The house was a health hazard

We moved into a rental property managed by this estate agent last week, and it has been the worst experience we’ve ever had with an estate agent. Before moving in, it was agreed that the property would receive a deep clean and the carpets would be professionally cleaned. When we arrived, the house was absolutely filthy. The cleaning was so bad that we found a mouldy toilet paper roll left on the floor, and the kitchen was so unhygienic it was genuinely a health hazard. It was in such a poor state that we couldn’t even unpack our belongings. We had several family members helping us move, and the entire day was a complete waste because the property simply wasn’t fit to move into. After reporting the issue, they sent the cleaning company back three days later. They were only there for around 20 minutes and cleaned very little. The property was still disgusting afterwards, leaving us to spend two full days cleaning the house ourselves just to make it liveable. That is completely unacceptable. To make matters worse, the carpet cleaning was never carried out. The carpets are stained with food and other marks and clearly need a professional clean. The estate agent has now refused to arrange this, telling us to sort it out ourselves or contact the landlord. The landlord has already confirmed he paid the estate agent for the cleaning, so this should never have become our responsibility. The photos speak for themselves. The lack of preparation, poor communication, and refusal to put things right have made this an incredibly disappointing experience. I would not recommend this estate agent to anyone.

Poor Communication and Organisation

Unfortunately I did not have a positive experience with the Macclesfield branch. I approached them in May 2026 to market my property, a terrace in the town centre. They were initially responsive to me and organised a valuation very quickly. The photos were arranged reasonably quickly, but I had to chase them after their initial deadline passed to get the brochure and listing ready. It was then posted on Rightmove, Zoopla, and OnTheMarket. In the meantime, I had agreed to an initial meeting with their mortgage advisor but somehow they mixed up my details and were phoning someone else with the same name - and they shared some of my details with the wrong person. There was no apology for this. Using their app, I could see that my home had many views on Rightmove however this did not translate into viewings. After a couple of weeks I was contacted about a viewing and agreed to it despite it being on a day I had initially said I couldn't do, as the agent on the phone was quite pushy about it being this particular day. When the agent arrived it was someone who had never been to the property before and she was unprepared. After no feedback or offer from the viewing, and no further viewings, I sent an email to the office to ask their advice as to how to generate some interest in the property. Someone called me back and left a voicemail, which I returned and was told they were unavailable but would call me back. They did not. I followed up via email, twice, to no response. In the intervening period I went into their office and found my property was not being advertised physically in the shop. I therefore gave notice to the agent, which they are supposed to acknowledge. After a follow up email 2 days later, I phoned them 4 days after the initial notice was given to be told they couldnt find the notice letter in their inbox. Somehow it was then found but acknowledged with the wrong dates on it, so I had to phone again to get it adjusted. The date the house was supposed to be withdrawn from market came and went. The house wasnt taken off the market, so I had to chase this up with them, too, until it was actioned. They have also not arranged to provide me my spare key back. Overall, this was not a good experience. I understand the housing market is not fast moving at present however the communication and organisation of this estate agent was severely lacking in my experience.

I had the pleasure of working with Ella…

I had the pleasure of working with Ella from Gascoigne Halman to sell my house, and I couldn’t be more impressed. She went above and beyond throughout the entire process, dealing with multiple issues quickly and professionally. Nothing was ever too much trouble, and her communication was excellent from start to finish. Ella made what could have been a stressful experience incredibly smooth, and her commitment and dedication genuinely stood out. I would highly recommend her to anyone looking to buy or sell, and I would absolutely use her again in the future. Thanks again, Ella!

Absolutely thrilled with the experience we had with Gascoigne Halman. From start to finish, James and the team were outstanding. They helped us snap up the perfect property as soon as it came back on the market, their timing, responsiveness and insight made all the difference. Communication was clear, frequent, and honest. James was always contactable whenever we had questions, big or small, which gave us confidence throughout the buying and selling journey. They provided expert guidance at every turn. Their market expertise was spot‑on, helping us sell our property at asking price after only one day of viewings. We felt like we were in safe hands. If you’re looking for a professional, knowledgeable, and reliable estate agent, we highly recommend Gascoigne Halman. Thanks again for making what could have been a stressful process feel seamless.

