My partner and I moved into a flat in East London in July 2024 in a tumultuous market. Our experiences with other local estate agents left a lot to be desired. Knight Bishop were professional, helpful and friendly throughout the whole process. We had numerous issues with the flat (not the fault of Knight Bishop) and these were solved either on the same day or at least the next. Robert and Sam were most helpful throughout a stressful period. Sam Carter in particular has been provided us with the utmost professional service throughout the past few months.

Updated: Since the company has now responded (two months ago), I’m adding further context. It’s inaccurate to suggest I’ve only told “half the story”. I was explicit that Knight Bishop handled the sale. If you review your own correspondence, at no point was it communicated that the prospective buyer was unable to secure finance. Ultimately, FJL completed the sale and the buyers did obtain a mortgage. Original: If you're thinking of purchasing a property that is listed with Knight Bishop, I urge you to err on the side of caution and NOT allow them to sell your property too, essentially giving them control over both transactions. We were coaxed into this arrangement and in the end they sold the property from underneath us, even though we had our offer accepted, started the legal process and jumped through several hoops. You could end up losing out on hundreds if not thousands of pounds. Only for the branch manager to turn around and advise that his obligation is to sell our property. They really hedged their bets with this one and to hell with the rest of us. You've been warned.

I have been working with this company indirectly for over ten years through Andrew Gardner. I recommended them to a friend who rented out his property with them from 2014 until he passed away in 2023. He was thrilled with their levels of service and the professionalism that was displayed. I became the executor and Knight Bishop helped me to manage the property through them until I was ready to finally, after probate to put the property on the market in 2025. I had estimates from various estate agents in the area but I was assured by Rob and Sal that they would look after everything for me at a very good rate, and they were as good as their word. The property sold for more than £25K above the asking price and I was kept updated on a weekly basis as to how the sale (which was very complicated on our end) was proceeding. I would have no problem recommending the company to anyone and the kindness and patience that was extended to me at a very difficult time was greatfully appreciated.

We worked with Sam Carter, who is an absolute gem. I’ve had some bad experiences renting in London with other agencies, and I go into rental agreements quite apprehensive. We have been incredibly disappointed with our time with Knight Bishop, with our landlord being completely neglectful in taking care of both the house and our health. We had an ongoing mould problem, a broken boiler for months, and more. We plead for something to be done, and were often ignored during our begging for assistance. Knight Bishop would likely be of the opinion that this is not their fault as it’s the landlord’s actions, but they are the ones taking terrible clients on and keeping them AFTER they know how terrible they are. They evidently don’t care about how bad a landlord might be; if the worst landlord in the world offered them money, they would take it. I have little doubt that if working with a good landlord, Knight Bishop would be fine to live under, but they have repeatedly proven to us that money from their clientele is more important than the health and safety of their tenants. They happily enabled this situation. If Knight Bishop want to actually be the agency that pushes against the “traditional cut-throat world” of real-estate, I would encourage them to take a closer look at landlords they sign on and make sure that they share this vision too, and drop the clients that don’t. Looking at their other reviews, it seems our experience is not an isolated one. A lettings agency is only as good as its worst landlord, despite what they might want you to think.

I purchased a flat that was managed by Robert from Knight Bishop, and the purchase became unnecessarily long and complicated because of our lawyers. It was my first purchase and I wasn't familiar with the legal process, and Robert was the only person I could trust to get things done. He was always on top of everything and chased our lawyers every week to make sure the sale goes through. If I one day I want to sell or rent my new flat I'd definitely go through them.

The Team @Knightbishop Well Street have been amazing in assisting me with the sale of my property. Starting with Marketing, the Photographer taking the pictures was very professional and the pictures were amazing and helped me receive an offer within 4 days. The Agents were always available when I needed to speak to someone and received regular updates. If any issues arose outside of the agents control they always reassured me that they were here to help me and never pressured me into making any decisions I wasn't comfortable with. There is a genuine lack of professionalism with this agency, contact with them is an obligation you want to escape. The previous property manager had questionable actions/approaches/communication and the current chap comes across as disingenuous and pompous. The communication and resolution to issues through our multi-year tenancy left much to be desired, although when we did have contact with the landlord a few times it was positive. To top it off the end of our tenancy and unhappiness with them, they were late in releasing our deposit, sent a demand to pay rent and Harasses for entry (7+ missed calls in a few minutes) to the flat after we officially ended our tenancy. I would challenge them to truly up their game and move beyond their cowboy approach to tenants and the management of their properties.

Saverio the obnoxious sales 'assistant'

If you ever have the unfortunate circumstance of having to deal with Knightbishop for a property, I hope for your sake that you dont have 'Saverio' as your rep. He is obnoxious, dismissive and all the charactersitics of someone that you dont want 'assisting' you through a rental process. When I reached out with a legitimate concern regarding the lift being out of service for a 5th floor flat his response was "i dont see what this has to do with me...?". Estate agents in london are typically woeful, but this guy is top tier BAD
