No refund of deposit

Tenancy finished and flat handed back. But NO deposit refund. We contacted them a few times. They claimed that they had already submitted a request to TDS for refund of our deposit. However, TDS said the landlord/agent has NOT responded to request for refund. There is some untruth somewhere. We followed up with Hill View many times but still NO response from them. It has now been two months and still no refund. Disappointing!!

We were initially told the payment for refer a friend cashback would be made in October , but it was repeatedly delayed with no clear explanation or timeline. After 9 months of tenancy, we are still waiting for money that was promised when we signed our contract.

Thank you for your email and I'm sorry to read that you have not received your cashback payment. The cashback offer was made by Prestige Student Living on behalf of the landlords. Whilst the property has moved to a new operator, the landlord remains the same. Therefore, should the landlords decide to honour the cashback offer, they can authorise the new operator to process the payment on their behalf.

I had a great experience with Uniliving London as an international student. Everything was handled quickly and smoothly from start to finish, which made the whole process stress-free. The team was responsive and helpful, and any questions I had were answered promptly. I really appreciated how efficient and straightforward everything was. I’ll be back in London soon and will definitely be looking to stay with them again. I would highly recommend to students and international tenants looking for a reliable and professional letting agency.

AVOID LIVING HERE. DONT WALK BUT RUN AWAY

I lived at Charles Morton Court and had issues pretty much throughout my time there. Whenever something went wrong, it was always “we’ll sort it later” or “we’ll get back to you,” and then you’d have to keep chasing. My fridge broke multiple times, and my shower wasn’t working properly for about a month. Everything took forever to get fixed.

My experience has been extremely disappointing. I was promised a cashback when I booked my accommodation, then the story changed to “you’ll get it in February,” and now they say I won’t receive anything at all. The communication has been all over the place, completely unreliable, and honestly exhausting to deal with. I felt misled from start to finish. The representative I dealt with, Mahir, kept giving me different explanations every time I asked, which made the entire situation even more frustrating. Nothing felt clear, consistent, or professional. I would strongly advise future students to be extremely careful and get every promise in writing, because my experience has been nothing but confusion and disappointment. They have extremely bad Customer Service too(Pronoy who’s the head of Customer service)

Tried to cancel my contract as I'm no longer a student, which is a valid reason to cancel as written in their contract, but it was an absolute nightmare and staff were very unprofessional and took 3 weeks to deal with the matter. They also disconnected the phone when I was calling them trying to get help.

Absolute criminals

Do NOT stay here. It’s run by criminals. Here’s what happened from the start. First of all they showed me a room with the same layout as the one I was supposed to see. This room they showed me was on the first floor I saw it with my parents they were overly friendly. Then when I came alone to view the actual room on the 4th floor with the same layout as the one I saw with my parents this was the 4th floor room I wanted they were silent and stand off ish acting very shifty all of a sudden. I soon found out why. After moving in and after they had been paid £7,200 upfront lump sum for 6 months. I discovered a huge issue actually several huge issues. The fridge was so loud I couldn’t even use it I literally had to turn it off just to attempt to sleep. It was louder than a running microwave and the fridge is right next to the bed. Making it impossible to sleep unless I literally don’t use the fridge at all which it was I had to do not even use it. Then there’s this huge generator noise and the generator next to the building is so loud it’s deafening. It literally made my bed vibrate and it’s 24/7. Making it unliveable its on all the time. It’s illegal to rent out a room in this condition. Plus 3 times I went into the lift I could smell weed so strong I almost threw up. One of the other tenants even asked me if I smoked and tried to sell me some to which I said no. He then swore at me and screamed obscenities. He told me everyone smoked weed there and I better get used to smelling it. Not only that but the tenant right next to me not the one who tried to sell me weed was shouting at me through the wall till 6am only my second night in and the night before that till 4am. He started throwing things onto his floor making me jump and making my floor shake. He would bang at any noise he hears from me during normal daytime hours and at night he kept shouting through the wall at me and he even started hoovering / using some kind of blow dryer at 5am. I would’ve sent an email to break contract Saturday the day after moving in but their offices were closed I’ve sent them an email but it’s been ignored 3 emails actually if they do not respond I will file a pre action letter as stated and if they don’t respond to that I’ll enforce a judgment through the county court I’m now homeless and haven’t slept there since Sunday 28th February. They lied about the room to steal £7,200 which is fraud. They have ignored both my and my parents. Listen to me DO NOT RENT WITH THEM. Stay away. I’m now homeless because of them and their illegally withholding the £7,200 so basically keeping £7,200 for 3 days. Actually two days as I haven’t slept there since Sunday night that’s £7,200 they stole for 2 nights. I will file a pre action letter before court if they do not refund the money don’t let them comitt fraud against you because they will.

