I first met James as we viewed a property to purchase with him. This didn't go ahead but, when I requested a valuation on my property to sell, I was pleasantly surprised to see James at my door. He is honest, and goes above and beyond to help how he can. Answering 'silly' questions and providing (actually good) recommendations for solicitors. If you are looking to buy, sell or let out a property in or around Earlsfield, I highly recommending Maalems to you. They have been the managing agent for my flat for 19 years and I recently sold it with them. Not only are they some of the nicest people you will ever meet but they take care of every detail without any fuss and instil confidence as they have so much experience in what they do. On the lettings side, Leah, Magda and Felix are super-efficient and responded almost immediately to queries to take care of every aspect of the management of my property and over the years they have been amazing. When it came to selling my flat, James was the obvious choice as he is extremely knowledgeable about the local market. Staff ignored complaints and concerns raised about their properties. They are unable to get hold of their landlords and do not care about the state of their tenants' properties. Very disappointing that they choose to protect rogue landlords. Update: After initially asking Maalems if their landlord would contribute to a damaged fence in March 2023, we received confirmation in January 2025 that the landlord would not contribute. Maalems believe they have done all they can and have maintained adequate communication with their landlord.

I recently sold my one-bedroom flat through Maalems who provided an excellent service. This was my first experience of selling a property and I had approached several local estate agents for valuations. James' valuation matched most others but he was by far the most informed and helpful giving me a detailed run down of what the process would entail. There was no hard sell or pushiness either which was a refreshing change. The sale itself was smooth and swift. James and his office were always polite and efficient and kept me informed of progress. I would be more than happy to recommend this company and would use Maalems again should I need to sell or buy.

Ongoing negligence, unsafe conditions, and incompetent repairs: I’ve been dealing with a roof leak for THREE YEARS. Building management repeatedly dismissed my concerns, told me the ceiling wouldn’t collapse...and then it did. Since then, the leak has continued on and off, and for the past three months it’s been getting worse again despite constant chasing. Instead of fixing the roof properly, they fitted a wooden board across the ceiling. This hasn’t stopped the leak, hasn’t fixed anything, and has only allowed water to keep spreading through the ceiling and structure. It traps moisture, risks mould and rot, and adds weight to an already water-damaged ceiling, the same ceiling that already collapsed once. Paint and plaster have already started falling again, showing how unsafe and deteriorated it still is. They are now blaming contractors for the ongoing issues, but the real problem is the management company’s failure to provide any proper support or temporary safety measures in the meantime. To make things worse, my boiler has been faulty for over two months, randomly switching itself off. An engineer finally came today and now it doesn’t work at all. I’ve been left with no hot water and had to take a cold shower. They also refuse to show me any correspondence with the landlord, despite repeated requests. I personally do not believe the landlord even knows the full extent of what is happening in this property. The lack of transparency is deeply concerning and makes it feel like they are deliberately withholding information to avoid accountability. Communication is terrible unless you publicly shame them. Safety concerns are ignored. Repairs are either endlessly delayed or completely mishandled. This company has shown a total lack of duty of care. I would strongly warn anyone living in a building managed by them to document everything and be prepared to escalate because they clearly do not take residents’ safety seriously.