The team at Gascoigne Halman, especially Hannah, made the house moving process as seamless as possible. As expected, house moving is one of the most stressful things you'll ever do in your life - but Hannah, James and the whole team did everything in their power to make the whole experience as painless as possible. No phone call too many, or email left un-responded. I would highly recommend Gascoigne Halman if you're selling your property in the area.

I can’t recommend Gascoigne Halman, Didsbury enough! The whole team - particularly James, Tom and David (the in-house mortgage advisor). They were all so helpful and friendly throughout the process, and pulled out all the stops. They kept me updated every step of the way and really put my mind at ease. Buying/selling a home can be stressful, but they made it so much easier - genuinely a great experience from start to finish! ***** :)

Terrible communication

I would try to steer clear of this company if possible. We have rented a property through this agency and it has been a nightmare. Communication is horrendous, you cannot get hold of anyone at all. We even went into the branch about our queries and still were told that no one was available and someone would contact us (which they didn’t). The property was not ready for us to move into on the agreed date and we were not told about this until we chased and chased about needing more info on moving in. Since moving in, we have had a few problems, none which have been resolved and again communication and trying to get hold of anyone is impossible! Good luck if you are renting through this agency. I would not use them again!

‘Every buyer / seller needs a Tom Harvey on their side’ I cannot praise the team here enough. James was our first POC, he was extremely informative and advised us to make the right decision on how we best price and list our property, he gave us confidence, and low and behold, we got the right offer from the right buyer in rapid time. Most importantly, the aftercare and coordination is the key to a smooth transaction and there’s an absolute standout team member to mention here, Tom Harvey, he’s absolutely fantastic, efficient and professional, he really is a superstar, Tom ensured that everything was in place and I honestly can’t praise him enough. They’ve changed my opinion on estate agents with a true 5 star service and are worth every single penny of their fee. Thanks for making our home sale a pleasure. Steve & Ash.

Absolutely horrendous experience

Do NOT recommend Didsbury - my experience has been one of unprofessionalism and downright unethical practice. Told flat would be cleaned. It wasn’t. Didn’t bother to clear previous tenant electric debt. Infested by hornets and ended up in ED. Mould and damp everywhere. Boiler loose on wall. Downstairs tenant said he had had to pay for dehumidifiers and mould treatment himself. Consider saving yourself a lot of grief.

From the start of our journey all the way through to the end Gascoigne Halman have been excellent. Our initial consultation was with James who offered us sound advice after taking the time to listen to us and get to know what we were looking for. We then worked with Andrea throughout the remainder of the process, and she was absolutely outstanding in her professionalism. For reasons beyond everyone's control, our process was long and complex, but Andrea was on top of things every step of the way. What we really valued most was that Andrea was always available to answer questions, regularly kept us to date, and went above and beyond on numerous occasions. We couldn't recommend James and Andrea enough for those looking to put their property on the market.

gascoigne halman sale

Please do yourself a favor and avoid this agency. I relocated from Liverpool a week ago, expecting the property to be habitable. Unfortunately, I encountered a series of major defects, including no proper heating, plumbing issues, and serious cleanliness problems, the driveway was full of moss and mold. Additionally, there were rats in the garden, an issue previously reported by neighbors and past tenants but never addressed. Relocating is already stressful, but dealing with these unresolved problems, especially after being misinformed about the rat infestation, made it even worse. I was told there were no rats, yet they were still present in the garden. The agents are polite when speaking, but despite my repeated calls and reports since day one, they have taken no action to resolve these serious issues.

Absolutely terrible experience with…

Absolutely terrible experience with this letting agent. After the landlord withdrew an agreed offer, we were left out of pocket and still have not had our deposit returned. Communication has been poor throughout, with constant delays and little accountability. We felt completely unsupported and ignored when trying to resolve the issue fairly. I would strongly advise others to be very cautious before dealing with this agency. They tried to make us send them thousands of pounds with no contract given then last minute withdrew the offer and are refusing to give the deposit back. Absolutely dreadful agency.

