We had a very smooth purchase through Craig at KFH Hammersmith, translating into a overall extremely positive experience. Whilst you hear of some Estate Agents not being particularly proactive during a Sale, Craig was particularly helpful and communicative throughout the entire process, always keeping us in the loop of developments on the Seller's side, and pushing things along behind the scenes. Unfortunately, my experience with this agency has been disappointing. Despite completing all paperwork, references, and paying the holding deposit within a couple of days of the viewing and offer, communication was poor throughout. I regularly had to chase for updates, often every few days. A move-in date was agreed, and I began packing and booked a removal company after being reassured that the contract was imminent and that there were no changes to the agreed timeline. However, due to landlord compliance issues, the contract was issued very late and the move-in date was delayed by a week. This caused significant pressure, as my notice period was already close to ending. While some fixes requested as part of the offer were technically carried out by the landlord, they were poorly executed. At key collection, the landlord also flagged additional issues with the property, including a non-working bathroom heater, a dirty drawer with an oily residue under the bed, and a broken kitchen sink handle. These issues were downplayed, with no clear intention to resolve them. The property was also let in a condition that appears unsafe/uninhabitable due to damp issues and potential electrical hazards and key agreed items were not provided. When I raised these concerns, I was told by the agency that the property is managed directly by the landlord and that I would need to deal with him directly. I find it frustrating that keys were handed over for a property already known to have multiple issues, without the agency having ensured the flat was in appropriate condition at move-in. I was also asked to pay a high penalty fee if I decided for an early termination despite the condition of the flat. I had hoped to use this agency in the future to purchase a property, but given this experience, I will be relying on other agencies to avoid similar issues.

The idea of contacting an estate agent to buy a house (in this case to help Mum out) doesn't generally fill me with glee / excitement, in fact I'd go as far as to say I dread it really, because I have this awful temperament where I can spot a porkpie (rhyming slang...) a mile off and I have this awful reaction to it. Generally I have low tolerance and just walk away, worse still if I can't walk away then I argue a lot. I like to think of myself as kindhearted, always polite - but with unduly strong principles. Well in this case, and the reason I'm writing a 5 star review; none of this even came into play. Annabel and Angela both allayed all of my fears at once. Annabel met us for a couple of viewings and arranged access for various surveys and I was impressed by how straightforward she was. I feel that a lot of estate agents use force of personality / poshness / pushiness to get a sale. Not so here. Just reliable and decent. Angela followed up with just the right amount of regularity to keep the process moving. Both were honestly a joy to work with in terms of their straightforwardness and general human decency which, when the sale fades into the distance, is what you are left with. Thanks KFH Hammersmith for making it painless for me.
