GoogleWe bought our house though Stapleton Long and Mark and Michael were both extremely pleasant to deal with and responsive. During a process that is rife with stress, it is nice to have a friendly team to contact who will help out where they can!

GoogleWe had a great experience with Ryan, who helped us secure an apartment to rent. Ryan was knowledgeable and friendly, communicated with us in a timely manner and was transparent about the process of renting, always answering our many questions. We appreciated the fact that he accommodated a second viewing of the property for us and once the let was agreed, he sent regular email communication so we were kept informed as the Tenant Referencing took place. GoogleBrilliant company what more can I say. Very professional. I would definitely recommend as I practically went in to extending a lease blind folded, having never done it before. Patrick went above and beyond to do what ever he could to help ease the process and was always available to help answer any questions promptly and guide me in the right direction. Patrick in particular has always been extremely professional (and patient) in all my dealings with him. It’s so refreshing to contact a company and speak to someone who is empathetic and who actually knows what they’re talking about. As a landlord I’ve found their support over the years to be invaluable.

I no longer live in London and when my tenant advised he was exiting, I was dreading having to find another tenant on a remote basis. Mark quickly eased any concerns I had and with a matter of weeks he'd found a new tenant as well as advising and procuring necessary certification that my previous agents had never even brought to my attention. GoogleWe had been trying to sell our property for ages, and tried a number of estate agents in the area. We reached out to Mark and he was really proactive, great to communicate with, and gave some honest advice. Managed to sell our property within a three month period, despite wrangling with some slow responses from solicitors, with Mark supporting us along the way.

GoogleI would not recommend Stapleton Long and would give zero stars. We rented from them for four years and finally moved out due to ongoing disrepair. Despite a persistent leak and flaking paint in one of the bedrooms, the landlords continued to band-aid the issue and, upon pushing for it to be properly addressed, they claimed the landlords had "spent a lot of money on the property and are reluctant to spend more." We lived with unsightly walls, damp from the leak and mould and unresolved problems for almost the entire tenancy. We were advised that our landlords owned multiple properties in the surrounding streets and they ‘kept our rent lower, because they were aware of some issues. Their other properties are rented for more.” This made it clear that Stapleton Long prioritises landlords' interests over tenants' and the landlords refused to fix these fundamental issues. After all the mental stress, anxiety, and even intimidation tactics (stating that, ‘as a gesture of good will, if we were unhappy, we could give 30 days notice to vacate’, which was clearly in their best interest, rather than ours), we had no choice but to leave. It's telling that after all this, they are now advertising the property as ‘recently refurbished’ for £400 per month more than we were paying. Avoid this estate agent if you value your peace of mind and well-being.
Dear Emma, thank you for taking your time to leave us a review. We are always looking to improve the quality of service that we provide as a business and have taken into consideration the points you have raised. We do feel however that your review does not provide the whole story. We admit that there was damp stain in the one room that we tried to resolve when it was reported to us. This was not the most straight forward leak to resolve, as we were not sure what was causing the issue. We and our contractors attended the property multiple times to address the damp stain to the bedroom. Once the scaffold was erected to on the neighbour’s property, we had the leak/damp stain resolved and made good. If the property was so bad for the four years of your tenancy, why did you continue to renew the tenancy. You could have moved out. When you stated about your mental stress and anxiety the landlords allowed you to leave the property while in tenancy without penalty. We wish you all the best in your new home.

I approached Stapleton Long without really knowing if I wanted to rent or sell my house. Mark was great at discussing my options and suggested valuating the house for both options. The fees were clear and very fair. He guided me with what a renter and buyer would look for, which helped me save money while doing some small renovations. I decided to sell and the whole process was really easy. Mark has been a pleasure to work with. He is approachable and kind which I appreciated as it was my first time selling a house. Communication was always clear with good response times. I can highly recommend.

GoogleEven 1 star is too generous. Do not under any circumstances allow them to become your managing agents. We have been treated so poorly by them I don’t even know where to start. If you do happen to work with them, make sure to get a price list of services as they will make up whatever price they feel like. At one point (illegally) suggesting we needed to pay £150 for a phone call about our statement of fees, £400 + VAT to answer 3 yes/no questions for solicitors. The list goes on. Avoid at all costs.

We are entitled to charge for leasehold enquiries when leaseholder sells their flats or remortgages. This is not just answering three questions as you have described, these are multiple questions about the block and providing accounts to prove payments have been made. This is beyond the scope of our standard management fees. We wish you the best of luck with your new managing agents.

GoogleThis agency have been great! They went out of their way to let me view the property numerous times before moving in, even after I had paid the holding deposit and secured the property. Ryan was helpful throughout the whole process and went above and beyond - readily available and responsive and even helped me move in some furniture!
