Our perfect 5* Home

We first spotted these houses in clay cross Egstow Park a few years back, I always said I’d have one of the houses one day! Absolutely beautiful. Anyway fast forward a few years , went into the office to see what was affordable for us, we did an early bird reservation right there and then. This reservation was where the houses was not released so didn’t have a price , but you could early bird it so nobody else could, soon as it gets released you get first dibs on it once you know the details and price etc. So we did that, but then changed our mind on house and swapped our early bird to a new plot, 3 month later we did the official reservation. We must of poped into the site office a million times 😂 nothing was ever too much for Lindsey , she helped us thru the whole process, mortgage application, help to buy application, she was always on hand. We are first time buyers so didn’t know a thing. We was kept upto date with weekly updates on our build, even thru Covid our home was delayed for move in by 3 month, but that’s nobody’s fault as the building sites shut down. We was invited to visit our home on 3 occasions, if we did come into any problems they was resolved very quickly and professionally . 27th November we completed and moved into our perfect home, got settled , we had a few call ins from site manager and Lindsey , had a few calls to check we was all ok etc. Had our 7 day visit for snags, the issues we did pull up was very minor , loose door handles, painting etc nothing major , everything has nowBeen completed 8 days later this has also included outsiders coming in to do some work. Nothing has never been too much trouble, we’ve never been happier and our home is just perfect . All ready for Christmas :)

Weogoran Park - great service

Weogoran Park - WorcesterThe advisers at this site have been amazing. They go out of their way to help and make things as smooth as possible.Due to COVID it has been a challenging time but the measures put in pace at Weogoran Park has enabled us to view the show-homes and still choose a property.Both Jules and Danielle have been great and answered all our questions and kept us updated. We have just signed up for property and I am hopeful that the level of service will continue as we move through the process and once we move in.

5 stars! Amazing!

Well considering we purchased our first house during a global pandemic i honestly couldn't fault St Modwen one little bit! It was honesty one of the smoothest and simple experiences we have gone through, nothing was too much to ask of them - they sent me photos of samples for options, pictures of the plot as it developed and even measured windows for us to enable us to have the right things in ready for us moving. The sales team went above and beyond with our constant asking, requests to view and swapping my mind on options - nothing was ever too much to ask.Minor snagging that has swiftly been put right but the amazing aftercare team.I would highly recommend St Modwen to anyone looking to buy a new home!!

Horrific experience

Meon vale site. I gave 1 star as you have no choice! We will never buy a home from them again! We had plans for a play park outside our new home. As soon as we moved in and they had sold all the houses they changed the plans! We now don’t have a small park outside our house for the children like promised when buying our home! It was one of the main reasons we said yes to the house. We have had so many things go wrong with our home. The bath came off the wall, it wasn’t fitted properly. ( one of their own work men told us we was lucky we didn’t go through the ceiling when the bath was full) We had water come through our kitchen ceiling Flooding our kitchen because the showers had been fitted so badly! Mould grew under the lino in the bathroom. I was due to have my baby and was left with no flooring in my en-suite for 6 months! If we complained they would tell us someone is booked in but they would never turn up. We lost money from taking time off work, waiting for their workmen to fix the problems. After a while They blocked our emails because we had to complain about so many things that had gone wrong. The cracks in our walls are really bad. Our staircase is poor. The Carpets are awful. We had to replace our floors downstairs because they refused to fix the problem. Our balcony doors pooled with water everytime it rained. Our drive way flooded our garage due to it being done so poor, we had to ask them to put a drain in! We still have puddles build up when it rains because it’s so uneven. They lost some of the keys to our front door, so we had to pay for someone to change the front door. The woodlands have been a massive Part of our life, they are now taking it away from us! I could go on and on. We Are still fixing things in our home 2 and a bit years later, as you fix one thing you find something else is wrong! If I was to write about every problem we have had we would be here forever. Do NOT buy a home from them! They make promises and never follow them through! They are not helpful at all. I honestly wouldn’t waste your money or time. It ruined our experience of buying our first home, nearly 3 years here and we are still fixing things ourselves! More money spent that we shouldn’t be spending to fix their poor work. Once they have their money they do not care. And their attitudes are disgusting!

