Poor

If I could, I would give them no stars. I have had no lighting in my bathroom for a year, and the respite development has been exceedingly poor. Despite changing the date and time, I have had to  use a considerable amount of my holiday entitlement. Yesterday, they were scheduled to arrive; they confirmed they would come today between one and five o'clock. However, the technician arrived at 11:45.

People are dumping rubbish in River…

People are dumping rubbish in River Close Southall and nobody does anything about it. Same family who built multiple outhouses and bar in the their garden which they use to pump music till early morning disturbing the neighbours. There is rats under the decking in the garden and the man is always throwing his rubbish and wood waste on the road which has been reported many times and the housing have knowledge and allow him to build large out houses and dump his rubbish. We are fed up of late night music and dumping of the rubbish and the harassment of the neighbours. Do something about it Peabody!!

Had a visit from Rhys today from A2B RRM for an ongoing leak. All I can say is what an absolute asset to the company he is. 100% thorough in locating the issue and explaining it clearly and very customer friendly, would also like to add I have a very skittish dog and he quickly put him at ease with his calm friendly nature which made the whole experience less stressful . Highly recommend and fully deserve 5 stars and more

Not happy

Peabody have taken over from Catalyst and are rubbish at dealing with things. I reported a repair/issue about a month ago and had no response. Also sent paperwork to them over 2 months ago and they claim they’ve not received it. Sent the same paperwork again by email and they apparently have a “2 week backlog” in their inbox. Another is that an agent promised to call me back and she never did. This was about 2 weeks ago and still waiting on that call. I have put an official complaint in on Monday but I’m not too hopeful that anything will be resolved. As nothing else has been resolved as of yet.

This housing association are failing tenants , Contractor T Brown ltd are cowboys they left leaks and did not fix the heating so I have no heating for many weeks no one has done nothing or attended back to fix the issues. I then notice the contractor sitting in his van smoking weed, no wonder they are incapable of doing anything. Peabody trust housings and T Brown LTD are a Disgrace.

The first time I have ever read 1 star reviews that are justified. Peabody are awful, made a complaint for being charged the incorrect amount on my lease, said they don't know when they can fix it and are still taking the direct debit out of my account. Whoever is in charge of Peabody must be sweating with the amount of 1 star reviews they are collecting!

The worst Landlords,terrible repairs,very poor management

They are the worst Landlords, they do terrible repairs, damage your property, damage items of your property, and have poor management. I've been ignored for repairs for years; and once we had it, it was terrible! but this time was worse than the others. Lewis Amaluzor and Ben Nyman, both managers at Peabody Trust at Fulham-Hammersmith have done a poor job. Peabody doesn't only have terrible repairs, also my child and I experienced traumas along the way as a consequence of their poor management. Repairs made by incompetent people. They didn't arrange proper accommodation for days while repairs take place on time. They were looking for hotels at the last minute, so we suffer evictions and not having anywhere to go, they left my child and me on the streets! They seem to use unprofessional people/ contractors. They left my flat completely dirty with white painting all around, damaged items in my kitchen and lounge-like my big lounge carpet, kettle, front door, etc. On top of everything, my washing machine had a bad installation and didn't work for days, and my cooker returned broken! All in all, a disgusting and sad experience. I don't recommend Peabody at all!

My daughter has been harassed by one of their drivers for two weeks in her way to college. She is only 17 and some guy thinks it’s ok to keep driving down the same road. Curb crawling and asking her to come over to him. We reported it after the first incident and clearly nothing has happened. They clearly condone this kind of behaviour from their workers. If that’s what they act like on road. What would he be like in your house. Absolutely disgusting. Poor customer service and creepy beggy drivers who like little girls. Below is his number plate for anyone else he may try this on. (Update) Peabody responded to this review as they would being on the web for everyone to see. They promised as last time that it would be chased up. And I would be notified within 5 days. The first complaint wasn’t followed up. And still so many days on, neither has this. Have had no more contact with Peabody on the matter. No update on the outcome of their clearly depraved driver. Next steps is now the police. Please Peabody don’t respond to this reviews to make yourselves look good. You have had more than enough time to sit this situation out. You clearly condone this kind of behaviour towards women and young girls

Do not get a home with this company. We bought a new build through Peabody in August-September 2022. It's very obvious they must have paid someone off for the final inspections of the property. There are so many faults. Each month something else appears that should have been dealt with. Reporting faults to Peabody "within the grace period" is a joke. They ignore you in hopes to wait out this period so we'll be the ones having to pay for repairs. There is no way these homes should have been sold. They are not ready. There are so many faults. Their customer service is awful. no one takes responsibility or gets back to you. 100% will be looking in to legal action against Peabody and will tell everyone I meet to NEVER use them.

