GoogleAVOID RENTING PROPERTIES WHO ARE MANAGED BY RESIDENZA TOOTING AT ALL COSTS. I lived in a property for 18 months and they tried to take 2k from our 4k deposit for absolutely ridiculous reasons (e.g. saying it would cost £180 to paint a mark on the wall that was already there when we moved in). We fought it and the amount got reduced to £340. They are THE WORST estate agents I have ever dealt with, so slow to fix anything that went wrong and they are so rude. Absolute crooks. AVOID.
And in response to your response:
There was absolutely nothing in the contract about changing the names and people moving out and in. If you didn't like it, you should think about putting that in your original terms, not illegally changing it halfway through because you can't be bothered to complete the name changes on the agreement. We also asked for 4 name changes in 18 months, not 8 - another complete lie, and that's not abnormal in a large house of young professional sharers with changing circumstances. The deductions did not equate to £1000, that is a lie. They equated to £340 and I happy to upload that evidence, which means you tried to take us for approximately £1,560 worth of damage that was either there when we moved in or was a complete lie (i.e missing bin from front of house, the bin was there and was photographed). I'm very glad you brought up the stained mattresses as that was one of the biggest costs that was overturned as we had photo evidence that the mattresses were stained on check in - pretty disgusting. I stand firm in that you are 100% the WORST estate agents I have ever dealt with and the fact that you are continuing to lie solidifies my opinion. I didn't move out because I was living with 3 friends and having a great time, I wasn't going to let a slow response for repairs turf me out of what was my home, and that's ludicrous that you would even suggest that. However, if I had known you were going to try and rob us for almost 2k I would have acted differently. Sort yourselves out.
And a big warning to anyone moving into a property managed by them, please please make sure you photograph absolutely everything upon check in otherwise I have no doubt they will do the same to you.

In the space of 18 months of you residing at the property there were a total of 8 change of sharers. Two of which includes YOU that illegally subleted your room which went against your tenancy agreement and resulted in us serving you with a form 6A to vacate. The £180.00 cost was for multiple dents in the house which required the landlady’s builder to fill in the holes and paint the whole walls, this is not classed as normal wear and tear. The deductions also equated to £1,000 which required further cleaning in the house, broken chest of draws, stained mattresses, filling in the holes and painting over. We used an independent inventory clerk who carried out a check in and check out report. The checkout report did have a tenants liability section. We find it hard to believe that you assume we are the worst estate agents and slow to deal with anything yet you happily stayed in the property for 18 months, if the above comments were true you would of accelerated your 6 months break clause and vacated. We simply requested for you to return the property back in the same condition minus any normal wear and tear.

GoogleWe switched to Residenza from another letting agency due to poor communication and a sense that no-one was really looking after the property we were trying to let. When we started using Mohammed this year we wished we had found him earlier. The process was so much smoother than any time before (we have let out a property around 4 times). Administration and communication were great in all ways, you know when the viewings are happening, the outcomes, the admin is faultless - its made it so easy and smooth and Mohammed was such a pleasure to work with. Highly recommended for great service, communication and finding great tenants thank you!

Unethical knowing this and not telling me before signing lease, moving in and buying furniture for the space. Not illegal, but definitely unethical. Proceed with caution with this company.

GoogleLong story but important warning! A month ago I was in the process of buying the flat in Hampton Hill. The sellers accepted my offer of £208,000 (in September it was listed at £219,950) and after I wasted money on the searches pack and a lawyer, they reneged on the deal as they wanted the full asking price. A week later it was off the market and back on with another estate agent, Residenza, for both sale and rental, at £20,000 more, so £239k! The Residenza estate agents are by the way very rude and do not seem to understand customer service. In the 3 weeks it's been on the market with them they have said they've had an offer of £220,000 already but are waiting for a better offer. I expect this is a lie, and given the already untrustworthy nature of the seller I advise caution. Check the living room wall too; it is hollow, meaning the flat used to be a studio.

I think there has been a misunderstanding for which I can only apologies. The misunderstanding may possibly be due to another agent advertising it previous to Residenza Properties Ltd. Rest assured we at Residenza Properties Ltd do not deal with any of our clients in this manner. I can assure you we were only given the property from the vendor a few weeks ago. What I explained to you was we have been instructed to market the property at the advertised price. We were informed there was an offer with the previous agent but have no idea what happened in regards to this and you are most welcome to come and view the property and we can discuss further. We were initially told to market for rental purposes. I offered to market for sales and which ever option comes first we will proceed with that. Therefore we have had an offer for rental and have gone with the rental and have taken the property off from sales. Once again I can apologies if this issue has confused you but we have nothing to do with the previous offer and this offer was not taken by Residenza Properties Ltd. I hope this clears the air. We be happy to assists should you require.
