winter as well so likely has caused mould in the underlay. The thermostat was never functional and after a few attempts to fix it they've just given up, so there is no thermostat in the property. A few years ago I was without heating for weeks over winter when my kid was a newborn.
I don't know the landlord personally but I know this isn't him because he has authorised changes that were due to preference and not 'need' - like a new sofa for example, so I know he's sound. The incompetence is completely from the letting agency who clearly do not care.
I've never had an inspection here, and apparently my smoke detectors were 3 years expired. My boiler was also a year past inspection (and the switch caught on fire in the middle of the night which is how I found out any of this!).
Now they want to raise the rent (even though the floors are wrecked and the thermostat doesn't work?) - and they're trying to intimidate me saying if I don't agree and sign a new lease they will evict. I've been here for 6 years, by law I do not need to sign a new lease. I've also said I would agree to a rent increase if they fix the floor and the thermostat which I think is very fair. But instead of fixing the damage they allowed to get worst, they try to bully tenants since a lot of tenants don't know rental laws or don't feel empowered to defend themselves. It's disgusting an agency would do this to a home with a young child.
I've used 3 letting agents in Manchester and the other 2 never had a problem with them. Just this one.
AVOID AT ALL COSTS!!! As a tenant and as a landlord. They do not care about your property.

I moved out a month ago, there are already new tenants in the property, yet there is no clarity relating to when my deposit will be refunded or how much of it will be returned - i have now started a TDS dispute. Seriously vile behaviour.

This is the worst company in EXISTENCE. save yourself the endless sleeplness nights, anxiety, countless email trails and stress and steer clear of these cowboys. They are quick enough to take your deposit then you will never hear from them again. On the day of move I rang the office phone 36 times only to be ignored. My flat has numerous problems and no one will reply back to emails or even answer the phone. When you do get through the staff are rude and unprofessional. Jess Miles the "manager" called me at gone 5pm advising I need to sign the tennency agreement as it needs to be complete by close of play, when I asked for her to stay on the phone for confirmation of the email she advised me she'd finished 15 mins ago and "just sign the form and submit it" I have had an issue with a silverfish infestation and have yet again been ignored with all the emails sent. Funnily enough the only email that was replied to was one about a major leak in the flat (obviously due to the fact this is a major health and safety issue)
