Worst ever for letting management

I am a landlord of 35 years. Lettings management (Harlow) are simply awful. Expensive quotes for basic maintenance jobs, poor administration, charge for things not approved, don't call back, having to chase refunds due, no apologies for errors. These are not one-off problems. I'm so fed up with the lack of management that I pay dearly for monthly, I've decided to sell up. Another tenancy off on the market pushing up prices for the poor renters! Thanks WHB

This company is terrible

This company is terrible. Totally waste of time. So unprofessional. The staff in the office have zero customer skills this branch is in Nottingham. I put my property for sale with them. And they advertise the property for 4 weeks and not floor plant no EPC which they charge me 60 pounds for. They keep saying we are updating the website for 2 week's. Everytime you call the office there is no one there to answer. Zero information nothing waste of time. So much frustration.

Dreadful, beyond belief and blatantly lie!

Dreadful! I would not want anyone to go through the same experience that I have had with this company!Tried to cover up what they had done by deleting part of an email which they thought was evidence! Caught them out and reported them.I was waiting for a response from them with regards to a new build property that I had paid a deposit on and instead of getting back to me after being strung along with lies for months they placed the property back on the market (Found on Rightmove without informing me ) whilst their client still had my deposit. They then lied on numerous occasions saying they had asked their client to refund the deposit but it was proven that they hadn't requested and were just lying despite emailing me confirmation! Do not use this company even if it is for your dream home! just hope that another agent has the property up which is quite often the case.

Poor staff

The bizarre staff works at this agency. spoke for twenty minutes and then booked to view a house, but got no text no email of address and time. When I rang to inquire about my viewing, they had no record of me, hence no booking. Such a good house in S2, Sheffield, cant view or buy because of the staff working at Sheffield branch.

Began well but …So far as initial part…

Began well but …So far as initial part of process and valuation and achieving sale they were indeed good to very good , however the buyer that purchased I took the viewing and the buyer said it was because of that it sold to them . The down side came after a sale was agreed . Not one single phone call or email was received . Two other agents we didn’t use rang me at least 3-4 times each between the beginning of October and March to check all was going well and offering service if we needed it .We sold the house completion of sale the £6k+ fee was sent …still nothing .Roll on 6 weeks and we get a phone call from Customer service asking for feedback on why we “removed our property from the market “ !!?? So they had no idea that they had sold the property…unbelievable. I then proceeded to impart some feedback on their lack of customer service . A week later , I get a letter ! From the Ramsey office saying similar “hear you have removed your property from market ..might be fees to pay under terms of contract “ !!!!So I emailed the said agent , and copied in Peterborough office to say how delighted I was that they wrote telling me I had “withdrawn “ my property from market and that as that must be the case because they said so , I should therefore be due a very nice refund or part refund for what they charged for a sale that apparently didn’t happen ….Guess what , not a snip of a response from either Peterborough or Ramsey .Now call me old fashioned but I really think if you pay a company for a ‘service ‘ the very least one could expect is an email thank you for using them along with acknowledgment of settlement of fee …On the basis of above and despite the outcome of very good sale , feel somewhat peeved and reluctant to offer recommendations. Sad but in my opinion just .

WHB Loughborough - Shocking

Me and my partner were to rent a house with WHB. I went to view the property, which was a very rushed viewing by the agent. Apart from it being a very rushed viewing, the property seemed alright. The current tenant was still living there so the house was still furnished. We ended up agreeing to rent it.Moving day comes, we get to the now empty house, and the landlord is there, decorating. We go in, he immediately says "right let me tell you whats wrong with the place". RED FLAG We take a look around, and the place is absoultley disgusting. Dirty, rising damp on the Walls, paint peeling off. the kitchen was so dirty, with grime everywhere. The landlord himself made us feel very uncomfortable, he wanted to check on us every 2-3 months. He clearly had no idea what he was doing. He had tried to cover up the rising damp by painting over it, so the paint was just peeling off. We immediately backed out and got our money back.It seems that WHB will just let any old fool rent there disgusting houses out. They dont vet the landlords. They are also terrible at getting back to you, they say they will do something and you have to chase them up weeks later because they still havent done it.Me and my partner are now looking to buy a house. We are actively avoiding any houses being sold through WHB. Even if we see the perfect house, we are NOT buying through them.Avoid this company at all costs.

A shambles

Never have I experienced such a shambolic hand over of keys after completion on my property. WhB had no record of my keys nor did they know where they were. After 4 hours of waiting I finally got them (one was a neighbour's key) after a locksmith had to change the locks so that we could get into the property.Whilst the staff were polite and friendly I'm afraid it did not reflect well on the business.

Horrible experience - BE AWARE

Agency in Loughborough / WHB in general. Very poor customer service. Lack of communication. Many promises but just lies. Properties advertised on Friday night. I rang them on Saturday at 9AM, they said that they needed to check availability from vendor and they booked a mortgage advisor for Monday. I kept calling them on this day but no answer.Monday, their advisor called me and said that the appointment is booked for Tuesday and he will confirm that with me on Tuesday morning. And I never have him contact me back. I also rang the agency to book for the viewing and they said that I have booked for Thursday and 'the confirmation email will be arrived shortly'. Nothing in my mailbox. I kept calling them again but no answer. Their Letting department promised that they took a note and will ask Buying department to ring me back. And again nothing back.Tuesday. I rang them again and they said that the property is under offer and they promised to ring me back to confirm. Again nothing is back.Truly their customer service is very poor. You can see around that there are many people have the same experience.

