I have rented through several letting agencies over the years, and I can honestly say that this has been the best experience I’ve ever had. From the very beginning, the whole team was professional, kind, and incredibly helpful. They always replied to my emails quickly, answered every question I had, and made the entire renting process as smooth and stress-free as possible. Whenever I needed assistance, they were always available and genuinely cared about helping me. Their communication was excellent, and I always felt supported and valued as a tenant. Thank you so much for everything you’ve done for me during my tenancy. I truly appreciate all your hard work and kindness. Found a property they advertised after paying holding deposit and sending all paperwork through they come back to say its no longer available! Why would you even advertise a property if you aren't sure it will be available to rent a said date, they advertised it would be available at a specific date! A very amateur approach! Wasted lot of time coming from London and more to then be told this. Amateurs !

Dear Nizar, Thank you for your review. We are very sorry you feel this way, and can understand the disappointment caused. Unfortunately, as was explained, the tenant who was vacating the property that we had up for rent cancelled their notice at the last minute due to their house purchase falling through. As they remain the legal tenant, there was nothing more we could do in this situation. All we could advise was that we keep you informed, and let you know if a similar property become available. Your holding deposit was refunded and any information provided was disposed of. It costs our small business to list the property on Right Move and Zoopla, then to carry out multiple viewings of a property, and for our admin staff to assess the paperwork and carry out the required referencing checks. We would not be exerting this time or effort if we did not have the intention to rent the property, and so were also disappointed that the rental was not able to proceed. We wish you all the very best of luck going forward, and hope you were able to locate a suitable accommodation.

We have used Luton Heights to find us a tenant for our 11 bedroom HMO for many years and our contact has always been Ray and he has been absoultely brilliant, Ray always keeps us fully updated on all feedback and time and time again he has managed to find A1 tenants. I can recommend him enough and again he has just found us a suitable tenant so thanks very much Ray and the team.

Worst agency and service from the office staff. They charged me 70£ from the holding deposit for doing just a viewing and nothing. Totally unworthy agency and awful people. I strongly don’t recommend this agency

Dear Suresh, We are sorry to hear that you are unsatisfied with our service. As we explained, we were unfortunately unable to proceed with your application on this occasion as you failed to meet the affordability criteria to rent the property. As an agent, we are duty bound by law to confirm that all tenants are able to comfortably afford the property they are renting. Following your visit to the property, you were asked a number of qualifying questions and asked to complete an Application Form. This form asked you to confirm a number of details that enabled us to get a good idea as to whether you would be accepted. Based on the information you provided, we chose to proceed, and so asked for you to pay a deposit of one week's rent while we carried out our referencing checks. This holding deposit offers security for both the tenant and Landlord. This deposit allows us to take the property off the market, and reserve it for the candidate. If the Landlord chooses to rent the property himself for reasons not associated with your application, then this will be returned to you in full. If you pay the deposit and change your mind in a few days and decide not to proceed with the property then this amount will be withheld. On the other side of this, if you fail our referencing process due to undisclosed or misleading information on your Application Form, then a deduction of £30.00+VAT per person will be taken from the holding deposit to cover our credit checks and referencing charges. The remaining balance would then be refunded to you. This is stated on the Holding Deposit Receipt that you are given and asked to read before making payment. After reading these terms you chose to proceed. We then proceed to pay for our referencing checks to be carried out. Unfortunately, during the course of your referencing checks it was found that the information supplied on your application was not quite accurate, and meant you did not meet the minimum threshold criteria to rent the property. As we had paid for the reference checks, the cost of these were to be deducted from the holding deposit, as stated on the holding deposit receipt that you read at the start of the process. The remaining balance was refunded to you immediately. We feel it unfair that you feel this balance was withheld for 'doing just a viewing and nothing'. The balance was withheld to cover just the references that were ordered based on your applications, and do not even take into account my staff's time processing your application. We wish you the best of luck in your search for a suitable property, and are sorry we were unable to help you on this occasion.

Very poor service. They practice Gazumping. They did not take me to the venue. They promised to give me the link to the venue but failed 3 times. They lost the keys to the flat for the viewing and were later than Elvis.They played me off a couple viewing the property at the same time. They did not get back to me. They're based in 'Cheapside' which totally makes sense! If I were you I would swerve this company!

