Martin & Co Maidstone have been nothing short of a complete disappointment from start to finish. As a paying tenant, you expect at the very least basic professionalism, communication, and some level of support when issues arise. What I experienced was the exact opposite. Whenever problems occurred on site, they failed to take ownership or show any urgency in resolving them. Emails were ignored or met with vague responses, phone calls led nowhere, and there was no meaningful follow-up. Instead of acting as a managing agent should, representing tenants and ensuring the property is properly managed, they seemed entirely disengaged. The situation with parking enforcement was particularly frustrating. Rather than supporting tenants who are being issued questionable parking fines linked to building management, they appeared to side with enforcement. There was no attempt to properly investigate, no willingness to challenge unfair charges, and no effort to advocate on behalf of residents. When you are paying rent and management fees, you reasonably expect the agency to step in and assist. That simply did not happen. It feels like you pay your rent every month and, in return, receive stress, silence, and zero accountability. Any concerns raised are treated as an inconvenience rather than a legitimate issue. There is no sense that they are working in the tenant’s interest. Professionalism, communication, and problem-solving should be the bare minimum for a letting agency. Instead, the experience has been frustrating, dismissive, and unnecessarily difficult. I would strongly advise anyone considering renting through this branch to think carefully and be prepared to handle problems entirely on your own, because support is not something you can rely on here. Overall, a very poor experience and by far the worst rental agency I have dealt with.

My experience with Martin and Co Maidstone has been overwhelmingly negative, to the point where I genuinely regret ever dealing with this branch. The level of disorganisation is astonishing. Nothing gets done unless you chase them repeatedly, and even then the responses feel rushed, uninterested and completely lacking in effort. It is difficult to understand how a professional agency can operate with such little attention or care. Communication is consistently poor. Messages go unanswered for long stretches, updates never arrive when promised, and basic issues seem to fall into some kind of void. Every interaction left me feeling like I was interrupting people who had no real intention of helping in the first place. You are left doing the agency’s job for them, while they contribute nothing of value. What makes it worse is the complete absence of urgency or responsibility. Problems that should be straightforward are dragged out endlessly, and no one takes ownership of anything. It feels like a branch where customer service is an afterthought and where tenants and landlords are treated as inconveniences rather than clients. In all my years dealing with property agents, this has easily been one of the most frustrating experiences. I would strongly advise anyone considering this branch to look elsewhere. The lack of communication, lack of organisation and lack of basic professionalism is beyond disappointing. There are far better agencies in Maidstone, and nearly any of them would provide a more competent and reliable service than this.

We rented a property managed by Martin & Co Maidstone for just over two years. Unfortunately, our experience has been deeply frustrating and stressful, and ultimately unacceptable, due to their continued lack of professionalism, communication failures, and disregard for tenant well-being. 🔧 Ongoing Repair Issues Ignored or Mishandled • Throughout our tenancy, essential repairs were consistently delayed, ignored, or only partially addressed. • Roof leaks went unresolved for months, causing dampness and damage. Even when a roofer attended multiple times and provided a quote for complete repair, the landlord (via the agency) chose not to proceed. • Bathrooms had significant water damage and mould. At one point, we were left without a working toilet for weeks. • A silverfish infestation was left untreated for over a year, with the agency suggesting we buy insect spray or “ventilate better” despite confirmed leaks and humidity from structural issues. • The kitchen extractor hood lights never worked. We reported this, and only after months of back-and-forth did we receive confirmation that the extractor wouldn’t be fixed, even though it was listed in inventory. 💬 Poor and Disrespectful Communication • Emails went unanswered for weeks at a time. • When we raised legitimate concerns, they were often dismissed or met with unprofessional and condescending responses. For example: “Not sure why everything always has to be on your terms.” • Simple requests for scheduling, written confirmation of repairs, or clarification on next steps were routinely ignored or delayed. • Despite promising transparency, we were often misled or given conflicting information by different staff members. 🏠 Retaliatory Behaviour and Deposit Misuse • After months of escalating complaints about unresolved repairs, the agency issued us a Section 21 eviction notice, which we believe was retaliatory. • We gave notice to leave by 1st December and paid all rent due up to that date. We withheld a portion of the earlier rent (as previously discussed with the agency) due to ongoing unresolved issues, which is permitted under tenancy law in certain circumstances. • Upon key return, the agency immediately submitted a claim for 100% of the deposit, despite prior agreements and without providing evidence of damages. • After I disputed their claim and submitted my own, they stopped responding. To date, they’ve not attempted to resolve the matter, and the deposit remains withheld. ⚠️ Final Thoughts Martin & Co Maidstone has proven to be inconsistent, unreliable, and not tenant-focused. Repairs were delayed for months or never completed, pest control issues were ignored, and communication was frequently unprofessional. When we tried to end the tenancy fairly and in writing, the agency’s handling of the deposit confirmed our worst concerns, no transparency, no accountability, and no respect for their legal obligations. I would strongly advise others to avoid renting through this agency. What should have been a simple, straightforward tenancy became a drawn-out, unnecessarily stressful situation due to poor management and disregard for tenants' rights.

