Service beyond my expectations

I never expected such a wonderful service, simplelife helped me In every step and made the whole process stress free and enjoyable. Especially Ardent julius was my first contact and he was very supportive during the whole process. Highly recommended.

Please be cautious about trusting the positive reviews you see here!!! They are fake!

"Please be cautious about trusting the positive reviews you see here. Simple Life occasionally holds competitions offering a chance to win a free month's rent in exchange for leaving positive reviews. If I could, I would give them 0 stars. Throughout our tenancy, Simple Life proved to be utterly ineffective. As expected with poorly constructed new build homes, there were inevitable teething problems, but when we reported them, Simple Life did nothing. They refuse to address issues over the phone and instead ask for reports through their app, which proves to be useless as it takes around two weeks to receive a basic response stating they won't assist with any problems. They try to present themselves as a company that simplifies things and cares genuinely, but in reality, they show no concern, and it's nearly impossible to reach them. Renters should steer clear of Simple Life unless they enjoy spending hundreds of pounds on fixing issues in a new build home for the sole benefit of one party. Don't be fooled by the occasional ice cream van they bring around once a year for everyone."

I’m only leaving 1 start as I cannot go…

I’m only leaving 1 start as I cannot go any lower! Simple life decided to increase our rent by £150 a month and as they left it until we were a month out of our contract with them and couldn’t dispute it and pretty much told us if we couldn’t afford it we needed to leave. Me and the missus then spent several hours a day for a week restoring the house to how it was when we first moved in and repainted the rooms we decorated the colours that they told us the colour for, they have now emailed us asking for a further £736 for things that have happened to the property in the 10 day in between us sending our key back to them and them doing a check on the property and also charging us for a full house paint. While we were in the property they were a nightmare to deal with, as on several occasions we reported damages due to skirting boards coming away from the walls and the plaster on the walls pretty much falling off and all we got told was they would be left until we moved out! They also left us several weeks (more than a month but can’t remember the specific time frame) without heating in our house and it got to the point where we couldn’t take our at the time 2 year old son downstairs until mid day due to it being to cold for any of us.Edit - They state that an inspection was done within 48 hours of us moving out however we have email proof that they stated they left it 10 days until they attended the property. Also the the heating was fixe 2 weeks after we put a complaint in about it taking so long to fix

Declan · 19 July 2023

Agent replied · 17 June 2024

Hi Declan,Thank you for sharing your feedback with us. We’re really sorry to hear that the increased rent wasn’t suitable for you. However, this is in line with (if not below) the rental amount for similar 3 bed modern properties for rent on your development. As we are not an ‘Affordable Housing Provider’ we do our best to strike the balance between taking a fair view on increases for our existing residents whilst still aligning as best we can with the rest of the UK property market. We have looked into your records and we can confirm that one settlement crack was raised which was deemed within tolerance - nothing has been raised on our resident maintenance portal regarding skirting boards since. We can also see your heating was working, however there was a fault in the September restricting it from working at full capacity, so a new thermostat was fitted for you within 2 weeks. Upon reviewing your check out inspection report, we can see that the deposit deductions were necessary and fair to get the property back to its original standard. We would like to reassure you that no third party caused any additional damage since you moved out. We can confirm that the inspection was carried out within 48 hours of you moving out.EDIT - In response to your edit, we do have a date stamped check out report on file by way of proof of when the check out inspection took place. If would like a copy, please contact the team and they would be happy to help.

Well done SIMPLE LIFE TEAM

It's been nearly one month we are with Simple Life, and after all I can say *** and **** tried their best to give us a better experience as the beginning wasn't good enough. After various complaints about not viewing the house we got it.We saw it and was adorable, I fell in love instantly, not cleant with my standard and with some little broken components in the kitchen that we reported on the inventory but all I was looking for; a nice house where let my children grow happy. Our move in date was the 1st May (Bank Holiday) and we should have received the code for getting the keys during the morning.I contacted ***, who did her best to help us and everything was sort it out at lunch time.I must also say I've been thankful to ******* who helped me with one tricky issue with UC, around few hours I had all sort it out and the document I needed was sent at the right time. This morning we had to contact her again for another matter to solve and she emailed us immediatly, saying the account team will sort it out everything.Well done SIMPLE LIFE TEAM!