Considering that the below statement is on your website and you are looking to destroy a beautiful woodland home to lots of wildlife... it doesn’t sit very well. My first home was sold to me with a beautiful woodland walk but now you threaten to destroy it? Was considering upgrading my home for another of your homes but NEVER AGAIN would i trust you to sell me anything. Also spent a fortune replacing tyres from the nails that your builders carelessly leave lying on the roads, not to mention the huge trenches and raised man hole covers that we have to drive over for over 2 years. Snagging problems

I am in a St Modwens property been here 6 years and as recommend I did my snagging list for the end of contract on their headed note paper I waited and waited for contact NOTHING I rang and waited and waited NOTHING they even said that i never rang well i had prove of calls on my phone bill and how long calls lasted etc i also had names of people i spoke with and still no further contact So no i cannot recommend St Modwens

I moved to Meon Vale with the promise…

I moved to Meon Vale with the promise of a safe green wooded area in which to exercise and take my child. I even pay a maintenance fee each week to maintain it, although no maintenance has been done there for quite some time. It was lauded as a huge plus for the “leisure” side of the estate, and it is hugely popular and well loved and used by most who live here and plenty who don’t. Six years later St Modwen want to cut all the trees down and build houses on it. I feel I have been missold my property. And if this bio diversity area is built on then my son, who is disabled and needs quiet outdoor space to exercise, will have nowhere within walking distance to go. Demolishing an important community asset for what? Not an ethical company. Avoid.

When we bought the house

When we bought the house, we were barely told anything. We had to constantly chase for updates.Now we are in, we are still chasing. For various jobs to be repaired, and the customer service manager who's job it is to deal with complaints does not even reply.On that basis, i would not reccomend buying a house. My neighbours feel the same, they just do not value you. It is such a shame, as the houses are so lovely.

Unhelpful Weogoran Park

We are a young couple. We went to look at Weogoran Park! From the moment we went to look at the show home and available houses we were mad to feel inadequate and stupid. We were repeatedly questioned on our affordability, even after going through their recommended broker! We asked for the extras list so we could budget and were told “if you have to asked you probably can’t afford”. We paid the reservation fee on a home As It was everything we wanted. We paid the fee £250 but was told it’s normally £1000. About two months later we got a call asking if we wanted to reserve! They wanted more money and had no record of the original reservation and money! The sales staff were extremely rude and unhelpful, like we were the inconvenience. We eventually after 3 months of emails for our “refundable” deposit back! DON’T WASTE YOUR TIME OR MONEY!

Buying a property as first time buyer…

Buying a property as first time buyer was daunting enough without adding in a global pandemic. However the sales team at st modwen ( Teresa and Lisa) could not have done anymore to help. They even coped when I had a mini meltdown over valuation issues.

AVOID AVOID AVOIDWe bought our house and for the first year things were ok. They kept the area tidy while they were still selling houses. Now the houses are sold they are now using it as a drive through for site traffic and it is literally a building site again. The roads covered in mud and our cars are not able to park on the road if we don’t want them covered in dirt and mud from tippers and JCB’s. The customer services don’t phone back when promised and just constantly play dumb to everything. I cannot advise people enough to stay away from st modwen. The people running the company are not fit to dig holes let alone run the company.