Peabody cares more about increasing the rent year upon year than anything else. Rent has increased by a whopping £20 a week since in moved in. Flats in Dalgarno Gardens lack storage, kitchens are old, walls are not even in places and there are no storage cupboards found apart from one in the kitchen and guess what there was an old water tank there from the 1960s which I had to fight Peabody to remove after a lengthy process. A lot of walls inside the flats were not plastered properly, so when I spoke to Peabody, they said to buy thick wallpaper. Internal and external windows have never been cleaned since I lived there (8 years), block looks like its never been cleaned. Staircases only swept not mopped so alot of stains have accumulated. Spit and dirt on the walls not washed but painted over 2 years ago and not in the same original colour. There are old cobwebs all over the block/entrances. Lift is rarely cleaned properly apart- from a quick sweep and a glance over the glass. General Estate in dire need of investment and renovation. Peabody making only 3 caretakers clean our massive estate where 5 are actually needed. Can't see any changes, so avoid living here and try to avoid Peabody in general.

40 mins on hold and phone trying to get…

40 mins on hold and phone trying to get a new key fob for main door. Protocol is I have to hang up, make a payment on a separate automated payment line, then with my payment Ref no. I then have to... Wait for it....ring peabody's customer services back up and wait another god knows how long to simply give them the payment Ref no. Absolutely ridiculous protocol, thought up by an incompetent. I've just wasted over an hour (and counting) of my life that I won't get back. You're seriously letting your front line staff down... Sort it out... Get more staff to man your phones, change the ridiculous "won't be long" automated voice message and change your protocols to be able to take payment directly so customer doesn't have to waste more time calling you back and being placed in a queue!

Update 20.06.2023CAS-997603-L9C7H6Whilst finally I got to speak to someone and was offered compensation 10.05.2023 after agreeing to setle and sending documents again no response for over 30 days. It just seems the case from January 23 cannot be closed due to lack of service at every step to same customer. Again and again. Having you as property management company extremely worrying as not only you failed at every step but after acknowledging so and offering compensation you disappear again. How can such size of a company have difficulty to deliver services when it’s their prime income and to do so. Update 30.04.2023 Your “merger” buying out smaller business started months ago as we had received consultation letters. So statement last week is not correct. As for reference number your “great team” never issued me one and I have only received at the end when sent to Directors who passed me executive without any acknowledgement or apology for lack of service. Seems that management not bothered with customer who keeps them on the job. CAS-997603-L9C7H6 I also had a call 24.04.2023 first time ever where someone checked on my initial complaint with no investigation to it. So waisted 1 hours again on phone going from start to where I’m now with issue. Your employee offered to arrange ££ money payment for time HIU was broken when he calls back and never called back. What a joke. You clearly don’t understand that if you charge substantial service charge waiting on phone 45 minutes to speak to someone or not getting services is not acceptable. A bank answers phone faster and they don’t charge for bank account. 1st complaint Here is my experience of you buying out Catalysis and providing the non existent service from service charge you collect. That’s your property at Green Quater Southall. I have spoken with 5 different people about HIU boiler that’s leaking all over, who confused me and drove me in circles that it’s not their responsibility. Only later to admit it’s part of central heating system and they have to repair it whilst ignoring complaint I raised for service failure. Simply forwarding formal complaint to repairs team. No apology nothing That all started in January 23 and today is 29 March 2023. After I escalated to Executive Team they also can’t get back with a single update. Appalling service - I have waited patiently for 3 months to allow enough time for you to do anything yet there is no one able to come back to me.

A very unreliable and unprofessional housing association, they left us with a hole in the kitchen for the extractor fan to be fitted in by an electrician. The electrician failed to turn up nor was there any communication to tell us he\she is coming, this is typical from Peabody contractors. We have been left now with a hole in the kitchen window for the past two weeks. It's very frustrating and exhausting to constantly chase them over the phone to let them know about a simple repair that needs to be done. Even though it's summer at night you can feel the draft coming through the kitchen window hole and it feels very cold at night. A masking tape has been left to cover the hole but you can still feel wind coming through. See image attached that simplifies everything I mentioned above.