Simple Life Homes....Simple!

We've been with SimplelifeHomes for almost a year now and can say that, although it hasn't always been smooth sailing, we are happy. The whole process is not like any other estate agency or the norm, i.e., we didn't physically see the property we were renting, but we had the support and reassurance from the team who initiated our application up to our property manager. Our property manager has been amazing in trying to resolve issues we have raised and has worked hard with us to get things sorted. Both our property manager and her team have always answered our calls and emails within a timely manner and we are happy to continue working with her to have a simple(r) life. Reviews should be based on overall experiences and not when things don't go according to OUR plans or demands. SimpleLifeHomes made it easy to get into our property and have a home. We try to work together and find solutions to the problems and not create more, so we would be more than happy to stay where we for as long as we can. We can't always tryst what we read, but I have nothing to hide and like I said, even with the most annoying of situations, our property manager & her team have been great!

STIR AWAY FROM SIMPLE LIFE if you want peace of mind - Not everything is as it seems, and it's definitely not simple.

1st off, I am not sure about all those positive reviews, maybe they got lucky and everything was perfect, but if you're in the other % that has issues in their new place that they live in, expect everything to be fixed much later than you need, or wait 2-3 weeks for simple life to throw the blame and responsibility on you, because guess what- is there something broken - you will more than likely have to fix and pay for. Some of their buildings are really nice looking however they are not that efficient because everything is made simple, for money, your money. From my experience so far with them and all I have heard from people with simple life, there are a lot of issues that Management Will NOT solve and will let you find the solutions for them, this is SIMPLE horrible.Having renting for a big part of my life now, this is one of the Worst experience I have have with a Landlord EVER, don't get me wrong, it could be much much worse, that's why 2 stars (they guarantee peace of mind, which so far was not even close).I believe there needs to be a Management change of attitude and Simple Life should be a bit more willingly to cooperate with the tenants to help solve the problems people report, as they are reported for a reason, I don't expect them to do everything, however it feels like there is no Good will on Management part and they will make you feel like it's your fault and you have to fix and deal with it, as they will back away from your issue.Base Line from what I see, if it does not affect their money, it's not their problem. Also please watch what you sign before you do..really advise consulting a legal representative, alternatively, just try somewhere else.Wish you all the best as I know the struggle.Edit: I much prefer to keep my anonymity, and edit the review based on the actual experience Simple Life offers. This is not only about people that publicly announce their dissatisfaction, this is about a whole community and finally about our Trust in your services, This review is intended for the People that are interested in what you do and who you are, and there will be updates later. and my experience so far has been rated above.

Really bad management

Really bad management. They get the properties cheap and in the year start getting the prices on the rent really high. In the year they uplift the rent £100 per month more. About 13% of the monthly rent payment.Because I didn’t agree they put my family in the street. One star is too much. Be away from this

Hi Savvas, We're sorry to hear that your rent was no longer suitable for you. As we are not an Affordable Housing Provider, our rents have to be in line with that of the local area. Like any business, our increases are unavoidable unfortunately, however we always try to take a considered and fair approach. Annual rental increases are also outlined in our tenancy agreements.Although we are mandated to give 4 weeks notice of increases, we give residents a minimum of 6 weeks notice to give sufficient time should a resident decide they would like to serve notice.

Approach with caution!