I simply cannot recommend enough the services provided by Martin & Co team comprised of Michelle and Amanda. I have been a tenant of one of the buildings they managed for over 3 years. Their level of proffesionalim is exceptional addressing any issues I had with my flat. What makes these ladies special is their supportiveness and understanding of personal circumstances that tenants might have. They made it possible for me to rent a decent flat when I moved to the country making the process painless. Moreover, they have bere extremely understanding to health/financial circumstances making my life easier everytime I have asked for their help. They don’t only manage a building but look after of their tenants as well!

One of the best agencies in Maidstone. We were with the agency for three years and we had a great experience of service and support in every possible way either by personal contact or via phone, Amanda and Michelle were there for us with their smile and quick response. Then we had to move house cause our needs grew bigger and unfortunately even if they tried, we couldn't find a house suitable to our needs given the short time we had to move. Regarding to the high standards of services that that we used to have with Martin & co, we didn't stay more than a year and then we found a house with Michelle's help. We can't be more satisfied as we are treated as human beings and not just a cash flow.

Just over a year ago, I helped my 85yr old mum sell her home and move into a lovely ground floor apartment. It needed a little attention and Martins made all the arrangements to prepare the apartment before she moved in. We have regular contact with the agency, and they’ve resolved a couple of minor issues by the following day. In particular, we’d like to thank Michelle for her ongoing commitment and assistance. I wouldve given no star, if had the option. I rented a property from them for over 3 years. Everytime, when they visited to examine the property, they were happy with its condition. While, we also reported everything (like damp and mould) they took an avg notice of it. Somehow managed to get them envirovents installed in bedroom as damp started to affect our bedroom furniture. However, despite the fact these vents were installed, damp still affected our stuff. I complained them several times, but no proper solution. After giving them notice, this lady called Amanda took over the charge as I found it out that she was their head at Maidstone site. It took me over three weeks to get my deposit back, on which I had to actually argue and show stuff (mentioned on their contract) of how we were being charged. They were delaying it on everyday, sometimes I had to send 3 emails before someone answering me back. On your leave notice they will charge you for cleaning with various other names, and you will be charged for same stuff again and again. At the end I got so frustrated that I was thinking to seek for a legal help against this team. Managed to get some of my deposit back after giving them keys for something like 3 weeks before. They have their own friends contractors, so you ask them some stuff to be done at property, they will do it but in 2 months time you will be calling them again with the same problem. Thats how they also charge landlords again and again for repeating same job. Ignore them if you can, it will be good for you.

Both my partner and I were leasing properties from this company. When I moved in to my flat, there was still soap and shower gel on the bathroom walls, along with a generally dirty flat that I had to clean before moving in. I was left without a washing machine for almost 3 months after mine broke down. When I left, despite cleaning the property thoroughly, I was charged for cleaning & carpet cleaning, and damage to the property that was there when I moved in. I was even charged £10 to change a light bulb!! I disputed the proposed deductions and received sarcastic or rude replies from Amanda (the manager). My partner was then extremely vigilant when leaving his property knowing what I had been through, and even hired a carpet cleaner, but low and behold, he was charged for carpet cleaning. I cleaned & defrosted fridge/freezer for him, but he was charged saying he did not do this. He was even charged for a 2nd 'missing' smoke detector that wasn't even in the property when he moved in. He moved out on 12th August, and disputes over deposit returns have been ignored by Martin & Co, and he still now doesn't have his deposit back (it's now February), and we're in the process of disputing through the DPS. I would advise anybody against leasing a property through Martin & Co, unless you don't want to see your deposit again.

This company are awful. I sold my home and the house I bought fell through. So I looked for a rental for 18 months. I paid £1300pcm. When I arrived there were patches A4 and larger randomly on walls where the paint didn't match ...brown patches on magnolia walls. The dishwasher constantly broke down . A tree fell on the parking I paid for yet no one wanted to pay to clear it. If you flush the downstairs loo it bubbles up in the sink and the best part a flood ....we came home and the ceiling had collapsed. Our furniture and personal belongings ruined. It took weeks to repair. 6 weeks for a new toilet seat ! I needed this house for 18 months but come 9 months I asked for the tenancy to be surrendered and was ignored. In the mean time the house went up for sale. A new landlord wanted me to pay on previous damages and I refused. Amanda the owner would call asking me to help them out and it would be easier for my deposit to be returned ( I recorded these calls ). Two weeks before my term ended I constantly was hounded to have people view , I explained decorators and cleaning etc was going on and that people could wait a week but the hounding persisted ( emails and call recordings ) I attended the checkout and signed the checkout being aware I was being charged for cleaning ( a wipe over from the house being empty ) we moved early. I signed and behold a totally different checkout is produced for items seen after the tenant had left .....I left because I was told it was complete and I signed. The landlord is given 14 days to reply any extra costs....he replied on the 13th day at 5pm with demands. £700 of demands. So I paid £1300pcm to live in the house from hell with no parking ( paid for ) flood damage , dirty old fridges, broken dishwasher and patches on the walls. I would recommend to anyone , stay clear of this company and the two reviews below here are staff and the managers partner. They are not customer reviews. It will be interesting to see how this plays out in dispute and if need be court.
