2025:
I have had a really positive experience with Natalia. She is always responsive, helpful, and a fantastic communicator between me and the landlord. Whenever an issue has come up, she has been quick to act and very flexible in finding solutions, which has made a huge difference to my experience living in what truly feels like my dream flat.
It is also reassuring to know that she is just around the corner if anything comes up, and even when things need to be sorted remotely, she is incredibly proactive and professional. Natalia brings a warm and friendly approach but also clearly knows how to get things done, with great contractor contacts and a lot of experience.
It has made a big difference knowing I have someone so approachable and capable looking out for the property and its tenants. She has definitely played a key part in making this feel like home :) thank you!

GoogleI don’t even know where to begin. It’s been an absolute nightmare.
1. The agent attempted to charge us for the reference check (£45 per person) which we found out seconds later that it should be free. When we asked him about this said fee, he only replied “I’ll remove the charge from the deal sheet”. Very very dishonest. After signing the contract, we realised the remaining monies we were about to pay was kinda off. Turned out the agent “forgot” to deduct the non-existent fee for reference check.
2. Fast forward to the day we moved in which is today. The property was not in the condition we expected. The bathroom door can’t be closed. The property has not been professionally cleaned as promised - there’s a huge brownish stain next to the bed in one of the bedrooms where the light is also broken. Surfaces are sticky. The previous tenants left a bunch of stuff in the kitchen. When the other tenant tried to contact the agent about the situation, she realised the agent had blocked her on WhatsApp.
These problems should have been sorted before the move-in date. When I contacted the agent he told me to contact the landlord instead which I find strange. Since it’s the company that’s managing the property, not the landlord. This in turn almost led to an unpleasant misunderstanding between the landlord and I about the situation the landlord knows nothing about.
Since when has it become the new tenants’ job to figure out whose responsibility it is to get the property professionally cleaned? We were merely expecting a professionally cleaned flat where there’s no serious damages…Not a flat where there’s a huge brown stain in the bedroom and no privacy when using the bathroom.
Overall, it’s been a terrible experience. I wish we could have gone for somewhere else if it weren’t for the insane housing situation in London atm.

Thank you taking my various phone calls. As ever I always regret receiving a bad review but it is always important for me to take time to understand why we have received a bad review, what we could have done differently and where we can learn from it. You summarised it beautifully in your text to me after we talked. I quote”…..I wanted to let you know that we appreciate your attention to this matter. The situation itself is not such of a big deal, it is the lack of communication that caused the distress …..This could been avoided with simple clarification before the start of the Tenancy".
With regard to the referencing. On the 1st September 2022 an email was sent with a copy of the referencing policy before you took the property to rent. It was clearly stated in the email… “I have attached the referencing policy so you can see which option you would prefer”. The referencing policy clearly states on the first line in bold so it stands out …. you do not have to pay for referencing….. and then goes on to outline various options for referencing. It is not a condition of the tenancy that you use our service for referencing but one of the options is our service. On the Tenant signed deal sheet of the 2nd September 2022 it clearly states again “You do not have to use Tate for referencing - Ask about your options if you are unclear”
I also note that you were not charged for referencing, and this is quite correct as you had not specifically asked us to do this for you. We have gone though this as a whole Team… This comes back to your point on communication.
No Tenant should have to wonder who to contact and they should be delivered a flat as promised. This is why I called you as soon as the matter was brought to my attention. I apologise that we were not clear enough for you at the start. Your property is a Let Only property and your Landlord manages the property. Your Landlord did know that you were due to commence the tenancy and was not in receipt of the check out report by the time of your check in. I did contact your Landlord as soon as I was made aware of the situation. I have been over what happened and where we could have been clearer with you so that you could have had the best contact details earlier on in the let. The process process is that all Tenants are informed on the viewing and again in writing at the time of the check in. In your case I apologise if this was not done. It should have been done. It was only after my phone call to you on the 28th September 2022 I fully appreciated we had not done this for you.
We received a brief report from the inventory Clerk on the 26th September that stated that the Tenants had paid for a professional clean. The outgoing Tenants had confirmed that they had arranged for a professional clean. The brief report did not mention the areas that needed further cleaning which was only highlighted in the full report (received by us on the 28th September 2022) after you had checked in on the 27th. I have made changes to the existing system to avoid happening in the future.
On the 28th September we spoke on the phone and on the 29th to confirm the handyman and cleaner attended to make good the door and the cleaning which is the soonest we could get instructions from your Landlord to the contactors. You confirmed to me that you were being kept up to date with the timings on my subsequent follow up.
The carpet stain was not noted on viewings because it was covered by a piece of furniture. The bathroom door was not tested on viewings by ourselves. It never occurred to us to check the bathroom door was closing property. I did follow this up with the Landlord he was not aware of this as well. I will always check bathroom doors from now on!!
Finally thank you for taking time to talk to me and for allowing us to rectify the points raised. As a whole Team we have reviewed the events and put in changes especially highlighting Communication.

Three months into our renewed contract we were told unless we accepted an increased rent price the break clause would be activated and we would need to leave the property. We tried negotiate a price with the landlord but eventually accepted the increase. Following this stressful interaction we were still told the property would be put back on the rental market for an even higher price.
When we came to move out of the property we left it in a much cleaner state than we received it, however were still charged a fee (due to the new tenants complaining it wasn’t up to standard). Months later we returned to the property for our mail and were told by the new tenants that they had had no issue with the cleanliness they found the property in. Therefore we feel very let down by our treatment by this agency and do not feel they always have the renters best interest.

