I had the pleasure of working with Jaeda when listing my property and I genuinely cannot fault the experience. From our very first conversation she was knowledgeable, confident and clearly knew the local market inside out. She gave me honest advice on pricing, handled everything professionally and kept me updated at every stage so I always knew exactly where things stood. What impressed me most was how quickly she found me tenants. The whole process from listing to move in was seamless and far less stressful than I expected. You can tell she takes real pride in what she does and goes above and beyond for her landlords. If you're looking for someone who knows their stuff and actually delivers results, Jaeda is the one to speak to. I wouldn't hesitate to recommend her.

Viewing with Jaeda at PropertyLoop

I recently had a viewing with Jaeda at PropertyLoop, who showed me a property at Arena Tower and made the entire experience excellent from start to finish. Jaeda was extremely professional, friendly, and approachable, which immediately put me at ease. She was very knowledgeable and informative, taking the time to explain every detail clearly and answer all my questions. Her attention to detail and genuine willingness to help made the viewing a smooth and enjoyable experience. Overall, it was a very positive experience, and I couldn’t recommend her enough.

Jaeda made the whole lettings process so easy. She was upfront and honest from the start, gave me realistic expectations on pricing and had my property tenanted far quicker than I anticipated. PropertyLoop do not place 'corporate' tenants!!

PropertyLoop told me that they were going to place 'corporate' tenants into my property. Instead I got a Sudanese family of three (mother (Ekhlas Omer) + 2 daughters), none of whom were working. After a week they threw out numerous items of furniture and a large planter with 15yr old mature plant without consent, complained about issues like 'dust', a lack of space (!), the fridge 'not working' (they did not know that there was a temperature control), and generally were a pain in the neck, refusing to vacate the property at the Tenancy Agreement Break Clause. I had to use a Section 21 notice to remove them, and received the keys back at 1 day's notice, with 3 month's rent outstanding.. After getting the flat back they had decided (without permission) to 'decorate' which took 6 weeks to remedy - including painting to the quality of a child, wallpapering the living room (which had to be removed), using the wooden kitchen worktop as a chopping block, defecation on a mattress, etc. Quality solid wood furniture was removed with cheap mdf 'replacements' left behind - I will never use another letting agency again. Oh, they also didn't pay their electric or water bills.

This agency has been the bane of my life

This agency has been the bane of my one and half years and specifically the agent Rai Raihan. Has spent the whole time fabricating information, stalling to complete works on the flat, ignoring water coming through to the flat and fraudulently claiming DPS expenses. In terms of communications, this is the guy who will call you, scream at you for asking him to fix things in the flat and then call himself a real businessman who "wouldn't be in a position that he's in, if he was bad at his job". In my adult life, I have never been spoken to like that, especially by a person whom I pay money to. Work has been stressful? Wait til you deal with this. agencyI've seen a lot of reviews praising Rai Raihan. I can tell you that, he has been great for the Landlord in terms of saving money at the expense of the tenant. However, Rai Raihan with his full knowledge allowed rain water to seep in to the house resulting to the floor being completely ruined. So not all flowers and rainbows to the landlord either.

Worst ever experience with property…

Worst ever experience with property lettings. Luke Meredith appeared to be running a scam where he would appoint electricians, plumbers, etc for letting certificates but they would always find costly problems that required immediate repair. The most disappointing was the quality of tenant who it appeared didnt clean the house once throughout the 6months tenancy and did not adhere to the additional covers required for the furniture given the dog was not trained and used the white sofa like a bed. On leaving the property the tenant left the back door wide open and Luke nor the inventory company picked this up, leading me to believe they did not carry out required checks but took all the fees regardless. Useless and cheats. Do not use this property management company especially if you are not local, as it was a complete scam with no acknowledgement of how distressing it was to have your home left wide open for days.

Painful platform

There is an online portal that you register as tenant or landlord. The platform is not maintained, customer support is useless. When you request a repair from the system, no one follow up if landlord fix it. They only collect money they are good at that. You can’t even end your tenancy via the system. They are asking rent automatically for an expired tenancy.

I cannot recommend Julia enough

I cannot recommend Julia enough! From the very beginning she displayed an exceptional level of proactiveness that made a huge difference in my real estate experience.What impressed me the most was how quickly Julia anticipated my needs and took action before I even had to ask. Whether it was scheduling viewings, sending me listings that fit my criteria, or providing updates on new properties that were just coming on the market. Couldnt reccomend a better agency !! they are simply the best

Elizabeth was absolutely great and had helped us through finding and onboarding the tenants. Tenancy team - It was all downhill when we had to deal with the tenancy team. They have been absolutely unprofessional and unwilling to help during tenancy renewal.1. Tenancy team did not want to take any responsibility in reaching out to tenants during the renewal, let alone being proactive.2. They kept asking for electricity safety certificate in spite of it being uploaded to the portal months and months ago. They did not even bother to check even after I told them that it is on their portal and kept asking for it.3. Tenancy team failed to transfer the rent and kept saying that tenants have not signed the agreement even though tenant had signed the agreement 5 days ago and rent was paid into their account 4 days ago. Rent is overdue by 5 days and it is us who are chasing instead of the tenancy team!4. Not only there has been no proactive action on their side but also we had to chase at least a few times before they would respond with bare minimum information. They would not even sign the emails with the name / contact details so you don't even know who you are dealing with, which is basic email etiquette.

