Ezelle truly did a wonderful job. I had a persistent mice issue in my apartment. Not only did she resolve the problem in my flat, but she also addressed it throughout the entire building. In my apartment, she carried out a renovation in the kitchen to fully eradicate the issue. Since the problem persisted in the building (and over time the mice could have returned), she promptly intervened by contacting a professional company. The company proved to be highly effective, and I was genuinely very pleased with everything. I haven’t experienced any major issues since then (except for minor, occasional occurrence, but Ezelle is always ready to step in and help). Thank you!

GoogleVery poor property management. I have been reporting problems in the building for months, including rubbish being left outside the bin room, unmaintained gardens, and communal areas such as hallways that are constantly dirty. A cleaner is supposed to attend every week, but sometimes they only come every two weeks and still sign the cleaning sheet for weeks they did not attend.
The bike storage lock has been broken for five months with no resolution. The garden door handle is completely broken, and the door is being held with a stone, creating a serious security concern and potentially allowing unauthorised access to the property.
To make matters worse, they have not responded to any of my complaints submitted through their website.

They failed to supply minutes thenselves but instead gave leaseholders a fairly random corporate brochure which omitted all criticism of Urang.

GooglePlease do read the reviews of Urang. I will simply list the various ways in which they have made my flat currently both unlettable, and unsellable (in good faith), with air that is chokingly damp to breathe in and with no plan given out to me for the future...
Contractors were appointed (by Brandon N from Urang) to investigate and correct pipework in two adjoining flats. There have been leaks from these flats into the one below dating from before I moved in, some years ago.
I raised concerns about the contractor sent by Brandon N at the time, and was told by a separate Urang agent that if I did not let him continue to have access to my flat, I would be personally liable for any damage to the entire building - this in itself, is unusual.
I let the contractor in: he variously caused my water valve to leak; dumped cupfuls of stone and sharp shards within my loo, with neither consent nor explanation, which are likely to have scratched the porcelain banking major problems for septic leaks in the future; he ripped out my loo and "reinstated" it in a structurally different way from how he found it; drilled into my skirting boards... the list goes on... I gather a similar process was carried out in the neighbouring flat, behind a locked door, unwitnessed.
Within just two days of that flat being occupied after all of this, the leak that the contractor had been tasked with fixing started again... yet again, causing damp to further spread through the wall and floor - the wood of which is now potentially compromised.
Emails requesting that works are carried out and checked are absolutely ignored, in practically every instance.
Contractors do plumbing work - but it is unclear at the time whether or not they are qualified to do this work, and if you dare to ask - the consequences of speaking up are further ignoring.
All I can say is that, under the helm of this management company, my experience is that the building and the very structure of the building has suffered, various flat cannot be tenanted for safety reasons, works are approved, we are told it is all okay and then when they leak again almost immediately - new contractors come in to say how poorly executed the last job was.
Property Managers as an industry in general are criticised, but my experience with Urang has been saddening and far outside of the range of what is normal.
I do hope that the problems listed - compromised loo; unchecked pipes; damp; ongoing leaks - will be logged and addressed by Ken - with some urgency. I say that here as emails to Urang are absolutely ignored, yet they appear to check their reviews.