Me and my partner are openly looking for a property within the Manchester area at the moment, and to be honest the Simple Life houses were our preference in terms of a modern house, a newly build estate etc. But after our experience dealing with them, it’s quickly put us off proceeding with them in any capacity in future. This has stemmed from things like their local branches never answering their phone or emails about our enquiries, even months later and I’m yet to receive any sort of acknowledgment to our past queries, to noticing that a fair amount of their negative reviews (when things have gone wrong etc..) are left unanswered and the most concerning of all was per a conversation with their head office this morning (which is the only number that answers by the way) where the member of staff said and I quote “you are better off reserving the property instead of viewing it, and if you really want to view it, we’ll do our best to arrange this after the application process has begun”. “and even if your application is not successful, we’d still retain 50% of this figure”. Which when I pressed the agent for clarity on this, she didn’t seem to know herself. Now whether this is legal or not, I’m not sure. But for a company to ask you for around £250 as per their application process to begin, and you’re not even able to view the property you’re going for first, is just bizarre in itself?! Imagine you find numerous things are needing repaired and you’ve taken the property on good faith?! You’d be truly f**cked. Just overall baffling and I hope anyone who reads this will take caution before they proceed with this sort of company!

Hi Jamie, Thank you for contacting us on here and for responding to our find reviewer request. We’d firstly like to clarify that we’re proud to say that all our reviews are responded to, some reviews take a little longer to respond to as in some cases we’re waiting for someone to respond to our find reviewer request, allowing us to identify them and reply to them in full, and sometimes we need time to investigate any complaints made. We can see that since leaving your review Adam, our Head of BTR, has been in touch personally to explain our processes. We can see from our records that you called us on 6 occasions and spoke to a member of staff on 5 of those occasions. On the day where your call was missed, we were experiencing a particularly high volume of calls that day and we have since found that our overflow system wasn’t working. We’re pleased to say that this has now been rectified and we’re also changing the way our call system works to further improve our caller’s service. We have listened to the calls you had and we can see that you spoke to one of our advisors who was assisting with the high volume of calls from Head Office. She did not say that you’d be better reserving than viewing the property, she said that as she is based in Head Office, simply fielding the calls that day, the Monton office who market this particular property would need to arrange the viewing for you as they have access to the booking system. We can see that on another occasion you spoke to a member of staff that had been with us just 2 weeks and she did unfortunately say that 50% of your holding deposit would be held if you went for one property and decided to go for another. As Adam has clarified with you, this was incorrect and we apologise for this error, we hope you can understand that this was simply down to this member of staff still learning and being in their training period. We would only retain part of a holding deposit if an applicant doesn’t pass referencing due to undeclared CCJs or providing us with false information. We’re sorry to hear that on this occasion you decided not to proceed with Simple Life. We wish you good luck in your property search and we hope we can provide a better experience for you if you have a change of heart.

Never makes repairs to home

I moved into a new home rented from them, right from the first day, I noted the boiler was losing pressure, took months for them to figure out there was a leak in the pipe in the walls by which time there was a lot of mould on the kitchen walls. They have for the past two months dismantled my kitchen making it unsafe for us and our child .It's taking them over two months to fix the kitchen cabinets they dismantled, I am wondering how long it takes to build a new house from scratch.Updated: The issue has now been resolved, got a call from one of their customer care representative who sorted it within 24 hours.

Simple Life Home First Experience

We have had a rocky start. On move in day we found mould in the fridge, dishwasher and in an upstairs cupboard. These things were noted to them in the inventory that was supplied to them by who ever checked the property before we moved in but nothing was done about. We reached out to them and they never offered any cleaning services for the mould. This was made even more frustrating by the fact they didn’t check the utility provider situation of the last tenant. The gas was in debt and because of the bank holiday weekend we were left in the house with mould and without hot water for days. We ended up having to pay for someone ourselves to come and deal with the mould in the kitchen. I thought it was common practice when someone moves out that you have to provide proof that utilities are sorted and payed. They did get someone out to look at the boiler for us really quickly but if they had checked the utility situation when the last tenant left this whole situation could have been avoided. The gas had been fully disconnected/turned off.On top of this we set ourselves up with Ovoenergy as recommended by them but Ovo wasn’t even supplying this property it was British Gas, so Ovo have already taken £200 from us. But we do plan to switch over. We haven’t been compensated in anyway for having to deal with all the the mould in the kitchen ourselves or for the 5 days we had no hot water due to their failure in doing the usual end of tenancy checks with the last tenants. I mean the last thing you want to do when you move into a new home is deal with the last occupants debt. Two stars for sending someone to check the boiler (when I guess they should have known it wasn’t the boiler) and for sending someone out with a key so we could get into the box to see our gas meter.