My Name is Paul Tate and I am responsible for the whole Team at Tate Residential.
Firstly may I state I appreciate that you were/are good Tenants and did look after the property well. You have always been kind and pleasant to my Team. One of the unfortunate duties of an Agent is as part of the duty of an Agent we have to follow our Landlord’s legal instructions. In this case this was to ask you if you were willing to agree to a rent review which was below market level but above what you were currently paying. At the time we did inform the Landlord clearly that the Landlord could not increase the rent mid Term. The Landlord still asked us to ask to ask you if you would agree to an increased rent from the end of March 2022 anyway. We were further instructed that if we failed to agree this promptly we were to serve notice to end the tenancy on the break clause (June) and put the property back to the market. I can see that you counter offered 3 times over a number of days increasing your offer but by this date your Landlord had made up her mind to achieve full market rent which was significantly higher than the original position. I never wish for a Tenant (or ourselves) to be in this situation again. Following this incident we have subsequently discussed, in the Office, how we could have avoided being put in this situation. I have taken decisive action to avoid, if at all possible, the situation being repeated whilst not falling fowl of the primary duty of an Agent to act under the legal instructions of a Landlord. This was a wretched situation for you to be in and I hope the government will take a situation like this into consideration when considering the upcoming legislation.
On check out the check out report it stated that the property was cleaned to a good domestic standard. The check in report stated the property was cleaned to a professional standard with areas requiring further cleaning. I can confirm the New Tenants did follow up about the additional cleaning required and we did have this undertaken as soon as we could at a cost of £104.15. Your Landlord insisted we asked you for the full cost of the cleaning. Your position was that you believed you should not be liable for any costs. We did ask both yourselves and the Landlord to meet in the middle as we believed this was a fair position. Both your Landlord and you refused so we had the matter put to the Tenancy Deposit Scheme (TDS) to arbitrate between yourself and the Landlord. The TDS Adjudicator ruled that £53.20 should be your cost and the reminder the Landlord’s cost. From the information on the reports and emails I believe this was a fair outcome even; if it left both yourselves and the Landlord disappointed.
I am truly sorry that you were put into the above position( at the hands of my company) however whilst the Landlord’s instructions are legal we, as Agent, are duty bound to follow their instructions even if we do not wholly agree with the merits of actual instruction. Having our company being a member of the Tenancy Deposit Scheme, whilst upsetting both the Landlord and the Tenant, did in this case at least deliver, what I believe is, a fair outcome on the deposit return from the evidence I have been able to review.

GoogleIf i could give 0 stars i would, absolutely disgusting company. Had a property agreed yesterday got an email this morning to say they have given the property to someone else because they were willing to commit longer. Agreements in writing mean absolutely nothing to these people.
These people also think their clever in the way they word things, they try to ask you to pay for them doing a credit check when it is down to the landlord to pay themselves for the credit check. I would avoid these people like the plague utterly disgusting and fraudulent!

My Name is Paul Tate. I am the Owner of Tate Residential. I am so sorry to see this review and very disappointed that we have left you feeling this way. I have immediately reviewed your complaint to understand how Tate has let you down and left you feeling that you have to write this review. As I understand the information (from what I have been able to follow on emails and conversations with my team) is as follows:
23rd January 2020, 7.47pm your Partner emailed an offer in writing to rent the property in question.
24th January 2020, 2.25pm we emailed your partner requesting further details for the let from yourselves.
24th January 2020, 2.33pm your Partner sent through the details requested.
24th January 2020, 5.52 pm we emailed your Partner to update you that the Landlord has still not come back to us confirming acceptance of the Offer and that we were following this up.
27th January 2020, 2.04 pm we emailed you to let you know that we still had not had confirmation from the Landlord accepting the Offer and that we were chasing.
28th January 2020, 9.45 am we emailed your partner confirming that the Landlord had accepted the offer and we needed to receive the Tenant Reserve (giving bank details and references for the transfer) so that we will be able to remove the property from the market and cancel any viewings booked etc. To this email we attached a copy of 'Referencing Policy' which is there to let the Tenants know what we require as references and indeed the first line of the document starts ' you do not have to pay for referencing'.
There followed a telephone conversation with your Partner who wanted to clarify what she needed to do to undertake self referencing as opposed to using an external company or the referencing service that Tate Residential can offer. As per the law at no time was it or has it been a condition of the Tenancy or any Agreement that you have to use the Tate Referencing Service. It was agreed that you both would like to undertake the self referencing option and we were all happy with this.
28th January 2020, 2.55 pm we received and email from your Partner confirming you will transfer the Tenant Reserve and will be undertaking self referencing, No payment was received by the next viewing appointment so to protect the Landlord's position the viewing was undertaken. Sadly the other viewing did like the property and made an offer which we are legally obliged to pass on to the Landlord. The Landlord decided that the other offer was more in tune with his wishes. As soon as we were told our Head of Residential called your Partner to try to let her know the bad news, rather than just sending an email. Sadly it appears that had the Tenant Reserve been paid then the latter viewing would not have happened and we could have avoided being in the position of passing on to the Landlord the alternative offer.
I hope this is a fair reflection of the events and lets you know why you lost out on the property. I am truly sorry that you have been let down by Tate (which I am personally responsible for). I have called both you and your Partner and unfortunately both went through to voicemail. Please do not hesitate to call me if you would like for me to take this matter further or if I have made a mistake in my understanding of the events.