So many issues associated with Tradewinds were immediately addressed and Urang continued over the years to improve every aspect of maintenance and upgrade right through to a few years ago organising a grant for cladding work in the Tower Block. The level of communication from Urang to the leaseholders/tenants has always been first class and the work they have done has, without doubt, made Tradewinds a much better place to live. GoogleWe've been with Urang for almost a year, and they've been the most hopeless and incompetent outfit that I think I've ever encountered. Their website and email signatures make them look like a London-based company, but the vast majority of their staff appear to be in South Africa, and seem to be so overwhelmed with their various properties that they're incapable of doing simple tasks.
For a detailed account, I wrote a review on Trustpilot (titled: "Avoid Urang At All Costs" on 07/08/24) detailing how their careless and disorganised attitude has led to break-ins in our building, recurring payment issues with third party contractors, and huge volumes of work for our Directors to chase them to do very basic functions (often unaccountably taking months).
We're trying to extricate our building from their portfolio at the moment, and as usual, this seems to be happening in a chaotic and haphazard way, but we hope to disentangle our property from them very soon. I'm making this post now because the one thing that seems to actually get them to reply to any emails (they never pick up the phone or return any calls) is posting negative reviews on online platforms, so here we go again...
**Below is a response to Urang's reply below (original review edited for character limit), The phrase "immediate steps" is used to describe a task which should have taken half an hour to do, but instead took 4 months, despite persistent chasing from our side., While the building works did indeed begin under previous management, the "issues relating to the building's works" only began once Urang came on board., As previously stated, discussions around Section 20 guidance had been covered in detail in Oct/Nov of the previous year. We are surprised that this is still being used as an excuse to defend the additional two month delay between late Jan and late March to pay the contractors., While we appreciate the aspiration to have full funds in place before paying the initial 50% payment to the contractors, we had said repeatedly that completing the building works swiftly was our biggest priority (particularly given the excessive delays already caused by Urang), so it's frustrating that our Directors' instructions were ignored for so long on this point.

Our eight-flat property in SE London has been with Urang for almost a year and it has been an unmitigated nightmare from start to end.Their initial pitch seemed professional, but their inability to reply to emails or pick up the phone has often made it feel like a full time job trying to get them to do their contractual responsibilities. For context, our building was undergoing minor chimney renovation work when Urang took over, as our previous company was leaving the area. Urang's inability to follow basic instructions led to huge problems with our contractors, resulting in scaffolding being unnecessarily on the front of the building for eight months more than it should have been, prompting not just complaints from neighbours, but also a break-in and robbery in a ground floor flat.The problems started with the "Onboarding" process, where our property was seemingly ignored for quite a long period. If we did manage to speak to someone, we'd just be told casually that our emails were being directed to the Urang's Junk folder - we would beg them to find a way to prevent this from happening, but this was always ignored.After three or four months, I was told that our account had been transitioned to a specific property manager. At that point, her boss acknowledged that there were a lot of irregularities with our Onboarding process (it took four months to set up a bank account for our building), and that Urang would consider a refund for the poor level of service to date.Unfortunately the communication issues persisted after this, and it took another two months for Urang to pay the contractors to finish the chimney job to get the scaffolding down. Our leaseholders had been in a position to pay from October, but Urang's haphazard (at times, semi-literate) communication seemed to confuse things even more. When I did manage to speak to them, we just seemed to have repetitive conversations around Section 20 consultations (a topic already discussed at length with various representatives), or just be given inaccurate details about our building's funds; it was just impossible to make any progress. I would ask about the status of the aforementioned refund (more pertinent now, but again, this was usually just ignored.After six months, they did transfer the appropriate funds so the building work could be completed, and we're now in the process of leaving Urang.Even though all of the staff's email signatures state they're in London, every call just seems to be redirected to an office or call centre in (I think) Cape Town. When everything seems to be going constantly wrong, it's uncomfortable having a property manager literally on the other side of the world.Urang is a big corporate entity who might be able to keep things ticking over for very straightforward properties, but if there's anything that deviates from the norm, they are flummoxed and incapable of resolving. Urang decided to charge me an extra reserve fund this year on top of the service charge and I can not see where my money is going. I contacted Urang in November 2023 regarding a hole in the wall that has never been fixed. Emailed about graffiti on the outside of the building back in August 2023 and its still there.. I have since in contact regarding a broken lift which it has been for around 6 months. How are my elderly grandparents supposed to visit? they get carried up the stairs. disgusting. The general management of Urang and communication is below poor. Where is all my money going? because the building/my floor only gets cleaned on average every month. The bin store is disgraceful, we have fly and rat infestations, parcel theft happens every week due to no CCTV and the general overgrown vegetation is making the building look disgusting.