Kathrine · 12 June 2023

Agent replied · 17 June 2024

Hi Katherine,Thank you for providing us with further identifiable information, enabling us to locate your tenancy with us.We’re very sorry that you feel your experience with us so far hasn’t been as expected. We’ve looked into the records for this property and we can see that whilst the property didn’t have any mould during the last tenant’s end of tenancy works, there was a fair period following completion of end of tenancy works and then your move in date. During this time, it would appear that small amounts of mould has formed, as you mention. We’re sorry for any inconvenience this caused, we’re disappointed that a member of the team hadn’t picked up on this and reported it to us prior to your move in date. We can see that someone has been booked in to investigate the mould upstairs twice previously, but you had cancelled these appointments, however we’re pleased to see that someone will be attending again this week.Following an issue with your boiler, we sent someone out to diagnose and it found to be an issue with the supply/meter. This information was passed on to you as it is deemed resident responsibility to liaise with the energy supplier as the contract and service agreement lies between the energy supplier and resident, and not through Simple Life Homes. Once it was raised to the supplier, they had to send an engineer out, as there was a fault with the actual meter itself. Positively, we’re happy to hear you spoke to our Team Leader, James, who assisted with this and followed up to ensure the issue had been rectified.

Awful, dishonest, greedy. DO NOT RENT WITH THEM!

Terrible application process. We were offered a slot on a video tour, which makes it sound like it'd be a live facetime session with an employee. No, it was a video from the previous tenant which took weeks to get after being promised with tomorrow, the next day, in 30 minutes, etc. It was just a link to a Youtube video. My 90 year old Grandma could figure out how to upload it faster. Approaching moving day, it was the Tuesday of the move in week (Simple Life agreed to that Friday to move in) and we had heard nothing, everything had gone silent. We reached out multiple times and eventually got a response. We were told that "to make the property perfect for you, we need to delay your move in date" which ended up being the following Tuesday. We made it work because we're flexible but that could've been awful for others moving from further away and with less time to spare. We had to drive to Leeds to pick up the keys, staff simply refused to meet us and drop the keys off.Upon moving in, we were greeted with a pile of cigarette ends in the bin area and an overgrown garden. Which by the way, does not meet the standards of the garden that they expect YOU to keep it in. Towards the end of our contract we messaged our property manager about this and he advised we left it because it was unacceptable that it was left for us in that condition when we moved in. Something they would try and charge us £120 for anyway out of our deposit. The only major issue we had during the year we lived there was with our washing machine. We reported it via their app, and were told to Google it before they'd send anyone to look at it. It's not our job to fix these things, that's what we pay you for.Now for the best bit. Moving out. In all my years of renting I've never had any issues with damages or getting my full deposit back. Of our £1260 deposit, Simple Life emailed us to say that they were taking £924 for "damages" we had caused. Aside from a couple of scuffs on walls which is wear and tear and a very cheap and quick fix, there are zero damages to the property. I have a video of the property after we did a full clean and it looks spotless and ready for a new tenant (god help them). The photos they have sent of the "damages" are laughable, the before and after shots look no different. We are currently disputing this with TDS as we advise everyone else to do when this inevitably happens to them. The previous tenant who has also left a 1 star review had the exact same experience and was awarded his deposit back. We plan on doing the same. I'd also like to point out that Simple Life will NOT allow you to be part of the check out process, which is a huge red flag. This is so they can exaggerate any tiny details they find which are non issues while you aren't there. We asked to be there and were refused. This is frowned upon by other landlords, and goes to show just how shady they really are. Even the TDS guidelines state that they advise you are there for your check out. You may see a few 5 star reviews on here from tenants saying they love their house. But I can assure them and you that their opinion will change when they try to leave and they're confronted by a bill for damages that don't exist. We have photo, video and written (email) proof of everything I have mentioned above which we will be providing to TDS as proof of Simple Life's money grabbing tactics. They will not use the money they try to take from you to fix any minor scratches on walls or fixing their awful, patchy lawns. The property will be left that way for the next person so they can scam them too, while your money goes straight into their pockets. In short, do not rent with Simple Life. They do not care about you, only your money and how much they can take from you when you try to leave them. I've looked down their reviews and it seems that many people have had the same issues. Please do not think that your experience will be any different to ours, you have been warned. I fully expect Simple Life to reply to this review with something very generic trying to justify their disgusting work ethics, but the reality is that they're just bad at what they do and they'll do anything to cover it up.UPDATE 02/06/2023:Simple Life have replied to this review with a delusional response as is the case with most of their bad reviews.Exactly what maintenance works from the last tenant? He got his deposit back, so all that money you tried to scam from him clearly wasn't for anything in particular, you just tried your luck. No major damage has been done to the property during our tenancy besides minimal wear and tear which you have exaggerated in your report. The report in which you state that nearly everything in the property is of either a good or fair standard. You are hypocrites. Garden reductions haven't been made, there's a £120 charge on your report. Stop lying.

