Terrible customer experience

Wish we’d read all the bad reviews sooner.. terrible communication totally matches our experience too. Problems with flat took ages to fix, emails never replied to, calls never returned. If you encounter problems be prepared to pay for them yourself rather than endure their slow rude interactions. Staff are badly trained -they openly told us on the one phone call they returned that we were not a priority (reiterated several times in case we didn’t catch their meaning!). If we weren’t stuck without a shower their excuses would be comical- eg the plumber missed his appointment because he was Jewish and we had selfishly booked to fix the issue on a Friday; they couldn’t fix our problem because too many other tenants had no heating for over a week..). Repeatedly claimed they were too busy and we should chase their subcontracted plumbing team ourselves. after a month of chasing both parties we gave up. A shame as it’s a lovely apartment but we can’t justify such a premium rent for such bad property management. We now have to pay additional exit costs and Landlord probably has no idea what bad service we are getting - and no doubt won’t be told why are moving out and why they therefore have to pay more fees after just 6 months...

Terrible experience as a tenant

Terrible experience as a tenant. Avoid at all costs.Poor communication from the start of our tenancy - they ignore the majority of emails sent.Multiple examples of bad and dishonest service in include failing to fix a non-functional oven for the first 4 months of our tenancy.Furthermore, at the end of our fixed term tenancy they tried to convince us that the contract itself was a rolling contract and we were liable for an extra 4 weeks rent.Additionally, deductions made from deposit which were disputed with the TDS before being Deposit being returned to us.Our experience and their incompetence summed up when they lost their set of keys to flat, using it as an excuse to not carry out any maintenance to the flat.

Cowboy Company

Cowboy CompanyPortico are all rainbows and roses when it comes to luring you into their dungeon of lies, much like a weirdo you’d meet on a dating app, but the minute that money is transferred, it's over and you’ll curse yourself for ever being so stupid. The hilarity begins with the marketing. They pitch themselves as a high-end agent who only deal with high-caliber clients. Their website is snazzy, modern and it’d take only the wisest among us to not fall for this fishiest of catfishes. We then booked an appointment, got shown around the ‘below-average-but-okay-its-London-so-we’ll-settle’ flat and in a moment of madness, said, ‘Ok we’ll take it’, to the lady with the painted on smile. Sadly, without realising, you have signed your life away, blissfully unaware of the horrors that await. What chance do you stand when you’re whipped around the property in less than 5 minutes and the ‘snooze ya lose’ London rental culture is clouding your judgement?Moving day arrived, and what followed were two horrendous years. Our ‘high-end’ flat had a sofa, so filthy, it was growing enough bacteria to rival penicillin. Our bedroom walls, if not cracked and peppered with damp, had smears of what I hope and pray was just makeup. Our mattresses were stained with what I convinced myself was a ‘cup of tea’, but deep down, I knew the bitter, smelly truth. You know tiles so clean you can slip around in your socks? I don’t. The thick layer of grime on both the kitchen and bathroom floor, added a 6 inch gritty, hairy layer.‘You said it would be professionally cleaned!’ we cried. ‘You said you only have high-end properties!’ we pleaded. Alas, they didn’t care, they had our £2k PCM to pay their web developer and Christmas party venue. Credit where credit is due, they did replace the sofa, but only after pictures were sent that showed staples hanging out of the cushions.Along with furnishings from Queen Victoria’s reign, the windows were rotten, and winters were horrendous. Two out of three of us were signed off with doctor’s notes, both winters we lived there, with respiratory problems. We also had an incident with a mouse, and the exterminator declaring, ‘Ah yes, lots of poo-poo down here’ when moving the fridge.I could go on for days about the ‘high-caliber’ conditions we experienced, but frankly I’d rather sniff the old sofa than bore you with more details. The main issue, all jokes aside, is the complete disregard and disrespect to our tenancy. Frequently, people from the agency/maintenance would ‘drop by’ while we were out to carry out tasks that we hadn’t asked for, or weren’t entirely sure what they entailed. The final heartbreak was the battle for the deposit. 2 months of begging, negotiating and then finally some legal jargon from us, and our precious pounds were released, albeit with an unwarranted chunky deduction, but at this point we didn’t have the strength to fight. As a wrap-up, every single person at that place must be a robot, as they don’t understand basic human interaction/courtesy. It’d be hard to point fingers at the ultimate Portico loser. The staff turn-over is faster than Bolt. Kristian, Amy, Michael, Joe, Jane, Tarzan, Elsa, Cher, Madonna, I cannot begin to explain how many ‘property managers’ we had. Look at it this way, if they’re so pants they cant keep their staff longer than a month, how do you think they’re going to treat you?To wrap up, Portico is the pits. I’m sure if you’re reading this you’re either wounded and looking for a support group like I was, or you’re contemplating using their services. Do not line their pockets with your hard earned cash. Go to a competitor and line their’s instead.

Worst agency in London

After many years of renting in London, I must say that my experience with Portico was by far the worst. If you decide to rent a property managed by them, be prepared to be charged £180 every year just to renew the contract. They were terrible when it came to carrying out repairs - it took them over a month to fix a leaky boiler, which resulted in us having to fork out an extra £100 in water bills. Some non urgent repairs took over a year (sic!) to be completed.Oh, and to top things up, they have entered our property at least twice while we were at work - without any notice!

