Google1 star and only because I can’t give zero.
I had an extremely disappointing experience with Ideal Properties in Luton, and based on my experience, I would strongly advise potential tenants to think very carefully before using this letting agency.
From the beginning, there were serious issues with the property. The house had mould, which was a major concern. When I tried contacting the agency by phone to report the problem, nobody answered. I was eventually forced to drive to their office in person simply to make them aware of the situation. Even after doing that, I did not feel that the issue was properly addressed.
Unfortunately, this was not an isolated incident. Whenever there was an issue with the property, getting a response or assistance from the agency was extremely difficult. Communication with tenants was, in my experience, very poor, and I often felt like I was left to deal with problems myself.
Things became even more frustrating when I moved out. My deposit was withheld, with the agency stating that the walls needed painting. The matter was then taken through the DPS (Deposit Protection Service), and I am still chasing this matter to this day.
I was also told that I had not paid rent, which I strongly dispute. Being accused of not paying rent when I believe I had paid what was required was extremely frustrating and added even more stress to an already terrible experience.
Overall, my experience with Ideal Properties was extremely negative. The biggest problems for me were the poor communication, lack of response when problems were reported, difficulty getting issues with the property addressed, and the problems surrounding my deposit after leaving.
This is genuinely one of the worst experiences I have had with a letting agency. I would not personally use Ideal Properties again, and I would encourage anyone considering renting through them to do their own research and carefully consider other options.

GoogleWorst estate agency ever!!! I wonder why the landlords are still working with them. Every time when I called them regarding something relating to the property they said they will come back with an answer but they never did. I had always to insist with the calls. They give false description of the properties, they will say modern flat with modern appliances and makes it look interesting but instead all the appliances are old, broken and not recommended for use, but they will refuse to replace them because according to them they are good. Not to say that the flat was very dirty and moldy. Obviously that is in their benefit.Every time you call them you speak with a diferent person and each one of them will tell something different, poor communication between them and poor communication with the tenants. At the end of the tenancy they will say that all is good and will delay the process and then they will find something to charge you. They are rude and no respect. They are definitely an agency to avoid. Shame on you Ideal Properties Ltd. 👎👎👎👎

Regarding the condition of the property, we would like to clarify that the property was advertised online with accurate photographs that reflected its condition at the time of the listing, including the appliances. As part of the rental process, you had the opportunity to view the property prior to moving in, and we trust that, had there been any concerns such as mould or cleanliness, these would have been noted during your visit. We take great care to ensure that all properties are accurately represented, and we believe you would not have chosen to rent the property had it been in a poor condition or a state of disrepair.
Furthermore, as part of our standard procedure, an inventory was conducted at the commencement of your tenancy. The inventory, which was signed by both parties, confirmed the property’s condition at the time of your move-in. If there had been any issues with mould or excessive dirt at the start of your tenancy, these would have been documented. However, no such concerns were raised or have been documented.
Regarding the condition of the property upon your departure, we noted several significant issues, particularly the presence of multiple holes in the walls. These damages were identified almost a month before your tenancy ended, at which point we attempted to engage with you to resolve the matter and requested that the repairs be carried out prior to your vacating the property. Unfortunately, these issues were not addressed, and as such, they were documented in accordance with our policy.
We fully understand your frustration with this matter; however, as an agency, we must remain neutral and impartial during these types of negotiations, without being biased toward either party. While we ensure that landlords are held accountable for their responsibilities, we also have an obligation to address any damages caused by tenants. Should a landlord attempt to act unfairly, we would not allow this either, as we are committed to upholding fairness and professionalism on both sides.
We pride ourselves on maintaining a professional, transparent, and fair approach in all of our dealings with tenants and landlords. As part of this, we must ensure that any damages beyond normal wear and tear are properly documented.
Once again, we regret that you were dissatisfied with your experience and assure you that we continually strive to improve our service and communication. We appreciate your feedback and will take it into consideration as we move forward

GoogleI had a very disappointing experience with Ideal Properties, Luton. I initially called to arrange a property viewing, and a Pakistani girl took my details, promising to get back to me, but she never did. I had to call again after 24 hours, and only then did another staff member schedule a viewing.
After viewing the property, I called again to confirm my interest. The same girl took my details once more and said she would speak to the owner and get back to me. She mentioned it would take time.
Not wanting to lose the house, I went to their office within 30 minutes. The moment they saw I was serious about renting, they suddenly increased the rent from £1,800 (clearly listed on their notice board) to £1,850. This kind of last-minute price change is highly unprofessional and unethical.
Their lack of commitment, poor communication, and shady pricing tactics make them completely unreliable. I would strongly advise others to avoid Ideal Properties if you want a smooth and honest rental process.

We rented one of their houses for almost two years, and it was a nightmare. The place was filthy when we moved in, the garden was overgrown with rubbish, and we later discovered it was actually a shared property. We ended up repainting the house, cleaning carpets, and even installing new laminate walls in the toilet and kitchen wroktop just to make it livable. The downstairs toilet never worked, even after several visits from their contractors.
They clearly care only about landlords, not tenants. Shame on Ideal Properties, nothing ideal about them, an absolute disgrace!

GoogleI lived in one of this agency’s properties for around two years, and while they did sometimes send people to fix things, nothing ever actually got resolved. The downstairs toilet didn’t work for the entire tenancy, and even after a couple of visits, it was never fixed.
When I first moved in, the garden was like a jungle, full of rubbish, and I had to clean and trim everything myself. Later I found out the place was actually being run as a shared property, which explained the disgusting and neglected condition it was in. I even had to repaint the entire house and rent a carpet-cleaning machine to deep-clean the place, as it was rat-infested and smelled awful when I moved in.
It’s clear the agency is far more focused on the landlord than the tenants, and the overall experience was very disappointing. I’ll be posting a follow-up review soon about what happened after moving out, including how they’ve handled my deposit.
Update - 10th of November, I have received the nastiest messages from this agency, the son of the owner is very tough inside his property! They are horrible people.
99% of their reviews are from their community people, nothing genuine! They ad 2-3 extra reviews everytime they receive a bad one.

GoogleI rented a flat from Ideal properties at Kiln Way for over 2 years. Their service was absolutely shambolic despite us paying rent on time each and every month.
- Communication was highly inadequate (never responded to emails or returned calls).
- Took over 6 months to replace dishwasher, in the end we had to chase ourselves. Fly tipped old one and never arranged for council to pick it up despite several reminders over email and phone.
- Never arranged any visits during entire tenancy to review state of the flat and provide feedback in relation to wear and tear. Once we checked out, they didn't want to return any deposit and wanted to improve flat at our expense by claiming the carpets were stained and walls needed paining. Carpets were already stained and walls were never freshly painted at the beginning of our tenancy. We had to go to deposit protection to get our deposit money back, which was returned almost in full.
- Extremely complacent and highly irresponsible. Wasted my time but I made sure I got my deposit back. Avoid using any of their services at all costs. I personally will never use their service again.
