Avoid if Possible, Be Cautious with Northwood, Maidenhead and Mr. Lingam I was a tenant with Northwood, Maidenhead for nearly three years. After vacating the flat in mid-May 2025, I spent over three weeks chasing my deposit with no response from the agency. Despite providing a professional end-of-tenancy cleaning invoice as proof, there was complete silence. Eventually, I received my deposit, but with unexpected deductions, even though the property was professionally cleaned (with an invoice submitted) and no damages were reported. Mr. Lingam, in particular, has been extremely unprofessional throughout my tenancy. He often employs pressure tactics with tenants, most notably, issuing a Section 21 notice in September 2024, forcing me to accept a rent hike from £1,100 to £1,550, a staggering 41% increase. I felt cornered and had no choice but to comply. Ironically, after I vacated, the same flat was put on the market at £1,600, only to be reduced to £1,400 when they struggled to find a new tenant. The flat itself is on the 2nd floor with no lift and runs entirely on electricity, leading to high energy bills, £350/month during winter and about £150 otherwise. Tenants considering a property through Northwood, Maidenhead should be extremely cautious, especially when dealing with Mr. Lingam. Transparency and professionalism have been seriously lacking in my experience. Wishing the best to future tenants, please stay vigilant.

I am the teacher who interacted with Pav who came highly recommended to me. He was very professional in his support for me to identify and secure a place for rent. He was very open on the cost of the place, which was reasonable. He also was willing to assist me to obtain furniture and other amenities necessary to move in. My circumstances changed however, so I did not take up the offer for rent and this may seem unfortunate to the renter but it was my circumstances and not an unprofessional conduct by Pav. Update Apr 2024 Wanted to say a huge thanks to Anna and Pav for their assistance in finding me a great tenant for another property. Again the whole process was smooth, efficient and very competitively priced. A real pleasure communicating with the team here and getting me what I needed. Will always use Northwood Maidenhead - thank you guys! 2022 I instructed Northwood out of the many agents in Maidenhead to find me a tenant. Right from the beginning Pav told me that he would not let down, get the property tenanted pretty much immediately and get me the best price for rental. Well, he certainly did. Oh, and a great competitive fee too. From the moment I had given them the go ahead as the chosen agent to market my property to the moment the tenant moving in, the whole process was fast and slick. Not one issue at all. I was extremely pleased with their level of professionalism and market knowledge and being able to actually deliver. At no point did they ever give me false promises or hope and were always realistic. I was always kept in touch by Pav on progress as well as Anna and Lingam. Well they found me a tenant immediately after the advertised it. They make things happen and I am truly so grateful for helping me secure a tenant immediately from the moment they advertised my 2 bed property in Maidenhead. Anna did my inventory and did an amazing job. Very kind, understanding and makes things happen. At one point we had to push back the inventory to later in the day due to works and cleaning needing completing as we did not expect the tenant that quick! They managed to move things around to accommodate my request. They were also very competitive on their fees and matched another agent’s price. I could genuinely see they wanted me to secure the right tenant and I wasn’t just another number to fill for their books. They also were very responsive whenever I called them or emailed them, they would respond very quickly. I also tested them when calling and again they would pick up and if they did not they would respond back pretty much immediately. This is what you want because if that had been a prospective tenant enquiring on my property then its good to see that they are picking up the phone and if not they return calls immediately. 10/10! I would always recommend and use Northwood for all future business. The agency is run exceptionally well that I can’t even think of anything that they could improve on. I have always received really good service and honest advice from Lingam and Pav about rents and what is practically achievable rather than the market hype. They have managed to find me excellent tenants and I have never had issues with rent payments.