My boiler was turn off at the yearly…

My boiler was turn off at the yearly inspection by the Peabody engineers as it was deemed unsafe, I was left without any heating or hot water for 16 days but i was told has I didn't have anyone unwell or under a certain age it was ok to do that even though it was in the very cold snap we had.i made a complaint and after a while i was called by Daniel Ababio after us going over everything he sorted out my complaint, he was very professional and knew what he was doing and am happy to say it is now sorted so I want to say a bit thank you to Daniel for all your help

Peabody are the most unreliable

Peabody are the most unreliable, rude and Arrogant company i have ever dealt with. They never answer the phone. Have tried to get through before and its taken 8 hours where they keep hanging up or cut me off. Most of the people that work for them are unprofessional and haven't a clue what they are doing. They send text messages saying a job is completed when it is not. They don't turn up on the day allocated. They dont keep records of nothing. The property i rent is unsafe as the doors are not secure. They actually laugh on the phone. Left me without water at one point for three weeks to the point my carer was screaming and crying down the phone at them with frustration. The one person that helped was Daniel A. But unfortunately he now is not answering his calls or his messages. I think Daniel has been either promoted or sacked for doing so well. How this company are still about and running i do not know. The worst landlords ever.

Takes ages to raise a repair

Takes ages to raise a repair. Then the contractors can’t stick to the appointment date and keep cancelling or don’t turn up to appointment. The Peabody call centre staff are rude and insensitive and don’t raise jobs and try to fob you off. The contractors who attend do a bad job in the repair or mess it up totally leaving you in a bad situation.

Horrendous

Horrendous. Avoid at all costs. Never ever buy a flat with Peabody anywhere involved. The worst association ever. They will let your building rot to pieces and ruin your life before they do anything to correct a problem that they are responsible for. Be prepared to not be allowed to Fix anything because your contract doesn't allow it and then be told they won't do it either. Be prepared to live in misery and complaints for years. My complaints date back more than fiv e years and they, continue to pass the buck. That is their style. Appointing a useful agent and saying oh they don't do this or that.

Very poor

Very poor, nobody seems to know how to fix a basic intercom phone number change, been sent from Peabody to building manager to concierge, to NACD to Fixatex, been chasing Peabody daily on chat and phone. Also raised a complaint and yet to hear. I have been chasing 0300 123 3456 and via peabody.org.uk contact-us and via starting a Live Chat.

Corporate profit makers not a housing association for the people

There used to be a good landlord but since the merger they became corporate. Don't give a damn about tenants, they keep putting prices up a lot every year for a housing association (just by name). Incredible that they can keep the name of a housing association. There is a building opposite me, the same exact building but a council one, and they pay half of what we're paying. Profit makers don't care about tenants' finances but their own.

No Heating and Hot Water

I live on the 7th floor, their are 3 Apartments we have had no hot water or heating for 2 days, trying to get through to Peabody Repairs is terrible. I was on the phone for nearly 2 hours kept saying that I was 7th in the queue got to 1st then the phone cut off. Had to start over again then only to be told the Contractor will be coming out, they came and couldn't repair the issue as it's a communal boiler same happened yesterday.No call back from Peabody and we are still without hot water or heating, contractor said they need a part? It only affects us in the whole block because we are at the top of the building, this happens every year.So if they don't get it tomorrow we will be left over the weekend with no heating or hot water!!!

HUGE LEAKS ON BRAND NEW FLATS

Recently bought a property under Shared Ownership (16/12/2022) and after two weeks away on a business trip I entered my brand new flat and found it completely flooded, with a continuous water leak falling from the the ceiling. The leak was within the main common pipelines leading to my apartment (before my water stop valve). Spent 5h on the Phone with Peabody and they REJECTED any help on that night. Had to go to sleep at 2AM with an uncontained leak, Firefighters were called, and declared a safety risk due to contact of water with the electric system. Only thanks to my neighbours contacting the builder (REDROW) the next morning we have been able to contain this. Peabody has not even contacted me. I will follow up with a full report, containing the Fire Brigade ID Incident, to be published on social media and already in touch to publish this on the BBC Network.
