I’ve had a really positive experience renting through Rent My Home Letting Agents, especially with Maddy. From the start she was friendly, professional, and always quick to respond whenever I had a question or needed help with anything. Moving can be stressful but she made the whole process smooth and straightforward. Communication has been excellent throughout my tenancy and any issues I’ve had have been dealt with quickly and efficiently. It’s clear that she genuinely cares about making sure tenants are looked after. A detailed review of our experience at Abbey House with Rent My Home (update 2023)

Original review (5 stars)After living almost a year at Abbey House in 56 Burleys Way, I'm happy to share my positive experience about the accommodation as well as my experience with the agency Rent My Home.Onboarding After finding the apartment listing, we have contacted the agent to schedule a viewing. Our request has been promptly reviewed and we have received a call to arrange a viewing from Mr. Niraj Shah, who led the viewing with utmost hospitality and professionalism. We have been happy with flat and have confirmed our interest shortly after the viewing. The contract preparation, review, and discussion were done quite professional and swiftly, which had let us move to the flat as soon as the previous tenant has vacated the property. Mr. Shah was quite helpful during the moving process, where he provided a tour of the buildings and helped us with setting up broadband and utilities.The PropertyOur flat encompasses 2 decently spaced bedrooms, 2 bathrooms, and a spacious kitchen-living room. It is on a high floor overlooking a wonderful view of the city as well as the enchanting greenery of Abbey Park. The kitchen came with a medium-sized fridge, cooker-oven with an exhaust, a washing machine, and plenty of storage space. The kitchen design was modern and minimal with an ample working space for cooking.The living room space was medium sized, allotting a space for a dining table with chairs, a sofa, a TV setup, and a large coffee table. The space has allowed us to smartly decorate and a build a personal place.Moving to the bedrooms, the first bed room was nicely spaced to allow for a large bed with other furniture items. The admirable finishing of the big and small details of the apartment allowed our furniture to blend in quite nicely, creating a highly personalized environment. The second bedroom was used as an office room, large enough to host two large desks and a wide closet. Electric heating in the flat is adequate. We haven't faced any issues with the heating units. One potential point of improvement is to elevate the energy efficiency of the heating to consume less power.Overall, the rooms in the property were properly finished a high standard and designed for families or individuals to flourish and live with calming peace and consistent productivity.LocationOne of the biggest advantages of choosing this property is its immaculate location. It's at the edge of city center, the perfect spot for people who would like some calm to focus on work but also accessible to a variety of notable locations:- Abbey Park: across the street 2-3 min walking- St. Margaret's Bus Station: besides the building, less than 1 min to reach by walking- Highcross Mall: about 5-6 min walking distance- Leicester city center: less than 5 min walkIn summary, the location of the Abbey House is excellent. Of course, there is overheard traffic and occasional late night noises, but they are rare in our experience and quite manageable.The Agent: Rent My HomeA cornerstone of our positive experience has been built by our relationship with our letting agency, especially with Mr. Niraj Shah, who have been immensely helpful, accommodating, and neatly professional. A few times we needed to fix minor issues concerning the property, and Mr. Shah has always managed to provide timely and sufficient technical support through skilled maintenance personnel. I also like that the communication is done quite efficiently either by making a phone call, sending an email, or visiting Mr. Shah's office and being greeted with hospitality and kindness. Like any place, there is always room for improvement, and this doesn't deduct from our positive experience at all but raises the bar further. The bathroom sink could be bigger in our opinion and the electric shower could use a little more pressure. Also, the window isolation could improve to block air from getting inside the flat in windy days. Other than that, the flat is well built and satisfactory. UPDATE 2023 (2 stars):After leaving the property in excellent condition, we have received an outstanding and unreasonable claims that exceeded the deposit amount. The checkout inventory was carried out internally and was quite unfair. The agent said that the landlord was happy to go court to get the claims from our deposit plus some more. After being steadfast and getting supporting evidence, we settled for a much lower claim. However, the experience was extremely unpleasant and we do not recommend this agent anymore.

The worst letting agency I've ever dealt with

Don't even rate a 1 star but that's the lowest option. They have wasted my time and money - moved the move-in date forward after giving me one date upon paying the deposit and forcing me to get a hotel for nearly 2 weeks upon moving in. Mis-management of the keys twice - the first time resulting in an attempted breakin and the second time just losing the keys alltogether forcing me to have to take time out of work to go let the repair person in. Absolutely filthy upon moving in. Multiple people sending emails about the same things because they have poor communications between the staff. Faulty wiring in the building and old appliances that aren't proactively tested in between tenancies so the stovetop didn't even work upon moving in, and the water heater broke and flooded the kitchen, then before moving out the plumbing in the bathroom broke and was additional water leaks. Both resulted in half the flat being without power for days - so no internet or ability to cook, having to move the refrigerator into the living room to not loose my food. Really bad moisture and black mold problems because of all the water draining into the back of the building so had to get a dehumidifer to deal with that. Gave me incorrect supplier details resulting in delayed internet services and confusion over the water account which I spent hours to set up to discover that wasn't the protocol. The building common areas were poorly maintained - with the amount of traffic the weekly sweep of halls wasn't enough they were routinely filthy and the outer door latch was faulty - posing a security risk. No acknowledgement or apology whatsoever for all the inconvenience and disruption their exceptionally poor service and systems had on me. I'm very shocked to see recent 5 stars reviews - given all this. If anything the service and the dsyfunction has gotten worse since 2024 when I moved in. Absolutely avoid at all costs.

Highly recommended. We have been a customer since 2021. DIFFICULT TO DEAL WITH! AVOID AT ALL COSTS!

My partner and I moved in to one of their properties in Leicester. We always had maintenance issues(washroom, leakages, swollen/wet carpets in the bedroom) which were left unresolved despite our numerous follow ups. Their staff were rude and unprofessional. Krystian(maintenance) is the worst culprit. We never had access to metre for electricity/water to the flat as they were not in the flat, therefore we paid estimated bills throughout our 10 months stay at the property despite persistent request through emails for meter readings. Either they send one reading instead of two and the other will be sent days later after follow ups or no show. They scheduled several unannounced viewing by other prospective tenants without any notice when we turned down their offer to extend contract. They're too difficult to handle as a tenant as they only look out for the interests of 'irresponsible' landlords who lacks maintenance culture. Finally when you move, expect unnecessary delays and 'theatrics' in releasing your deposits. AVOID THEM AT ALL COSTS!!!

The worst letting agents I have ever dealt with. Slow to respond, repairs are not made and the staff on the phone are flat out rude. We put in a formal complaint and still got nothing back. We lived in the property 5 years and religiously paid our rent but were treated awfully. Left without a broken washing machine with over 3 weeks, a collapsed fence, mice and mould. If you see this name on a property run for the hills. Worst company ever.