Terrible. Do not use them. They represent the landlord only. Agreed in principle on a lease that would have me pay three months rent in advance each quarter. Paid a holding deposit and then Uniliving came back and said that the landlord wanted six months in advance OR would accept an extra 90 quid in rent a month. Makes no sense for that to come from landlord. Why would you trust me to pay an extra 90 pounds a month? I was left to wonder if Uniliving is paid a percentage of rent and wanted to squeeze a little extra out of me. They went back to original deal when I complained, but I didn't feel comfortable using them anymore. They never returned the holding deposit and didn't reply to my request at all.

Haymarket Should be Top of your List!

I moved into Haymarket Yards on the 1st of December which is a new property in the Prestige brand in Edinburgh. I wanted to say that Taylor the manager at the property has been a great asset and was extremely helpful in getting me a room that was suitable for my disability and even helping me move some of my stuff in! I had some extra boxes on move in day and to streamline the process he helped get them from the doors to the lift so I didn't have to make as many trips with the cart. He also helped me get the best rate with my room and has been working hard to create a sense of community here in the building. The building itself is brand new with tons of great amenities: the location next to The Haymarket station is fantastic. I also want to highlight how great it is having 24/7 security and desk presence which has made living here feel incredibly safe and secure! It also means my mail no longer goes missing randomly and I don't feel like I'm going to be stranded during a lockout. The facilities are incredibly clean and well maintained and you feel looked after. If you're thinking about moving into Edinburgh and haven't given this area a look - consider it!!!

Uniliving was our agent for a year, and it was certainly one of the worst experiences I've ever had in terms of service and treatment of the client. Our home's lights, electricity, and shower did not work throughout a whole year, and Uniliving put very little effort (if not any) into fixing it. Additionally, their employees were downright rude and nonchalant, denying their own responsibility in providing safe and clean living conditions (when we moved in, the flat was full of flies, dirty clothes, and the curtains and fridge were broken). I don't expect they are any different with any other customer/property, there are plenty of other agencies which deserve your money and time.

Horrible company to deal with

Horrible company to deal with. Want a deposit when you book which is fair enough but then hounding for a months rent 6 weeks before the move in date and 3 weeks before Scottish exam results were issued. Full deposit refund if you don't get into the uni you were needing the accommodation for but make you fill out a form and it supposedly takes 28 for a refund. Still waiting 35 days later and ignoring emails. Quick enough to put their hand out but don't want to hand the money back.

Do not rent from here. When my housemates and I first moved in, we were told the house had been professionally cleaned. It definitely had not. The stove was covered in a sticky orange residue, the counters and floors had dust and crumbs, and there was a bad smell coming from the stairs. Inside the cupboards, we found junk food stuffed behind them, along with old bread and crisp crumbs. There was also mold in multiple areas, yet UniLiving insisted everything had been properly cleaned. To make matters worse, there was no fridge or freezer,as well as the stove top having no gass, even though they had assured us one would be installed before our tenancy started. The first time we used the washing machine, it flooded the kitchen through the sink. When we contacted UniLiving, they sent a plumber who tried to scam us for £50 in cash, claiming we had blocked the sinke even though we had just moved in. He only backed off when we said we would check it with UniLiving. The boiler pressure constantly dropped, leaving us with freezing showers. The sinks were rusted, causing water to leak everywhere. When we called UniLiving again, they sent the same plumber, who didn’t fix anything. Instead, he went through our cupboards without permission and simply placed a plastic container under the sink to catch the water. We were told to "just empty it now and then" which actually meant checking it every 30 minutes unless we wanted a flooded bathroom. The front door was broken and wouldn’t open from the inside without extreme force. At first, UniLiving blamed the weather, but even the latch didn’t work properly. This created a dangerous situation where there was no way out of the house. At one point, my housemate was literally trapped inside for hours until I got home from work and forced the door open from the outside. We told UniLiving this was a serious fire hazard and that it needed to be fixed immediately. That night, we had no choice but to sleep with the front door open, because if we didn’t, no one inside would be able to get out. To make things even worse, half the windows didn’t open, making ventilation nearly impossible. Combined with the existing moisture, this made the house feel damp, musty, and completely unhealthy to live in. Worst of all, they still haven’t returned our deposit, and it has now been seven months. After repeatedly asking for email confirmation, we had to resort to emailing them constantly just to get a response. Now, I’m having to file a DPS Tenant Statutory Declaration just to get back the deposit they claimed they would return. If you want to save your stressing for only your uni work find a better accommodation that this one.

