GoogleHave mixed feelings about this agency, the property management is good. But the inventory checks they do after you move out are not very honest and they try and charge you for things for that are already broken. After I moved out one light bulb wasn't working and the landlord is trying to charge me £60 for one normal light bulb and charged me £100 for cleaning some dust.
Also when i moved into the property there was no option for normal wifi because the phones lines were broken (i wasn't told this before i moved in). The intercom was broken and the boiler had to be replaced. So overall not really a great experience.
They also couldn't even spell my name correctly so all of the paperwork had a typo in my last time.
reply to some of the false comments from Newspace:
I cleaned the property before i left, and wasn't living there after for a full month. Dust builds up on its own which is why you have to hoover a property every week. You were also complaining about dust under the bed which is impossible for me to get to when the sofa takes half of the living room space. Hoovering up some dust does not cost over £100 which is what i was charged.
Also I didn't accept all of the petty deductions you're referring to. One of them is still in dispute. After 2 months of moving out
The light above the mirror in the bathroom never had a lightbulb so thats completely false. The one in the hallway and in the bedroom fair enough they weren't working. But that doesn't come to a cost of £60 for 2 light bulbs.
Your comment on the wifi is completely false. Wifi hubs cost significantly more than ordinary wifi. Intercom was fixed but surely that should be working before a tenant moves in? What is the point of an inventory check if they don't check these things?
My review is based on my overall experience and not just when i move in. We all know at the beginning the sales team are super friendly because you have decided to rent a property. At the end of tenancy is when you see the truth

Firstly, I'm delighted to learn that you've appreciated our property management service. The inventory company we work with is entirely independent, and the landlord covers the cost to ensure the flat is returned to you in the same condition it was initially provided. The condition is meticulously documented and photographed, with a copy provided to you. This process takes place both before and after you enter the property. The documented conditions are then compared, and any necessary deductions are agreed upon by both parties. In the event you found the deductions unfair, you were given the opportunity to challenge them. However, you didn't and accepted.
I'm surprised by your assessment that the property was left clean, aside from a bit of dust. I personally visited the property and have some photos depicting what you've described as "a little dust," which I'm more than willing to share. It goes without saying that any new tenant moving into the property would likely be appalled by the condition, warranting a professional cleaning. Fortunately, the landlord has agreed to cover half of the associated costs.
The lights being charged for were listed as working order on your inventory and is one in the shower room now listed on check out report no light bulb in situ, one in hallway that was fixed in the tenancy and now has no lightbulb in situ and the light in bedroom which was working at the start of your tenancy. We are not charging for the extractor light or kitchen light bulbs
Regarding the WiFi issue, I completely agree. The property was a recent addition to our portfolio, and unfortunately, this detail wasn't adequately communicated to us. Nevertheless, there are alternative providers offering the same service at a comparable price. While we can't be held responsible for unforeseen breakdowns, it's reassuring to note that any issues were promptly addressed with repairs or replacements.
I must express my disappointment with your review, especially considering your own acknowledgment in the first line that "the property management was good." It's important to emphasize that we are a property management business.

Unlike other agencies where you're stuck juggling half the process on a website and the other half through endless back-and-forth emails, NewSpace was a breath of fresh air. GoogleDealt with Vivek Sharma who was really rude. When I called to say I was disappointed he didn't call me as he said he would to arrange a viewing his response was that he's "busy and has a lot of people to call" and then said he'd "pass" on showing us a flat. Not really the apology I was expecting, not a great representative for New Space or the landlord he's working on behalf of and not the sort of behaviour you'd expect from an Assistant Manager......bad example for the people that work in his team. Training on how to deal with customers is required.