This is my experience. I was their customer for almost 4 years and changed 4 properties. I never had big issues even though they are way less than perfect. I have always been a great tenant, never a late payment, never caused a trouble, always been respectful and always left properties shining clean. Together with my friends we brought lots of new customers to their agency cause seeing what’s around they are the best of the worst. Everything was ok until I moved into my previous flat. They rushed me and my flatmate to sign one year contract with the promise they would get the flat furnished for both so we signed. Two days before moving in I met one of the team at the mall and smiling she told me “by the way one you has no bed and no wardrobe”. Rent was already expensive for the average of Luton, we had to spend extra money to get what needed not to sleep on the floor. They made us sign 1 year contract even though we said we might not stay that long saying “it’s not a problem, we’ll find someone who takes over” and here comes the robbery. We both had to move abroad for work reasons sooner than the end of the contract as we told them at the beginning and they literally ripped us off. They found someone else to take over and still charged us half of our deposit for fees that I don’t even know if real and they still have the bravery to call this criminal act “helping us”. In a few words, they are very smart and professional thieves. Watch out!

We are very disappointed to read your comments when in the end, you did succeed in being released from a year’s contract right on time for your transfer which meant you did not have to spend unnecessary money nor risk legal proceedings. That you wish to focus on the agreed financial cost rather than the smooth outcome is unsettling. But more importantly, we are deeply saddened that after 4 years with us, in 4 different properties, you were offended to the point of making serious accusations, damaging and defamatory comments about Luton Heights. Luton Heights gave me the best experience so far as a tenant as my tenancy period was without any drama. Their team was so wonderful in providing whatever support that’s needed without delay. The most surprising of all is that members of the team including the likes of Katie, Ray, and Conrad continued with assisting myself and other Flatmates who needed help with finding accommodations in their new areas of assignment. I sincerely look forward to consulting this great firm in the nearest future when it’s time to buy my first house.

I highly suggest to avoid this agency. Beware of the initial friendliness, they seem all good and friendly, especially the boss. This is changing after you move in. Our deposit was not returned. Pictures were sent of a packet of biscuits left in the cupboard by mistake, we spent 2 days cleaning the house and as a result we didn't get our deposit. Been told that tenants after us found fleas when the reality is these tenants didn't find anything and we got out cat checked and everything was fine. When asked for proof of fleas, they sent us pictures of the carpet, which looked exactly like the same as before. We were promised new items in the house, like sofa etc, never got them after being promised so for 6 months. We asked for removal of a stinky mattress which was in the house , didn't get help so we had to remove it ourselves. They are just tricking people, all they want is money and not caring about anything else. Very sad.

I went with them in the first place because they’re a small friendly team & they were priced more competitively than the big chains. Any issues I’ve had have been dealt with by the team quickly and professionally. Rent is almost always paid on time and where it isn’t they’re straight on top of it. They have remained very well priced and always go over and above to help me. I’ve had a few bigger maintenance issues that they have gone the extra mile to deal with on my behalf too. My sentiment appears to be echoed by my tenants, all of which tend to stay for a long time. Whenever a tenant does vacate they have been quick to find new tenants. My father also uses Luton Heights and I’ve recently recommended a friend to them, they are also very happy with the service. I would thoroughly recommend them to anyone looking for a friendly & professional letting agent.

Just like many other people who previously used and reviewed Luton Heights, I highly warn anyone thinking to rent a flat. If you scroll through their reviews and peoples opinions, you can see that its not just myself who had very similar issues with them in the past. Valerie and her team seem extremely nice and helpful at the beginning, make a lot of promises that they'll fix something or bring something new but once you sign the contract they will completely 'forget' about you and the promises they make. As long as you pay your rent and bills they completely do not care about you. Once you try to move out they will try to take a large amount from your deposit (usually around 60%) and make any excuse that they something is broken, that the house isnt cleaned properly and they had to spend that money to maintain its condition which is a complete lie. I am aware they'll probably respond and try to give a professional explanation to this review however sooner or later people will find out about their scamming and its going to seriously impact their business. And I hope that happens because they are not worth your money!

I was a tenant there for more than one year and I do not recommend this letting agency as they seem very friendly at first but all they want is your money. They took 65% of my deposit blaming me for breaking stuff I did not break. I left the property clean and they still charged a cleaning fee. They even sent me a picture of one single hair to say I did not clean. They are highly unprofessional and money hungry. All they do is lie. Do not trust them.

My sister rented a house from them but this guys are hungry, they wouldn’t let us get the full deposit back because there was a small hair in the sink, finding excuses to give us a lesser amount of the deposit initially paid, awful experience I would not recommend this place

BEWARE BIG SCAMMERS They tell you that you can have a property,just fill il application forms and give them a weeks rent as holding deposite,stall you by asking for more documents then they originally did,then claim youve taken too long to send them in even though its the fact that kate hasnt bothered to read your emails and she then takes annual leave ,when she returns 4 days later tells you that you have been rejected because your too late,claiming its 2 weeks but it wouldve been 48hts iff she hadnt taken leave .They keep your deposit claiming its to pay the landlord for loss of rent while youve been waiting to sign contract. They even claim the money is for refferencing that is not only ilegal to charge you for admin fees but they get you to chase for the refferencing. BEAWARE OF SCAMS.
