As everyone else on here, I find it disgusting that I have family and friends living in Staffordshire wanting to make genuine investments with their savings and a company can buy up every house in need of work on the open market in the last 6 months and then add hidden fees of 15k in a last minute agreement after legal packs have been read. So the legal pack can't be read before auction by a qualified person and this is OK. Disgusting and you don't let the potential buyers know ahead

Trustpilot£15,000 fees on top of every purchase price! Avoid Auction house and Kensington investments
The below review has missed another fee of £1200 to paid to the seller on top of the £10,000 and the £2,000 fees. Add to that the administration fee of £1500 and you are at £15,000 (or near as damn it) in extra charges!Kensington Investment Ltd are the sellers on most of the lots... They are renowned for ripping people off.If you call Auction House to ask for an explanation about the fees, you are told “buyer beware” and fobbed off!! It is you responsibility to make buyers aware of exorbitant fees! What is worse than the fees themselves is that fact that Auction house leave it until the day before the auction before uploading the contract to their website and even then you have to search for the fees with a fine tooth comb as they are written in word format designed to make people miss them!Auction house Birmingham are the worst auctioneer in Birmingham- far more reputable companies that you can buy from so avoid these con artists!

TrustpilotREAD THE LEGAL PACK AS THERE ARE £12K HIDDEN FEES THERE
Second and last attempt to buy property from auctionhouse.co.uk. Just day before the auction they are adding a "contract" to the legal pack which says: buyer agrees to pay the SELLERS Administrative costs, legal fees, disbursements, auction costs in connection with the sale in the sum of £10000 (!) + Buyer agrees to pay the SELLERS Auctioneers costs minimum £2000 (!). Surprise surprise all the properties are owned by Kensington Inv Ltd. What is going on ? What game are you playing ? I will never use auctionhouse.co.uk ever again.

Beware of 'hidden' charges in the contract. It is all well and good Auction House saying "we advise" this or that. But why can't they simply state during the auction the huge charges that some of their unethical customers stipulate for some properties? It would appear that certain companies that deal with Auction House (Kensington Ltd in particular) have dodgy reputations.Why do they have ridiculously low 'guide' prices even when the same property has been sold recently for over four-times as much? Transparency? Nope.Professional?No way.Deceptive?Absolutely.Caveat Emptor

It’s a shame I cannot give a minus rating. Absolutely shocking. Stay away people. The property I was interested in was on for £40000. When I placed a bid for £40000, it told me that the reserve was not met. I increased the bid to £44000 and won the bid. They took £6200 before I could place the bid and told me if I won the bid then that would be used as deposit towards the property and the final balance would be reduced. Instead, I paid £58000 for the property as my solicitor told me that there are many many many hidden fees in their clause. So stay away unless you want to be ripped off. The solicitors acting on behalf of the seller are incompetent and thieves who charge tens of thousands of pounds for their fees. They deliberately delay the process so you may be in breach of the purchase agreement. And as for the keys of the property, I have no idea where they are and how to get access to them.