Owen · 2 June 2023

Agent replied · 17 June 2024

Hi Owen,Thank you for responding to our find reviewer request. We have noticed that we have addressed the same matters in another review, so please find below some detail on each of these items:We always aim to give all applicants a viewing. In this particular instance due to the tight timings between the previous resident moving out and any maintenance works required prior to the date you required to move in, on this particular occasion, this was not possible. However, we can see that there were no comments made at the time of you moving in to say you were dissatisfied with the property or it was not as you expected. We do recognise that your move in date was pushed back by four days due to delays in receiving keys back from the previous residents and we apologise for any inconvenience this caused. We can see that our move in inventory displays the property in good condition and we can see that this was signed for by the cotenant at 9.19am on the day of your move in with no amendments or comments made. This was therefore not delayed as it was signed for on your move in day. Wherever possible we will aim to meet residents on their move in day at their home to hand over the keys. However, where the diary is already fully booked, in order to best accommodate residents desired move in dates, we will therefore on occasion require residents to collect the keys, alternatively a different move in date would have to be arranged. We do agree, however, whilst the garden was not in bad condition, it did require a cut which didn’t take place, so the team have rectified this in your move out deductions. We can see you raised an issue with your washing machine on 18th Feb, after some initial diagnostic testing between yourself and the team, a contractor was sent out and it was fixed 6 days later which is well within our service level agreement of 30 days for a non-urgent repair.Unfortunately we cannot go into the details of your proposed deposit deductions, however we have reviewed your check out report and we can confirm that the deductions (apart from the grass cut) are fair and warranted for the works and repairs required at the property prior to the next resident moving in. You were offered a pre-check out inspection as we do with all of our residents and this was not taken up.

