TrustpilotBEWARE EVER INCREASING MANAGEMENT FEES COVENANTS WHICH MEAN NOTHING BAD WORKMANSHIP
When we paid a lot of money for a Crest Nicholson house over 2 years ago the Crest representative did not mention a word about MANAGEMENT FEES . The only time these became apparent were when it was too late to back out and our solicitors happened to mention in passing we need to pay Crest 6 months fees in advance ! We had no idea buying a new build property freehold that you are required to pay management fees and allthough you own the property freehold you are still classed as a TENNANT on all the correspondence from the "MANAGING AGENTS " who we really believe are A subsidiary company of crest as they use the same address in Surrey .It turns out not only do you pay Council tax but also pay the management fees due to the land not being adopted by the Council . We would have never bought a home knowing we were tied into these fees which are not regulated by any laws and they can and do keep INCREASING them . At the end of each year or at half year they will say that they have underestimated certain costs and we have to pay even MORE money,if you don't they tell you in no uncertain words that you will be libel for admin charges and will be eventually taken to court to recover costs . For what you get charged they do very little employing useless firms to Mow grass which is the only thing we actually see them do . The lights on a green space path were on all day every day last summer wasting electricity and NOTHING got done about it however when it came to the bill they had under estimated the cost of electricity usage ! It beggars belief . We were charged the extra cost , plus the accountants decided they wanted more money and the company secretary of the management company also put their fees up . There really should be a law against this . It is daylight robbery . The Crest rep did not inform us that there was no fast fibre broadband in this area and there are no plans to install this by any of the broadband companies,the phone signal is also very poor .You are also told that to keep "standards" on this estate that the Covenants state no Estate Agent signs are allowed and that no Commercial vehicles are allowed to park on site .So within weeks of being here Crest themselves decide to use a local agent to sell one of the last houses remaining and put a board up outside the house ! The estate now has more than its fair share of vans,pickup trucks etc which are being parked up outside other residents properties because the owners of these favour parking their 2 cars in their allocated parking spaces not the vans .The point here is why do crest make such a thing about these rules when they mean absolutely nothing .The management company won't get involved but you are sold this Lifestyle which is far from the truth .The workmanship on the house is dreadful ,We could list about 100 things which are not right but We try to be realistic and believe you will never get perfection and to be honest sick of workman coming round to rectify work other contractors should have done properly and often causing more problems by disturbing something that wasn't faulty in the first place. Some things of note though are as follows the gutters leak and seem to have lots of masonry in them .The contractors who did the guttering have been back 4 times to do a piece on the garage guttering and seem to treat it all as some sort of joke . We are sure the house has no insulation or sound proofing what so ever .Reading other reviews people have said that party walls are so bad that it's like being in your neighbors front room .If you remove one of the downstairs down lights and put your phone in the hole and take a picture you will see no insulation between the floors what so ever ,you can go in the garden and hear the TV as loud as anything if you play music in the kitchen with the doors and windows closed you can hear it in the garden .The double glazing is useless the extractor fans in the kitchen useless.We are selling ASAP it is so stressful

My Husband and I in December 2019 bought a home with Crest Nicholson at their Harborne Manor development in Stoke Mandeville. Our experience with the team has been excellent throughout. Suzie and Matt in the Sales team made the whole process beginning to end as seamless as physically possible, helping ensure we were able to move as quickly as we wanted to. After care provided from David has also been excellent. David attended our home having allowed us a period of settling in to identify any snags we may have found and all have been kindly rectified by his team and the on-site team run by Ben and Johnny - both of whom regularly check-in to make sure everything is going ok. We cannot fault the care and attention given by all Crest staff we have come into contact with and would highly recommend anyone to buy a home with them. So much so, my parents and brother are actually looking to move in to the same development as us and have equally had a positive experience with the Crest team.Thank you Crest Harborne Manor for all your continued help and hard work.

We love our home and crest Nicholson have done a great job. The house is exceeds that of other developers in build quality. Unfortunately their first builders made some mistakes when the development started but the current team couldn’t do enough now to put things right. Sasha who sold us our house is an excellent asset to the company and goes above and beyond to make you feel assured and fixes issues which are not normally her remit. We are awaiting the snag list to be completed and hopefully it will all be done once this corona nonsense is over.