I had the pleasure of dealing with the Woodford Green office recently when selling my house in North Chingford. Everyone worked together to agree , exchange and complete within four weeks.Property does not need to take months to complete , and if it does , something is not right.Portico understood that I was keen to find a buyer who would proceed in a suitable timeframe , and that is what all parties worked to achieve.I would definitely use Portico again.

Viewing experience

We visited a property with the view to renting. Unfortunately the instructions of the property address were not properly indicated before the viewing, which resulted in rather a confusing conversation with the office as we drove to the property. However Annie did phone to follow up our visit. She has been the only agent to do this ( we have had a number of viewings through other agents) so is obviously acting responsibily for her landlord.

The check in clerk who was supposed to go into the property the day the new tenancy began refused to do the work. Meanwhile, Potico's management gave the keys to the new tenants to move in! Check in inventory was carried out a few days later with the tenants contents inside the property. As a landlord I feel cheated and have no trust and confidence in the management of Portico. I strongly recommend to Landlords to stay away. I have now taken this matter to the Property Ombudsman. Will keep you posted. They don't even deserve a SINGLE STAR!!

It's been 2 weeks that we don't have hot water neither our radiator is working. For some reason the heat is inside a tenant room and he is never there to open the door when the british gas come to fix it. The agency says we need send a email, we did send a email, the british gas tried to acess the heat twice but the tenant wasn't there. The agency doesn't do anything to fix the problem and keeping insisting in the email like it's gonna fix the problem. We are freezing in the winter time. Poor services avoid at all cost.

I turned up to view a property for sale and the estate agent from Outlook didn’t show up. Instead I had a grumpy tenant telling me she didn’t know anything about it and I could not have a look around as Outlook we’re supposed to notify her. I had spoken to Outlook on the phone a few times before the viewing so as far as I was made aware everything was fine, but instead I travelled across London for nothing.

My wife and I had an appointment to view a property to rent in Leyton. The agent turned up with another set of prospective tenants. We had to wait outside the flat whilst the other tenants were shown the property (i overheard the agent really trying to rent the property to them). It was then our turn, and my wife and I felt we were treated differently, we did not get his sales pitch and it was really difficult to get information about the property from the agent. In a nutshell, had we matched the sort of tenant he wanted to rent the property to, he would have been more welcoming.

I can only talk from my own experience and maybe this was just a series of unfortunate events but the overall experience was a chasing game. Moving home is already a stressing experience but this agency made it worse. They might have the landlord’s interests at heart but they definitely don’t care about the tenants. I had to struggle and chase them up for every little thing and still have to a month after the moving date. Hope you guys will have better luck than me but watch out for this agent!

I don't know if it's the incompetence or the lies that are worse. If I was a landlord, i wouldn't trust them in a month of Sundays. We are moving out after 6 months because of their ineptitude and arrogance. This sort of service only means that landlords will end up with a huge tenants' turnover rate and rent gaps, especially after 1 June 2019, when tenants are no longer dissuaded from moving by the spectre of extortionate tenancy fees. We have it in writing that they lied to us during a viewing of our flat. They don't appear to care of be in the slightest bit ashamed of this, and have offered absolutely no justification for it, or recompense for the effect it had. We are moving out 6 months later and conditions of our tenancy OFFER have still not been met. We received an inaccurate inventory (the inventory team had also messed up the time and date for the check-in, costing me money by having to cancel freelance work to meet them at the new time). We sent corrections - along with photo proof - and have been asking for an updated inventory since. Crickets. The only subsequent contact we got from the inventory team was after we gave notice: we got an automated email telling us what they were going to charge for check out (even though there is no inventory to check out against) and trying to bait us into using their extortionate cleaning service. At every point where we have tried to find solutions to these problems, we've been met with a wall of indifference. The ONLY thing they seem incredibly good at doing is sending invoices. It's almost like they only care about the money and have no pride or care in their work. To add insult to injury, a new contact - Gokhan - who was apparently shocked by how awful the service had been thus far, and assured us things would change, then accused my flatmate of not responding to emails about viewings. When she forwarded him her emailed reply, he at least had the grace to admit he'd deleted it without reading it, and apologise. But that's literally been the best service we've had in 6 months of dealing with this agency: an apology after an inaccurate accusation. How low has that bar been set?

We bought a house listed by Outlook, through Jamie Franks, and were really impressed. It was the only one they showed us, but the viewing experience was really strong: the agent was really friendly, highly accommodating of our awful lateness and really knowledgeable on the property. Throughout the purchase process they were really proactive in pushing things through and helping get to completion asap which both sides wanted, including regularly chasing and pushing both sets of solicitors, which was great.

Worst agency I've ever worked with

Worst agency I've ever worked with. They were all milk and honey before we signed the tenancy agreement, after which they took ages to respond to any concerns and enquiries or to get things fixed. When we moved out they tried to charge us money for leaving them some expensive lamp shades instead of leaving bare lightbulbs, as well as trying to squeeze as much money out of us as they could. 260 + VAT to place 2 tiles??It is now 3 months since we moved out and we still haven't received our full deposit back, we now have to go through TDS to get our money. Avoid at all costs!