Not so Simple Life

Where to start, I guess, with the beginning..After finding the property on Zoopla and reaching out to Simple Life (SL) we were asked several times for the same information. Despite sending information several times, SL still managed to frequently refer to me by another name.We pressed on, as the above (we thought) could be overlooked. We were eventually invited to a virtual tour of the property and asked to book a slot. I think, as most of you read this you will agree this sounds like an invitation to a FaceTime/ Zoom showing - it wasn’t. What SL actually meant was a video. A slot for a video. Anyway, we press on, as SL frequently fail to make sense..Now, the video - this took 15 emails and 2 weeks to send, after numerous emails promising to send the video they would invariably forget. SL didn’t create the video though, course they didn’t - that would involve leaving their office (God forbid they are forced to work). It’s worth adding that you won’t be invited to view the property before moving in. SL delayed move in and blamed the previous tenant for leaving the property in a poor state. We have since found out this was a lie, with the previous tenant receiving full deposit back despite SL attempting to rob him.It also took many calls and emails to prompt SL into sending over the initial inventory check. It’s worth adding that - in the end - I only received the report as I called to complain about something else..The something else was quite entertaining. A week after moving in SL emailed to inform of an inspection (after 6 days in the property). Now, confused (understandably) I called to ask why an inspection was required after 6 days. I also explained that SL are yet to send over the inventory report! The member of staff appeared confused by the inventory check (standard, most SL staff are), and did not understand why an inspection was booked. It was during the above call (after a week in tenancy) that I asked for the initial inventory report - something SL were in no rush to send. TDS will be pleased to hear about this though (details below). On moving in we found the garden left overgrown and full of weeds. The house generally was in a poor condition, despite SL delaying move in. I think by this point though - exhausted by SL shenanigans - we just wanted a simple life (something you won’t get from SL). Also, we had just driven to Leeds to pickup a key, as SL don’t like to leave their offices. During the tenancy we avoided making contact with SL, as they had already proven to be simple in more ways than one during the initial process. We did however contact them once to report a broken washing machine - they asked us to Google it.Now, on to the latest. We’ve recently moved out and SL are attempting to steal £900 of our deposit (for a bit of a clean and a few bits of patch painting). We are currently raising a dispute with TDS, as we - like many have - won’t be robbed by this appalling, inept company.£120 of the deposit theft is for the garden (which was handed over to us in poor state). Our property manager advised us via email to leave the garden in the state it was found. We did, and were subsequently charged for this. More juicy evidence for TDS though!Unfortunately the 1 star reviews are true, these cowboys will attempt to rob you at the end.I must also warn that YOU WILL NOT BE ALLOWED TO ATTEND YOUR CHECKOUT INSPECTION. In my many years of renting this is a red flag I’ve not come across before. It’s now clear why tenants are not invited. You will not meet SL throughout your tenancy. They won’t meet you on key handover. They won’t meet you on checkout. Overall a cold, incompetent bunch of numbskulls who make a business in scamming good tenants. Now, it’s worth saying that I expect SL to reply to this with a wishy- washy generic vague response. They do after all have a habit of responding to all negative reviews with absolute nonsense. I have evidence to backup all of the above and look forward to taking my complaints further. UPDATE. SL flagged the above in an attempt to get it removed. Red flags galore. Avoid SL.

Hi Daniel,As previously mentioned, we had not flagged your review, we had done a find reviewer request, which asks for identifiable information. Thank you for replying to this request so we’ve been able to locate your tenancy, allowing us to respond to your complaints in full.We always aim to give all applicants a viewing. We can see that our move in inventory displays the property in good condition and we can see that you signed for this at 9.19am on the day of your move in with no amendments or comments made. This was therefore not delayed as it was signed by you on your move in day. An inspection notice was sent to you within the first few and this was a mistake, apologies for any confusion. This system is now automated to avoid any human error moving forward. We can see you raised an issue with your washing machine on 18th Feb, after some initial diagnostic testing between yourself and the team, a contractor was sent out and it was fixed 6 days later which is well within our service level agreement of 30 days for a non-urgent repair.Unfortunately we cannot go into the details of your proposed deposit deductions, however we have reviewed your check out report and we can confirm that all deductions (apart from the garden cut) are fair and warranted for the works and repairs required at the property prior to the next resident moving in. You were offered a pre-check out inspection as we do with all of our residents and this was not taken up.