Avoid avoid avoid! Especially in November

Avoid avoid avoid!! Been in a property at Weogoran Park for over two years, we have had well in excess of 200 snags and some still remain outstanding. The house was rushed through to meet their financial year end targets which seems to be a common thing within St Modwen so avoid completing around November. The inspections before selling werent completed properly and the plumbing thats supposed to be tested before wasnt done so when we moved in water leaked through the ceiling. The customer service team are abysmal, they tell you the snags are logged and passed onto trade but they sit on them for weeks at a time, I have seen proof from trades when they arrive of when they are passed the issue and its not when you log it. Some really basic errors were made in building it, plumbing back to front under sink, water leaks, lots and lots of plaster cracks caused by trying to dry the plaster too quickly to complete the house sale.I know of other houses that have also had exactly the same issues with rushed unfinished houses to meet their year end targets, this isnt exclusive to this site.I cant recommend them at all, the quality of the build was awful, customer service is awful and the management within the company dont care about your issues when you meet with them and try to fob you off and call over 200 snags issues that occur that they fixed, well firstly they are legally obliged and secondly you havent fixed them all as plenty remain outstanding.Also as others have mentioned the roads are not done at all resulting in pot holes and high kerbs that cause vehicle damage and are trip hazards.

We bought a house as first time buyers

We bought a house as first time buyers, the sales experience was initially OK but they got nasty toward the end when it was progressing fast enough for them. ( We were using their recommended and partly paid for solicitor -never do that). Customer service is awful its been 2 years and still awaiting snags to be addressed. The head of the Customer service is more interested in telling about his career than listening to you concerns, Very arrogant and rude. A tinge of racism and classicism is also present throughout. I will just list some of the other problems below. Lastly, the pros are the house is nice and things have improved slightly after heavy fighting, 3 employees were helpful and their own repairmen are excellent. The house is modern, bright warm and with a nice garden, structurally sound but I would say by a St Modwen second hand that way you get a lovely house and none of the aggravation of snagging and fighting.Glass, construction waste and no topsoil in the back garden (supposed to come turfed)Gas leak from hob not properly connectedElectrical faults, some things not to codeMissing safety, warranty and inspection documents padded with certs from erroneous other plots too look like it thereRushed demo and snagging process, discouraged from snagging altogetherDiscourteous, slow customer serviceMaking things worse after fixing/ or creating new minor problems not reported to make it seem like they are helping but really just delaying and distracting from actual snagsA 2-meter square hole in 1 st floor bedroom was made to pass material through during construction, they just carpeted over itCrooked dry wall and render making windows look unevenPoor sealant Leaking sinks, tubs, showers, and poor plumbing, rubble in water pipes which they blamed on the council?Split timber or bowed metal framing in the attic, bathroom and interior wallsFaulty doorsMassive holes behind radiators and toiletsTried to get us to go away with £1000 cheque and to sign an NDAManagement fees taken in error, too much at a time or not at allPay council tax and mgmt fee yet no one can fix road sign issues or lack of traffic safety/calming measuresNo roads or surface water drainage (despite paying for it ) for 8 months after last house finishedChange deed plans after completion creating 17 month hold up at title office and saddling ownership of shared driveway on us as opposed to the mgmt. companyConsistently trying to wiggle out of planning conditions for the estate, like affordable housing, providing parks, roads and shops.All interior doors were discoloured crooked and or bowed.

Would not recommend!!!!!!

This was supposed to be a move to a new home, at Banbury Place, Wolverhampton, simple and straight forward they say d and a great move in date with all works completed by July, but then moved to August, September, October and now November. It appears they want you to sign, thinking your going to be in within around 12 weeks, then the dates just keep on moving back. Contracts and Mortgage will be sorted out and no problem issues, yet from our side no issues, but the mortgage provider and contracts still not available. Sales team as per other reviews, depends who you speak to and what your then told. A lot of the time they advise you what they think you want to hear from them, which is totally far from the truth. Be aware also of the extras. Do not pay unless they have the contract signed with you, as they then want to retain payment for goods if you have to withdraw from the purchase, due to the issues of dealing with them. I would also not go with the mortgage advisers they use, trying to get responses, or returned calls and you end up doing all the chasing around for answers and responses. Solicitors, the same. Your forced down this route, but it’s far better to have to pay and get a good service, than again having to chase up and keep on to them, rather than them providing updates. They provide sales team members, who have been there a few weeks, with clearly not enough training and knowledge of what is actually going on. Not fair on the employee, and definitely not fair on customers who are investing in a property at the site. This is not what I wanted to be writing, as having listened to the sales team on the day we paid the deposit, everything was supposed to go smoothly and there would be no issues. Far from it! Personally no I would not recommend this company at all for purchasing a property. You ask them to be open and honest, yet it just gets worse and worse every time your having to chase someone up. Let’s see how my dispute goes with them and further review will be completed.

