People have brought houses from this developer at Meon Vale that they would be surrounded by woodlands, community facilities and family amenities, the truth is the developer is now planning to destroy all the woodlands, to build 300 houses which are now required on the site, there are NO community facilities as they won’t maintain them and they have been “mothballed” as St Modwen have said they are too expensive to run and maintain and they don’t maintain the play area and playing fields, they have missold hundreds of houses on the development, they are planning to destroy a beautiful and much needed woodland which hundreds of local residents use, all in the name of profit, they are a disgrace!!!!

Trustpilotdidn’t meet building regs at time of construction!!!
St modwen are responsible for constructing Wembley Central apartments, where we were unfortunate enough to buy a flat. They began construction here around 10 years ago and now this building has been hit by the ‘cladding scandal’. The building was never compliant with building regulations at the time of construction. An external wall survey has been done and shown they didn’t install proper fire breaks in the building . They used an insulating material which has never been fit for purpose for a building over 18m. Tests on the insulation were stopped after 22mins because of a ‘raging inferno’ . Our managing agent has applied to the government fund for help with the cladding but it doesn’t cover the defective structural issues within the building meaning the bill will be footed by leaseholders. We are currently paying £300 a month per flat for ‘waking watch’ fire wardens to patrol the building 24hrs a day because the fire department are that concerned about our safety in the building. If I were you, don’t buy from this company. They are clearly incompetent.

We have move into a St Modwen estate. Now after 5 years they are failing to keep their original agreements and maintaining our woodlands and wildlife and failing to maintain the green spaces and facilities.They have not handed the land to the council yet even though we pay rates, there is nothing we can do about it.Don't trust StModwen.We are at Meon Vale, Stratford upon Avon.We have now formed a woodlands committee, and complained to the WCC, and fought to keep the woods and wildlife from being destroyed.We await restoration of this site, for the people.

We may have had a few snags/problems with St.Modwen, but one thing is for sure that they have always sorted them with great customer service. As all new build properties we had a few snags along the way and St.Modwen actually missed a window off our property and put a window in the wrong place. However they made sure everything was as near as perfect for when we moved in. Their customer service manager has been great ticking off our snag list and considering the current restrictions with covid we no longer have any snags. We have a lovely home and a great community thanks to St.Modwen and the Egstow Park team.

I have worked in the commercial and residential construction industry for 10 years now so I am not the picky new home owner snagging every little thing. I was fair and reasonable with St Modwen. But the customer care and site team were painful to deal with. The PM on my development was a bully and the customer care team are disorganized like you wouldn't believe. They really grind you down to the point of giving up disputing issues any further, is this a tactic? Appointments never confirmed in writing, people would either just turn up at the door or they wouldn't. You would get operatives some round to fix issues and wouldn't know what they were coming to do. The home owner effectively assumes the role of site manager. Do not leave them the keys while you are at work/out to fix the issues. Ensure you are in attendance. Even then it isn't much better. Poor decoration, poor joinery, heavily damaged surfaces, damaged glass and the floor (vinyl) was dreadful. The floor was prepped properly, latex poured around dirt/stoned that were not only felt but visible once the flooring was fitted. It was a mistake that I will not make again. I know generally new builds are spoken about extremely negatively but some appear to rate highly on reviews like Redrow. I will not make the same mistake again with the company. You know it's not right when they want you to sign an NDA.

When reserving I was told my £500 was fully refundable; however, its been 2 months and I still have not received my cheque in the post. Every time I call head office they dont know what I am talking about, fob me off and put the phone down. If it was £50 i would have let it go but £500 alot of money, think twice about reserving if your not 100000% sure.