Me and my Fiancé were fortunate enough to view a few of the available plots at the dylon works site prior to the lockdown and fell in love with one of the plots we saw. We were advised of the next steps and were very clear in our conversation with the Sales Advisor that we would not be in a position to exchange until the end of July as many banks were not lending due to coronavirus and we also had our wedding scheduled for July 24th so we wanted to make sure if it was postponed we would be in the best position financially to move ahead with the purchase. The sales advisor told us to submit our offer and we hoped we would be shown some flexibility due to the uncertainty at the moment but we was far from wrong. After submitting our offer we had to wait over a week to heat anything from any of the Crest team. I only got a call back as I sent them an email asking for an update. We was then told our offer was not accepted but could not give me an idea of the number the management would be willing to accept. We was then told they couldnt guarantee we were serious about moving forward with the property which we found very disrespectful considering we had submitted proof of deposit, payslips and credit reports to start the process of applying for a mortgage as soon as we had submitted the offer and would have been more than happy to pay reservation fee to ease any concerns about us going ahead with the sale in July. There concern was them taking the property off the market and then us not going ahead in July. It will be very interesting to see if plot 150 is still on the market in July considering the situation in London as things stand. Would not recommend this company to my worst enemy!

I have never experienced so many faults in a new buildHere are a few to be getting on with.Waste for main bathroom not joined outside so had to excavate in order to make the connection 3 double glazed unit seals faulty and needed replacingBath needed resurfacing due to surface faultBathroom towel rail eventually replaced after countless failed efforts to repair and now broken again unusually the other 2 in the property have been fine but new one has no guarantee At least 4 door handle mechanisms replacedI would think very carefully before buying off this lot they must buy very cheaply and use cheap labour. Standards are appalling

I would actually like to give them 0 stars, they are horrendous and dont care about you at all, only interested until you have signed on the dotted line!! Our garden flooded, no waste water pipes had been attached which resulted in floods through lounge ceilings and hall ceilings, ensuite shower leaked and still does!! Not to mention we look at a bypass which was supposed to be blocked off with planting and we have #### all blocking us from the road, you can hear it inside our house constantly and you cant have windows open in the summer due to the noise. Once they have your money they will continue to fleece you with a service charge and management company but do nothing to warrant the money!! AVOID them at all costs!!!

Do not buy a house from this shocking company, we have been short changed on land and had over 180 issues with our new home we bought from Crest Nicholson. This included no insulation upstairs, no sound proofing wrapped around soil pipes or in the boxing section where the pipes run, 2 meters short on rear garden, flooding around house, blown bricks, wonky walls, grit under every part of the glossing, door frame cracked, shortage of land to front and lamp post wrong side of house different to conveyance plan, road layout wrong. They also tried to bribe us with money to fill out the NHBC customer satisfaction survey completely satisfied so they could receive their bonus and win builders of the year!!. Now any reputable and decent company would sit down to discuss these major issue to get a resolution but not Crest Nicholson, there technical Manager and head of customer services would rather turn up unannounced with a gang of builders and start digging up my property to put another lamp post up so we have 2 within 5 meters of one another on my front garden. The Police had to be called out to speak to them for “breach of the peace” but they just crept back round to our family home when we were at work to carry on. How can they treat customers like this I would hate to be their enemy if this is the way they treat someone that spent £400,000 pounds on a home that they have continued to wreck!! For more information on the lamp post issue google “family at war with Crest Nicholson over lamp posts” and you will see how they have left our home. Shame on you Crest Nicholson and your incompetent head of customer services and technical manager for the eastern region.

TrustpilotTake zero responsibility for defects, no communication etc.
Crest will be exceptional during the buying process, accommodating all requests etc. However, once you have purchased, you have to hound them for any response to defects (and even then they'll only arrange somebody to inspect them). Emails go unanswered, they say they will fix something and then nothing happens, when you chase the cycle then restarts.Examples of issues we have faced:Reinforced walls - the reinforcement began to push through the plaster after a few weeks. This was rectified, but the contractors damaged our floor - Crest agreed to fix this but it has been almost a year with no resolution.Balcony - The decking keeps lifting across the development. Crest have supposedly identified the issue, but there has been no wider communication on what will happen and by when. Communal Heating Plant - Bills are excessive compared to having your own boiler despite marketing to the contrary. Any complaints fall on deaf ears as this area is completely unregulated.Managing Agent - Crest appointed the most incompetent managing agent and took two years to resolve the issue. The new managing agent are now recasting the accounts to try and resolve our service charge and to fix all the issues caused by the previous managing agent.Look at the reviews - the 5* ones are from new buyers, give them a couple of years of trying to get things fixed and they'll soon change their view.

I have been in my house for 4 years now and always knew the overall workmanship was horrendous. I have now decided to decorate and this is when you realise just how horrendous it is. The walls aren’t level, the ceilings aren’t level or smooth to the point where they all need re plastering, gaps in the stairs and skirting are masked with silicon to disguise. Thick lumps of Plaster just left around the doors and painted over. Light switches painted over, uneven floor. The list literally goes on! My front door isn’t level, patio doors need lifting etc. honestly, think before you buy and if buying get out a professional to look at the workmanship! These houses are supposed to be approved and signed off, well my dads a builder and this work would have never been signed off by a professional. Totally appalling!! Stay clear!!!