Misleading and not straightforward as they make out

Very disheartening as im not allowed to reserve plots, nor take advantage of early bird reservation, although its listed on their website, and part exchange isn't as straightforward as listed on their website. Misleading information is against the law and i will be investigating it further.Customer service team are quite friendly but unknowledgable, iv been told 3 different things by 3 sales staff.My husband is a keyworker and we were told we would have priority and some better benefits but again no further information was provided.Iv also been called Mrs Kaur, which I do not appreciate as my name is not Mrs Kaur, another thing I'm looking into further as im sure no where in my application I had put Mrs Kaur.My time has been wasted which is quite unfortunate as I was very interested in moving to one of the St Modwen plots at Banbury Place Wolverhampton.

Below average and long list of snags

Interesting company to deal with it if you have time and energy. They do not seem to have effective systems and procedures in place and you are required to follow every step during the transaction and building completion. Once the property is certified by NHBC, they start claiming that house is ready to move in. Unfortunately, this means you have to accept an unfinished building (missing connections, a garden without turf, incomplete tarmac). I believe they have approachable people on the ground but the company is lacking best practices and standards for their consistent operation. In my experience, they should work on improving their procedures and finished build quality. High-level management should focus on the development and deployment of a consistent company culture around universally accepted business practices. Also, we got a professional home snag report, that found out over 170 snags in addition to 50 snag points that we identified after first look around in the property. Once, we submitted the official home snag reports to them, they decided to own the responsibility of low quality work. I hope they will fix it within reasonable time frame.

A good location

I've visited Victoria park development 3 bed showhouse.It was absulutely beautiful the colour scheme in the bathroom and all around the house, plus, matching towels they put in bathrooms, make it more welcoming and inviting, but what's beyond this. It's only a showhouse.The house is quite small, has a low celing , rooms are so tight, very near to each other upstairs. Ther's no wardrobe spaces in 2 rooms out of three, the house doesn't have utility room or the dining room such as. and the kitchen isn't big enough to incorparate the dining area for the whole family.As the house looks lovely, with high quality workmanship skills that were obvious feature but house small for a family living, not sustainable in the long run.what about utility room? wardrobe? people will be sitting on top of each other there because of lack of space for children to play, do homework or anything like that. For all these reasons we decided not to buy the house.i think modern developers should start building houses with bigger rooms, with the utility room. Having said that the house had a good size corridor.

Need to improve organisation and customer focus

We are in the process of buying a residential property from St Modwen Homes and our experience is below to any form of satisfaction. During the initial information sharing meeting, the sales person gave us wrong information regarding the estate management fee and management company structure. It was told that the estate fee is capped but when our solicitor investigated the matter, he discovered that there is no cap on this fee and any potential increase is defined as within “fair and reasonable grounds”. When we contacted the sales representative, she said that this was what she was told by the technical team and she was not aware of uncapped management fee. As you will imagine, we already put a reservation fee and induce payments for mortgage and our solicitor. If we were provided with correct info during the reservation, we would not proceed the purchase and eliminate spendings. Based on this experience, just be aware that you might experience a mis-sold selling practice. Also, they lost their 5-star customer satisfaction rating in NHBC, which is an indicator of decreasing performance in customer interaction. Unfortunately, their build quality and organisation structural is lower than their well established competitors in the market place. Maybe it is better they should keep focus on their commercial property side instead of residential property business? Clearly they do not know how to handle this business.

From the start of my new build purchase the staff were courteous and efficient. Everything has gone according to plan and they have provided regular updates on how the build is progressing. The architecture of both the building and site seems excellent.