4 years in and still issues outstanding but informed them not to bother. Only way to get issues rectified is to chase multiple times and escalate and in fairness, it is at least completed then, but it shouldn't be that way. They are out to blame the customer at every opportunity without any acknowledgement of the truth and have no respect for the customer. Not at Moen but we were told the land opposite our development would remain as green space and they sold it to another developer to build on.We weren't kept informed of the build throughout despite reserving 6 months prior to completion, home demo was a nightmare (rearranged 4 times on the same day last minute - I left work each time, and the house was not finished) and pushed for an unrealistic completion date in line with their financial half year end (31st May) so be aware of any May or November completions. Later blamed us for delay and threaten to withdraw incentives for not being in a position to move when the fault was theirs. Have no firm records of what they pay their works teams/contractors to install and then change the story to suit their own narrative when they realise their error will cost them - this is evidenced with their accusations of our patio extension, where they claimed we paved over existing drainage, which never existed in the first place. I find it shocking that on one hand they claim the houses are standard and can't be altered from the plan, and then they don't know what they're paying contractors to lay! St Modwen need to learn some basic empathy - they seem to repeatedly fail to realise you're selling a dream and people's forever homes, yet fall well short of their marketing claims. They also had a complete lack of acknowledgement that I cancelled an appointment to attend a funeral - I had to repeat the reason for the cancellation when the rep was clearly annoyed at the (reasonable) request. Tip - make a subject access request, it gives a huge insight into disrespectful, untrue and abhorrent comments made by them about customers and evidences their shocking working practices.

We have had a really positive experience from start to finish with reserving the plot, being kept informed throughout the build process, to exchange of contracts and then the move. We had delays naturally because of covid as originally we should of moved may 2020, this got postponed to July 2020, but st modwen communicated with us the whole time and we were aware of what was happening throughout.The move was a breeze, we purchased with part exchange and we had no difficulties with this process, st modwen advised us to ask to keep the keys for our old property for a period of time so we had longer to move in, we didn't even know we could do that. St modwen arranged this with our solicitor and it was extremely helpful. When we moved in we have a few minor snags which we raised with site and they quickly sorted them out. We then had a few other snags, nothing major, mainly decorating snags which we raised with customer service they arranged a date to complete these and they were completed perfectly. We found the customer service team really easy to contact and they came quickly to address the issues.We previously purchased A new build property with a differnt company and have found st modwen a much better developer. Would definitely recommend.

A* service from start to finish! I have to admit I read some of the reviews after the reserved in February and had a tinge of worry but we moved in on the 16th of October and so far no issue has been left unresolved. Honestly from the beginning the sales at Banbury Place, Beth and Tracy during our purchase, were fab. Even when the first lockdown happened Tracy called us to reassure us that, even though there was so much uncertainty, we would be kept up to date on when they were able to build again. And she kept true to her promise! Beth and Tracy welcomed us into their sales office, even our 2 year old who couldn’t keep still. They gave us helpful advice while picking our choices for kitchen, tiles and flooring and most of all they were friendly and kept us in the loop. I would advise calling the sales office rather than email - they probably got 100s of emails a day to they’re easily overlooked. We finally got to visit our home in August for post-plaster fix, Cameron - our site manager was down to earth and honest. On home demo day and moving in day he was there to check in on us and assured us that he wouldn’t leave us alone until any issues we had were resolved! We had very minor snags which were sorted in a timely manner and the only defect we had was an issue with the boiler communication which again was resolved very quickly - nothing was too much hassle for Cameron and the site team. The build is an excellent quality and we’re so happy to be one of the first move in on the site. Banbury Place deserve a 5* rating! Even if it seems reviews from buyers on other sites aren’t reflective of this. Every site is very different, that’s worth bearing in mind when buying. Thank you sales and site of Banbury Place.

We had been told repeatedly by St Modwen representatives and on many pieces of their advertising literature that they prided the local woodland area. We have had to abandon our prospects of moving to Meon Vale now due to St Modwen going ahead with plans to bulldoze the local woodland area to build on. We have been sold lies consistently by St Modwen and now on principle will never buy a St Modwen home.

I am only giving 1 star as there is no option for zero!!. We purchased our ‘home’ 6 years ago, with St Modwen promoting the woodland walk and green areas as a positive factors for moving to the area. The developer speaks of bio diversity and sustainability on its site. However 6 years on we find ourselves in a battle to save the very woods that are still being advertised as a reason to purchase here. The developer now wishes to bulldoze the woodland with the view of building more homes, destroying the natural habitats for the wildlife in the area. This is not what we were promised when we purchased. I feel hoodwinked by the duplicity of such a heinous money grabbing company.

We bought a house on the Meon Vale Development and were sold on the lifestyle this would allow us to lead - our house is on the greenway a few minute walk from a woodland. A few years later St Modwen are happy to destroy the woodland - one of their previous key selling points, which they agreed to protect - to build more houses to make more profit. Couple this with terrible maintenance of the site in general and I would prefer to leave a 0 star review!
