TrustpilotPoor service & cheated inspections
Do not get a home with this company. We bought a new build through Peabody in August-September 2022.It's very obvious they must have paid someone off for the final inspections of the property. There are so many faults. Each month something else appears that should have been dealt with. Reporting faults to Peabody "within the grace period" is a joke. They ignore you in hopes to wait out this period so we'll be the ones having to pay for repairs. There is no way these homes should have been sold. They are not ready. There are so many faults. Their customer service is awful. no one takes responsibility or gets back to you. 100% will be looking in to legal action against Peabody and will tell everyone I meet to NEVER use them.

There used to be a good landlord but since the merger they became corporate. Don't give a damn about tenants, they keep putting prices up a lot every year for a housing association (just by name). Incredible that they can keep the name of a housing association. There is a building opposite me, the same exact building but a council one, and they pay half of what we're paying. Profit makers don't care about tenants' finances but their own.

I live on the 7th floor, their are 3 Apartments we have had no hot water or heating for 2 days, trying to get through to Peabody Repairs is terrible. I was on the phone for nearly 2 hours kept saying that I was 7th in the queue got to 1st then the phone cut off. Had to start over again then only to be told the Contractor will be coming out, they came and couldn't repair the issue as it's a communal boiler same happened yesterday.No call back from Peabody and we are still without hot water or heating, contractor said they need a part? It only affects us in the whole block because we are at the top of the building, this happens every year.So if they don't get it tomorrow we will be left over the weekend with no heating or hot water!!!

TrustpilotHUGE LEAKS ON BRAND NEW FLATS
Recently bought a property under Shared Ownership (16/12/2022) and after two weeks away on a business trip I entered my brand new flat and found it completely flooded, with a continuous water leak falling from the the ceiling. The leak was within the main common pipelines leading to my apartment (before my water stop valve). Spent 5h on the Phone with Peabody and they REJECTED any help on that night. Had to go to sleep at 2AM with an uncontained leak, Firefighters were called, and declared a safety risk due to contact of water with the electric system. Only thanks to my neighbours contacting the builder (REDROW) the next morning we have been able to contain this. Peabody has not even contacted me. I will follow up with a full report, containing the Fire Brigade ID Incident, to be published on social media and already in touch to publish this on the BBC Network.

My sister has two children and has had a medical case since January last year for a move. She made a viewing today for the first time was contacted and law and behold; no one ever gets back to you. They just pass the buck constantly saying they will update you. The lettings team is an absolute joke. If anyone is considering ever needing a move. Just know when you get a property you are stuck. There is no structure or policies in place for the tenant. It is not good for the mind and seriously going to find themselves unstuck. My sister is suffering mentally because of the lack of incompetence within the lettings team and their process. If I manage to save one person from joining peabody. Please AVOID AT ALL COSTS. They pick and choose the reviews they respond to just like they pick and choose who they help.

We have no hot water or heating in the middle of winter! There is a huge and I mean huge leak happening downstairs near the main entrance door, disabled people cannot get to their cars with their careers because the water is everywhere and running down towards the car park door, panels are falling down and the amount of damp is ridiculous. Peabody need to sort this now!! Among other repairs & do not even respond with your your urgent repair number because you do not answer, just going dead everytime we have called! Absolute disgrace.

TrustpilotLeft without running water and heating
Peabody is the absolute worst, please avoid. Our entire development at Pontoon Reach was left without heating and hot water for over a week. We have since now been left without any running water full stop. It took them over 15 hours to even acknowledge the situation. There is zero support systems in place and their ‘customer care’ is dire. We have constantly been fobbed off and every report made their response is “this is the first we’ve heard of the situation”. We have been left in the dark about what is going on. In such an extreme emergency, in these weather conditions, it’s absolutely appalling how they’re handling the situation. There is nobody on site to assist people when we are all currently in unliveable conditions. I would avoid Peabody at all costs. They have caused such distress and anxiety with their lack of compassion and competence. Gross and irresponsible.

The electrical engineer that came to reconnect my light in the living room was lovely, very polite and efficient and he's been here several times as this has been an on going issue with my roof leaking for almost 1 whole year.Peabody are not great at getting their contractors to carry out repairs and wate in general are utter rubbish. Their staff that answer your calls are so rude,don't know what their talking about most of the time and are anything but helpful. Wate is a rubbish company and I've had many bad experiences since peabody started a contract with them. Many workers have not been very skilled at their jobs,flick some switches,which I can do myself and say they don't know how to fix it. Also waiting for Wate to report back to peabody on the issues they found on a job is a joke,I had to wait 8 working days for them to report back to peaboby,whilst having rain water drip through my light fitting in my lounge. Some workers have been good and know what they are doing but unfortunately these workers are few and far between .

Since I wrote on Trust Pilot I was told by Peabody would deal with my complaint this has not happened, I received a call back over 11 days after my issues with not having a fob for entry into our building. I was called and told my complaint was being dealt with this is not the case a young man called only for him to say that he wanted to know if I received my fobs not to deal with my complaint. Since the nobody has emailed or called me, since the 20th September I received a email stating our satalite dish for the estate was broken and Purdy was coming out to repair we still cannot view television due to the repair not being completed completed It is now the 4th October and no updates.The communal door is still broken and we have only 1 lift in working order? Nobody calls back at the right time and if they do they state it's not there department.

TrustpilotOnly 2/3 people can do their job efficiently
Always takes months or years to do a vital repair ie fix leaks, structural damage, safety problems etc. this isn’t due to how busy the contractor is, it’s due to severe communication problems and incompetence. Most recent job was a simple bath side panel which was broken to pieces to fix shower mixer. Took 9 months for them to replace with a piece of cardboard in the end. If I was already broke from paying for repairs for myself I’d have a bought a proper panel. Flooring was broken and dangerous. Damp cold air rises through all skirting. Ceiling cracked and falling down. “New”Windows can’t close properly. No fire prevention in entire building. Paint doesn’t slow it down Peabody. Don’t tell people that jobs were cancelled when they aren’t.

I thought that was very considerate. As he had to walk through my home to access the back, he ensured the front door was kept on the latch rather than leaving the front door open. Again, this was very considerate. Once the job was near completion, Andrew showed me what he had completed and asked me if I was happy with his work so far. This was good thinking as it saved on any remedial work that might have occurred. Andrew was very polite and absolutely an asset to his employers. Well done!!

TrustpilotFor years Peabody have neglected us
For years Peabody have neglected the communal issues at our residence, making the residents angry, frustrated and ultimately desperate. We have had un-operational lifts for years - often meaning pregnant women and disabled people have no alternative but to use multiple flights of stairs to enter / exit their houses - a dysfunctional entry system that allowed the general public to walk in off the streets and steal post / run through the building and a malfunctioning bike shed that has led to multiple resident's bikes being stolen. Over the years we have contacted the support team on hundreds of occasions, made formal complaints and continually tried to sort the issues as a collective. A combination of mismanagement, disorganisation, under-staffing and a simple lack of care for its residents / tenants has led to the majority of all our issues remaining. All this against a backdrop of Service Charges being raised - often incorrectly meaning residents have to chase Peabody for a rebate. There is no doubt in the minds of fifty residents here that Peabody are not fit for purpose, and we are also considering legal advice / our legal options to fight the negligence and terrible service provided. Be very cautious of purchasing property from this awful and uncaring organisation