GoogleUrang I believe is the majority stakeholder in Westbury Residential who I deal with. I made a complaint about Disability Discrimination and Alison Mooney, the director of Westbury refused to investigate it or indeed follow her own complaints policy stating my complaint was "bogus". She has also made some personal attacks on me. Beyond unprofessional and very distressing. I contacted Urang to help with the situation and reign in Ms Mooney's unprofessional and upsetting behaviour and they didn't even bother to respond.
There is something seriously wrong with a company that point blank won't investigate complaints. It seems the only thing "bogus" is its complaints policy.

He is rude, dismissive and openly lies about repairs he did not schedule. His manager and his manager’s manager are unreachable as an escalation point. There is no accountability or service provided, just a cash grab every month. Urang makes it a point to direct clients to keep emailing and calling about the same issue until it is resolved to keep the issue at the top of your property manager's inbox. You are basically asked to be an admin for someone who you are paying to do the job...what kind of service is this?
As property manager he was given the run around by one lift repair company who said engineers had Covid and couldn’t service the area. He is not confident enough to find a timely alternative or terminate the contract with a negligent lift company. Avoid these charlatans.

I am posting the same response for all the reviews we have received from all the neighbours at your block.
We have been very distressed by this situation with the lift over the past months. There is a comprehensive and expensive contract with Otis, who has attended several times and failed to repair it promptly. We suggested that leaseholders chase them also, as it was hoped that this would aid us in getting them to take action.
We sent out an alternative lift company to evaluate, and they told us Otis had propriety technology on site. We have since found a third party who can solve the problem, and they confirmed that the repair has been booked for Tuesday, the 27th of February 2024. We hope this concludes the ongoing issues.
We can completely understand the frustration of leaseholders and tenants leading to poor reviews of this situation. We have spent many hours trying to get information from Otis and escalated to the highest of ranks.
This lift contract is up for review, and we have decided, based on recent experience with Otis, to give the maintenance contract for this block to an alternative company for the upcoming year.

Dear ReviewerI am posting the same response for all the reviews we have received from all the neighbours at your block.We have been very distressed by this situation with the lift over the past months. There is a comprehensive and expensive contract with Otis, who has attended several times and failed to repair it promptly. We suggested that leaseholders chase them also, as it was hoped that this would aid us in getting them to take action.We sent out an alternative lift company to evaluate, and they told us Otis had propriety technology on site. We have since found a third party who can solve the problem, and they confirmed that the repair has been booked for Tuesday, the 27th of February 2024. We hope this concludes the ongoing issues.We can completely understand the frustration of leaseholders and tenants leading to poor reviews of this situation. Very poor property management. I have been reporting problems in the building for months, including rubbish being left outside the bin room, unmaintained gardens, and communal areas such as hallways that are constantly dirty. A cleaner is supposed to attend every week, but sometimes they only come every two weeks and still sign the cleaning sheet for weeks they did not attend.

Shame there is no zero star option for rating Urang. Poor service, unprofessional to the core, and unreliable accounting. They focus more on scouting for new business, while doing a poor job of managing the ones they have on their books. Detrimental for our block of flats but thankfully we have changed agents. Do not touch with a barge pole, you’ll regret it!

GoogleOur lift is out for the second time in 2 weeks, and has now been out for a week without even a single response from Urang (Julian is our manager) to four emails sent from me, and more by others.
They have a habit of never responding, never fixing small issues, until something is completely broken and needs replacing at great cost of, you guessed it, us.
The intercom in our building has not worked for at least 5 years, despite multiple promises to fix it from Urang (including someone being sent round, taking all our phone numbers to give us "updates" - they now deny there's a problem and suggest it's an individual flat issue (so each flat needs to pay to fix their own).
I could go on and on....
