We decided to sell our house with Property Solvers after a year on the market and constant disappointments with previous agencies. We initially spoke with Jacob and were impressed with his calm, friendly telephone demeanour, his high level of professionalism and his prompt response to many of our enquiries. We spoke with other property agencies and were very mindful as to who to proceed with given the setbacks and disreputable companies we've had to deal with, but Jacob's demeanour at the first stage of contact convinced us this would be the right company to proceed with and thankfully, our decision proved a correct one. Through the whole process right up to completion of sale just a month later, the communication with Jacob and Michael was prompt, honest, friendly and professional - attributes that are becoming increasingly rare in the property market as we know only too well. The service I received was exceptional - my contact, Jacob was always able to assist me through the process of selling my property to their company. He was very prompt in replying to any queries I had and he had a warm, understanding manner. The process from start to finish was very professional - from arranging a viewing by a local agent, giving a prompt valuation on day one to the Completion day, every process was actioned efficiently. I also even had occasional Director access if I required it, making this company very approachable. They have an excellent understanding of their customers needs during such a stressful period - making the whole process far more manageable.

Thank you very much for taking the time to update your review following our conversation. I genuinely appreciate it, and I'm grateful that you gave me the opportunity to explain what had happened and discuss the different options available.
As we discussed on the phone, the £70,000 cash figure was never intended to represent our assessment of the property's full market value. It reflected the significant risk and discount associated with an immediate cash purchase given the cladding situation.
Having looked at the property more closely myself, I actually think there is every possibility it could be worth more than the £160,000 valuation you mention. The challenge is establishing the precise cladding and remediation position, how this affects mortgageability and which buyers can realistically proceed.
We're regularly advising clients with cladded properties and, although these can still be challenging transactions, I do feel the situation is slowly but surely improving as there is greater clarity around remediation, documentation and lending.
That's why I think it's important to establish all the facts before deciding on the best sale strategy. Auction may ultimately be appropriate, but equally there may be another route that achieves a better outcome for you.

I contacted Property Solvers when my mother went into a nursing home, we thought we'd have to sell her flat to fund the fees, and we discovered that she'd never renewed the lease. I lived alone with a chronic condition unable to maintain the property despite my best efforts I could not get a easy sale without significant investment. After a phone call with the Owner's Ruban & James along with Jane and the team. We made up an agreement where I could step away from the house, they maintained payments then found a buyer and settled up leaving me with ZERO Debt and a few coins to spare which is all I wanted.