Disappointing Experience and Last-Minute Cancellation

My experience with this company/landlord has been deeply frustrating and disappointing. I paid both my deposit and rent promptly as requested and was awaiting my scheduled move-in. Given earlier delays with the building, I specifically contacted them a week beforehand to confirm that everything was proceeding as planned. I was assured there were no issues and that my booking was fully secure.

Not a welcoming, safe and clean environment !

It’s been 2 years now and won’t probably stay for a third year mainly because the service and cleanliness has significantly deteriorated over the months and the management team service has never been friendly and helpful and engaged in servicing the basic needs and making sure the property is run in a clean, safe and friendly environment. Security is also starting to be a problem as the front entrance gate is always wide open.

The manager at The Place Accommodation and co worker Amelia, were giving information back to the man involved, even tho he had been dismissed from the company.

Efficient booking, slow communication on building issue

The booking experience was easy and efficient, and the team was helpful with answering questions. However, I was disappointed that we were informed that the move-in date would be delayed less than 24 hours before we were scheduled to move. Since we were assured that the building would be finished mid August, I would have greatly appreciated for the delay to have been communicated to the residents sooner.

I don’t recommend living in this student accommodation. They don’t take problems seriously, and when you have an issue, it can take them days to get back to you. I would not recommend staying with them.

It keeps freezing and is filled with bugs and errors. I have had so many issues that it would take too much time to list them all.

We strongly dispute the claims made in this review. The tenant was given one month’s formal notice to vacate the property due to breaches of the tenancy agreement. Despite this, he refused to leave. ALL of his flatmates raised serious concerns about his behaviour and reported feeling unsafe, which led to a request from the household for him to vacate the property. In addition, the tenant is currently in arrears for three months’ rent. We categorically deny any allegations of physical assault, threats, or inappropriate conduct by our team. At no point have we engaged in or condoned any form of violence. We take tenant safety and legal compliance very seriously and have acted in accordance with our obligations. Not honouring Cashback incentive. Read for redress!

Hi everyone. I've read these reviews and my daughter is in a similar position regarding withholding of money. An incentive to book early for September 2025/2026 for £500 at Foundry Courtyard in Glasgow still hasn't been honoured one year later. Every month, told it's going to be applied the next month. And she's not the only one! After taking legal advice this is what you all do - submit a Simple Procedure to the Scottish Court. Really easy to do online. You need to pay around £123 to submit but you will get that back in the judgement under court costs. You can claim this way for anything under £5000.Their business details are easily available under Companies House so no running around for info. I also suggest you claim extra for stress/anxiety of pursuing for months, any expenses for travel if you want to appear in person in court (flights/hotel stay etc) and the courts also add interest, and that is valued at the money you are owed and interest per month. As long as you have all your proof in order (ie deposit payment proof/emails from them, of which I have dozens) this is a no hassle, painfree solution! Also as well as doing the Simple Procedure you can report them for misleading advertising/unfair trading via the Trading Standards (go to Citizens Advice Scotland) and the Advertising Standards Authority. You can also escalate through universities and accommodation partners when it comes to deposit/incentives as most universities have an accommodation office and Student Services/Welfare. Also Homes for Students (which Prestige now is after being sold just before Christmas) is a members of ANUK. File a formal Code breach through them asap to make them aware of what's going on. Under guidelines you can complain that: A financial inducement was offered and not honoured/deposit not returned; repeated assurances were given; complaint handling has been inadequate. The National Code requires: transparent marketing; honest advertising; fair complaint handling. Universities look at accreditation status and breaches affect renewal. Again, if you are in a situation where deposits haven't been returned or incentives haven't been honoured, there are easy ways for redress rather than being ignored month after month! Disgusting, misogynistic agency! The countless things I’ve heard about this agency are appalling. When numerous complaints by both men and women have been made, this agency have disgustingly taken it upon themselves to attend properties and ONLY request to “hear the male perspective” disregarding complaints made by women and only actively choosing to hear those made by men. Please NEVER trust this agency. Simply out for student money (professionals too) and inappropriate in their conduct. AVOID AVOID AVOID! And shame on the agency!

The actually accommodation is nice

The actual accommodation is nice. However, the “refer a friend” is a scam. My friend gave me her code which I entered in the application and was accepted. But somehow “it didn’t go through” and there’s nothing they can do about it.
