I’ve recently had the pleasure of working with KFH, in particular Randall and Colin, during the re-letting of my flat, and I couldn’t have asked for a better experience. Randall was always punctual and respectful, and took real care to highlight the best features of the property to prospective tenants. What stood out most was the way he treated every viewer with the same attention and professionalism, while keeping all parties, myself and the landlords, fully updated at every stage. He followed the schedule I provided to the letter, gave plenty of notice of any changes, and made the whole process smooth and stress-free. I'm consistently surprised by how easy KF&H make property management look. They are not really on top of things, and don't show any professionalism or competence, and it doesn't seem to matter at all! Some observations of my interactions with them as a tenant: Will they reply to you promptly and keep you updated through the tenancy application process? No. Is their portal easy to use and navigate? Not particularly. Will they make you use a referencing company that harvests your data and spams you? Yes. Will they arrange a clear handover and move in process? After you ask twice. Will they even give you the correct keys to the property? Nope. Will they require you to spend your own time cancelling direct debits and setting up standing orders because of changes they decide to make to their systems? Yes. How will they communicate that? By sending emails that look like phishing attempts. Will they notify you of rent increases before they take effect, or will they instead allow you to discover the new amount retrospectively through an arrears notification? Second one. On the plus side, I always get a good laugh out of my interactions with them. Absolute clown show, full marks to all involved.

We’ve finally completed our sale after 22 months. We had two buyers, a tenant who was not anbe to move out when required and a ridiculously slow managing agent to deal with. KFH sales helped us greatly through the process. It wouldn’t have got done without them. Zurenu and Adam were always on top of things. They had to liaise with the buyers , the tenant, the managing agent and solicitors - taking the stress away from me. I’d heartily recommend KFH sales. They were approachable and professional at all times. Lettings are also very good. I’d especially recommend Colin.

My experience with this agency was defined by a complete lack of professional communication and conflicting information. After waiting 5 days for a response regarding a viewing, I was forced to contact the office myself to receive any update. Once a viewing was finally scheduled, I was informed by a different staff member that an offer had already been placed via an online viewing. I was told that an in-person viewing would take priority and offered to come in immediately to accommodate this. Despite this urgency, the agency failed to call back as promised. When I followed up the next day, the information provided was entirely inconsistent with the previous day's claims. The lack of transparency and poor administrative coordination makes this agency impossible to work with.

I can’t recommend KfH highly enough. They have let out and managed my flat very efficiently for many years. Colin Gillibrand in particular has been very helpful with organising the upgrade it needed this time, which has enabled it to be let despite the slowdown in the market. At one stage he even measured up for curtains, which was very helpful to me as I don’t live in London - in other words he has gone out of his way to be helpful. This together with his pleasant manner and good sense of humour has made what was a sometimes stressful process much easier to cope with. Christine Franco has also been very helpful in organising the resolution of various issues, such as repair of the garage door, and having the flat professionally cleaned. It is this level of support that is important, and KfH has all the right people on board to ensure that renting out one’s property is both successful and a very positive experience. I can't speak highly enough of the service I've received from these guys, both on the lettings and sales side. I just sold my house, and the attention paid by Adam throughout was extraordinary. He helped to negotiate a good price. Most unusually, the buyer failed to complete as scheduled, and Adam was extremely helpful and communicative throughout, trying to work out what was happening in the chain. I had previously rented out the house for a couple of decades, dealing mostly with Colin on the lettings side. Again, extremely efficient, helpful service, with reliable guidance on market pricing, through ups and downs. As someone who doesn't naturally enjoy being a landlord, Colin and Adam have been extremely easy to deal with, and made that aspect of my life easier - and a very different experience from other estate agents

I was in a really difficult situation, I had to unexpectedly find a house due to issues with a house I was renting in Bayswater/Notting Hill! Susanna managed to showed me a place that fit perfectly what I was looking for. Not only everything was arranged quickly but also the inventory was smooth and the house was in perfect condition when I moved in (just painted and professionally cleaned). A really different experience than my previous in Notting Hill when I rented there... Thanks Sussie for getting me a new home on time for Christmas! I would also like to say that the property manager Christine has been really professional and helpful. Thanks Christine for arranging what was missing for me and being in touch, I didn’t have such a great experience with a property manager before.
