This was a viewing of a property for sale that a prospective buyer had directly contacted us about. Shortly after we arrived at the property for the viewing, the buyer arrived with you, another agent. This had not been pre-arranged, as would be the usual protocol. There are cases when commission can be split with another estate agent, if it is possible, and by prior arrangement, as you should know. However, in this case it would not have been possible to facilitate this even if we had been contacted before the viewing. Therefore, we were not expecting you (or indeed any other estate agent) to be present at the viewing. We spoke to you politely and factually, and well out of earshot of the buyer, to explain all this and that, as a result, it would not be possible to carry out the viewing with you present. At Vesper Group we uphold a professional code of conduct and adopt a best practice policy. It is our hope that others do the same and extend the same professional courtesies to us as we do to them.