They are thieves. They didn't allow us to view the property, they tried to force us to chance our utilities provider to the point of lying that a prepayment meter was cheaper than a fixed contract. Once we moved in, we had issues but they gave us the silence treatment. PropertyLoop Tenancy team is never answering the phone, never responding to emails. I had all the problems in the world during my tenancy: leaking roof, heating not working, landlord wouldn't pay for repairs or refund us when we pay upfront, the landlord kicked us out with 3 weeks notice and they still ask us for the rent after we vacated the property. Now we are out, they are not giving the deposit back. It's been 2 weeks and they still haven't given the deposit back. We call them and they promise a call back because the tenancy team isn't "available" which they never are and yet we are never called back. They are a landlord-biased agency. DO NOT TRUST THEM. --- Edit as of 25/05/2023 I would like to edit my review to reflect the recent events that happened with our particular landlord/tenancy. In an act of despair from getting anything resolved, I contacted Julia from PropertyLoop about the above who made some clarifications regarding our situation. She was my last hope. The landlord's behavior made it so that I put the blame on PropertyLoop as he told us we should contact them only instead of himself which made us think that PropertyLoop was behind our unresolved issues and acting on behalf of the landlord against us, the tenants. Julia made it clear that it wasn't the case and they couldn't do so for legal reasons. We had some issues getting our deposit back from this rogue landlord and she pushed us to use the DPS dispute resolution service to get our deposit back in full, which we eventually did! She is still currently helping right now with some remaining issues with this landlord. She has been absolutely outstanding and deserves to be recognized as she has been our main support. Thank you, Julia! To the PropertyLoop management team: please provide a direct tenant line to your tenancy team so that we are able to get to them directly as they never respond to emails or requests for call back. Apparently, no one is able to put us through the tenancy team over the phone. It is deeply frustrating when we have issues, we are told by the landlords to contact a generic email address from which we never hear back. If I happen to move back to London in the near future, I will most definitely want to contact Julia again to find a property but would be fairly reluctant to go to the tenancy team directly if I have any issues with the tenancy. Make it easier for the tenants and provide more support as it feels like you cater support only to landlords.

You will have to fight for your deposit. The review is about the property management: Khan Sira Properties, which is somehow related to PropertlyLoop, as the apartment’s landlord is a cofounder of PropertyLoop. I have rented with them for 3 years. The apartment was quite used: old furniture, scratches and marks over the paintings. For 3 years they increased price in 30% and despite of us being very good tenants they wanted to increase the price to another 10%, which is far more than the market price in the area, but we wanted to move anyway. We had multiple issues with the property, but it was nearly impossible to address it: literally I chased the agency to fix the leakage and they just didn’t care (the property has been damaged eventually): most times they ignored me and I had to send email other the email, ask for the updates, push them to do anything. I’m pretty sure if I wasn’t so persistent and didn’t send over 20 emails to push them, nothing wouldn’t be done and the damage would be much worse. For some small fixes and maintenance they didn’t ever bother to answer me. They don’t have any idea about the property: after we moved out they contacted us multiple times and asked if the property has a parking space and also asked to help the new tenants to figure out how the boiler and dishwasher operate, it was very weird, but it wasn’t the fault of the new tenants so we helped them. Now it comes the interesting part. After 3 years I claimed by deposit back and it was my surprise that they wanted to charge the amount even exceeding my deposit. There were re-painting (even though in the check-in report it was even worse, as we re-painted some old marks by ourselves), and 1000£ for the dishwasher machine, which worked perfectly fine during all these years (although it’s 15 years old). We didn’t agree at all and initiated the deposit protection scheme. We provided our claims and there was a case when during the process they just stopped responding. The funny thing is DPS will wait forever and you have to fill the Statuary Declaration form and sign it using the solicitor (that’s the rules), just then the landlord started to response again. Also I contacted the new tenants (as I had their phone number after helping with the boiler) and asked what’s going on with the dishwasher, they told me that the man came and fixed everything in 3 minutes (I assume it was a child lock or something), so the dishwasher was working and even knowing that the agency still submitted their claim for 1000£ for working dishwasher! Eventually the DPS returned me all my deposit. I was pissed off to be honest. I rarely leave reviews, but this case is something. Dishonest, unprofessional and greedy. If you are a landlord just think twice as it will be not just your tenants headache, but your’s as well for sure. Maybe the PropertyLoop is good as a platform, I don't know, but their property management is awful. By the way there was another review with the same issue with the same Khan Sira Properties agency.

Best estate agents I’ve worked with
