I would not recommend this agency! We felt poorly represented throughout the sale and when I raised legitimate concerns, Dan told me “he is getting frustrated” and later used my personal circumstances to say that I was “emotional or mistaken”, a remark I found highly inappropriate and borderline discriminatory. Buyers’ requests were regularly prioritised over ours, alternative interest was mishandled and even someone with a personal connection to the buyers was allowed to conduct a second viewing and remained in our group chat until the very end. Don’t be misled by the 5-star reviews (many appear to be from buyers, who naturally have a very different experience), choose an agent who is professional, respectful and genuinely focused on their sellers’ best interests.
DETAILED VERSION:
Throughout the transaction we consistently felt poorly represented. Dan initially comes across as relaxed, calm and trustworthy, and we chose to use him because we genuinely like to support local independent businesses but on this occasion, we made a huge mistake. This became clear the moment I raised concerns, at which point his responses became defensive, dismissive, and unprofessional. Whenever I raised issues, they were met with defensiveness rather than acknowledgement. At one point Dan told me he was “getting frustrated,” and later used my personal circumstances to suggest I was being “emotional or mistaken”, a remark I found highly unprofessional and borderline discriminatory, given I am a woman raising valid issues in a professional context. Being told this in connection to my personal situation felt deeply dismissive, carried a sexist and gendered undertone and was highly unprofessional.
On top of that, no proper complaints process was offered, instead I was effectively told to take the matter to the Property Ombudsman if they “felt it had any substance.”
There were several moments where buyers’ needs seemed to be prioritised over ours. Their requests were pushed through urgently, while our concerns or instructions met resistance. A viewing that could have led to an alternative offer was mishandled and information was disclosed to the other party that caused them to withdraw despite my explicit instruction to proceed.
There was also a clear conflict of interest dynamic that was never addressed properly. One of Dan’s employees, who had a personal connection to the buyers, was allowed to conduct a viewing for them and even after I raised concerns about this conflict, she continued to remain in our group chat throughout the process. This did not give us confidence that our interests were being prioritised.
When I raised further concerns, no proper complaints process was offered at any point. Instead, I was effectively told to take the matter to the Property Ombudsman if he “felt it had any substance,” which speaks volumes about how client concerns are handled.
In the end, any agent can sell a property and many local agents will do so professionally for 1%. The difference is how clients are treated. Based on my experience, I would recommend choosing an agent who acts impartially and respects their sellers throughout the entire process.

Thank you for taking the time to leave your review. While we are disappointed by its contents, we take all feedback seriously, especially as a small independent business.
We are genuinely sorry that you feel the way you do, and that your experience prompted you to encourage others not to be “misled” by our 150+ 5-star reviews - a number of which are from selling clients.
However, I must clarify that at no point during our contract, nor to date, did you indicate that you wished to raise a complaint. Had you done so, our complaints procedure would have been sent immediately.
I contacted you only after sensing frustration in your response to a post-completion query from your buyers. Since then, we have exchanged messages in which you shared various points of feedback. I responded with factual information supported by evidence, and I apologise if these facts came across as dismissive.
Regarding the buyers’ query about the WiFi terminal required for the property’s heating system, your response suggested they could purchase one from Screwfix for £45 because the negotiated deal left them with “plenty of cash.” I did not feel this was fair or appropriate, which is why I raised the matter with you and requested general feedback.
When the buyers first enquired about the property, we disclosed that a staff member knew them. This was communicated openly and honestly. That staff member conducted only one viewing, out of hours, as a favour, to help secure you an offer. All further viewings, negotiations, and sales progression were handled by staff with no connection to the buyers. At no point did this connection influence the way your sale was managed.
You confirmed on 2nd August that you were “happy to accept” the increased offer we negotiated on your behalf. Although it was below your asking price, it was the strongest proceedable offer received.
Only after receiving the buyers’ proof of funds, ID, solicitor details, and chain information did we advise cancelling a future viewing, as their commitment was clear and sales memorandums had already been issued. You requested that the viewing go ahead regardless. I explained that this felt morally wrong but agreed to proceed on your instruction.
Because the buyers had already incurred expenses (file-opening fees, mortgage application fees, etc.), we felt it necessary to inform the future viewers that an offer had already been accepted subject to contract. They subsequently cancelled, feeling it would be unfair to “gazump” committed buyers, and because they were unsure about potential alteration costs. At the time, you acknowledged you would not want to lose your existing buyers if the future viewing did not produce another offer. We acted transparently and in your best interests, including by withholding viewing information from your buyers as you requested.
I must also address your suggestion that my responses carried a sexist or gendered undertone. This is categorically untrue and, in fact, defamatory.
In your most recent message, you stated that no constructive resolution seemed viable, though you had not proposed one, and had dismissed my factual responses as “nonsensical.” I remain unsure what resolution you are seeking beyond placing your concerns on record. Nevertheless, I will send our formal complaints procedure by email. Should you choose to raise the matter with PRS, they will require evidence that we attempted to resolve the situation fairly.
