We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area.
We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to.

From the very start, when my property was passed to Suzanne Ball, she immediately grasped the details of my rental property and tenants and took full control with professionalism and efficiency.
Suzanne has always kept me updated, yet at the same time has dealt with issues directly without unnecessary involvement on my part, exactly the balance a landlord hopes for in a managing agent. I have found her communication clear, timely, and reassuring, which has given me complete peace of mind. What truly sets Samuel Estates Management apart is their proactive approach. They contacted me regarding the new Tenant’s Bill that the Government was and is contemplating and enacting at a later date, ensuring that I was informed and fully prepared. They even arranged a dedicated webinar for landlords to explain the potential impact of the Bill, something many other agents have not done, (and I know this for a fact from friends who are landlords themselves and who had no idea about the incoming new Bill - their managing agents havng not told them about!) and a clear example of the value they place on keeping landlords informed.
Overall, I cannot recommend Samuel Estates highly enough. They provide a rare combination of professionalism, personal care, and forward-thinking service that makes them stand out as truly excellent managing agents.

My first contact was Dan Juneau.
I don’t live on the mainland and was delighted to speak with Dan who I found to be very open and professional, this without a meeting.
When I met with Dan and the team, I was very impressed with the great atmosphere and attention to detail they provided.
As a new Landlord with a couple of properties , I was taken by the hand regarding legal matters and how they would assist me in managing my houses.
The properties were let quickly and the team have given me good advice on matters arising from tenants request.

GoogleI dealt with various members of Samuel Estates but it was initially Dan Jumeau who was my contact point. Dan was always polite, helpful and informative when it came to re-letting out my flat which was in a bad state and in need of a complete refurb. Dan provided me with contact numbers of companies who could do the work and would follow-up with me as well. Dan took a large quantity of photos of the inside of the flat when it was empty as I could not visit. I felt he very much went the extra mile. I much appreciated his help in turning the flat around into a lettable state and would highly recommend Dan.

We’re sorry to see that you feel this way, however we must correct a number of inaccurate and misleading statements made in your review.
Samuel Estates does not “take” or retain any part of a tenant’s deposit. All deposits are held with a government-approved scheme, and any proposed deductions are made strictly on the landlord’s instructions, based on independent evidence. We do not financially benefit from deposit deductions in any way.
In this case, a detailed check-out inspection was carried out by an independent inventory clerk. The report identified a number of issues, including cleaning, mould, and condition-related items beyond fair wear and tear.
It is important to note that the mould referenced was not reported during the tenancy and was not present at check-in. In line with standard tenancy obligations, issues of this nature are typically associated with insufficient ventilation, failure to adequately heat the property, and not managing condensation (for example, wiping down windows and allowing adequate airflow). These are tenant responsibilities during the tenancy.
It is also incorrect to state that the deposit was £2,500. The deposit was £1,269.23, which reflects the legal cap of five weeks’ rent.
We have been clear, transparent and fair throughout this process. You have been advised that if you do not agree with the landlord’s proposed deductions, you are fully entitled to raise a dispute with the Tenancy Deposit Scheme (TDS), where an independent adjudicator will review all evidence from both parties and make a binding decision.
We are also aware that multiple reviews have been posted in relation to this tenancy. For clarity, we will respond once based on the documented evidence, rather than engaging in repeated or duplicate commentary across platforms.
We also ask that any comments directed at individual members of our team remain respectful. Our staff act professionally at all times and in accordance with both landlord instructions and current legislation.

I have contracted with Samuel Estate for some 20 years now on a tenant find basis for my rental properties and have never been disappointed. The process is fully managed to sourcing new tenants, arranging agreements and vetting potential tenants. Each member of the team strives to understand your requirements in an honest and professional manner. Utmost to the fore is their communication, accessibility and support resulting in the placing of exceptional tenants for me over these years.
Recently as a result of the pandemic, we decided to relocate and our obvious choice was Samuel Estate to handle the sale of our home. An extremely stressful time considering that we were also moving abroad. The initial advice given was let the professionals do their job and advice well given as we secured a quick sale which would not have been possible without Paul Ahern. Everything went smoothly from the outset including a high standard of brochure/website photographs, showings and feedback. Once the sale was agreed Paul’s efforts did not cease and managed the full process, liaising with solicitors and buyers to the final steps needed to complete.

I have been using Samuel Estates for over 16 years now, on a fully managed/ tenant find basis for my buy to let flats in London and I can honestly say they have never let me down.
They are always friendly, honest, helpful, polite and highly professional in their lettings management business.
They treat both myself and my tenants with respect and empathy and are very responsive whenever there is an issue to be dealt with.
This approach leads to happy tenants, many of whom have been in my flats for years at a time.
Samuel Estates vetting process in sourcing me new tenants whenever necessary is also excellent and in 16 or so years I've never been let down by any of my tenants.