Excellent throughout

Absolutely excellent from start to finish of the house sale - one local agent kept phoning to see if we 'had come to a decision to market the property' which lost them any business, whereas GH did the visit to see the place and then said they'd leave us alone and it was up to us to give it the go-ahead or not. No pestering - excellent. Once we gave them the thumbs-up we had a string of viewers within days, and eventually exceeded the guide price by a small margin which suggests the guide price was accurate too. The staff at Gascoigne Halman were always on hand and worked brilliantly, especially Georgia who made sure everyone was kept in touch with any and all news and developments as things progressed, resulting in a sale a fortnight before Christmas which was exactly what buyers and sellers wanted. I would heartily recommend this outift.

Faultless Experience

My sale took a lot longer than expected and even though I was the buyer and not necessarily there client Gascoigne Halman were faultless especially Steph who I can’t praise enough she really did get the sale over the line. Nothing was ever too much hassle and there communication was 1st class, thank you to everyone involved especially Steph😁

We have just sold out property throught Gasoigne Halman and they were brilliant. It wasn't an easy sale due to terrible solicitors on our buyers side, however GH were fantastic. Shout out to Tom and Andrea they were both a pleasure to deal with, they were constantly on top of things and always willing to go the extra mile to push things along (even often listening to me rant about solicitors). A companies reputation and quality is driven by the people so I couldn't rate GH any higher based on my experience with Tom and Andrea. Would highly recommed.

They won’t return your deposit!

I had a very disappointing experience with Gascoigne Halman, particularly in how they handle tenant concerns versus landlord interests. From the very beginning of the tenancy, we raised multiple issues regarding lack of proper hot water and an inadequate boiler system. We repeatedly contacted the agency, explaining that the hot water was not functioning properly and that the system required constant manual adjustment just to get basic hot water. This not only caused inconvenience for a family with children but also significantly increased our electricity costs due to repeated heating cycles. Despite clear communication and follow-ups, no effective action was taken to resolve the issue. Now, at the end of the tenancy, instead of fairly assessing the situation, the agency has aligned entirely with the landlord and is attempting to make unreasonable deductions from our deposit, including claims that are not properly supported with evidence. It is particularly concerning that: • Longstanding maintenance issues (including hot water problems) were not addressed • Property condition issues such as damp were ignored during tenancy • Yet, at check-out, these are being indirectly used against the tenant This gives a clear impression that the agency prioritises landlords’ interests while failing to fairly represent or support tenants, even when legitimate concerns are raised during the tenancy. I would strongly advise prospective tenants to: • Document everything • Follow up in writing • Be cautious when dealing with deposit deductions Unfortunately, this experience has shown a lack of balance, accountability, and fairness in how tenant matters are handled.

Rogue landlord and rude agents.

unresponsive landlord took months to fix a shower and a cooker. throughout the winter months we had no heating and it took until February for the landlord to fix. they're trying to charge me £80 to defrost a freezer and £300 for plastering despite no damage (with photo evidence) being done. my landlord was beckhall properties whom have multiple properties listed with gascoigne Halman. if you Google this landlord you will see an MEN arricle...

The service we received from Gascoigne Halman was superb from first to last. James is a true professional: knowledgeable, insightful and efficient. His analysis of the local market trends proved invaluable, and his advice was always shrewd and accurate. But there's more to moving house than just the transaction: there's an emotional element to it too. James gave us rock solid support every step of the way, listening, advising and advocating and negotiating on our behalf. He was always there for us, in person or on the phone, whenever we needed him. He tailored his advice to our needs and priorities, he always followed through on what he promised and he earned our trust absolutely. We are deeply grateful to James and we would recommend Gascoigne Halman wholeheartedly.

Had a wonderful selling experience with James and the talented team at Gascoigne Halman. The process was seamless from listing, to viewings, the offer and sale. I was kept in the loop every step of (what is generally) the very stressful process of house selling. James was always quick to reply to any emails or calls and very pro-active in moving the process along. I highly recommend him and the rest of team! :)

Poor service and disappointing behaviour after tenancy agreement

After completing our tenancy with Gascoigne halman. Despite leaving the property in what we believed to be a clean and acceptable condition. We received a £550 deposit claim, including charges for cleaning (£250), decoration and painting (£150), and a radiator leak (£115). I have rented this apartment for 1 year. When we first moved into the property, it was in poor condition and had a noticeable odour. We raised this with the agency several times, but no action was taken.