Very unprofessional people

Very unprofessional people. Will not recommend to anybody. Arranged a virtual viewing for one of the properties to rent. They never called. Next day they said they made a video and will send on whatsapp. Never sent it. 2 days later after the weekend i drove 2 hours to look at that property on their phone. By then the property was given to someone else.Worst agency ever.

Pretty much useless

I've had two experiences with WHB - neither very successful. The first time after I went with a different agent I had a phone call from an irate WHB agent berating me for having the nerve to go with somebody else. It was through gritted teeth I went with them a second time a few years later but there were reasons behind it. However despite using a different branch they turned out to be pretty much useless at doing the one thing they are supposed to be good at; i.e. selling a house. Inept, uninterested, poor service, a smattering of viewings over 3 months after being told 'supply can't keep up with demand' and all the usual spiel. Cancelled the contract before the 20 weeks was up and so glad to be free from this shoddy outfit. Avoid at all costs.

Great Team at Spalding Branch

I spotted a property that was for sale by modern auction, a viewing was arranged with a second following swiftly. We were planning to rent our existing property and Dan came out to have a look, give us a valuation of the house and possible letting value. David Bourner the branch mortgage adviser that we have used now for the third time was able to go through our details and work out our affordability. We did come across some issues as the property we were purchasing was next to a commercial car sales garage and the first two lenders didn't want to take the risk. With the Auction reservation fee already paid it was nail biting times. But David prevailed and got us the mortgage we needed, he even putting up with my incessant emails and calls all with good grace. I have been very happy with the service provided during our purchase and am happy to say we are all moved in and loving it.

Terrible at the cross gates Leeds…

Terrible at the cross gates Leeds branch, never answer the phone nor do they respond to voice messages or emails.Cost me months of wasted time & I basically missed the boat on selling my house at the right time. They got various descriptions of the house wrong not only once but twice, I had no option but to cancel as just too many RED FLAGS for me.

Unethical and Incompetent

Worse estate agent I have ever had dealings with, and it seems I’m not the only one. Unethical, and incompetent to the point that I now avoid houses marketed by them on Rightmove.During our time house hunting on this occasion we’ve also come across many vendors who had had tried them and had to switch.Would actively avoid for both buying and selling unless you enjoy being gazumped and ignored. Or have a soft spot for moving goal posts. If however lies and reneged deals are your bag - these are the guys for you.

Stay away from this estate agents

As a person looking to rent please stay far away. They don't repair properly managed by them or even have the landlord repair, instead they will find a way to hold your deposit when you move out. Joining hands with landlords chasing tenants.

Do not go anywhere near this estate…

Not even worth one star. They should call themselves Pinnochios because all they do is lie. Do not go anywhere near this estate agents. Wakefield branch. Absolutely diabolical service. Lie after lie! Me and my partner have been waiting ages and ages to hear about a flat we had put an offer in for. The flat is in a georgian building and comprises of four flats,we were told that it was going to take another six months for things to be sorted out this was last year 2021. We moved out of our house just before Christmas very stressful. Moved into rented,we have just found out that the flat we had been waiting for has now been bought up by a different company. At no point has william h brown been in touch to let us know. Nothing. Disgusting service. Taking it further!

1st time buyer, hung up on me!

I'm a first time buyer and had no idea about placing mortgages with a bank first. I rang to enquire about one of their homes. That I have enough for a deposit on, and told them I'm not sure about the process. As soon as I said I don't about the process and asked for more information since I am considering one of their homes in future, they hung up. And didn't pick up my next call when i rang back. They blocked my number. I guess they're not okay with giving out advice on buying one of their own homes

The worst estate agents I have come…

The worst estate agents I have come across. I was simutaneously buying and selling. I recieved quotes for a valuation, which had been cancelled 4 times. Head office book it in, and the branch staff cancel. They gave me a figure over the phone and said they won't take it on - because of XYZ reason (not enough money in it for them)After this i complained, and thought I would neevr buy with them, although most people go to these Del boys, do NOT purchase your most important purchase with these absolute crafty lot. They are unprofessional, agree to numerous people that they mix you up in emails, and in the end gazump you. They play you off one another, and mostly dishonest. We were so disheartened, in the end we went with any other agent BUT them and found agents who treated us as valued buyers and sellers.Whats more is, if you don't go with their recommended broker Ashley then forget it!!! Not a chance, they just literally tick you off.Honestly save your money from these crooks!!

The absolute worst !!!!!!!!!!!!!!

The absolute worst !!!!!!!!!!!!!!They said we needed a guarantor or to pay 6 months rent upfront despite the fact we make 100k a year between us and rent was £750 a month! They then declined our guarantor who makes 10k a month so we paid the 6 months upfront. Then when we received the keys I noticed they hadn’t done the disgusting bathroom I was promised was being done during the viewing!!!!!! We could not live with the bathroom in the state that it was (honestly vile!!!!) so they’ve said we can have early release however are liable for the rent until they have new tenants … which they do however absolutely no rush to give our money back while I had 2 weeks to find somewhere else !!!!! Oh and how funny our new estate agents never even considered us needed a guarantor . I’ve also been calling to find out about our £5,400 and 6 days in a row they promised me a call back and I never got one. Honestly the absolute pits!!!!!!!!! Almost left me homeless before Xmas and are keeping our money they never should of had. Vile company.
